The leasing process was…read morehandled professionally and efficiently -- clear communication at every step, paperwork done right, and no surprises. She oversaw the move-out with the previous tenants carefully: the unit was inspected thoroughly, the turnover was coordinated quickly, and everything was documented properly. What really stood out was the re-leasing. Alexandra found qualified new tenants within a week, at the top of the market price -- no extended vacancy, no discounting just to fill the unit fast. That combination of speed and full market rent is rare, and it made a real difference to my bottom line. Responsive, organized, and clearly knows this market. I'd recommend Alexandra to any owner looking for property management that actually delivers.

He was kind, courteous and available to help at all times. The lows were the difficulty of securing parking, building layout, lack of communication with the Property Management, and rowdiness of the tenants. If you want to live in the city without children, this place is for you. Otherwise, find a place more accessible and affordable in the rental market.

My experience with GreenTree/True has been frustrating and unresolved…read more I've lived in this building for more than 40 years and have paid the posted Market Adjusted Rent (MAR) and parking charges. About seven years ago, the MAR no longer listed a parking fee. After the owners changed management companies several times, I was told I owed back parking charges. I disputed that because the fee wasn't listed on the MAR. The dispute escalated to an eviction filing in Santa Monica court. I then contacted Santa Monica Rent Control and was told that my parking space had been grandfathered into my unit since 1994 and was free. Based on that information, I believe I'm owed a refund for parking charges I paid over the years. I beat the eviction. I've been trying to resolve the ledger issues for some time. Two weeks ago, I received a three-day notice. GreenTree/True later emailed me that I should not have received it and that it would not be enforced while they reviewed my file. This brought everything forefront again, so I recently sent them detailed information from Rent Control, along with emails that I believe support my concerns about errors in the ledger. I'm still waiting for a clear response and resolution. The last time I raised these issues, it took about 10 months to hear back. I hope the company reviews the documents promptly and corrects any errors.

I applied to a Rentals in SF listing a couple of weeks ago. After touring a rental unit and talking…read moreto the guy showing the place (Greg, Liz's assistant), I immediately applied online and paid an application fee. I was told the landlord was evaluating multiple applicants and to wait for the final result. I was eventually not selected. But instead of refunding me for my application fee, Liz simply told me that my materials were good for up to a month if there's another listing that I'd like to apply to. This was a violation of California law AB-2493, which states that the landlord must refund your application fee if you're not selected. After voicing this compliant, Jackie responded to me immediately and offered to help me get a refund on my application fee. I'm glad to know that there is indeed a process for rental applicants to get back their application fees if they're not selected. However, this overall experience has still left a nasty taste in my mouth. Honestly, this was the most difficult rental company I've had to deal with during my recent apartment search. I suggest Rentals in SF leasing agents provide applicants with clear guidance on the application fee refund process, if applicable. In general, the leasing agents can also do a better job of handling the overall application process because they left me waiting to hear back from the landlord and failed to provide insight into the decision process. This just gave me false hope that I was still getting considered.
