I love living here! Going on 7 years. One of the standouts is our maintenance staff - the guys and gal are quick to fix what's needed, friendly, and considerate. I don't need much as the building is not that old and well maintained, but when I do they go above and beyond, have even helped with things outside what's required (like CJ putting in a water-filtering shower-head, dismantling my hammock)... Right from the start I got what I wanted - a huge patio, quiet side of the building, tons of storage, and a floor plan I knew I would enjoy. The leasing staff is accommodating, friendly, and professional. I utilize the biz center, pool, gym, and have had some great parties and screenings in the rec room. They also show their appreciation of us/tenants by hosting events often. And the location cannot be beat! read more

We lived at AMLI Ponce Park for 3.5 years and recently moved out. We absolutely loved our apartment and the location can't be beat. Everyone at the leasing office is great and always loves saying hi to our pup and baby. We had an issue with someone else in the apartment building taking a bench of ours as we were moving out and Flavio from the leasing office was absolutely amazing! He found out who took it, got it back for us and even drove us to our new place since we no longer had the truck and couldn't fit it in our car. Flavio went above and beyond! I've been a resident since August 1st & have had issues since August 1st. It began with the back door not being rekeyed prior to move-in then having to wait two weeks for it to be rekeyed. When it was finally, locks on both front & back doors were & we were locked out of the house. Had until wait 30-45 min for new keys and missed an appointment. There are pros to living at Ponce Park but they are few, the many cons definitely outweigh the pros. 1. Management at complex & corporate levels in my opinion, are compiled of individuals who are not leaders and have no management skills. Since I've moved in, management has been negligent in rectifying issues that I shouldn't have had to deal with initially in a timely fashion. Community & corporate management have a customary habit of not following-up with concerns that I've addressed. On November 26th contacted the corporate liaison Candy by calling her personal number. After the 24-48 hour response guarantee she contacted me to inform me that she spoke with her boss Julie to get my issues resolved. I was supposed to hear back from them last week and at the time of this post, of course, I have not heard back from anyone in the corporate office. 2. Dishwasher is old and not comparable with the year of the complex nor the amount of rent for the apartment. The bottom rack does not stay on the track & there are gaps along the sides of the unit. It malfunctioned & was on all night 11/20. Woke up to a burning smell only to discover that the dishwasher didn't complete the cycle, ran all night, which was very dangerous & warped our $300 Ninja food processor. 3. No community parking rules. Everyone just parks wherever they want including visitors. There are several cars that never move from their parking space & there are numerous cars in the garage that have expired tags. Flavio the leasing agent parks their unregistered car in the parking garage & they do not live in the complex. I've spoken with property management at least three times regarding the vehicle & before I left for vacation on 12/3 and as of today the car was still in the garage. 4.There's a security car parked in the deck. I've seen a guard twice in the 3.5 months that I have been here. During the Summer with the top down, the car was ransacked. It took management three weeks & constant badgering for them to review the security tape of the incident. 5. Maintenance now, after calling corporate answers tickets in a timely fashion. They've come into the apartment several times without the alarm code. First time the police were called because I was unable to be reached by the security company at work. We then provided maintenance and office with our alarm code & on two other occasions, they entered the apartment without the code & the alarm company was notified. The last time the alarm was triggered was September 11th while I was in Aruba on my honeymoon. Ticket was for the master bath toilet which was not fixed upon our return. They came 2 weeks ago to fix the door hinge & that same toilet. I was contacted again for the alarm code. A few days after request was completed I found that a screw was left on the floor in the doorway by stepping on it painfully. Luckily I wasn't injured nor my dogs. At this point my only assertion is that maintenance is incompetent. I could say a lot more but I only had 4000 characters for this review. If I could give zero stars I would. By far it's the worst experience that I've ever had in any place I've lived & I'm a previous renter (apartment & house) & homeowner. I shouldn't have to waste time to manage simple issues that should be standard practice or follow-up behind "professionals". I just want to pay rent & mind my business. However, I'm not afforded that luxury. You usually get what you pay for & at close to $3000/month, I expect & should be receiving much better than what I am being provided. I won't be renewing my lease & would move now if I could. Sharing my experience to prevent you from running into a headache so I'll just leave you with, avoid AMLI Ponce Park! read more

**Updated Review** I moved into AMLI Ponce Park's ENDO apartment [with the cosmopolitan finish] after considering several places to live. Kasee and Ryan's excellent customer service and the building's LEED Platinum certification convinced me to apply. Drawbacks: AMLI Ponce Park was under heavy construction when I moved in last August, and several of the apartment's featured amenities such as outdoor bbq grills, gated parking garage, pool, etc. were unavailable to me. They offered concession for half off the second month's rent, but it was not enough to offset months and months of noise and inconvenience caused by large trucks surrounding, inhabiting, and coming in and out of the parking garage. There are also unexpected 'hiccups' like alarm testing and power outages. This should be a non-issue for new residents, but the rent skyrocketed to over $200 for units like mine. The quality of the kitchen cabinet material is below average. After only a month of living here, the bottom corners of my island started chipping with very minor contact with sweeping and steam mopping. The same thing has happened to some of my kitchen cabinets. Furthermore, the walls are nearly impossible to clean without staining them, and hiring professional cleaners will add an unexpected expense. Noise and smell variation has been a mixed experience. I used to hear my neighbors all the time, and smell weird stuff, but now I rarely do because I turned off one of my exhaust fans. Occasionally, the elevators will smell like a mixture of Lysol and dog pee, but it's going to happen in a place with lots of pet owners. Recycling is right outside of the parking garage, which causes people to inconveniently park their cars. However, my biggest critique of this AMLI branch is that sustainability is one of its major selling points but the company does little to engage the issue (e.g. no community garden, inaccessible limited recycling, no composting, no tips for reducing carbon footprint, no list of references to research tools like the EPA's Toxic Release Inventory (TRI)). Package handling is inconvenient, but available. While I appreciate their email notifications, it has been nearly impossible for me to get a package delivered to my door even though the call box works. This is a major consideration when you want furniture delivered to you--sometimes you have to go the extra step and coordinate between the leasing office and tracking data from the delivery company if you don't want to haul UPS and FedEx shipments. Benefits: AMLI offers a good living environment. The construction happened really fast and they occasionally have community events. The 24/7 fitness center is awesome because it has two floors and lots of different kinds of equipment. As I previously mentioned, the staff is attentive and helpful. They quickly get back to you, even if they don't have to power to resolve your complaints. The location of AMLI Ponce Park is unbeatable. Four major grocery stores are within a one mile radius (e.g. Kroger, Whole Foods, and two Publix), as well as major venues like the Fox. You are also within twenty-five minutes driving distance of Buckhead and Decatur, and minutes away from both Downtown and Little Five Points. The beautiful Old Fourth Ward Park and the Ponce City Market are literally across the street from the Leasing Office. All kinds of shops have opened at the PCM, and its gorgeous now that the construction is mostly finished. I love that I can walk through it to access the Midtown Shopping Center across the street. The O4W park connects residents to the BeltLine and offers us easy, walkable access to other Intown neighborhoods. The apartments are modern and utilize space effectively, which will appeal to people who are looking for sleek and shiny. I love having a brand new washer/dryer, dishwasher, refrigerator with an ice maker in the freezer, and a deep tub. The amount of counter-space and cabinet space is amazing. I have a huge island, which offers multiple places to store my stuff. The hardwood and tile floors are easy to maintain. The balcony is large enough to accommodate a table, some chairs, and plants. Explore this area fully before you make that 13 month commitment. AMLI has one of the most restrictive leases I have ever been in, charging legally grey fees for breaking it (hence the three stars). However, I renewed my lease because this entire area's rent increased and I could not find a comparable value. I searched extensively for a better deal, but after touring at least ten apartments nearby, I quickly realized that places of much lower quality are taking advantage of rent hikes occurring all over the city. For now, I am enjoying all the amenities and seeing how the area changes. In the next few years, I am most likely going to buy a house or condo, and will review that company and realtor when it happens. read more

Location is great! We liked the lay out of our (2BR, corner) apartment, but quite pricey. Apartments are very noisy, you'll be able to hear your neighbors conversations. Lovely. And upstairs neighbors sound like they're wearing lead shoes. Not sure why so many people are so inconsiderate. Quality of flooring (carpet and vinyl 'wood' flooring): not great. Quality of cabinets: not great. Very dog friendly. Unfortunately lots of lonely dogs in the complex, so lots of barking. Location cannot be beat. Walking distance to the Beltline, O4W Park and directly across the street from Ponce City Market. Numerous restaurants & grocery stores nearby. Great amenities. Staff is great and my interactions with them have always been courteous. Community is located in a transitional part of town so crime is ,unfortunately, a reality. The complex does employ a security guard (or did at one time) but, I haven't seen anyone recently. My biggest complaint and possibly just related to living beneath someone is that the overall construction of my unit seems poor. I hear everything my upstairs neighbor does. Flushing toilets, footsteps, conversations, etc. There seems to be no soundproofing at all. Perhaps the reality of multi-family living, but it's a major reason why I'm not renewing my lease here. read more

My fiancé and I have been living here for a couple of months now and have had nothing but a great experience! Due to a NIGHTMARE experience with our moving company we ended up having to reschedule our move in date a few times and the AMLI staff went out of their way to make sure we were OK. Kasee, Crystal, Emily, Angie and Ryan have all been so nice and friendly to work with I honestly couldn't say enough great things about each one of them. The apartment itself is gorgeous and I absolutely love living here. The building has a great gym and lounge area, and they are almost finished building the pool and other amenities. The location is right against a park with a bike/running trail and there are great coffee shops, grocery and shopping all in walking distance. They put together regular community events to make sure we all get to meet one another like a Halloween costume contest, movie nights, wine tastings etc. I'd definitely recommend considering AMLI Ponce Park as your next home! read more

All of the facilities are nice, especially the gym. Overall I have enjoyed living there, but any time I had to question anything I feel that the management took the opportunity to screw me out of more money. Know that when you receive your monthly bill (that is mailed to you) even though you have paperless billing, it will be on a piece of paper that will cost you $5 every month. The service that they use to divi up the water and sewage and trash or whatever costs every tenant $5. It's ridiculous. I had to get a second building clicker and it cost me $200. $200 that I will never see again for arbitrary reasons, and no, it wasn't a deposit. Then when I gave 60 day notice that I was ending my stay at Amli, I am charged a fee because I'm staying 5 days past my lease (on top of pro-rated rent). They call it a month-to-month fee but in my opinion it's just another opportunity for management to screw me. Also they have poor office hours. 10a to 7p. They don't work late any night of the week. I have a job where I work longer hours than them and so I couldn't ever go in and see them unless I left work. Overall I have to say, if you're OK getting screwed left and right for dumb costs that yeah sure I signed in a contract with extremely vague language so they could do this, then sure. Live here. I just won't ever live in a place that is managed by a corporation again. I will reiterate. I enjoyed living at the actual place, just know going into it that they will 100% try to screw you and you'll be happy. read more

I lived in AMLI Ponce Park from 12/14-1/16. It was a great experience! You are minutes from Midtown, Inman Park, VA Highland, and Old Fourth Ward. Great parks right by the complex and Beltline access is less than a five minute walk away. Great amenities and people of all ages live there. The apartment is a typical loft style apartment with nice fixtures. The staff was great to work with and maintenance was always courteous and quick. I moved out because the rent went up $300 a month which became a little rich for my blood. The only negative experience was my Jeep Wrangler getting broken into twice inside the parking garage. The first time I reported it, I was informed that they only had cameras on the front gate. Two months later my Jeep was broken into again. I chose not to report the second break-in because I knew nothing would be done about it on AMLI's end. This is still a very transitional area of town so crime is going to be an issue anywhere in that area. They do have security guards on the weekends that hang by the gate but they can only prevent so much. My only recommendation would be to invest some of that hiked up rent towards making the parking garage safer for the residents. My Jeep being broken into was a minor situation. I would hate to hear of something really serious happening and there not be any surveillance to show the police. I would absolutely recommend living here. It's not worth the money to me personally, but if you are looking for a great in-town living experience then check out AMLI Ponce Park. read more

I can't brag enough about this place! The staff is amazing, the location is perfect, and the apartments are beautifully designed. I've had such a great experience since moving in a month ago. Grocery shopping is just steps away, a legitimate gym open 24/7, and the beltline are definitely my favorite parts of Ponce Park. When apartment shopping I read a lot of negative reviews about staff at other apartments, but the staff here are very friendly and accommodating. This 5 stars would have to be for Flavio. Hes a really cool guy and very professional during our tour. This area is up an coming but with that there are some areas that didn't look as upscale as I would have liked. Price was a little higher then I wanted but that's probably due to being across the street from ponce market and the belt line will reach there soon, so I get it . I've went around looking for apartments and was surprised how some associates really didnt put any effort into the tour, but with Flavio it was the direct opposite . I would not particularly recommend this place. I believe the only benefit here is the location and THAT'S IT! I think they try to get by knowing that its customers live in a great location, this, unfortunately, disregards the "pay for what you get" experience. I have given my alarm code over 4 times but we receive calls from ADT every single time they come in (even when out of the country), we have put in multiple ticket request and had to follow up 3-4 times until it got done. Appliances are old, Toilet has never truly been fixed, the gym TV has not been on since we moved in, the equipment is terrible in the gym. The car got broken into, I never got the true story about it after asking multiple times (should have been on video). They supposedly make visitors park on the top floor, and they have no way of tracking that, hence parking spots are way less available starting Thursday night until Sunday. To be honest, if it wasn't for the location there is no difference between paying $2900 and a $1200 apartment. The only thing that would stop us from not renewing is that my wife is expecting a baby around the time of our renewal date, and the change might be a bit much, but I will do everything else in my power to move around that date. Terrible place, Corporate doesn't follow up, no one follows up. I have owned a business and worked for IT companies for years, I do not know of any other workplaces in which this kind of behavior is acceptable. read more

I'm new to Atlanta and I stumbled upon Ponce Park. It is a brand new property in the Old Fourth Ward district. I recently visited the office today to take a look at a few condos and everyone in the office were very sweet and helpful. Everything is in walking distance including the farmers market where you can find the freshest produce around town. I love the history that surrounds the property and there are some amazing views of downtown Atlanta. I believe that I found a place to call home thanks to the helpful people who went out of their way to assist me today. I ended up talking with a younger lady for about a hour. Amli Ponce Park answered me with a "we have been working with you " answer. They have never worked with me and the jig is up, I have spoken with two dozen neighbors, at least, who finally realize that, yes, the apartments are constructed poorly, building code violations are multiple on at least the 4000 building and no one wants to pay $2000 plus a month for this poor quality. Also, beware Amil Ponce Park is about to be served with a class action suit. They do not know this yet as the filing is in progress. The suit addresses the treatment of clients, poor construction and obvious attempts to remove tenants early from their apartments so more money can be charged for the apartment as they feel the value has grown in under a year to $200 to $400 a month plus (which is highly over inflated),and this tactic is not legal in the state of Georgia,, I would not want to sign a lease at a complex that is about to go to court again. Don't forget, this negative email will be moved to the bottom of the comments within a week. All of the positive reviews sound a little too contrived. No comments are made as to what people "love" about this complex, just "great", "love", BTW a company can post their own reviews under other names, read more

Current resident here and it's remarkable how quick the staff is to flip their attitude once the lease has been signed. There was no mention about the poor quality of construction which leads to you being able to hear your neighbor playing Adele everyday or hearing water running through the building every time someone flushes their toilet. A bit ridiculous that you're paying $2000+ for a unit that has these kinds of issues. Furthermore, it's been a year since the building opened and there still is no proper mail room to pick up packages. Instead you have to go to the leasing office, which is ridiculous considering that most people work during the hours of 10am to 5pm which is when the leasing office is open. I'll give them credit that this problem will be corrected in a couple weeks once they switch over to their new system but why was this not explained when signing the lease? Talk about nickle and diming... AMLI's terribly designed portal system allows you to change your bank account for auto pay of rent; however still charges your old bank account. This resulted in overdraft fees all over the place and by the end of it I had paid $175 ($25 to my bank and $125 to AMLI) for payment issues. What's more disappointing is that upon sending evidence of such problems to the building management, there was no acknowledgement of the issue. The staff could care less. Sure the location is great, but I am convinced that you can do better for finding a place to live. I'm certain I will not be renewing the lease on my overpriced apartment and underwhelming quality of service. read more

been here a few months and so far no major issues. my unit is on the north ave side and it is noisy with all the traffic passing by all day long. definitely would have preferred an inner pool unit or courtyard unit for quiet if I had known. Also my unit has a very narrow 11 x 21 living/dining space. Thought this would work initially but its hard to find a furniture to fit in this configuration and still be useful after we move. The kitchen island does not have an overhang so can't fit bar stools next to it. Ends up being a wasted seating space. Just some tips for anyone trying to choose a unit sight unseen. read more

They tell you a lot of stuff to get you to move in, but then bait and switch on you when it comes time to hold their word. Concession for the construction since it was still ongoing when you moved in? Oh no you pay that back if you move out because we were doing you a favor. Move out early due to a job transfer? Don't even bet on getting out of your lease. They provide you with two options: two month notices with a TWO MONTH PENALTY on top or pay until re-lease with a RELET FEE of 85%. Then they tell you they are doing YOU a favor by giving you that option. Call corporate and they claim they have the best lease break policy in the land (which is a joke since we have leased with about 4 different companies and they have the stiffest by far - even for legitimate reasons) Meanwhile the apartments have shoddy quality throughout for a brand new building - cracks in the crown molding, cracks all throughout the hallways and tiles, broken gates, parking garage gate that works half the time, etc. Brand new dish washers that get clogged half the time for no reason. Toilet that was installed wrong. Hot water heater that makes a constant dripping sound. They tell you there's no fee for trash (wrong) and no valet trash - so instead you have to carry your trash all the way through to the parking deck for a drop off. And then the smell permeates throughout the hallways and into the apartments. Lovely. Soundproofing? Yeah right. Not only can you hear everything and everyone around you, but if someone flushes a toilet, it literally sounds like a tidal wave is coming through your walls - I'm not even kidding. You won't need an alarm clock either. There will be dogs that are left on the patios for hours at a time starting at 6 AM to bark non stop. Did we mention the crime in the area? Not all of it can be stopped but when you hire security and they don't do anything but hang around the dumpster, they're not a whole lot of use. Meanwhile people's locks are getting popped open and break-ins are fairly regular, even during the day. Cars are broken into constantly. All of these and many other issues are common complaints among the residents here. But they don't care - they're a massive company. If you complain enough, they will unleash the property manager on you - that is if she is ever there. There are plenty of properties in the area. Don't waste your money on this overpriced, overhyped, poorly built building. The staff could care less about you. read more

This will be my second year at Amli Ponce Park. You can't beat the location; the Beltline access, Historic 4th Ward Park and proximity to Ponce City Market are major perks! The management office staff are friendly and eager to help with issues and questions, and even offered to clean my carpets and do paint touch-ups with my lease renewal. I feel it's a very safe place to live; Amli recently installed more than 10 cameras in our parking deck and have a nightly security guard. The halls, pool, and resident clubhouse are kept in pristine condition. I highly recommend it! A+ Amli! read more

The staff in this place are awesome. Everyone is friendly and very professional. I stumbled on Amli Ponce Park while checking out the flats in Ponce City Market. After looking a couple other places, I chose Amli Ponce Park mainly because of the staff. It also helped the apartment was new but not the main reason. Ryan, my leasing consultant, other than being very nice, was thorough in answering all my questions. He showed a great amount of professionalism and patience throughout the leasing process. The staff at many apartment complexes are very nice at the beginning just to get you to sign on the dotted line, and afterward you've signed the lease, you never hear from them again or they show little care when it comes to addressing your issues. That's not the case with the staff at Amil Ponce Park. Every time I saw a resident bring up an issue, the staff went above and beyond to address the issue quickly. Although, there were times where the issues were out of their control (like noisy neighbors and residents not picking up after their pets), the staff still showed concern and at least tried to re-mediate the problem. The staff also did a fantastic job in keeping the residents informed on crime within the apartment as well as within the surrounding area. As for the apartments themselves, the design of the apartments are nice and there is plenty of closet and storage space. I had a one bedroom apartment and I had more space than I knew what to do with. If I had one negative thing to say, it would be the materials used were not of the best quality. But hey, what can you expect? It's an apartment... The location is ideal if you're active, have a pet, or don't want to get in your car and drive every where to run errands. There are grocery stores, restaurants, parks, and access to the Beltline near by. Once more stuff open up at the Ponce City Market, it'll be even nicer. I lived here for 8 months and broke my lease for a job out-of-state. As with most places, breaking your lease can be rather expensive and this place is really no different. But I will say that this place at least offers you 2 different options to choose from. You just pick the lesser of the 2 evils based on your needs. read more

My husband and I looked at many places over a three month time frame in the O4W park area. AMLI Ponce Park really is the perfect choice for our new home. The staff is incredible. We have mostly worked with Ryan, who has been beyond patient with us on our numerous trips back to look around, measure, change our dates, ask a million silly questions....I was especially impressed that he would remember our names, as I can't imagine how much traffic they get each week! Our move-in was as easy and convenient as it gets thanks to the staff having everything in order for us. Communications from AMLI on getting connected to the community and the neighborhood have been fantastic. The apartment is just beautiful! We love the floor plan and all of the natural light that comes in. There are many amenities like a flat-top stove or stand-up shower (in a 2-BR unit) that really set the property apart from others in the area. I'm used to being freezing in our home and have been amazed how energy efficient the apartment is and how much lower I have the thermostat set. You really get the best of all worlds in this particular location - right on the park, easy access to the beltline, across the street from Ponce City Market, and an easy walk to so many restaurants. read more

I've Lived in Fulton Cotton Mill loft then Atlantic Station which I can't move away from fast enough. I'm now in contract thanks to my girlfriend who talked me in to moving here. AMLI Ponce Park has given the best experience I've had living in numerous apartments throughout Atlanta. The leasing office staff is warm, friendly, helpful, and accommodating. The maintenance crew is timely, courteous, and proficient. Also, the buildings, grounds, and amenities are well maintained. Parking is ample. The location can't be beat. Location is great and the units themselves are nice as well- I've hardly ever had an issue but maintenance is very quick to work if something comes up. However, the walls are incredibly thin. I understand living in an apartment complex you will hear noises, but this is insane. You will hear a lot of loud noises from the people above you no matter what. I'm talking just walking around and vacuuming...these noises are magnified and sound 10x louder than they should. There have also been a lot of break ins lately outside AND inside the garage! Apparently there is a courtesy officer around but I have never once seen him in my life and no one patrols the area to make sure things are safe like they are supposed to. This is not ok in my book. The machines in the weight room hardly ever work how they're intended to. Either they don't work at all or they don't connect to the TV provider as they should. If this is such an issue- maybe you all should get new equipment that actually works? The main elevator in the complex hasn't been working off and on for the past month. And there's no statement from management either- so I hope no one has to move in or out soon because that would be a huge pain! The whole complex is being painted on the outside for months now. Probably since May. The crew basically never works and it is taken way too long for this to get done. It is such an inconvenience to everyone when you decide to paint for the entire summer when people want to be outside. Why not do this during the winter when it doesn't matter and people don't care if paint fumes are all around? It's just dumb to me. Christen in the office is pretty fantastic- she will get things done that you need so I would go to her for everything. Flavio is basically the opposite of her and that's all I've got to say about him. Things need to change here and hopefully fast. This could be an amazing situation overall but it's not and that's a shame. read more

What a wonderful experience it was- not only living at this beautiful location but also the amazing people. Both in the leasing office as well as those that work in the building. You can't get better! Quick to help and or get you the right help when needed and there is such a warmth within the community that makes this an ideal location. Although I did not stay long in Atlanta, when I did move back to Los Angeles- I remained within the AMLI family as it has been a great experience. And that is rare for me! If you are looking for an all-around fabulous way to live...This is a great place to do it! read more

I love living at Amli Ponce Park! So much so that I have referred three friends to move here as well. I've been here 3 years and my experience has been great! The location can't be beat, everything you need is within walking distance. I walk to work, to get groceries and to grab drinks and food with friends. The staff is always friendly and has always been very responsive to my needs. When I put in a maintenance request it is taken care so quickly that I'm often caught off guard because they come same day. My neighbors are quiet and nice and I love petting all of their friendly pups. They keep the grounds clean. I have even seen the front office staff picking up trash from around the front of the building which makes me feel that they really care about the property. I have had such a great experience that I have referred three friends to move here. I have lived in other apartments and the management was unprofessional and non responsive, the grounds were not well kept and I didn't feel safe. I feel like I won the lottery where I am now. read more

We have lived here for nine months now and absolutely love it. You cannot beat the location, with a park, a food hall, a winery and a brewery only steps away! Staff is incredibly professional, friendly and responsive - everyone here loves them. The grounds are impeccable- the landscaping is impressive. Pool area is also beautiful and usually quiet. A very pet-friendly community. It's basically PERFECT here! BUT, there is only one major issue: soundproofing. The people above us sound like they are coming through our ceiling 24/7; when they walk it actually makes our fixtures and pictures shake! Then new people who moved in below us complained about the very same issue and we never wear our shoes in the apartment and *try* not "walk" loud, but this is tricky when we have company and there is a lot of walking going on. (We can also hear the dog barking next door but it doesn't bother us because it very rarely barks.) My friends/family say that this is just "apartment-living" but I lived in a previous apartment where I never heard the people above me. I just think anyone contemplating living here deserves a fair warning. We love it here so much we try to just ignore it, or laugh about it, but it's frustrating on days when you really want a peaceful atmosphere, and we may begin exploring other apartment options as a result. Not sure we will find a place that makes us as happy as AMLI Ponce does though. (2 other tiny issues: the fridges don't have outside ice/water function, and they don't have valet garbage service- it's annoying when people put their garbage in the hallway to take out later, as it subtracts from the ambience). read more

Lived here since 2015 when I graduated from college...I just renewed lease and it goes up 300 every year...I will give it a one star for that because if you are a tenant in good standing and paying your rent on time this practice should not be allowed...this is a gated community, but the gate stays open for too long once you've been buzzed in...security issues there...too many robberies and break ins...and tenant's are not notified in a timely manner...the pet policy and rules are not enforced...this is not a dorm and maintenance are allowed to enter apartments too frequent and too early...office personnel does not give UPS or FEDEX package to tenant and they will keep it themself and never notify tenants when fedex or ups leaves mail in the office. Amli properties are very expensive but it is not worth monry. At this property, the manager and staff is very rude and and not helpful at all . Please do not sign lease.. Moreover, after one year they will increase rent upto 300 and area is not safe many apartment broken into.. read more

Great staff!!! Excellent maintenance turnaround and flexible in working with you (especially when I'm away at work and owning a dog). Within 20 minutes of a maintenance request had someone at my door. Great community, staff and place to live! read more

This is a great new apartment complex in Atlanta. All of the staff have been great thus far and I am excited to be moving there in October. I have mainly worked with Crystal, but Ryan was more than happy to assist me when she was unavailable. The location is more than ideal, with the new Ponce City Market across the street and the Old Fourth Ward Park and Beltline steps away from my door, I am extremely excited about living in a beautiful, yet affordable new apartment! read more
