I lived here for 2 years & loved it! Things you should know: I. PARKING Their garage is resident exclusive, but the upper parking deck is available for residents AND guests. This feature is a big deal for a luxury apartment complex, considering guest parking at most other locations is extremely limited and inconvenient. II. LOCATION You're close to 285, so travel is convenient. Walmart is across the street (literally walkable). Costco, Publix, and Kroger are up the road as alternatives. You could walk to the Marta (so airport travel is convenient) and you could also walk to downtown Chamblee. This location is literally a jackpot ~ you couldn't find better. You're also by all the outstanding food culture on Buford Highway. Not to mention, left of Walmart is the "Chamblee Trail" you could utilize for walks and runs daily. III. SERVICE Maintenance is always timely and considerate about entry. The administrative team is informative and helpful via email and in person. The website for payments and maintenance calls is easy to navigate as well. Can I also mention how DOG FRIENDLY this place is? IV. QUALITY Very affordable for the luxury boho, anthropology design of the complex. You won't be disappointed in the amenities and esthetic of all the shared spaces. One issue I did encounter each summer, no matter how cleanly and spotless my space was.. was cockroaches. This means it's likely a widespread issue throughout the complex, spreading to neighboring rooms and not sourced from my area. To be transparent, it's a summer-long persistent battle, no matter what floor you're on or no matter how many times you call maintenance to call pest control. The only thing that stopped the cockroach raids was winter and cold weather. V. CAPACITY This complex is pretty high demand, not going to lie, so shoot your shot and get an apartment while you can..! read more

Really disappointed in the customer service I received when I came by for a tour of a 2br that I had scheduled. The leasing agent showed up late and then told me it was "industry standard" for apartments to ignore all tours booked online. She then proceeded to not say a word to me the whole tour. Didn't even tell me how much the apartments I was touring cost or how long the leases were. Anything about the community or amenities? Forget it, she could not have been more ready for me to go away and stop interrupting whatever it was she would rather be doing. It is especially disappointing since I had come by a couple years before to tour 1br and the leasing agent had been, you know, actually interested in making even the bare minimum of a shrug in the direction of doing their job. If this is how they treat people before signing the lease, I can only imagine how they treat them after. read more

Hello, I lived at the Oliver for over 5 years. I was told that I would receive my refund within 45 Days its Been 2 Months. Melanie Burrell after Several Emails and Emailing the President of GreyStar Bob Frank, she finally answered with a non solution Email. I asked at least 10 times for a tracking number and yet they have yet to provide one. I will be taking this company GreyStar to Court. I don't recommend Anyone Moving at any of there properties. It would be really great if there were not homeless people sleeping in the stairwell also valet trash is a joke. They pickup whenever they want not everyday. Don't get locked out after hours because they won't help you. Also upstairs residents are super loud- their solution is to call the cops. Not a great solution. Packages also get lost all the time. Beware of the $500 incentive. Management created this incentive to rent out the problematic units. So let's begin. The Oliver is covered in dog feces. Within the first week, you and your pet will step on at least one or two pieces of poop. Some are left in the concrete, and others on the flower beds. The artificial grass in the patio doesn't drain either, so wait for a rainy day, and you will smell it. When you schedule your walk, they will force the maintenance guy to go clean around the property (this isn't his fault; he's a great guy). Make sure you show up unannounced so you can see the property is uncleaned. Homeless people sleep and charge their phones in the breezeways on a nightly basis--double check the neighborhood at night, especially the units that face Peachtree Blvd and Chamblee Tucker Rd. The valet trash pick-up is mandatory. Unfortunately, it's unreliable, but you have to pay for it. What is reliable is the email notification you will get if your trash is left outside because you believed it was picked up when it wasn't. The package locker system (luxer one) is the worst. There aren't enough lockers, so your package gets left in a room (unsecured) or another room that is open during the day for you to search. The fire alarms on some of the buildings do not work correctly. As a result, you will be awakened at least once a month by them. *The pieces are back-ordered, and they don't know when they can fix them. Ask about this during your walk. Communication from the property manager, Melanie Burrell, usually stops whenever you have a problem. She will claim she didn't know and throw anybody under the bus, including the staff, before acknowledging any responsibility. She usually responds to reviews (check other websites) because she knows people read them. She usually responds with a, please give us a chance to fix it, but it's just for optics. read more

Absolute worst and militant property mgr staff ever! All they care about is charging extra fees for anything they can. On top of that threatening legal action for a late electric bill. This manager has gone completely rouge. The tenants look forward to their day in court!!! She is constantly harassing tenants and searching for things to charge for. Do yourself a HUGE favor and interview many many current and past tenants before ever signing anything with this company!! Greystar shame on you for allowing a senior person to be sending letters like below to a tenant who has been there 5 years and has always paid his rent on time even during COVID. The lock on my door was not working with my key, so I put in an urgent work order. Carlos showed up less than ten minutes after I put in the request and fixed the lock in about 2 minutes. Extremely negative experience when I went to tour the apartments. The manager was nice at first. She showed me the building where I could see the model apartment and told me to walk around and look at whatever I wanted and to meet her back at their front office. While I was there I ran into a person who lived there. They told me management is nice until you sign your lease. He said they don't care about their residents, don't keep the grounds clean, the trash service never comes and they don't answer calls from tenants. After I walked around and saw the broken fire pit, dog poop and trash all over the place I asked the manager about what I had been told. She appeared nervous and made excuses for the things I was told. I asked her to provide me more details on renting the apartment and she never returned my calls after that day. read more

Renter Beware! Lived here for over a year and the maintenance is horrible on this property especially due to the guidance of the new Community Manager. Black Mold in the hallways leading to the parking garage to unfulfilled requests in emergency situations. Hallways filled with trash to where you have to ask them to clean it. Sinks and showers back up all the time. This place has a pretty common area but the rest is smoke and mirrors. Used to be able to get things done and have truly nice people but with the new manager that has changed and nobody cares anymore. read more

DON"T MOVE IN! I lived here for 2 years. This new management group took over the last 6 months I lived there. My life was MISERABLE! The place is filthy. There's dog feces everywhere, and the stench is unbearable in the summer months. The "security doors" rarely work and there's NO cameras to keep you safe. If you see one - it may not even work. There are "wanderers" from the street who make their way in and sleep inside the building. And if you feel you need to rent there, you better rent on the top floor because you hear every single footstep of the person that lives above you. The washers and dryers are substandard (google it) and my water bill was $70 to $90 a month. My electric was always over $200 because of the substandard Air and Heating unit (kept at 73 degrees), and that cheap Washer and Dryer. The windows are cheap and in the winter months I was forced to put plastic over my bedroom windows so I wouldn't catch cold. And I can't tell you how many times I had to call the exterminator for the knats and bugs in my apartment. The day I left there was the best day of my life! I could go on.... I'm a REAL renter and not a "company friend' that writes bogus reviews. Don't Do It! read more

Formerly known as "Olmsted Chamblee" since Greystar has taken over the property has did a 360. The staff members aren't personable at all. I used to take pride in living here now I wouldn't recommend it to anyone. For the amount of rent we pay compared to the service we receive, it definitely is a rip-off. When the new management came in they didn't even have the decency to send the residents an email introducing themselves or explaining if there were going to be any changes, we had to see them on our own. The apartments are off of a main street so security is def needed but when Greystar took over they thought it was a great idea to get rid of security resulting in attempted break ins and homeless people sleeping in the office on property. The rent portal still has not been set up and they never answer the phone in the office so when it was time to pay rent I had to chase them down to figure out what was going on. Come to find out when I finally talked to them, it was the last day to pay rent before I would have to pay late fees. One would think that should be communicated to the residents once the change in management took place but no. I could go on and on about the way this property has gone down since the transition. The only reason why I even gave it 2 stars is because the apartment units themselves are actually nice on the inside but the way things are going I don't expect Greystar to be able to maintain the property.
