During the move-in orientation, we were informed that the air conditioning was not functional and that a repair would be made the same day. Instead, a third-party HVAC vendor arrived several days later and only recharged the unit. Within three days, the indoor temperature again exceeded 80 degrees. Since then, this same pattern has repeated multiple times: a service request is submitted, the vendor comes out and recharges the system, and within a few days the unit fails again. Each time this happened, I contacted Progress Residential by phone and email and was instructed to submit yet another service request rather than address the underlying issue. Each time, the result was the same. This cycle has occurred several times over the course of months, with no lasting fix. During the most recent visit, I asked the HVAC technician what work he was authorized to perform. He stated that Progress would only approve recharging the system, despite his assessment that the 20+ year-old unit needs to be replaced. He also confirmed the system was not holding a charge after testing for leaks. It is now January, and due to cold weather the system cannot be properly tested, further delaying resolution. Progress continues to refuse replacement of the unit while requiring repeated service appointments, each of which requires me to take time off work. This does not even address the condition of the home at move-in or its continued deterioration. The property had a strong cigarette odor, human feces on the toilet seat, moldy caulking, spiders throughout the home, tape covering failing ceilings, residue on air registers, and other issues documented in photos. After five months with Progress Residential, I am still without a clear resolution. Throughout this time, we have continued to pay full rent, which is not inexpensive, despite the home being in unacceptable condition. Each time I reach out, I am routed to a different representative who appears unfamiliar with the situation and unwilling or unable to take meaningful action. I encourage Progress Residential to reach out directly and address these issues properly with a permanent, accountable solution.

I…read morewanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. That was really unprofessional and insulting. --------------------------------------- Our last rental from them ---------------------------------------- At the last place we rented from them, it was sold in the middle of our lease. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware!

I paid a professional 500.00 to clean out the house because the reviews I read said that they will find something to charge you for and try to sue you. They still charged me 370.00. They make it so tedious to dispute the charges so that its easier to just pay them. They charge to come out to fix the garbage disposal, they charge to unclog the drain, and it waz never totally fixed because it continued to drain slow. We continue to contact them about problems and they drag them out. So when we moved out it was still draining slow and they are charging us for a problem they previously charged for, but nevet fixed. They are charging us for window screens that were NEVER installed, they are charging us for a porch light that nevet worked. I do not recommend any rent from these people especially if you are living paycheck to paycheck. I cosigned for my daughter and I feel like if I wasn't there to help guide her they would have charged her for much much more. The last problem i will speak about out of MANY is the air filter. They gave us the wrong size and when there was a problem they tried to say we put it in wrong. I had my daughter video tape the maintenance man while he was replacing it,he said in video that THEY had put the wrong size, and they still tried to charge us. This is the most expensive place she has ever lived because of all the extra charges. DO NOT PUT YOURSELVES THROUGH THIS NIGHTMARE

These negative reviews are a real shame, because each one seems to misunderstand the very nature of the wholesaling business. Ben sends a LOT of mailers to generate new client leads. That's how he is able to do such a large volume of business and ultimately offer what he does. This is not a personal affront to homeowners, simply the nature of the business. If you don't want to sell your home, throw the mailer in the trash and move along with your day. No, you will not receive retail price for your home selling as-is. What you CAN expect as a seller is a quick close generating a guaranteed amount of cash on a guaranteed date, period. That's not something that can be said of just any wholesaler. As a home buyer -- whether for flip, rental, or to purchase on contract and live in -- you can expect honesty, transparency, realistic ARV estimates and comps (not pie in the sky dreams like some companies), and professionalism throughout the process. As a cash investor you can expect payments like clockwork. I've done a number of deals with Ben and find him and every member of his team to be extremely responsive and professional. I don't work for him and have no incentive to write this review, I've just watched him grow and been quite delighted to grow right with him. Ben has a great reputation in the Indianapolis real estate community because he runs a tight operation and consistently delivers exactly what he promises.

Several neighbors have called Ben Buys multiple times with no return calls and no action to resolve our concerns. Very disappointing and disrespectful.
