Jordan was a breath of fresh air. He showed us a few properties and was very knowledgeable about the area, especially the schools...as we are new to the area and looking for a good school district. When we met Jordan he was wearing a mask (we were happy about that), and he made sure to spray our hands with sanitizer...such a nice touch and made us feel comfortable. We went to lunch and talked about what we were looking for, I tried to pay the bill, but Jordan insisted he take care of it. We had a great day and looking forward to viewing houses again with Jordan. We weren't impressed with the building materials on one of the houses, as the windows had plastic frames and they didn't even match up to the locks and some of the door frames already were cracking around the edges. That was our only concerns. I tried to close the window and I was afraid it would break. With that said, Jordan is our realtor and we want nobody else to help find us our new home. We can sleep well at night knowing Jordan is on our team! Thanks for everything Jordan!

    STAY AWAY FROM THESE BUILDERS! Not only ended up losing $5K but also no home after a year of…read moresigning our first contract. I want to write this review in four parts so that I can at least save few people from the same agony that we have been through with this builder for over a year now. In addition, I feel it is a safety concern also with all the high tension wires underneath the lots 1, 2,3 4 and 21. Here you go... Part 1: We signed our first contract with them in June 2018 for Yellowstone and 2060 sq ft on Lot 24 and paid $5000 earnest money. While signing the contract, all the sweet talk and said within 6-months your home will be ready! They said 2-3 weeks to get the permits, but literally took 2-3 months to even start the construction. Finally, in November, they poured the slab and when we visited the site, the house perimeter looked smaller than a typical 2000+ sq. ft home. Naturally, my wife and I asked for the blue print, and to our shock, the house is actually 1620 sq. ft only and they added 440 sq. ft of garage area into the total sq ft. Of course we confronted, and their response, "Oh, sorry it's a mistake". Note that this is from a "Home Builder"! They did cancel the contract and returned the check. Part 2: They offered me a 1995 sq ft home on a different lot for a similar price per sq. ft, and they said this is a premium lot and we are doing you a favor! I did not care if it is a premium lot or not, my wife and I just wanted my 2060 sq ft house in a lot we chose in the first place. Nevertheless, we took it and paid again $5K with new contract for Lot 4 in November 2018. The owner of this building company said, your house would be ready by end of April 2019, or worst-case end of May 2019. Soon it turned out be a nightmare and we realized the biggest mistake of our lives. Not only ended up losing $5K but also no home after a year of signing our first contract. Part 3: Three months into signing the contract, forget about the completion of house, they do not even have permits to start the construction. Remind you, while signing; they said 2-3 weeks for the permits! Finally, in March 2019, I get a call saying, "the permits are approved and you will see construction move so fast". As usual, nothing happened until April 2019 and the reason by them, "Oh bank is taking time to release funds". Now the twist in the plot, in April, they said we found a high-tension wire underneath your lot that is going from Lots 1, 2, 3, 4 and 21. We cannot build anything until CenterPoint removed this dangerous wire, otherwise our workers may die if we hit this wire while digging during construction. Again, nothing moved until June 2019. Part 4: The builder called me in May, and said, "Centerpoint is asking us to pay $9K, and we told them we are just going to build on top it". I said "Absolutely not, and I don't feel safe having a high-tension wire underneath my lot!" They immediately changed the story, and said it is just a normal wire and is not dangerous at all. Naturally, I asked them to provide a letter from both CenterPoint and the builder saying, "The wires are removed from lot 4 and it's safe to construct/live & a genuine date of completion of house". Not only they did not provide any letter but the response we got, "With regards to "the history" and your feelings that ESQ has been dishonest. You signed a contract which our company has abided by. This contract clearly states all of the things that you now are having issues with. Namely, that our only obligation with regards to timing is to acquire permits within 180 days and to build the home within 2 years. The contract also clearly states that time frames given to you by us are estimates at best." July 2019, we have neither a house nor the state of the construction, and needless to say, we canceled the agreement and lost our $5K. We not only suffered financially, but also mentally and emotionally! I hope and wish no one goes through this hell again.

To start everything: My fiancée and I were purchasing a new house, where we came across the house we ended up purchasing. First the house was about 95% done just. Needed a few things on the inside completed. Tom the project manager, was not very helpful. After we got our 3rd party inspection, Tom told us he would take care of the issues the inspector found, especially the backyard where the ground was corrupted. Well after getting the keys this was never taken care of nor did we get the opportunity for a final walk. Also within the buying process (prior to closing) Tom told us he would take care of the grass and trees until we closed on the house and after that we would have to take over. Which is fine, except he did not take care of any of it. Our trees were dead when we got the keys. After getting the keys (prior to moving in) I would go and water the grass and trees daily to make sure the lawn looked okay but it was too far gone for the trees. Also when we were appliance shopping for the fridge, I asked Tom multiple times what is the measurement of the area for the fridge. His response was "it can hold a regular fridge". This made the process of purchasing a fridge very difficult and at the time we didn't have the keys so I couldn't go in and measure myself. Finally we were able to get the info about a week later and we were able to purchase a fridge. Also I want to add that when we did close and the house was supposed to be cleaned by the cleaning crew. They sent one person to clean the house who attempted to "clean" the house in 15 minutes. Which they didn't clean at all, there was dust and debris on the floor. We had to contact Tom to have the cleaning service come back again same day to clean. Even after the second attempt, we found that bathrooms and shower heads; countertops etc were not cleaned. At this point we were fed up and unfortunately had to bite the bullet here. Reminder this house was completed September 2022, we moved in October 8th 2022. In December we noticed a crack in our master bedroom ceiling, so we requests to have someone come take a look. The gentleman was able to patch it up pretty quickly that day and told us it was a "settlement crack". The following day, my fiancée and I received an email from KB Homes telling us that the crack that was fixed is not included in our warranty and that it was only fixed on good faith. Which if this is a settlement issue on the house, then that would factor down to a foundation issue on the house. Also mind you, this house was built in 2022 so not sure why we would see such a crack that quickly on the house. Again, I DO NOT recommend purchasing a house with this builder. And if you do, decline to answer any surgery questions until after you've lived in the house at least a month or two. This will give you the opportunity to see the response times from employees and experience the house. If anyone would like to see the email from KB please let me know. I will add the email as well

In and Out Remodeling sets the bar high for professional remodeling and construction services. This is a long review, but I felt compelled to explain how wonderful our experience has been with Carlos. Simply put, In and Out Remodeling, is the very best... They exemplify the important requirements when seeking a good contractor: * Quality * Customer Service * Value/Cost * Time My wife and I moved our family to the Houston area, purchased a home, and wanted to perform a complete overhaul/remodel of the interior. I engaged the market and was fortunate to find Carlos with In and Out Remodeling. We had met with and received estimates from several other contractors, however Carlos was able to start quickly, had reasonable prices, and he seemed very knowledgeable and professional, so we opted to go with Carlos. COULD NOT BE HAPPIER!!!! The entire process was made easy by Carlos! Quality - This is probably the most important element to me. I am OCD when it comes to my house, everything needs to be perfect and correct. And while most people would say that nothing is ever "Perfect", those people clearly never met Carlos and his company. Carlos will ensure that what you ask for is what you get! He utilizes some of the best skilled talent that I have seen in regard to his employees. The folks who did the work on my house were professional, and highly skilled! I get the impression that Carlos has been in this business for a very long time, and was likely a tradesman himself prior to opening his business, because he knows how to do EVERYTHING!!! Just show him a picture of draw him a sketch of what you want, and he will create it. Doesn't matter if it is internal, external, kitchen, bath, custom game room, whatever - the sky (and your checkbook) is the limit. And he truly stands behind his work. If there are any concerns or issues with his services, he works diligently to correct them, and does not stop until you are satisfied. Customer Service - Carlos understands the meaning of providing good service. He is extremely reliable and is very accommodating. I have never experienced any issues when trying to get a hold of him, and if he is busy, he always returns my call. He also is very trustworthy. He does not make promises that he can't keep and does well at explaining any and all issues related with a project (he does not try to sugar-coat stuff - I respect Carlos for this). Value/Cost - Carlos' prices are very reasonable, and usually slightly lower than his competition. But the value he provides for the money - well, I just don't know how anybody could provide more value! Even if Carlos' prices are higher than other bids you are receiving (which I would be shocked to see), I would still go with Carlos, because the level of quality and service he provides can't be beat! Time - As much as I wish this doesn't matter, we all know it does! Time is money, and when projects take too long, or they delay due to lack of planning, it ends up being a problem. Once again, Carlos shines - he started working within days of giving him the deposit. His competition was telling me they were 2-6 weeks out. Carlos is likely able to offer faster timeframes because he has a solid crew, he has excellent resources for materials and supplies, and he is well connected in the industry. We finished the project ahead of schedule, and that was after I added more to the scope of work! Bottom-Line, you must at least give Carlos a chance, and I would be very surprised if you did and still went with his competition, he is that good! And for the record, this is not my first rodeo; my wife and I have purchased many homes and have performed many various remodels over the years. My only woe is that he won't come with me if I ever move away from Houston, because I utilize him for practically everything around my house now! #2 - Garage & Masonry We love Carlos and In and Out Remodeling so much, that there is no project performed around my house without consulting and receiving a bid from Carlos @ In and Out! We wanted to perform an addition to our house, specifically, we wanted to build a detached garage. But there is a caveat - I live in an exclusive neighborhood, and it had to meet stringent building and design requirements. Basically, it had to look exactly like the other garage.... No problem for In and Out. Carlos had his builders on site within one week and had materials there even sooner! Carlos took care of everything, and it looks amazing! Looks like it was built with the house! Lastly, at the conclusion of the garage project, we wanted to have some decorative masonry work done to the front of our house. Carlos built us some very nice custom columns to match our house and did some beautiful masonry work to my bridge and mailbox. AMAZING WORK!
