We weren't dealing with a roofing issue so much as a drainage problem. Every time it rained…read moreheavily, water would overshoot sections of the gutter system and run down the side of the building. After taking a look, they found several areas where the gutters had the wrong pitch and some downspouts weren't handling runoff properly. They replaced portions of the system and corrected the drainage layout. The difference was immediate. The next storm was basically the test and everything worked exactly as it should. No overflow, no water running down the masonry, and no surprises on the final invoice. Sometimes the smaller projects tell you just as much about a contractor as the big ones do.

Our repair shop has several exhaust openings and equipment curbs spread across the roof. Most of…read morethe leaks were concentrated around those details rather than in the open field. During replacement, the equipment was lifted in stages and each curb received new flashing. The adhesive smell was noticeable inside for part of the first afternoon. We opened the rear doors and managed, but advance warning would have helped. Walk pads were installed between the hatch and the units to protect the new PVC. The shop never fully closed, and the storage racks remained covered until the work passed inspection. The process was not effortless, but the result has been reliable.

Our roof was hidden beneath a wood deck, so the first replacement decision involved more than…read morechoosing a membrane. The deck had to be removed, the roofing needed to be inspected after it was exposed, and the walking surface then had to return without damaging the new work. Water had already reached the bedroom ceiling below two support locations. We could not comfortably pay for the entire roofing project from savings after budgeting for the separate carpentry work. We paid part of the roof cost ourselves and financed the remaining approved balance through a third-party lender. The lender established the monthly terms, while the roofing business did not provide the loan or make the approval decision. The deck removal and reinstallation were covered under a separate carpentry agreement. Those costs were not described as part of the roofing financing. Numbered boards were lifted and stored on the property so reusable material could return to its original area. With the deck removed, the old EPDM membrane showed punctures beneath several sleepers and supports. Some sleepers had been placed directly on the rubber, while others had been fastened through it. Debris had also accumulated around a drain that had been difficult to reach for years. Moisture testing found wet insulation around the punctured areas and drain. The wood deck below remained sound except for one limited section near the bedroom leak. That area was photographed and replaced before the new roof assembly began. The replacement included tapered insulation, a cover layer, new EPDM membrane, parapet flashing, drain work, and a rebuilt threshold at the terrace door. Protective pads were positioned beneath the redesigned deck supports. A removable group of boards now identifies the drain-access point. The lender approved our application quickly, but final processing took another day after an additional income document was requested. That delayed the roofing start without affecting the carpentry removal. We received the revised construction date before any roof surface had been opened. Two older deck boards split while they were being lifted and could not be reused. The carpenter supplied replacements, although the new boards were visibly lighter at first. That difference was expected to soften as they weathered. After the deck was reinstalled, the roofers returned to inspect every support location. One support sat partly outside its protection pad and was repositioned before the terrace reopened. Photographs show the completed membrane both before and after the deck returned. A small amount of sawdust remained near the parapet after the first cleanup. It was vacuumed during the final visit. The access stairs and bedroom below were also checked before the interior protection came down. The terrace has now been back in use through summer heat, winter weather, and multiple heavy rains. The bedroom remains dry, and we can reach the drain without dismantling half of the deck. Using savings and financing together made the roof manageable, while keeping the carpentry agreement separate made it clear which contractor was responsible for each part.

After inspecting the roof they found a flashing issue around one of the penetrations and showed me exactly where water was getting in. It's refreshing dealing with a company that's willing to fix the actual problem instead of automatically recommending the most expensive option.

Several contractors either didn't want to deal with it or proposed tearing everything apart. Goldenberg Roofing NYC took a much more thoughtful approach. They performed a thorough inspection and immediately pointed out several drainage and flashing issues that previous contractors had overlooked. They explained everything clearly, provided photos, and laid out a plan that actually made sense. The crew was professional, kept the work area clean, and finished the project on schedule. They carefully worked around the deck structure, addressed the waterproofing issues underneath, and improved the roof's drainage without creating unnecessary work. We've had multiple storms since then and haven't seen a single sign of water intrusion.. It's refreshing to work with a contractor that actually thinks through logistics before starting.

A small diesel spill from our rooftop emergency generator damaged the EPDM membrane beneath the…read moreequipment. The affected rubber softened and began swelling before any interior leak appeared. This was treated as both a contamination issue and a roofing repair. The generator technician stopped the source, and a qualified cleanup company handled the fuel and contaminated materials. Roofing work began only after the area was cleared. The damaged membrane and insulation were removed to clean, unaffected boundaries. The deck did not require replacement. New insulation and compatible EPDM membrane restored the area, while a protective equipment pad and containment arrangement were added around the generator under the appropriate service scopes. The exact repaired zone was marked in the roof records. A residual odor remained near the hatch for several days, although no fuel entered the occupied rooms. We kept the access area ventilated until it cleared. Disposal documentation took longer to receive than the roof photographs. The repair remains dry, and later generator testing produced no additional spill. Correcting the equipment source before closing the roof prevented the same damage from repeating.

The roof above our store was an old tar-and-gravel system with several coated patches and a…read morepersistent leak near the rear stockroom. Water also sat around the drain, but the gravel made it difficult to see the exact condition of the membrane below. We needed a replacement without closing the business for an extended period or leaving merchandise exposed. Royal Roofing Long Island inspected the stockroom, measured the roof, and worked around the exhaust curb, drain, parapets, and roof hatch. The proposal divided the replacement into sections and explained which removal work would happen before opening hours. We selected a white TPO system over new insulation and a cover board. Gravel removal was the messiest part, and there was no pretending otherwise. The crew installed protection at the rear loading area and used controlled containers instead of letting loose material fall. Some dust still made its way into the stockroom entrance on the first morning, and they added another barrier before continuing. Once the old system was removed, wet insulation extended farther from the drain than expected. The deck itself needed only a limited repair. They photographed the wet area, measured it, and explained the change before new materials went down. The additional amount followed the pricing in the contract. Tapered insulation and a drain sump corrected the worst low area. The TPO was installed over a high-density cover board, and the seams were heat welded. The exhaust curb received new flashing, while walkway pads created a route from the hatch to the equipment. Deliveries continued during the project because the crew left a protected path to the rear door. We received a daily update identifying the completed section and confirming that the roof had been left watertight. The noisiest removal was usually finished before our busiest hours. The roof, loading area, stockroom entrance, and sidewalk were cleaned at completion. The contractor tested the drain and returned after the next rain to look at the area that had previously held water. The stockroom has stayed dry, and drainage is noticeably better. For a commercial flat-roof job, the scheduling plan was almost as important as the membrane. They did not promise there would be zero disruption, but the disruption stayed predictable enough that we remained open

They measured the roof while I was there, opened two areas to check for moisture, and showed me why another coating would not solve the problem. The replacement took four days and included removing the old material, correcting the slope near the drain, and rebuilding the hatch area. I received photos most evenings without having to request them. The dumpster pickup was late and cost us a parking space through the weekend. That part was aggravating, but it had nothing to do with the quality of the roof. The final price matched the proposal, and I understood what I was paying for.

The inspection found that the exhaust duct ended inside the attic, where warm air was condensing against the roof deck. A damaged section of sheathing and the shingles above it needed replacement, but the whole roof did not. They installed a proper exterior vent cap, and our HVAC contractor connected the duct afterward. Coordinating two trades took longer than a normal repair. A little insulation was displaced and had to be put back around the duct. The ceiling has remained dry, and we finally understand why rain never seemed connected to the problem

The leak occurred where a newer addition met the original sloped roof, not in the middle of either…read moreroofing surface. The transition was opened, improperly layered flashing was removed, and the junction was rebuilt so water could move over each component rather than behind it. The explanation and photographs were detailed, and the repair held through the following storms. The flat roof above our recording and production space had several conditions that made the replacement more sensitive than an ordinary tear-off. The rooms below contained finished acoustic ceilings, mounted equipment, computers, and instruments that could not simply be moved out for a week. The existing roof showed open seams along the rear parapet, soft insulation around an air-conditioning curb, and multiple surface patches where a leak had previously appeared above the control room. Water also remained between two condenser lines because their old wood supports interrupted the drainage path. The contractor inspected the roof and the affected interior before developing the proposal. We were given a temporary repair option, but the limitations were explained clearly because the membrane had already begun shrinking and separating in areas unrelated to the known leak. We chose a full replacement using a white TPO membrane over tapered insulation and a high-density cover board. The scope also included temporary support of the mechanical lines, new compatible rooftop support blocks, curb flashing, parapet work, and removal of several abandoned cable penetrations. Interior protection was treated as part of the roofing project rather than something left entirely to us. Equipment that could not be relocated was covered, plastic barriers were installed above the most sensitive areas, and the crew checked the acoustic ceiling after each demolition phase. The loudest removal work was scheduled outside booked studio hours. We received the working schedule several days in advance, which allowed recording sessions to be moved without last-minute cancellations. Once the old membrane and wet insulation were removed, the structural deck was found to be sound except for a concentrated area beside the air-conditioning curb. The deteriorated section was photographed, measured, and replaced under the stated decking allowance. Tapered insulation was then installed to move water around the equipment and toward the rear drain. A cover board provided a firmer surface beneath the TPO and additional protection in areas likely to receive future maintenance traffic. The membrane was fully adhered, and its seams were heat welded. The equipment curb received new flashing with reinforced corners, while plumbing and cable penetrations were detailed using compatible components. Abandoned openings were removed and decked over instead of being left as unnecessary future failure points. Walkway pads created a defined route between the roof hatch, condenser equipment, and drain. The old wood blocks beneath the mechanical lines were replaced with supports intended for use on the completed roof. Communication throughout the project was excellent. The same project contact handled roofing questions, mechanical coordination, interior access, and schedule changes. Photographs showed the deck repair, insulation layout, completed seams, and flashing details before the equipment lines were lowered back into position. The roof was left watertight every evening, and no studio equipment had to be disconnected unexpectedly. Cleanup included the roof, interior access route, rear service area, and neighboring roof edge. The crew checked the studio ceilings after the final drainage test and removed the protective coverings only after confirming that the work was complete. Since the replacement, the control room has remained dry through several extended storms. Water no longer collects beneath the condenser lines, and maintenance technicians now have a clear route that does not require stepping across unprotected membrane. The scheduling and interior protection were just as impressive as the technical roofing work.

Several sections had also faded differently because replacement panels from multiple years were mixed across the rear elevation. Water staining around two windows suggested that the problems extended beyond appearance. Once the first courses were removed, the sheathing showed localized moisture damage below both window corners. The existing housewrap had been cut short around the openings and did not direct water back over the siding. Eleven damaged plywood sheets were replaced, matching the quantity carried in the allowance. New window flashing was integrated with a continuous weather-resistive barrier before the replacement siding began. Mounting blocks were installed around lights, vents, and hose connections so those components did not rely on caulked holes through the panels. The new vinyl siding was fastened loosely enough to expand and contract without buckling. Work moved one apartment width at a time so the building was never left fully exposed. Rear balconies and the neighboring fence were protected during removal. Broken vinyl, fasteners, and insulation fragments were collected from the courtyard each afternoon. Completion photographs documented the concealed window flashing and sheathing repairs before the new siding covered them.

When NY Roofing Manhattan came out, they approached the issue differently. Instead of focusing only on the visible leak, they evaluated the entire roof system and identified several contributing factors, including drainage problems and deteriorated waterproofing around portions of the parapet wall. The repairs were more extensive than what had been done previously, but the explanation made sense and gave us confidence that we were finally addressing the actual cause rather than the symptoms. Throughout the project they kept us updated with photos and took the time to answer every question we had. It's now been through an entire season of heavy rain and, for the first time in years, the leak has not returned. Looking back, I wish we had found them sooner because it probably would have saved us a lot of money and frustration.

The access alone was a challenge and most contractors we spoke to either wanted to drag everything through the building interior or couldn't figure out the logistics at all. NY Roofing Manhattan came in and immediately had a plan. They brought in a crane to remove the terrace furniture and heavy planters before work started, and used it to bring all the roofing material directly to the rear roof without touching the inside of the building. That alone told us we were dealing with a professional operation. The crew completed the entire project in three days, which honestly surprised us given the complexity of the access situation. They replaced the roof system, handled all the waterproofing details properly, and when they were done they put everything back together better than they found it. The terrace looked great and the work was clean from start to finish. We haven't had a single leak since and for the first time in years we're not dreading a heavy rainstorm. If you're in Manhattan dealing with a rooftop terrace, rear roof access issues, or any kind of flat roof waterproofing problem on a walk-up or mid-rise building, NY Roofing Manhattan knows how to handle the job the right way. Couldn't be happier with the whole experience.
