I love the historic Art Deco hotels that began appearing in the 1930s, and I greatly appreciate the preservation movement that kept the wrecking ball at bay so we can continue to enjoy these architectural treasures... a wonderful celebration of our past. Originally built in 1939, this hotel had fallen into disrepair before undergoing a meticulous restoration and reopening as a boutique hotel in 2021. This was my first visit since its rebirth, and I'm happy to report that the place looks fantastic. Equally impressive were the employees we encountered throughout the property, all of whom were accommodating, personable, and genuinely welcoming. My first stop was Cafe KoBo, a small, almost secret spot tucked away in the back of the hotel with a lovely patio. They offer breakfast and lunch items, coffee drinks, and more. This is exactly the type of place where I could see myself relaxing with a morning coffee before starting the day. The espresso they use is excellent. In addition to making us a terrific smoothie, Fred answered all of our questions about the hotel, which gave us a better appreciation of it's history. Cafe KoBo is truly a hidden gem that locals should know about. Only later did I learn that Fred is one of the hotel's senior leaders, which made his hands-on approach even more impressive. It's the kind of personal touch that tells you a lot about the culture they're creating here. Next, we made our way up to the rooftop pool for cocktails... after all, it was happy hour! Jose G., who tends bar there, is engaging and makes a great Margarita. Between the music, sunshine, and relaxed atmosphere, it's a wonderful place to sit back and enjoy life for a while. Before leaving, we stopped at the Greystone Bar, just off the lobby. It's a classy, comfortable space that perfectly complements the hotel's vintage charm. I also had a chance to peek into their adjacent signature restaurant, Serevene. Really nice room, the menu looks fantastic... it's definitely on my list for a future visit. What impressed me most was the people. Every employee we encountered was warm, engaging, and eager to help. They make you feel less like a guest and more like a welcomed friend. I especially appreciated the hotel's unpretentious atmosphere... something that can be difficult to find these days. While all the Hotel Greystone staff we encountered (front desk hostess and gent manning the rooftop bar also) were friendly and welcoming, this review is really only for the bar and happy hour in the Hotel Greystone Lounge that's just behind and up a short stairway from the entrance. Bartender Brandon was the most gracious and welcoming person we met on this entire trip: he really went out of his way to make sure we were having a great experience and he managed to change a grumpy evening into a pleasant one. Thanks so much, amigo! The room is gorgeous - many comfortable places to sit, classy feel. Nice tunes and well moderated noise level (there was a large, somewhat boisterous group across the room, and it didn't interfere with our mellow time at all. We haven't traveled anywhere since the pandemic hit us. We also became new parents to a beautiful SnuggleBug and needed a much needed Mommy and Daddy getaway! Normally we take a trip across sea to a beautiful island, but we decided to stay as close to the states as we could because we didn't want to be too far from our baby. My hunny and I decided to take a trip to Miami to celebrate our 7th anniversary. This boutique hotel is breathtaking, intimate and amazing. Upon entering the lavish hotel we met Emilio. Emilio made sure that our visit was nothing short of awesome. He is in every sense of the word professional and really knows how to make his customers feel at home. He gave us the rundown on the hotel. The ends and outs. He upgraded us to a standard king room inside the hotel because we got there early and our room wasn't ready. Instead of waiting around Emilio moved some things around and made sure that nothing went on without a hitch. He told us about the complementary breakfast located in the building adjacent to us. Also about the different activities located in the bar downstairs. Our stay included two complimentary towels for the beach. As well as two complimentary lounge chairs. Umbrellas & Daybeds are for purchase upon availability with the beach attendant. We received a complimentary bottle of wine to celebrate our 7th Anniversary. At Hotel Greystone there are 91 boutique guest rooms that are located in two distinct buildings. Each building offers its own refreshing take on Miami Beach living. What I love most about this hotel is that it's adults only which was really different for us because we never stayed in a hotel that offered that. I thought it was awesome being that this was my first time staying in Miami. My husband has been to Miami before, but our stay was absolutely iconic. There's also a restaurant located in the hotel named Sérêvène. The eatery is a mashup of Japanese fusion food with a French technique. Our hotel included a rooftop pool. I wanna start off by saying the trip was for two days away. Just a quick recharge for my husband and I. I booked this place because I wanted to try a new spot while here. The welcome upon arrival here was wonderful the place is very nice not loud at on on the side we were. Room studio size no view close to the elevators. I don't not pick so the wear and tear on the chowed door handle and lack of the working attachment I was upset about. The roof top bar was nice drink menu is exactly what a drink menu is curated drinks by someone else and if you're lucky to find one you like and don't have to change the recipe then you're all set. Not a lot of foot traffic done this way and as stated earlier the front desk is welcoming. The things I didn't like which didn't have anything to do with the hotel is the fact that there's no direct access to the beach I prefer to walk out from my hotel to the walkway leading to the beach not crossing the street and walking there. Roof tops are nice but not in windy March and the disarray of the bartender during happy hour. We didn't visit the restaurant downstairs as we had reservations elsewhere but after the interactions upstairs I wasn't in a hurry to go there. Check out was smooth and my pick up was easy. Hidden Fees, Predatory Laundry Charges, and Zero Accountability - BEWARE I genuinely cannot justify giving this hotel a positive rating for rooms, location, or service after what happened to us. What we experienced was shocking and completely unacceptable. We dropped off a small bag of laundry: T-shirts, shorts, and underwear...around 20 simple clothing items. Nothing special, nothing delicate. When the bill came back, the hotel charged $570. Yes, five hundred and seventy dollars for what amounted to a single load of basic laundry. This is not a typo. The pricing form was unclear, the communication was poor, and even the hotel staff acknowledged that the bill "shouldn't have been that high." They admitted the form was misleading and that prices are only revealed after the clothes return. They also labeled the service as "express" despite nearly a full-day turnaround, just to justify doubling the cost. But here's the worst part: They refused to remove the charge. Despite acknowledging the mistake, despite admitting how wrong the bill was, they insisted there was "nothing they could do." And because the laundry charges run through the hotel's own billing, they absolutely had the power to fix it...and the best part...they just chose not to! On Thanksgiving Day, we were forced to check out early because we couldn't absorb a surprise $600 bill we never budgeted for. It completely destroyed the end of our trip. Between the lack of beach access, cramped rooms, limited breakfast options, and now predatory hidden fees, this hotel feels less like hospitality and more like a trap. If this happened to us, it has likely happened to(or will happen to)others. Shame on this hotel and the laundry service they partner with. I will be filing formal complaints and making sure others are aware of what happened here. Guests deserve transparency and honesty, not price-gouging and excuses. Use caution. This is an incredibly noisy hotel. Yes it's south Beach so the party scene can be expected. But the property is old and the door weather stripping is non existent (You can see daylight through the cracks and hear a lot from outside). It is advertised as 4 stars on Google maps etc. definitely not 4 stars as the property has very few amenities and while our suite was refurbished, it felt more like an Aloft crammed into an old building. Staff was ok, not rude, certainly not friendly either. But the noise.... All night. It's a rough property if you want sleep. Buyer beware. read more

Worst experience with a hotel I've ever had. We checked in and the room wasn't as pictured. The view from the window was a boarded up window and the whole thing felt like a hostel. We asked to be moved to another room which felt the same way. Very basic, no amenities, and felt very old. My friend and I were traveling alone and didn't feel safe. We checked out and booked a stay elsewhere. I booked the hotel through a third party site and the hotel is refusing to refund me for a stay I didn't have. We were at the property for the 30 minutes and I am having to pay pay for three nights. The staff is being completely unhelpful. Not sure how they got that Michelin recognition. read more

We had a really terrible experience with the hotel. The valet scratched my drivers side door. The manager came down...recognized it was new, and even tried to "buff it out". Which hid the scratch until the first time the car was washed. The hotel staff...as well as the valet company fully recognized it was new and told me to get quotes and they would get it taken care of. So I went and got quotes once I got home and the best quote was 668 dollars to fix Once I turned the quote in, the general manager told me that "the valet is not actually the hotel. It's the responsibility of the garage across the street". Despite the fact that we turn the keys into the front desk to Hotel Greystone's lobby receptionist...he would not be able to help me. And now the parking manager is saying "he can't prove that happened here". Ummm you came down and fully recognized that it was new...the paint was hanging off the scratches, and you even "buffed it out" because it was cleaner happened there. To just tell me you would take care of it to get me out, and then to not do so...is completely unacceptable. I now have to get an attorney involved So ridiculous read more

Don't get Get me wrong this is a really nice hotel but if you're coming to relax and it becomes a little crazy during my nine day stay I had three different rooms the first one was in the courtyard it was very loud especially when the club is going next-door the walls are paper thin so one of the mornings around 3 AM I was woken up by the sound of someone vomiting all night literally for about 2hrs so of course I requested for a new room the second room I was in there about two days and after a long day at the beach i've been sleep for about an hour and I get a knock on my door at about 11 PM telling me that they were having plumbing issues so again I had to pack up my room and move my third roomwas a nice room definitely not an upgrade due to the inconvenience But there were some cons it was in the corner of the hotel right over the club that's playing EDM music all night and then when they're done of course they're cleaning up so all you hear is glasses clinking until about 4 or 5 AM And when I finally checked out all I got was a $50 credit towards my $3000 stay read more

We loved our stay here! My husband and I stayed for our anniversary at the end of March and loved every minute. Super close to the beach and convenient for lots of restaurants and shopping! My stay at Hotel Greystone was nothing short of perfect. The Penthouse Suite has beautiful. A big, comfortable bed, clean bathroom, great soaps, many towels, free bottle of wine, free croissants and coffee, smart TV, and most importantly: a balcony terrace with a jacuzzi! It was a cold night and the hot tub on the balcony late at night with a glass of wine was absolutely amazing. The staff was excellent and super accommodating when I told them it was a special stay because I was celebrating an anniversary. The breakfast cafe downstairs is great, very tasty food. I cannot say enough great things about Hotel Greystone. My best friend & I stood from 11/11 to 11/14 and from the minute we walked into the beautiful (and clean) lobby we were greeted so genuinely with a smile by Ayman. I don't think I have ever experienced customer service as great as he provided. He was so kind and immediately made us feel comfortable and welcome! Every single time we passed him in the lobby he made sure to ask us how we were & just genuinely seemed to care about our stay, even came up to the pool just to see how we were doing! I have stood at five star hotels all over the country as a flight attendant and he exceeded every single expectation in customer service that I have ever personally experienced. Ayman, thank you, thank you, thank you! The staff is absolutely spectacular! I also had an amazing experience with Castro, so, so sweet and kind as well! He went out of his way for me and called a cab when Uber was ridiculous expensive and made sure I got to the airport safe. I am at a loss for words with how kind the staff there is! So much to say about the Hotel Greystone. To start: the outside noise is quite loud, as other commenters have noted. It did make it hard to go to sleep at night. Yes, all of South Beach is a rather boisterous party - but the Greystone's exact location and layout seem to make the noise extra noticeable when you're in your room. The room itself was also quite small - there wasn't so much as an accent chair, just a king bed that took up the full expanse of the room and nothing else. Still, I am giving four stars because everything else about the experience was top-notch. The rooftop pool is unbeatable, with plenty of lounge chairs and sunny spots to lay out. Hotel staff came and took our drink orders while we were in the pool -- I could get used to that! The hotel bar and restaurant are also quite nice, and the lobby area has a great ambiance. I wasn't totally wowed by their coffee shop/bodega - but it was convenient. The hotel also granted me a late checkout, which I appreciated. Rooms are fine. The pool area was a disaster, some TV stations did not work (CNBC and ESPN). WARNING especially women, there is no security in the back of the hotel and anyone can wonder onto property and mingle with you as you go to your room. I also was charged a $50 late fee at 12pm without any warning or a courtesy call. There was noone at the front desk when I went to ask to check out at 12 pm. Simply a beligerent phone call at 12 chastising me for not asking permission and telling me there would be a charge no questions asked. What hospitality school would tell you its appropriate to ruin a guests experience for simply $50 for an extra hour? I will never return. $50 what a joke! Hope it was worth it. read more

Hotel Greystone was a breath of fresh air. A true gem in the northwest corner of Collins Ave and 19th street. From the moment you set foot in the door you're transported into an exquisitely detailed Art Deco lobby that embodies beach comfort and elegance....I was greeted by Tim Markman, Director of Guest Experience at front desk and his warm welcome further accentuated a change in latitude, letting me know I had arrived, to leave any worries behind and that I was in good hands. My room felt quaint, boutique like with a modern nautical flare. Common grounds and courtyard were equally exceptional as well as the hotel bar The restaurant did not disappoint. I would like to add I'm a frequent business traveler on the road at least two weeks of the month. Overall I had a great experience with amazing staff. I really wanted to like this place... I wish everyone could hear this at 3am to know how much it sucks

We stayed at the Greystone in Feb. They had just opened 2 weeks ago so it was still in the works. The restaurants wasn't opened yet, but their lounge was open. There was a $40/night resort fee. Their gym was not ready yet. There was no jacuzzi. And it's suppose to offer 2 water bottles a day which we didn't get. Also, the resort fee comes with 2 beach towels and 2 beach chairs. Couple times we had to wait for beach towels (it was quite a wait too because it needed to be delivered) because they ran out. The hotel contracted Boucher Brothers for the beach chairs and towels. Their hours are 10 am to 5 pm. We weren't told of their hours thus the posting here so you'd know. We got there after 5 pm one day and before 10 am another day. There isn't a place to park your car to unload luggages. But, you can valet park across the street in the garage and it's a few steps to get to the hotel. The garage is separate from the hotel. And it's $40/night. I loved the rooftop pool. It wasn't heated so on a hot day it was nice. Open shower concept with glass walls. Definitely a place for adults only. Front desk and staffs were nice and did the best they could with what they had. Walking distance to the beach, malls, restaurants - great location! Ice cream across the street! Yum! I gave this place a 3 stars because it has plenty of potential. Definitely would recommend this place once it's up and running. It pains me to give this place one star. Stay anywhere else. The pictures online are not accurate! The elevator had a horrible musty smell, The room looked like a youth hostel, the bathroom sink was in the middle of the hotel room with the coffee maker on it (gross). The cold cement floor in the room was already nicked, scuffed and dirty (umm didn't this place just open?) The front desk staff, Joaquin, was extremely rude at check in. There was no offer to bring our bags up to our room. This is a brand new hotel yet we were told nothing about the property. I asked Joaquin if there is a roof top bar and his response was "no". That was a good chance for him to tell me about the property, but he seemed annoyed at having to work. When I came back downstairs after Check in to communicate the issues with my room Joaquin told me I was "being annoying". I can certainly see why this place was dead: no one in the lobby, no one in the the restaurant, just staff walking around, no customers. Joaquin told me there are rooms with actual bathrooms and not sinks in the middle, but he would not switch my room, he said I could come back in the morning and ask a manager (really? It's Sunday night And the place is dead). We did not stay here, we left and went next door to the Lennox where the customer service is top notch and the rooms are much nicer. If u want to deal with rude staff like Joaquin (who by the way when I asked him his name said "you don't need to know my name" - and then answered the phone and said "hi this is Joaquin", he is clearly not that bright) and if you want sub standard rooms, then definitely stay at the greystone. read more

I recently stayed at Hotel Greystone over New Years weekend and despite it being one of the busiest weekends of the year, the staff did an exceptional job making me feel special from the moment I walked in the door. Upon arriving, two very kind gentleman greeted us at the door, assisted with our luggage, and provided incredibly refreshing "cucumber infused water", my personal favorite! I loved the cute boutique vibe I got walking in (perfect for any romantic weekend, bachelorette event, or just simply a girls weekend), it's VERY clean, and smells good too!! The location is perfect! Hotel is near many well know restaurants/bars, and a very short walk across the street to the beach. Greystone has their own personal section equipped with beach chairs/towels which made it very easy and convenient if you prefer a beach day. Personally, I often favor the pool scene and the rooftop pool at Greystone was everything, it had top notch views, bar service and even amazing appetizers to munch on poolside. The food is amazing and if you have a free night I highly suggest eating at the restaurant in the hotel (Sérêvène), Chef Pinisetti is amazing and really went out of his way to make it the best experience. I had a blast over New Years and this hotel never once was a disappointment, they go above and beyond and you really feel like a valued costumer staying at the Greystone. read more
