LOOK ELSEWHERE! I lived at Alexan on 8th for 4.5 years, and while the location and unit finishes are great, the property management and overall living experience have steadily declined. When the building switched from Lincoln Property Management to Hanover, the transition was handled poorly. Drew was a solid manager, but once he left and Tori took over, things only went downhill. Tori shows no indication that he cares about the residents, and that attitude trickles down to his staff. Any time I called with an issue, I was routed to an offsite answering service who promised to "notify the leasing office," but nothing ever came of it. Maintenance & Property Issues: Gym equipment (stair stepper, cable weight machine, treadmills) was broken for months at a time and still broken to this day. Non-EVs frequently parked in charging stations. When reported to concierge or the leasing office, no one notified the resident to move their car. Multiple chargers were broken, and maintenance requests were marked "completed" without ever being fixed. EV charging should not be listed as an amenity in this case. Locks and handles on secure entry doors into the garage were broken--level 4's door handle was left broken for over six months and was still broken when I moved out. Overall, there is a backlog of extremely simple maintenance items that have gone ignored for over a year. Resident Experience: The resident mix was half young professionals/Georgia Tech students and half tenants that made living here very difficult. In my time at Alexan on 8th, two neighbors were evicted, and multiple incidents required police and even animal control intervention. One neighbor squatted under a fake identity, brought strangers in at all hours, and disturbed the peace for months before anything was done. Multiple armed cops finally showed up one day and evicted him. Another left her new puppy alone, barking for hours on end, kept it outside on a balcony in extreme heat, and let feces pile up--animal control was called twice by another resident. She also frequently left her children unattended, a lot of times by the pool, and many neighbors suspected trafficking in her unit. Despite numerous complaints, management never acted. She fled in the middle of the night and left a unit full of trash. A third neighbor blasted loud music with heavy bass late at night, and again, after-hours calls to "management" went nowhere. Move-Out Experience: To top it all off, the move-out process was just as frustrating. When I submitted notice that I wasn't renewing my lease, I never received any acknowledgement--no email confirming receipt and no checklist of what needed to be done prior to moving out. Eventually, a list showed up on the portal, but the portal didn't allow you to schedule an inspection. I had to email the office and waited days before getting a reply. Joia was corresponding with me, but on the day of my scheduled inspection she was nowhere to be found. I had to return the next day, only to have a brand-new employee--just two weeks into the job--conduct the inspection. She admitted she had never been formally trained and had been forced to cover Joia's inspections, which Joia scheduled on her off days. The Good: The building itself has potential. The location is excellent--right in the heart of Midtown. Amenities are nice, and the floor plans are spacious with good storage and attractive finishes. The Bottom Line: It doesn't matter how nice the apartment looks if you can't actually enjoy living there. Deferred maintenance, unresponsive management, constant resident issues, and a poorly managed move-out process made my experience extremely frustrating. For the price, you can absolutely find a better-run property in Midtown.

The representative was rude which made me not trust living in the building. I didn't want to have to deal with rude responses if I reached out for service support in the apartment.     I've lived in the building for over three years as an owner…read more The location is second to none in the city - it's in the middle of a ton of great bars and restaurants, just ~3 blocks to Piedmont Park, ~1.5 blocks to Midtown Marta, 2 blocks to Publix, CVS or Starbucks. I feel really safe. My neighbors and their pets are friendly, as is the concierge staff for the most part. The gym is generously sized and great for working out 'at home,' the common/club room is updated and comfortable, I really enjoy the pool any time. I don't notice or am not annoyed by noise issues much, but I'm also at the end of my hall and my unit faces out toward the park. I love my unit itself and it's been easy for me to maintain thus far. The HOA is stable and tries to improve things based on residents' feedback, the community/building is active and involved with that and the regularly hosted events. The only real and pretty huge negative is parking. My spot is good, but it takes me a long time to get to it. AAA owns all the 'visitor' parking and readily boots/tows at-will, without posting the 'rules' for parking there. And you always have to pay to park. There are a couple of workarounds, tho. Parking issues are par for the course in midtown, at any rate.

Lalli, the property manager, always goes above and beyond to ensure I have a great experience. She helped solve my issues with some charges that had been made (my fault) and helped solve an issue for my main method of transportation which is to bike. The only issue I see with Modera is that, it is not bike friendly. There is no easy access in and out of the garage for bikes nor pedestrians. We have to fight for space with cars and that's pretty inconvenient given that the location is in the heart of the city.

THE GOOD: Overall, the cleanliness of the property has improved. Changes were made and progress has been noted. If the offending residents and their guests could be removed, the property would be cleaner. Efforts by Magagement to improve the quality of life by increasing enforcement of lease restrictions and rules is working. I understand the property is a "for profit" business, but there has to be balance between profit and enforcement so that compliant residents are not shortchanged. THE BAD: There are always going to be those who violate the rules. Several residents continue to let their pets (large and small dogs) roam without leashes. When there is an injury incident the lawyers will have a field day.. Several pet owners don't clean up after their pet when there are accidents in common areas like hallways, elevators, and the lounge areas. Some owners blatantly violate the rules allowing their dogs to occupy areas unattended and by allowing their dogs to sniff and lick ice in the kitchen areas inside and outside. There are also residents who smoke weed and cigarettes in spite of signing a lease agreement in a "NO SMOKING" facility. It's difficult to enforce the no smoking clause but I think a better effort can be made by having security enforce and report. MY ThOUGHTS: Overall there has been measurable improvement which I applaud. I hope the improvement continues behind the efforts of the current management team. There has been great improvement and I continue to see good things happening on the property. The property has an unbeatable location and nice amenities, I guess that's why I still call Modera Midtown home after 4 years!

So far, I'm a fan. The building is situated at the corner of Peachtree Place and Spring Street, and located near Publix, Mac's Liquor Store, and other conveniently-placed businesses. It's also walking distance to the Midtown Marta station and various restaurants. Rent is the cheapest I've seen in Midtown, with studio and one bedroom units priced between $600 and $800, water included. Units are electric with heating being the only element that runs on gas, and all units seem to have hardwood floors. The building is kept locked and secure, with tenants being given keys to access the building. One potential downside is the age of the building, which was built in the 1920's. But so far, everything seems to have been kept in great condition. I love the antique fixtures and design of my new apartment! The building is managed by Rebecca at Victory Group Atlanta, who own several properties across the city.

Parking 3. Laundry 4. Noise 5. AC 6. Bugs So the parking situation is a nightmare. They fully disclose when you move in that there is an alley on the side of the building (the side by the liquor store) where, "we allow residents to park." It is such a crappy arrangement. Yes, there are parking garages nearby which you can pay monthly to park at, but you will be walking a few blocks, and likely be on a pretty high floor. I went the route of just using the alley and saying I'd be fine with it. You have to leave your phone number on the dash so that neighbors can call you to move if you are blocking them in, meaning you have to call everyone to move so you can be fully blocked in if you intend to leave your car at home. The system would work fine if there was a better feeling of community, but there isn't. We were blocked in multiple times by people who had parked and left. We are not without fault, as we did end up blocking in a neighbor once. But we made an effort every time we left to call people and try to get cars situated so even with care, it was a bad arrangement. The parking is made worse by the fact that the liquor store is next door, there were frequently empty bottles/beer cans/ whatnot in the alley, and sometimes some interesting people hanging out on the back stairs drinking. The location was a pro and a con - close to Georgia Tech, Marta, Publix, Piedmont Park, and very walkable. But also being in such a location in a city, has its drawbacks: my boyfriend was harassed for money nearly every time he went out the front door, and started to exclusively try to use the back door. I was hit on by drunk and disorderly men from the liquor store. There were frequently homeless people sitting in front of Publix and Macs, and not kind about being denied whatever money or favor they were asking for. Sometimes you'd have people sleeping in the alley as well. Which frequently smelled like urine. This isn't the fault of the apartment complex itself, merely what accompanies living in a city. Laundry was another huge issue. This was the first apartment I've lived in where there was no laundry on site, and man was that a major annoyance. Some people may be better suited to living with the inconvenience, but it was a major drawback for me. The apartment itself was very charming. Quite old, the floors weren't level, neither was the trim (or maybe the windows - it was hard to tell what was plumb and what wasn't) but that didn't bother me much. My apartment had great windows - which seemed like a huge plus when moving in. It was and it wasn't though, they were old, not insulated, and the ones that had the AC unit were nailed permanently open. So living on a loud street was a huge issue. You could hear everything - cars, music, people talking outside, neighbors talking/fighting/things you wish you couldn't hear.... Also, the AC units were so incredibly loud, we would have headaches after sitting in the room with it on for any period of time. We had a bug problem - cockroaches and centipedes. Found old bug traps in the apartment from before I'd moved in that had huge dead cockroaches. Now for the positives, Jose the handyman was great. Super nice, came immediately in an emergency (shower wouldn't turn off). Also was quick to fix things when necessary. The new property manager Joey was fine. Not great, not bad. Seemed to be reading a script when talking to him versus sounding genuine. Overall, giving a 2 star because I couldn't wait to move out. The parking, laundry and noise were such a headache. But I guess you get what you pay for.

Prior to viewing the amenities and unit, he asked what features/services/amenities I was in search of, and if I had any additional questions. While touring the apartment, fitness room, club house, swimming pool area and lounge area, he disclosed details about an array of things such as the pet policy, clubhouse services, mounting a tv on the wall of an apartment, parking fees for tenants/guests, and more. The 1 bedroom unit was a little too small for me due to the amount of furniture I have, and the 2 bedroom unit was not available in the time frame I needed to be able to move in. Overall, the building was very clean even the maintenance crew spoke to everyone they passed by. Each unit has a washer and dryer- no additional fee, stainless steel appliances, granite counter tops, concierge in the lobby, concrete ceilings in each unit which helps in eliminating most noise from someone living above you. In addition to the amazing amenities and views, I love that you need a fob to go up on the elevators to get to any floor- this is a great security measure for tenants. I truly enjoyed the tour and would highly recommend this location to anyone who's looking to reside in Midtown Atlanta.
