I hired Guy Blume to help me sell my two-family homes in Alameda, and I couldn't have asked for a better experience. What really stood out was how hands-on he was. Guy didn't just give suggestions about preparing the properties for sale. He actually helped coordinate contractors and repairs to get the homes looking their best for buyers. That kind of support made the process much easier. He was always easy to reach, answered my questions clearly, and explained things in a way that helped me understand the process without ever talking down to me. When offers came in, he gave honest feedback and never pressured me to accept anything I wasn't comfortable with. If you're selling property in Alameda and want someone knowledgeable, responsive, and genuinely looking out for your best interests, I highly recommend Guy. read more

Unreasonable Hospitality. That's exactly what you'll get from Guy--nothing less. There's a big difference between agents who work broadly across the Bay Area and those, like Guy, who specialize in a specific city. Real estate markets are highly localized, and having an agent who focuses on one area makes all the difference. Guy isn't just an expert in the local market; he's invested in it, working hard to build a strong reputation in a smaller, close-knit community where word travels fast if you're not doing your job well. I didn't fully appreciate the importance of this before working with Guy, but his expertise and dedication make it impossible not to sing his praises. His hands-on involvement was crucial in helping us get top dollar for our home. Thanks to his strategy, we achieved the highest price per square foot for any home in that category in that year. Give him a call -- you won't regret it. read more

I also would like to mention that not long ago , Summer of 2023 , I had contact Guy Blume after several years, he replied that evening willing to help me locate a business in Alameda. If you are wondering whom you should hire for the sale or purchase of your home in Alameda my wife and I cannot recommend Guy Blume highly enough. When we hired Guy we did so because of his 15+ years of experience getting to know Alameda real estate marketplace, integrity and client service. Guy understands Alameda real estate. He understood the development we lived in. He knew the layout of the home and understood the value of our home relative the neighborhood and other Alameda homes. He had a plan to get us on the MLS the evening we met to discuss our property with him. He had a pricing plan to ensure us top dollar for the sale of our property. Guy operated with maestro-like efficiency completing multiple tasks - photography, inspections, ordering documents all simultaneously. What this meant for us was speed to market and the least amount of time on market in order to allow us to move forward with our other plans. I want to make a point about Guy's integrity. He was very clear and consistent in explaining the sales process to us. When we had questions from the agent of the home we wanted to buy, Guy said he would get on the phone and just tell them the truth, which he did, allaying any concerns they had. Whenever we spoke with Guy we felt complete confidence that we were being provided an accurate and fair depiction of events. You may find someone just as honest as Guy, but you won't find anyone more honest. Lastly, we want to comment on Guy's client service which was simply second to none. The communication was clear and concise. Everything which Guy promised was delivered. Our timeline was extremely constricted and Guy stated when he met us that he could meet the timeline and he delivered. As with everything in the home selling process there is tension and Guy's sense of humor was perfectly timed. You get a real person with Guy - someone we came to like a great deal. If you are wondering who to hire to sell or buy a home with - look no further than Guy Blume. We made the best choice in hiring him to sell our home and given that choice again - there would be no choice, there would only be Guy Blume. read more

Guy was our initial point of contact when we decided we wanted to buy our first one in Alameda. Guy eventually introduced us to his colleague (also highly recommend) Anita who helped us purchase our dream home. Guy proved to be extremely knowledgeable regarding Alameda, real estate and pricing trends. Guy was also proactive in sending us updates whenever new properties became available. All in all we greatly enjoyed working with Guy and look forward to work with Guy and the team in the future. read more

We just closed in May of 2022 on the sale of a Bay Farm Island townhome that Guy Blume originally helped us purchase back in 2014. First a recap on the 2014 purchase, which took place in a very different real estate environment. We outlined our parameters and were transparent about financials--Guy reciprocated with fact and experience-based expectation setting to ensure an efficient process for us, him, and any sellers. Guy even helped to negotiate the final price down when he felt we were overpaying (these were the days when "down" meant a few thousand dollars). Advance to 2022. The townhome had undergone some improvements, and was capable of a sale up to $1.4MM. Our objective was to list within three weeks of Guy touring the property. To complicate things, we needed to continue living in the home during while it was listed. He worked with his team to develop a strategy for partial move-out, staging, cleaning, inspections, a gas value earthquake shutoff install requirement, marketing, initial pricing, and when the time came, offer negotiation. The home looked amazing during the photoshoot and showings--way better than anything we could have come up with on our own. I also doubt those 1% listing firms can provide such attention to detail. From day one of "we want to sell" to the confirmation that closing is complete, Guy maintained excellent two-way communication with us. We never felt uninformed or uncomfortable. We trusted the experience of him and his team to read the changing market. Public record will show that we closed at $1.25MM. We are 100% satisfied with this figure. It could have been $1.35...but it also could have been $1.025MM--you can't control the unpredictable buyer pool out there, nor can you control every component of a home sale (or purchase). We were fortunate to have a rational buyer with a well-organized agent. Nonetheless, you CAN avoid unnecessary heartburn by going with the Guy Blume Group from the start. read more

It was such a pleasure to work with Jon and Guy when purchasing our first home.  We were in a more complex situation when purchasing our home, so we reached out to them early.  They level-set expectations for us in terms of how the Alameda real estate market was behaving during the pandemic.  The biggest thing that sold us was the following statement from Guy, "If we have to, we'll go door to door to help you move into your new home."  Once we heard that, we knew we were working with the right group. Jon was with us every step of the way.  When we saw properties that caught our attention, we asked Jon about them, and he would quickly get back to us.  For the home we purchased, there was no open house, but Jon was able to meet up with us to view the home to get a feel for it.  Once we decided to bid, Jon guided us through the entire process. He also tapped into Guy's knowledge and experience to give us a solid chance.  It was scary how they predicted the process would play out, and in the end, we were successful!  We are truly grateful and appreciative for all they did for us! read more

Guy was amazing in selling the house that had been in our family for generations. Not only did he get a price beyond what I imagined was possible in a challenging market, he made a difficult process easy. I spoke to several agents and chose him due to his knowledge, track record of sales in the area and his great communication skills. Guy took a lot of time to make sure I understood everything as a first-time seller and everything he told me was spot on. Also, the house required a lot of cleanup and prep that I couldn't have handled on my own and he did it efficiently and with an eye to costs, reporting progress throughout the transformation. I was touched by his thoughtfulness as he found a new home for a lot of things in the house (he even set things aside that he thought we might want to save) and the kindness he showed to my uncle who grew up in the house and would periodically check in. Guy and his team are the absolute best and I would recommend them to anyone looking to sell a house in Alameda. read more

Guy and Sophia (and their incredible colleague, Jen) were the perfect blend of professionalism and personal connection. From the start, we were impressed with their expertise and attentiveness. We presented a very ambitious sale timeline and were apprehensive about the scope of what was possible. Their team's ability to not only meet that timeline, but to guide and manage the whole process, enhanced our home's desirability and helped our house look its best. The resulting improvements, staging, photos, video tour, and overall presentation of the property wildly exceeded all our expectations. The consistent communication kept us on the same page throughout and truly made this an open and collaborative experience. Their local knowledge and connections, combined with their organization and care, allowed to hit our target price point! Every member of the team we encountered embodied a high standard of excellence. Selling a house can be stressful; Sophia and Guy went above and beyond to put us at ease throughout the process. Guy and his team provided excellent, professional service in selling my Alameda condo. I especially liked that Guy was my key point of contact. He communicated with his team internally, but I dealt only with him. Whenever I needed guidance, I called or texted Guy and he was extremely responsive, answering all of my inquiries immediately. His depth of experience was extremely helpful in guiding me through the current marketplace. He has closed deals with most of the Alameda brokers personally so he can provide valuable insights. I found Guy to be extremely fair in all of his dealings with me. Guy also generously provided guidance to me in selling an auxiliary garage on my own, for which he did not earn a commission. Guy delivered "above and beyond" in preparing the condo for sale, which was particularly important because I live out of state. He arranged for cleaning and repairs and even negotiated a great deal on floor replacement. Afterwards, he took charge of removing furniture left behind after the staging. And, Guy helped sell the condo at a great price! At the end of the selling process, I felt that he had more than earned his commission (and, believe me, I've sold several properties and not always felt so positively). I would highly recommend Guy and his team to help you with selling your home. In addition to all of his professionalism, Guy is also a very kind person and an all-round "nice guy!" read more

After my home not selling with another agent, we turned to Guy Blume because we knew he was well connected with Alameda. He was just what we were hoping for in a seller's agent. He even helped us wrap up loose ends getting our stuff out of the house in the final days of escrow! If I was in the market for a house, Guy is the one I would call! read more

I am very skilled in the area of real estate from law office experience AND almost 20 years as a licensed real estate salesperson in Massachusetts. When my elderly mother-in-law needed to sell her Alameda home to move closer to us, my focus was on her need to achieve the best sales price, and I set about using my extensive real estate knowledge to find the best Alameda agents. After several days analyzing sales and ratings I selected three good candidates, made contact, and then selected Guy Blume. My analysis gave me confidence that Guy would be the optimal sales agent. I expected EXCELLENCE, what I did not expect was that Guy would exceed my high expectations! He demonstrated: Exceptional Business Sense - managing costs: investing the least amount while gaining maximum appeal Tremendous Patience and Empathy - Ideally an agent wants the listing "today," buy he managed an elder's care and needs during a pandemic Great Management - Recommending work options and suggested contractors, following through Getting to the goal - Negotiating with multiple interested buyers to achieve a happy "win-win" transaction If you are considering selling your Alameda home, possibly your largest personal asset, please optimize your sales price while being fair to your buyer. Please research your agents carefully. If you narrow your field to three, I am certain Guy Blume will be there. I honestly believe, and heartily suggest that EVERY Alameda seller should at least talk to Guy before listing their home for sale. Richard M. BEST agent ever! It was a pleasure working with Guy to buy our first home. Guy is THE MAN for Alameda and East Bay real estate! He knows the market and anyone you would ever need to know to buy a house and get to closing in this competitive market. Guy went with us outside Alameda to look in other areas where we could get more of what we wanted for our budget. He was always available to us via phone/text/email and really coached us through the entire home buying process including bid pricing, love letter to the seller, mortgages, insurance, taxes, and even how to deal with our existing lease where we were renting. He was a true coach and partner and helped us find and GET our dream home with minimal bidding wars and minimal delays. When our mortgage company didn't schedule the appraisal on time, the entire deal was in jeopardy of getting pushed back and Guy took that mortgage company on and even went to supervisors to make sure they understood that the error was theirs and that they needed to expedite our appraisal to make our dates listed in the bid contract. Not only is he a great and knowledgeable agent, but he also buys and fixes up and sells properties of his own so he knows what to look for in a house to make sure you're making a solid investment and even makes recommendations for design and material updates you could do to get more value out of the house for when you eventually sell it. Guy has an entire network of referrals for anything you could ever need done to a house - plumbing, painting, contractors, insurance, etc. His referrals were lifesavers when we were looking at fixer uppers (to have a contractor walk the property with us), and for flooring and painters he recommends once we found our dream home! He even managed the bid process and scheduling to get the plumbers out to fix the sewer lateral and went to meet them on his own so we didn't have to take more time off work to get there to meet the plumbers on a week day. I cannot say enough great things about Guy. He will tell you the direct and honest truth about his opinions but will coach you to make your own decisions based on what works best for you. He will give his best guestimates on numbers and also investigate the comps and make an educated guess (that is spot on) for the house you want. He will partner with you every step of the way! AND you will ENJOY working with him! It's a pleasure to work with someone who truly loves what they do and takes pride in doing the best job for you every time. You cannot go wrong by working with Guy for whatever your real estate needs are! Thanks again Guy! You truly made our dream house come true for us and we really appreciate it! read more

My family and I have worked with a few different agents over the years and Guy stands head and shoulders above all of them. He's knowledgable and personable, making you feel comfortable with the complexity of home buying. He's consistently patient and clearly passionate about what he does. The first time we met him he even took us on a tour of the neighborhood via bluetooth phone, while we followed him in our car. What amazing service! After may offers, we finally landed our home because Guy was willing to pull the paperwork together for a pre-emptive offer on a Sunday! He even got us a huge discount off what we thought we would have had to offer to get the home. I couldn't recommend Guy more. Thanks Guy! read more

I have nothing but great things to say about working with Guy! I originally found Guy from researching what agents were able to get great prices selling older Alameda homes which may need work as my late do-it-yourself Father's home of over 40 years initially did. Guy stood heads over others coming polished and prepared even for a short notice initial meeting in the thick of the Holiday season and having quick knowledgeable answers to all of our questions including questions we didn't even know we had to begin with! Guy was always very generous with his knowledge and time and extremely patient as our home was not an easy project by any means. Guy took the time to understand the sensitive nature of selling my very special childhood home and worked with me to restore it to it's glory and get the kind of buyer I could feel good knowing would be the next family to make our special place their home. He always listened and worked with me, getting the results we wanted and then some both emotionally and financially. I most highly recommend Guy! read more

January 11, 2016 As much work and stress there can be in selling your home, I had the most enjoyable experience selling mine. I interviewed several realtors, one of which is a close friend, but when I met with Guy Blume of Harbor Bay Realty, I knew I met the right one. Guy's personality is just so calm and caring and honest that I trusted him from the start. He gave me expert advice on how to prepare the house for sale, used a stager who's work and price was very reasonable, used a fabulous photographer who even used a drone for overhead shots and was so very flexible when it came to scheduling open houses. He made sure that other agents respected my time and privacy since I remained living in the house until after the sale. From the start, he expressed a gratefulness and humbleness that I found so endearing. He kept referring to my house as a million dollar property until I was sure that he was right. He held a well-attended open house with refreshments and within days we had a very serious, very good offer. I not only was very pleased with the final negotiated price but we were able to cancel the second open house and we negotiated an extended stay for me since the house sold so quickly. Guy doesn't mind getting his hands dirty either. He was at the house for inspections, utility installations and managed projects requested by the buyers. Guy truly goes above and beyond your expectations. Weeks after close of escrow and my move out of the house he saw to it that my car was safely loaded onto a truck for shipping, had boxes and debris removed from the house and to this day is still standing by me to assure that I receive all deposits due me. This was made all the more important when we were told by the buyer's agent that she was no longer responsible for anything since the contracts had been signed. Wow. Don't look any further, go with the guy who will be your proponent and agent long after the sale is closed. He truly cares and looks after his clients. He's the greatest and I am so very grateful for everything he's done. Nancy D., Alameda (now Truckee) read more

Guy Blume and Sophia Niu are simply fantastic to work with! We recently engaged Guy Blume and his partner Sophia Niu for the sale of our house in Alameda. We were nervous that there wouldn't be much appeal for our modest house, but Guy put us completely at ease as the primary selling agent. Guy and Sophia are extremely thorough and knowledgable: they worked through the numbers so there wouldn't be any hidden surprises; they laid out different strategies outlining all the pros and cons; they clearly know the market, the buyers and sellers, and Alameda. Guy has an incredible attention to detail, from adjusting a weather-strip on a door to crossing every "t" and dotting every "i" on the documents. He doesn't rest until things are done right. We thought we'd be lucky with a few people viewing the house; we literally had hundreds. We thought we might get one or two offers; we had eight. We thought we wouldn't be in the position to negotiate; Guy walked us through how to counter each buyer, and what they would do, and he was right every single time. The final offer was frankly incredible and I'm still saying "Wow!". The whole experience could not have been better and I cannot recommend the Guy Blume Group highly enough. read more

We chose Guy after interviewing a few agents. He came with his marketing strategy which we found impressive and helpful. We had lived in our home for 30+ years, so it was stressful getting ready for the sale. Guy was patient with us when we had to reschedule the staging because of all the years compilation we needed to organize. It went on the market 5/1/16 and we had 8 offers on 5/12/16. It was a quick yet bittersweet sale. Even though we got over $100K over list price, leaving Alameda was a hard decision for us. Guy's process expertise and negotiation skills were top of the line. Thank you, Guy. The Borks read more

This was our second time working with Guy in two years. If you're not going to read this review beyond these words, please keep in mind that we worked with Guy to buy our house AND to sell it only two years later. We were happy buyers AND sellers. That should tell you how great he is! We bought our town home in Bay Farm (94502) during the peak season in 2014 and he was fabulous to work with. We were first time home buyers working with the VA Loan, brand new parents with an infant, and had extremely busy work schedules. He was able to accommodate us in every way, working early morning to late night to fit our schedules, that we wondered when or if he slept. He helped us strategize for the perfect home to fit our desires and limitations, and on our second offer, we landed a home that we adored. We cherished our home and our daughter took her first steps there. Fast forward two years, when we had to make a big move to Southern California, we debated between renting it out and selling it. When we decided to sell, we did not hesitate to reach out to Guy. He was the perfect agent so why would we waste time looking for another agent to help us sell? We had to work until the day before the big move, so we had no time to get the house ready to sell. So we put it on the market AFTER we moved out of the property, which would have been impossible without someone as willing, as helpful, as resourceful, and as amazing as Guy and his team (including Michelle). He again helped us strategize for a successful sale and we received two offers when homes were not selling as quickly as before. One of them was very attractive that we accepted without a fuss. The closing took a bit longer than anticipated due to some issues entirely outside of Guy's or the buyers' or our control. At the end of the day, we had a successful sale so the delay, although disappointing, was not detrimental. He is intelligent, savvy, quick, resourceful, responsive, organized, and overall a fantastic agent. His assistant Michelle is of the same caliber. We wholeheartedly recommend working with Guy. read more

If you are searching for a topnotch real estate agent in Alameda, look no further than Guy Blume of Keller Williams Real Estate. Thanks to Guy we recently sold an inherited property in Alameda that had been built in 1955. Although the exterior had been painted recently, and the roof had been replaced within the past few years, basically the interior was still 1955 vintage. Being out of town owners we needed someone we could trust to arrange things and follow through. I cannot express how happy we were with Guy. He arranged contractors, a landscaper, and a staging company to rehab the house. We trusted his judgment on all the choices that had to be made...paint colors, flooring, cabinets, hardware, appliances, fixtures, countertops, and lighting. The result was a beautifully rehabbed house, ready for market and sold for above asking in less than two weeks. Believe me Guy is your guy...100% read more

When we first spoke to Guy it was a holiday weekend. We called the phone number on a real estate sign and he called back within a couple of hours. We told him that we needed to sell our home because we couldn't afford to stay there any longer, and if we continued to stay there we were going to lose all of the equity out of it and be left with nothing. Guy responded quickly with resources to help us pack up, find cleaners and organizers and stagers along with landscapers to get the house in sale condition. The Lord truly sent Guy to us to help us sell the house over and above market value, so we could pay cash for a home in another area that is more affordable. He truly saved us from financial devastation. We could not have done it without his help!
