My mom once told me if there isn't anything good to say rather say nothing. She was wrong about a lot of other things as well, so here goes: I had a leak and the tenant said there is mold. My tenant was manufacturing reasons to get out of the lease early (pertinent later). I did see some mold though, and I'm planning to sell, so I want to do the right thing. I called Hidatsa to get a quote for a mold test to start the process.
Sonia tells me that it'll be a $400 inspection fee, and $95 for an air sample. I say fine and make an appointment with my tenant. She sends me a meeting invite with the wrong address. I email her back, saying they have the wrong address. The day comes, and I get a call from Frank saying he can't find the house. Sigh.
He eventually gets there, and phones me back almost immediately, and says yes there is mold. Ok, I knew that much already. Now that he's earned the $400 inspection fee, he asks me what type of sample I want. I say I ordered an air sample. He then tells me that I will also need another air sample to compare the laundry room sample to (taken outside), otherwise the air sample in the laundry room is useless. That'll be another $95, but if I don't like the air sample idea I can also get a surface sample for $95 (I do like the air sample idea, but I'm pissed that I wasn't informed that it will cost another $95 for it to be useful). If I want all of the samples, it'll be $685. Then, if I need remediation they will have to come back and test it again (at full price). After some discussion (which involved a teleconference with Sonia who just listened) I decide on the surface sample, as it will tell me what type of mold it is, and how much of it there is.
Frank goes ahead and earns his living for another 5 mins before leaving. When Sonia phones me for payment I ask her how long before I get the report, she tells me 2-3 days. Based on this I phone my contractor to find out his availability. Because I use him a lot, he makes space for me in his schedule for 4 days hence (which is when I'll have the report for sure.) On day 2 I call Sonia and leave a message. She doesn't return my call. Repeat for day 3. On day 4 my contractor is there, but what isn't there is the report in my inbox. I finally get hold of Sonia mid-morning, and she unapologetically and indifferently informs me that Frank isn't ready with the report. I ask to speak to Frank. He says he'll have it for me by the next day. I protest a bit, saying Sonia told me 2-3 days. He says well he's the inspector and it'll be 5 days. Ok, but only because he's the inspector (!?) He finally relented and said he'll get the report to me by 4pm. I get it, and it says (amongst other very badly written things): "During the inspection process the tenant showed me the areas that were of concern which were in the kitchen , dining room, middle bedroom and in the master bedroom. Inspector indicates mold was found in each of the rooms except for the dining room. This is due to moisture intrusion through the doors and windows. Remediation will be necessary in order to abate the molds properly."
Erm, WHAT? I phone my tenant and ask him (in a barely controlled rage sort of way) why he told the inspector that there was mold in these areas when they weren't even a concern, and where is this mold anyway because there are no signs of it. Needless to say, with tensions already running high, this conversation did not go well, but my tenant swears up and down that he didn't say anything to the inspector aside from showing him the mold in the laundry room. So I phone Hidatsa. Again. I speak to Frank, read the passages to him and he starts to.... laugh! Yes, laugh! Like this is the funniest thing ever! Oh no, he says, he forgot to change the boiler plate text, and that's not actually accurate. Apparently, normal people just jump to the photos, and why don't I just look at the photos instead? Plus, amazingly, I am the first person to spot these mistakes, and they've been in there for YEARS. While this impressed me about my own reading and comprehension abilities, it really did not impress me about his attention to detail. I told him as much, but he protested in his own defense that I asked him to complete the report in a timely fashion, which lead to the mistakes. So not only is it my fault for spotting the mistakes nobody has spotted in years, it is also my fault that he made those mistakes... years ago? Gaslight much, Frank?
I finally receive the final report after 3 tries, each time finding more mistakes and talking to long-suffering Frank each time, whose attitude is that I'm being a totally unreasonable Karen.
In summary: They're overpriced for what's being provided, slow, inept, disrespectful of their customer's time, plus they'll gaslight you into thinking you're at fault. So unless you have cash to burn, not in a hurry while trying to treat your mold situation, and prefer inaccurate reports, avoid. read more
