We hired CCM engineering to come assess damage to our property and recommend what might be required…read moreto make it whole. They were not professional in the handling of the services provided. They sent an engineer without providing any contact information for him for follow up. The report they sent after we paid them several hundred dollars did not include clear explanations of the assumptions made and there were no photos to support any of the comments. After the engineer left, I also received new information. At his suggestion when he was onsite I sent numerous photos to a generic email account. He said he would take his own photos but it was fine to send them to illustrate my points. He never responded to anything I sent. My General Contrator and I requested a meeting for clarification of the report and discuss the new findings. There was no response to this request. I was told by an admin that she was told to tell us that we would have to pay more for a report with photos. The engineer led me to believe there would be photos used in the report. After my request to meet by phone, they did send a new report written by another person who had never investigated any of it that seemed vindictive since it removed the most meaningful information in the original report. I had sent them a report used by the opposing party and maybe there was a conflict of interest there. They should have raised that issue before I sent the report. I would never recommend this untrustworthy company to anyone.

We had entered escrow with a short option period, only to discover that we did in fact need the services of Structural Engineer. I called Osborne Engineering and Gary (the owner) answered. He was able to set up an inspection the next day, and knowing that we were in a bind was able to produce a report by 9:00 PM that evening. Gary provided the information I needed to come to an informed decision and put a plan in motion to remediate the situation. He stopped me from making a huge mistake and saved me quite a bit of money in the process. Gary was able to put the concerns with the foundation in context that I was able to understand, and he put a calming effect on the whole process. However, when asked, none of these "experts" had a structural engineering background, or degree, and only one individual provided me with a diagram (hand drawn) of limited detail. Knowing I needed better information than I was getting, I was referred, by a trusted friend, to Osborne Engineering. Osborne Engineering charges a fee to inspect one's foundation, but it's well worth the price to know exactly what one's foundation issues are, and how to properly fix those issues (and as I found out, Osborne Engineering charged less than the other, less knowledgeable "experts"). Mr. Gary Osborne (a degreed and licensed structural engineer) of Osborne Engineering, came out to my home and did a very complete inspection of my home's foundation and surrounding area. He took his time and than explained to me, so that I understood, what the issues were with my foundation, and what would need to be done in order to repair my foundation. A couple of days later, I received an in-depth, typed out, inspection report, along with a detailed, computer generated diagram of my home's foundation, with detailed notes and measurements, and proposed fixes and estimated cost. I was very impressed with Mr. Osborne's professionalism and attention to detail. I hired Osborne Engineering to fix my foundation. I was dreading the foundation repair process, expecting the worst, in terms of a house full of dust, noise, and just an overall disruption of my home life. I experienced none of that! I was always already at work (5:00 AM) before Mr. Osborne's crew would arrive, around 7:00 - 8:00 AM, and his crew would already be done with the day's work before I would get back home later in the day. At the start of the project, I provided a key to my home to Mr. Osborne's foreman; I had no concerns about doing so, and there were no problems with doing such. Mr. Osborne's crew was respectful of my home, and completely trustworthy. There were no issues of noise, home disruption, or mess and dust for me to deal with. The work took about a week to complete, and I was completely satisfied with the quality of work that was done. I was extremely, and very happily, surprised at how pleasant the entire repair process was. If you need foundation work done, or suspect that you may need foundation work done, and you want it done right the first time, don't waste your time contacting other so called "experts"; do yourself a favor and contact the real deal, Osborne Foundation! Tom was referred to my by a friend that stated he was great and saved her a lot of money. Well that…read morewas not the case at all..Tom put in his report piers and installation process that was out dated and would have cost me over $20,000 to complete the project his way. I had two different engineers review his report and they both stated Tom was wrong and the repairs I needed would not cost more than $5,000 with a lifetime warranty on the work. When I spoke to Tom he was rude and arrogant. The report I received was worthless and unrealistic. Do your self a favor and DO NOT hire To.... waste of money.

Tom had the original report and was able to schedule us quickly. One of us accompanied him around the property as he performed his inspection. He explained what he was doing and his findings. He also provided a thorough written assessment within a day of his visit. In addition, he sent a number of articles related to our soil type and foundation care. We appreciated his professionalism and thoroughness. We have more peace of mind about our home's foundation and definitely would use Tom's services again.
