Gables Brookhaven has been disappointing. There was an issue with my heater that caused my GA power bill to be $300 for two months and the minute they fixed the issue my bill went down to $100. Clearly it was their fault so ofcourse I would be compensated? Wrong. My proof wasn't in pdf format so my request for a credit on my rent was ignored. My finances were unfortunately low during this time so the increased bill really affected me. Additionally, they implemented fetch a few months into my lease and it is a disaster and a money grab! My packages rarely come on time. One last thing to mention, the fire alarms here randomly go off and it's ridiculously loud and inconvenient. Due to the issue with my GA power bill I will not be resigning my lease. read more

Tiffany in the office is the best thing that has happened to gables. She actually answers the phone and helps. When we moved in the fire alarms went off all the time and our packages would get stolen. Now with new management things are so much better. I never leave reviews but wanted to help anyone else searching for a new apartment - this place lives up to the hype. Been here for over 6 months and the location, amenities, and staff have made it feel like home which is rare in the ATL area. I'm used to typical bare minimum property management and staff in Brookhaven/Buckhead, but the people I've met here are extremely friendly and actually want to help! I had a 15 minute conversation with one of the property workers Don while walking my dog last week, and the professionalism and genuineness he showed was so refreshing. He even helped me find the dog wash station on the opposite side of the property... pure class! We're walking distance from Costco, Publix, and pretty much any type of food you're craving - personal fav is late night Crumbl cookie. Apt's are so spacious for the price you pay vs a Buckhead high rise (as a former high rise resident). Half the price for twice the space, I should've moved here years ago. As an apt critic my honest opinion - if Gables Brookhaven is on your list of potential tours, book it first to save yourself some time with other places. You won't be disappointed. read more

Well, where to start. They don't answer the phone, emails and don't return voicemails. They lose your deposit, tell you your lease was canceled (only because you called them, never tried to call me). Had to show up at the front office for my money to magically appear. Why? Never said. If you're looking for a definition of "silent quitting" tour this property. Just moved in. Horrible Staff Pest control issues - Huge fruit fly infestation - There is currently a big bug problem in our shower and the maintenance staff/pest control is not doing anything about it. We have called several times and emailed and they have been offering no solutions Problems with units - units have poor sheetrock finishing - Damaged cabinets - door casing is all cracking - water pressure is horrible Move out: - upon move out the maintenance team will try to get you to pay for cleaning the unit for the next guest and if you argue their findings i was told by their staff they would find something else to get money our of you. I've been living at Gables Brookhaven for a year and half and absolutely love the convenience of the location and leasing & maintenance staff. One of the things that I look for in an apartment complex is how quickly the maintenance staff responds to requests. I can say that all of my requests have been attended to within 24 hours and a special shout out to Andre for always being so responsive, respectful upon entering, and professional! Pros - location is great, requires key access for building access, covered parking deck, parcel locker for packages, courtyard area is AMAZING for families with dogs or babies. The apartments are modern with high ceilings and the walk in closets are huge! Cons - you can hear your upstairs neighbors walking around so definitely pick a top floor if you can. read more

On 1/21/2018 my apartment was broken into and things were stolen. The items can be replaced but what cannot be replaced is the lack of safety concern this apartment complex has for its residents. The intruder broke into my apartment and immediately grabbed a butcher knife then proceed to take what they wanted and prop the butcher knife on a pair of jeans so that was the first thing I saw when I opened my door. Luckily, I was not in my apartment at the time of the break-in. After talking with the police, they told me that they frequently come to the apartment due to break-ins. The police concluded that the intruder probably was parked in the Costco parking lot and used binoculars to look inside apartments and individually picked which ones to break-in. It shocked me at first to hear about all the previous break-ins because the apartment complex never sent an email to its residents stating break-ins had occurred. Also, you would think after the re occurrences the apartment complex would increase their safety measures, but they have done nothing. The Gables signature is "Taking care of the way you live", in my opinion it should read "Taking your money and not caring how you live". Lynell is the only professional and helpful agent in the leasing office!!! This is my second review in under six months and things have somehow gotten worse at Gables Brookhaven. I have had horrible experiences with the manager ,Sean, and her lack of professionalism when dealing with Residents. Management in this apartment complex talks about their high standards, but do nothing about any issues that are brought up to them. Sean even patronized me for calling the office to ask questions about an incorrect charge on my account. Gables Brookhaven used to be an amazing place to live. They have switched management so many times in the last 3 years I have lived here and the office management seems to get worse each time. Don't get me started on the fire alarms. They go off for NO REASON ALL THE TIME! We were awakened by the fire alarm last night at 3:28 am and it took a solid 20-30 mins for it to be turned off. But don't be fooled! It will go off a few more times after the initial turn off. So if you have kids or animals or just value your sleep, a lot of your nights will be sleepless due to the fire alarm. Safety has been a big issue lately too and the office and CORPORATE doesn't seem to care. The gates are always up in the garage or not working and doors are always propped open allowing ANYONE to walk in. All of the lights in the courtyard were out for about a month too and it was PITCH BLACK out there--HUGE safety issue. I have lived in many apts in my life, and unfortunately this is turning out to be the worst experience. Our lease is up in a few months and we are counting down the days! And don't even bother calling corporate...they either won't respond or just let the office you know you called and complained and you'll get a sassy phone call back :) the amenities and location make it look enticing, but TRUST ME, there are many other apts in the area you'd be WAY better off living! read more

Gables Brookhaven has become a run down apartment building.. nothing seems to work right around here anymore it's like every weekend now the appliances are not working last week was the washer this week is the AC not working and the maintenance guy called me and told me that is not an emergency even though it's weekend and I have to cook.. i'm paying you so much money to live here and I can't even enjoy the appliances The maintenance guys just do whatever suit them ... the building hallways are so dirty also... My car got it booted IN THE VISITORS GARAGE while visiting a friend. There was no sign saying where to park though. Funny thing is I wanted to move here and be close to my friend and sign a lease but this move by the leasing office pissed me off so I decided to live at an Amli property instead (they don't boot cars). The $75 boot fee doesn't even go to The Gables so they lost out on a potential resident and $75 *rolling eyes*. The leasing office has no integrity but if you don't care about that kind of stuff then you should be fine. I have lived here for a few months and only have had a negative experience. I don't normally write reviews but I felt obligated too. Since I have moved in (4 months) there has been 3 different managers. The leasing office is a pain to deal with and never answers the phone nor is helpful when I go there in person. They are rude for no reason and are never there. My car got hit in the parking garage and I filled a police report and they refused to give the footage to the police department. I will say my apartment is nice and has great amenities for the rate but the leasing office and workers make me not want to resign. They are very difficult. read more

The Bad: Safety. 3 apartments were recently broken into. Management didn't even notify its residents of these very serious crimes. Cars are getting broken into. Management will of course reply to this and say they care about our safety but what have they actually done? Nothing. The elevator is constantly broken. Management is completely unresponsive to emails. My water bill mysteriously started going through the roof (more than double) and when i complained they said it happens a lot. Is this some kind of scam? Months later I still wasn't reimbursed. The Good: Apartments/building are nice, maintenance is quick, location is good. I feel like I share many of the same sentiments other reviewers expressed. I love my apartment space. The interiors are appealing, new, and clean. However, it's downhill from there. I concur with Jon K's review on here about how the apartment vibrates when the upstairs neighbors walk. My entire apartment rattles when my neighbors walk, although my neighbors are just plain inconsiderate versus the floors/ceilings being thin. I have talked to them to no avail. I've talked to the office several times and really got no help. I've contacted the office three times on two separate issues with no response whatsoever. The most recent was to renew the lease. You'd think that's something they'd jump right on, but nope. It's been two weeks since I initially reached out via phone and I followed up with an email earlier today. The only reason I'm renewing is because I hate moving and I was hoping this would be my last apartment move before purchasing a home. I do feel the same as some of the other reviews about the office's nonchalantness. We recently had a mass car break-in situation where someone went floor to floor and car to car in the 2nd building's parking deck. I was personally told by the police that the security here is lacking. Gate arms are never used after each car enters or exits and the gate remains open for too long after each vehicle. Once people are in the deck, they are able to freely go anywhere in the building. The following day, the office sent out safety tips like not leaving valuables in cars without addressing any safety protocols management would take to make it harder for criminals to gain access to our living quarters. The same when alarms constantly go off in the buildings. Management never apologizes or acknowledges its own shortcomings. Instead, one of the most common replies is that false alarms happens from time to time at any community. Funny, I've lived in apartments all of my adulthood and it's never happened before I lived here. You can tell by the way they respond to negative reviews online. There's always an excuse, and they always offer for you to reach out but do nothing when you do. Several current residents and I discussed the management's failure to show that they care about our safety when we hung out by the pool for the 4th of July. Ironically, it got so rowdy and out of hand at the pool, five police officers had to shut it down and throw out like 40 people. We constantly have non residents take over the pool area, some enter with other residents and some just reach over the door and let themselves in because the pool gate is like 4 foot tall. At the end of the day, if I could easily pick up my things and go, I probably would but reluctantly as this place could potentially be idyllic. It has a great location and gorgeous facade but management could be more proactive in making this a more secure and peaceful place for all. read more

Once again woke up to the blaring sound of the fire alarm going off at 4:45 on the morning of October 28th. I had to take my dog outside in the pouring down rain where we sat until 6:10am when it finally stopped. My dog didn't stop shaking until about 8:00 am. My girlfriend tried to help calm him down. Good: Great surrounding area and access to stores and shops. Maintenance responds quickly and emergency team came out quickly when my toilet overflowed. Bad: The first day I moved in to the apartment I had a tribe of ants in the closet. That was a huge indication of how my year would be as a current resident. Since then I've experienced Garage entry issues, didn't have a working fob for 2 weeks and it took 2 weeks for this to be resolved after notifying management, elevator out of service for a month, 6 month roach infestation that was so bad I had to basically pack up my apartment and unpack after they sprayed the place. The roaches (not water bugs but German roaches) seem to be coming from the plumbing up through my kitchen sink. Horrible experience. Additionally, I'm allergic to smoke and neighbors are constantly smoking causing my home to smell like I'm smoking and causing me to have breathing issues. The washer and dryer doesn't work well and has to be restarted at least once a day. I had maintenance address this and they said I just have to flip the breaker. That was during the first week of my arrival. I've never stayed somewhere and had as many maintenance requests as I have here. I didn't receive my full key set when I moved in, nor a garbage can, and felt like the unit wasn't checked. I love the area but expected more from Gables especially for the price I pay. read more

Alright folks, it's about time someone left a real review. I've been living here for 8 months. I fell in love with the interior and the newness of the buildings. I rent a small studio (603 sq ft), and I'm satisfied with the unit itself. To be honest, it should rent for slightly cheaper. Mine's at almost 1,300. I've lived in a dozen apts in my lifetime. And these range from units pricing as low as $550 a month all the way to what I rent now, which is the most expensive unit I've ever paid for. These are self-proclaimed luxury apartments, but I've had some of my WORST apartment-living experiences here. The management, at least as recent as August, 2017, is abhorrent. Does it being a new property have anything to do with it? I have never met such an unresponsive, irresponsible, and unapologetic group of people in the leasing community. THE ELEVATOR IN BUILDING 2 IS CONSTANTLY BREAKING DOWN. If I call them to let them know, they won't even sound like they care. You can almost tell that there're people interested in renting in the leasing office because they sound like a cheating spouse covering it up on the phone with their husband or wife next to them. I have to call and ask them multiple times for them to even put up a sign. BUILDING 1's FIRE ALARM IS CONSTANTLY GOING OFF ERRONEOUSLY. I live in Building 2, but I know this because it is EXTREMELY LOUD and even though the buildings aren't connected (they're about 100 feet apart with the leasing office in between them) it's loud for ME. This has happened even past midnight for about 10-15 minutes once. They claim that there's something wrong with the sensors, because none of the times that the alarms went off were due to correct reasons like smoke or fire. They say that they're working to fix this, but the alarm continues to go off once a month or so. Also, it's the kind that is so loud that it almost shakes the building so people who are deaf can feel it. This alarm has gone off in my building too by error before, and it is literally deafening and disorienting. Each time it happens, it goes in for about 10-20 minutes. I can't even imagine living in that building, especially if you have a family, dogs, children, or are a war veteran. CEILINGS IN BETWEEN THE FLOORS ARE THIN. Every step of my above neighbors' vibrates and shakes my apartment. THIS PLACE IS SWARMING WITH YOUNG COLLEGE STUDENTS. Because right next door is Oglethorpe University, apparently a lot of those students live in this apartment complex. If you've ever lived in an area heavily concentrated with young college kids, I won't have to go into any details about all that's awful with it -- you know. (BONUS: I searched Google before touring this place. The high average ratings did attract me. However, I'm beginning to realize that these ratings are BOGUS. Even as of now, when you search this property on Google, it displays 5/5 rating of 2 reviews from Apartments.com at the top. One of those reviews is from me (1 star) and the other left bys omeone else is 2 stars. I contacted Apartments.com on Facebook Messenger about this issue, and this this the response I received: "Hi Paul, thanks for reaching out! we combine resident reviews with our own information about the community." My name isn't Paul. This is clearly a copied & pasted blanket response they have. I continued to engage them, and it's been 10 days -- no response. They've seen the messages. My guess? THE APARTMENT COMPANY PAYS THESE COMPANIES TO SHOW THEIR RATINGS AS 5/5. I am even beginning to think that these Yelp, etc. ratings (shows up on Google) are fake as well. If you think about it, there's too many reviews for only being a year and a half old. Everything is corrupt. I plan on pursuing this issue with FALSIFIED RATINGS.) This is at a great location, adjacent to shopping, eateries, and activities. Considering this (and the other pros), maybe a rating of 2-3 stars would be fair. But because of the fake reviews, I feel empassioned to reflect a lower overall rating. read more

Students and Parents....think twice before renting or allowing your student to rent an apartment for the school year from this complex! We learned the hard way. My daughter and her friend were students at Oglethorpe University. They offered students to live there as an alternative to living in the dorms. Who would pass that up especially since it was cheaper? This (2020) was their last year but Covid hit and closed the school and sent students home. They did NOT let these 2 unemployed college students out of their lease. They were unemployed when they rented the apartment on the basis that they were students and could take out student loans to pay the rent. They made them pay full rent from March through July on an empty apartment that they could no longer use for school purposes. I get it...they had a lease agreement. But this company appears to us to charge for anything they can. We made sure the apartment was in immaculate condition and were proud of how well these young women had taken care of this apartment. We would have been willing to pay last months rent on the empty apartment under the circumstances surrounding Covid but they wouldn't budge and made them pay for the rest of the lease (almost 5 months). To add insult to injury, Gables the sent them a $330 bill for a scratch on the stove that is only visible if you are looking very closely. SERIOUSLY?!!! It doesn't affect the appearance or functionality of the stove and after 3 yrs of use wouldn't you expect something like a scratch...not a crack or anything broken...but a scratch! Just my opinion, but isn't it reasonable to think that if you have a smooth cooktop stove that is easily scratched in an apartment, you should expect that it will be in normal wear and tear? But I guess it is a good way to charge those who move out more money. UNBELIEVABLE!!! Our daughters were so done with Gables...they just decided to pay it just so they can put the whole rotten experience of dealing with all of the inconveniences they pose for college students. It's a pretty apartment and cool to say you live there but we WOULD NOT do it again under any circumstances! I love the units and the location and the complex, but when I had to interact with management my experience was subpar at best. It got continually worse as I decided not to renew my lease. The whole process was awful, as the leasing staff communicated the wrong information to myself and my roommate several times throughout the process. Instead of taking ownership of their mistakes, they of course put it back on me and refused to apologize. I even saw a leasing agent yell at an elevator contractor - to me, that was the perfect indication of the leasing staff. Rude for no reason. Don't recommend this place to anyone. read more

I don't normally leave bad reviews but living here was quite the experience. After various break-ins and an overall poor living experience, my roommate and I broke our lease and moved out early. Management tried to overcharge us and finally admitted they owe us a substantial amount of money. We have called frequently, and they keep reassuring us that we'll receive the money soon. Make sure that you really read the contract when you lease. These people will swindle every dollar out of you. Whatever you do, DO NOT FORGET, that when you are getting ready to move out, as everyone should, that you have to give 60 days notice, WRITTEN. These people automatically renew your lease month to month and, if you are like me and away for a month or more (Military) during the end of your lease then they will charge you for the next month whether you still plan on living there or not. They will also charge you the re-letting fee and the next months rent even if they find people almost immediately to live in your apartment. (I would know because I know the next tenant that moved in). Their practices are predatory and give no reminder towards the end of your lease that any notice must be given (and if you are a normal human you forget things like that after 10 months when you are busy with the rest of life). These people target young adults and especially college students, trying to take anything they can and hope that you forget. Also, this place completely destroyed the carpet by cutting it up and ripping it and claiming "Pet damages" even though the carpet was pristine and there was no damage visible until it was ripped up. If you want honest reviews of this company, read any review below two stars. If you want smoke blown by either people who work for the Gables or by people who reviewed the apartment after only a few weeks of living there then read the 5 Star reviews. If you visit the community and talk to people that live or have lived there, you will hear nothing positive about living at The Gables or the people that own it. (Except for the Maintenance guys. Just moved into this place and love it. It's so peaceful and quiet plus close to everyone needs everything. My view of the pool is awesome and can't wait until season on summer. Highly recommend Arrianna in the office and Furniture Taxi for movers. If not bring lots of dollies because from where you unload to the apartments is a very long walk. read more
