Bob and his company are unprofessional, condescending bullies who are irresponsible with property management. When our association tried to terminate our contract for failure of service, Bob, the president personally attacked me in the email below. It is unsettling to me to lose clients after many years and tried to see your point. So I reviewed your issues and, as you might expect, Brandi vehemently denies virtually everything contained therein. The customer is not always right and in your case, the excellent rhetoric contained in your email does you a disservice. Do you expect me (or a judge in court) to believe that a super smart Princetonian couple such as Caroline and Scott--and let's throw in Vicki, could possibly believe that you would "suffer" such management lapses and indignities for month after month and NO ONE said anything to me, Phil Loucks (VP), Penny Blackwood (office manager) or anybody else??? However, as time went on, she failed to fulfill the most basic duties as a property manager, e.g. return phone calls/e-mails, pay bills, organize much needed assessments, or answer time-sensitive questions about our financial situation. She was unavailable both times our garage flooded to help provide us wth a plumber. Beginning in May, we had asked her to set up a meeting with you or a supervisor. We requested this 4 more times in the ensuing months. Despite promising to do so, she was unable to set up any meetings with you. She also failed to show up for 2 of the in-person meetings we scheduled at your offices. We chose to leave your management because the board realized we were doing much of the work that Brandi should have been doing for the past 2 years. I regret that I am not a professional property manager, so I did not realize how many items had slipped through the cracks until our property began showing visible wear and the bank account became overdrawn. Many of the items Brandi failed to manage (e.g. pay bills, liaison with contractors for corrective work on common areas, respond to requests for services, obtain bids for maintenance, not allowing for bill increases of more than a set amount without board approval, assistance in annual budget planning,) are items within our contract that she should have been completing. Attached is a table summarizing the most recent obligations that Brandi has not met. Given the quality of service rendered in the last few years, we respectfully ask that you allow us to terminate our contract immediately so that we may each go our separate ways without a long and drawn out debate. read more

I have never seen such an unprofessional management company. They do NOT resolve any complaints!! They are RUDE (especially Bob B) on the phone and talk down to residents if they call in! They have even billed the wrong properties. Many of our residents have called in over & over again on the same complaints but nothing is done to correct the problems. I SUGGEST you try a different company that will be professional and understanding with your concerns of your property. The worst management company I've seen in my life, and that's being kind. They are so unresponsive and have an awful condescending attitude. We were using them for about 8 months and in the beginning, things seemed OK. After the first couple months we noticed our emails weren't being answered and we could never get a hold of Bob or our assigned property manager, Christie. First, it was a few days, then a week and then it became weeks before we received any communication from them. And even worse, we had to stay on top of everything! If we didn't remind them, invoices weren't paid, licenses weren't renewed and necessary state renewals went ignored. They are awful to deal with and even worst, they are very unprofessional and rude. Our association has had the misfortune of dealing with this company for over 10 years. They lack in a lot of areas ( no one knows when they are in the office, they don't respond to messages for weeks if not months, they still can't email notices to the owners ), but their lack of integrity and constant lying takes the prize. I had to obtain their authorization for my plumber to do work in my unit. So they told me that if something were to happen to the building's valves or boilers which needed to be temporarily shutoff ( e.g. valve breaks, boiler fails to come back on, etc ), that it would somehow be my responsibility to fix those. When I told them that it didn't make sense for an individual condo owner to be held responsible for a $15k boiler that serves the whole building, they kept pushing back citing some "policy" from the board that they had to adhere to. So I asked to see this policy. After four weeks of excuses, the company's president, Bob Berthold had to finally concede that NO such policy existed. Or in other words, they had been misleading me all along. He could have had the decency to admit it right away and get it over with. But he chose to stonewall and waste my time cause that's the kind of guy he is. You should stay as far away from this company, as possible. They are a fraud! read more

I recently had a most pleasant experience dealing with this management company on behalf of my clients. I represent a young couple interested in purchasing one of the units they manage. They asked me to petition on their behalf an exception for their dogs. I worked directly with Christie, one of their managers. She was professional, courteous and responsive to my clients' needs. I received a letter from the board in less than a day approving their dogs. This really helped my clients' ability to make an offer, and gave them peace of mind. She rose above and beyond the scope of her duties to provide my clients with a document that allowed them to feel safe in purchasing the unit. read more

THIS COMPANY / REPRESENTATIVE HAD SERIOUSLY MIS-MANAGE OUR COMPLEX AND MAINLY OUR FINANCES!!! A year and a half ago, our complex had over $15K in the reserve, and today, we are left with $92!! And that's all without the homeowners knowing that they dug into the reserve!! Each homeowners are already paying a lot per month for our HOA, yet, the money had gone missing, or spent without our knowledge. We are forced to start self manage due to this crisis and our rep blamed the whole thing on us!! Saying we never gave her the proper answers regarding finances. The fact that most of us home owners did attend the meeting regarding finances and NEVER ones we were told that money was taken from our reserves until we had only $80 in there!!! WTF!!! That's illegal!! If we're in such financial hardship, why not try to negotiate with vendors or find new ones to help get our finances back??!! We've done that ourselves and got great results! Furthermore, there's NO communication or involvement. We're a small complex with only 14 units, so I understand where we stand in priority, but still not acceptable. Now we're playing cleanup and catchup, and it has not been easy playing cat and mouse with our "rep". We will be back on our feet, but BE AWARE OF THIS COMPANY!!!! Our condo signed up with them two years ago and I am repeated shocked how they treat us. The original rep that was assigned to us was extremely unprofessional in her correspondences with a owner we were dealing with, using personal insults in letters she sent on our behalf. When we brought this to the attention to Bob Berthold he essentially shrugged it off. We asked to have a new rep assigned to us and she is not much better. Our front gate has been in disrepair for five months and after repeated calls and emails by multiple owners it is still not fixed. They are unresponsive to an alarming degree. I own my own business and if I ran my business they way they run theirs I would be out of business. I strongly recommend looking elsewhere. read more

We have called Jolene Elliet many times, she has only returned one call in 7 months. She never replies to any emails or inquiries we have had. Based on our experience, this company offers poor services. They need to advice the members of the Board that once in a while the property should be inspected to see what needs to be done. For example, making sure the property is well lite so there will be no accidents and avoid lawsuits. They must guide and advice them what are cons about not keeping up with the property. read more

We are not the "boss of bosses". We are the hired help. Your issues are not (nor should they be) with Jolene. She is the hired hand performing clerical tasks for the Board. You must know this having been on the Board. By the way, since you are not a Court Judge, you have no right or power to issue "cease and desist" orders. Perhaps a well written and reasoned letter to your governing Board would have greater impact that a screeching rant. You will always talk to a real person and if you talk to Jolene, you will have all of your management questions and concerns answered thoroughly. She is the best. I didn't received any letters with the raise in home owners monthly payments, now they told me I am late six months and they also charge me late fees...didn't send me also letter on the assessment on repairing the roof. After 2 years of dealing with HOA Management at my condo, I can plainly say "DO NOT ENGAGE WITH THIS COMPANY." I am longtime property manager and have never dealt with such a dysfunctional group of people. Initially, I nearly lost my mortgage loan due to poor documentation, unprofessional handling and financial mismanagement. Over the last 24 months, the constant poor management has left me more times than I can count without water, gas or both often with no notification. This co. tries to meet the needs of our HOA (Townhome units). They are well priced and try to respond to repair issues. Our HOA consists of only 7 units, so it probably would have better service were it larger. There was a huge misunderstanding last year with the roof repairs where the MGMT co selected a roof repair co to repair one building's roof, but, they fixed the wrong one. Our ASSC. still had to pay for the unrequested work. Our agent, Jolene, is slow to return calls and emails. Other than getting us connected on an occasional big repair, we are pretty much on our own and are basically self managed. They give us monthly billing/budget and FS. But, basic bare bones on service. We don't pay a lot, so I guess you would say, you get what you pay for. read more
