After a couple of days of discussions and pricing, we reached a price that we both agreed on and closed on my house within a week. The money was paid through banks directly into my account so there was no hassle and it was an easy and trustworthy process. I would definitely suggest giving them a chance if you're looking to sell your house quickly for a fair cash price.

The tenant stayed for seven years and although I was unhappy with Bryant and Company, I couldn't change. So my tenants finally left and when I informed Bryant I was changing mgmt companies they said I would have had to inform them 60 days prior/after Feb. 15. The question is how would owners ever know on February 15 of each year if they want to end the contract later in the year, say in October??? I will file a complaint with Better Business Bureau, for what that is worth. But I would highly recommend you find another property management company. Another issue is that they take the tenants word about appliances being broken instead of sending someone out to check. I believe I replaced several appliances that I shouldn't have. Stay away from Bryant and Company!

I am writing this review late but I had a lease through this company for a few years. When it was time for me to leave I asked if they could replace my part if the lease with someone else. They stated they would need approval. They dragged their ass so much in the process to bilk as much money out of me as possible. They just wanted to drag me along until the end of the lease so I would continue paying it without replacing me in the home. The worst thing is our home flooded due to a plumbing issue (not our fault) the plumbing is old and not kept up, at this point we already had a company come out and repair something from the lines previously, and had the furnace repaired the furnace as it went out the same day we moved in. It completely destroyed the carpets and some of our stuff. At first they seemed to respond quickly and two men came to rip the carpet up and dry the floor underneath. They left the dryers up for a week. We had to live with no hotel reimbursement or anything. Every floor needed to be ripped up except the master bedroom. This was a three bedroom home with a large carpeted living room. After the carpets were dry these men left the lifted up carpet FOR THREE FUCKING MONTHS. We asked for prorated rent and they said they couldn't help us. I tried to be cordial the entire time as these things aren't always a companies fault but i shouldn't have been as nice as I was. We kept emailing and calling to get them to replace the carpet so we could stop living in only one room. This is the worst experience I've ever had with a rental company. I asked Laura and Cindi multiple times if they could get someone out to fix the carpet so we could actually use the space we were paying for. They kept saying they'll get someone out A man would call and say hell be there then he wouldn't show up. We called them two more times and he kept saying ok I'll be there next week and wouldn't show up. They kept saying that's unprofessional he should be coming out but never made sure to actually get someone to our home. He finally showed up after I was moving out. (The other person on the lease was staying). This flood happened the last week of October and I moved out January 7th and it was not fixed at this point. The most miserable inhuman experience I've ever had in a place and I've lived in college apartments. I paid up my lease as I didn't want to fight these leeches I just wanted out. I will never rent from them again and I truly believe these two are horrible humans with no regard for anyone but themselves. These people don't care about you. All they want is all your money. AVOID at all costs.

The dish was served with a traditional German potato salad, either red cabbage or sour kraut and a fresh warm Brotchen. Hearty yet refreshingly light, this dish tasted like home. They also serve desserts which I regrettably did not not try. Their Black Forrest cake looks EXACTLY like my German Born the one my mother makes. I lived at the Llanhurst Apartments and in the year I lived there the owners had changed management companies 3 times. In August my car was vandalized (a brick thrown at my windshield and it was egged). I did not get it back for 2 1/2 months and the second management company was extremely understanding that it would heavily affect my income on top of having extreme mental and physical health issues. The building is heavily infested with roaches and thankfully Kline Properties had exterminators come out but around the time City Place was taking over it was due for another round, which they never did so the bugs got very bad. During the process of City Place taking over management the entire building did not have heat for over a week at the end of January, which was coldest month of 2026. I received one 300 sq portable radiator for my 2 bedroom 1,200 sq apartment, which is not adequate as temporary heating. I was unable to stay in my apartment and had to stay at a friends house because of it. City Place officially took over February 1st and because of the heating issue with no communication besides a paper taped downstairs well over 5 days of having no heat, I put in my 30 day notice on February 6th. They wrongly filed an eviction on me on February 19th AFTER I put my notice in and requested a payment plan. I called them, was told to send my payment plan over (even though I had already emailed them asking to set one up and never got a response?) and it would be forwarded to the owners for approval. I heard NOTHING back. I was charged $500 for legal fees, ALL of March's rent, utilities, pet fees, and etc. although they changed the locks on March 10th. It is an absolute shame the way I was treated as a young adult already struggling with financial and extreme physical health issues, and I wouldn't doubt they've done this to people in far worse situations than I am. Kline Properties were extremely respectful, kind, understanding and communicated to the building better than City Place did while they were taking over management. Please stop treating tenants like they are a paycheck. They are human beings just like you deserving of respect!!!!! I'm sure they will comment about how I still have a balance but because of above said circumstances I'm sure that would be obviously understandable to most.

Not only did this list have more items requiring repairs compared to the list I received from another company, but they also marked up the prices for their profit. As a result, I disapproved of the work project. I emailed them to cancel the contract within two weeks of signing it. I thought I would not be charged for breaking the contract within 30 days, but they still charged me $300 for the cancellation fee, $30 for legal and professional fees, and $100 for visiting the property and providing the repair list. Having said that, for property owners, stay away from this company at all costs. You should read all the negative reviews before signing a contract with them.
