AVOID. This place is a scam. We pay for utilities in common areas on top of amenity and maintenance fees and they refuse to provide copies of utility bills/resident numbers to confirm accuracy. I repeat: we pay for and are refused proof of delivery of a service. Don't get much delivery on anything-get in late at night and key fob's not working? Hope it's not winter. Need something fixed? Hah. Amenities promised don't exist. No package room that delivery people can access. No coffee bar. No cyber Lounge. I've attached photos of these advertised on the website, date-stamped for today. Gym is not maintained. I've had 10% of my packages stolen, one of which was an $800 non-refundable item. There was a delivery photo but management said WC's camera wasn't working when it was stolen. There are no working cameras anywhere but the lobby to protect Windsor's interests. We pay for that. We also pay for gated parking and they just leave the gates open now because they never work. The halls are FILTHY. There's constantly dog poop and pee and loose trash everywhere. Once there was huge ball of human hair outside my door for an entire week. Another time there was gallon sized ziploc with orange grease inside it. I didn't pick either of these up until I had to because I had guests coming over. I wanted to see how many times trash valet would walk by and do nothing. There is currently a large piece of broken porcelain on the staircase of building one that's been there for over a week. The fire alarm goes off incessantly because people are constantly smoking. We get ceaseless emails about that, the dogs, and not driving out of the Franklin exit. They'd rather auto-spam their residents on a daily basis than put up a simple one-way barrier gate. It would be pennies to a huge company like Windsor. It'd cost less than a month of rent for one of the studios in this complex alone. These daily emails are tantamount to harassment. If an individual contacted me that frequently unsolicitedly and I couldn't block them- we can't b/c important communications come from the same email- I'd get a cyberstalking restraining order. Wonderful experience living in this community! I was here for 3 years and had the pleasure of working with Sierra, Ayushi, Jada and most recently Sonia- all incredibly sweet, helpful and accommodating. Right before my move out Sonia took the time to help me locate a package that was placed in the wrong locker- they go above and beyond to answer emails back promptly- always warm, helpful, professional and knowledgeable. I lived on 6th floor, very quiet with respectable neighbors who were considerate and never had any issues with noise or whatnot. The halls are kept clean I have never once seen any pests in my apartment nor in the hallways and common areas. Upgrades are continuously done to maintain the beauty of the property and at minimal inconvenience to residents. The property is beautifully maintained and leasing is very responsive with communication. I always felt safe coming home since I work so much and only at night and never felt like my community had questionable residents around doing anything shady. They organized a lot of community events and food trucks for residents to socialize which was nice even though I didn't make it to many. Amenities stayed clean and well maintained. The apartments are beautiful with lovely finishes and worth the price for safety and community. Thank you Windsor Chastain for being a part of my journey- so grateful!! read more

Resident of 2.5 years!! Get me out!! Management has gone way down hill since May 2024 that a group of 10+ other residents and I are trying to get out of our leases. It is an older property that needs repairs which can be understandable if management actually did something about it. But the issue is THERE IS NOBODY in the leasing office EVER to help resolve our issues. Leasing employees manage multiple locations so there will be days that nobody is here which is crazy! Recently management created a system where you can make appointments to meet with them. Myself and several others have made appointments, showed up to the office, and nobody was there! Some of the issues with the property: common area space not maintained or unkept (we pay $40 a month for common area maintenance), fire alarms going off constantly with no prior warning, power goes out frequently with little to no warning, parking garage gate is broken pretty much every week so it is left open which has lead to non-residents coming on the property and trashing the place or pulling the fire alarm, the mailroom lockers break often so packages are left out in the open and sometimes stolen, gym equipment is broken and not replaced, I don't think the pool has ever been cleaned, dog pee and poop left around property, the hallways had a lot of mold on the walls but that was painted over with new paint last summer, pipes bursting flooding several floors in building 4, and the leasing office staff are never available to help us and a lot of times don't respond to emails. Now, I will say the maintenance staff are really nice and do try their very best. But there are so many issues that a lot of times they are just putting bandaids on items instead of really fixing things. Rent is inflated due to the great and safe location but there are other properties close by that charge less by the sqft and are managed better. Meh... I went to tour and no one was available. I finally seen an agent I believe her name was Ciara and she was professional and polite, but didn't offer to give me a real guided tour, but only a virtual tour. I didn't have an option nor was the office closed I came in the day time. The virtual tour only shows a 2 bedroom and that's not helpful or realistic if someone wants a 1 bedroom. The property manager seen me walk in and didn't greet me or speak a single word to me. It just wasn't an inviting feeling. I felt more like a burden. The hallways have this cheap plastic on the ends of the hall for whatever reason. I would expect something better with rent costing $1800+ per unit. You all can't invest in windows or doors for your halls? I rate 2 stars for Ciara and for the unit. It was cute and cozy. Oh, and then the unit I was looking at online after the virtual tour increased $100 overnight.. seemed sketch, whatever, won't be renting here. read more

I took a tour of this community on Jan. 17 guided by Maribel R. Let me begin by saying she was fantastic - and if I had to base moving into this community based purely on her, I would have signed a lease that day. The community overall is great, but there are a couple of things I didn't like. The hallways to the unit are open air, so although they're covered it basically feels like outdoors. Also, the hallways felt cavernous and cold, and not welcoming. I feel like coming home in inclement weather would be annoying. And, although I liked the units, I didn't feel at home/fall in love with the space. Some nice features were herringbone hardwood floors, some units included built-in bookshelves or desks. Overall, I can tell, however, that they seem to take good care of the property. Although this property was in my top 5, I selected another community that I really loved and whom offered a lease special of 2 months free. read more

This is by far the best apartment complex I've lived in! The staff is sooo friendly. I've been here almost 2 years and they've changed staff a few times, and some have left and come back. Kristine is my absolute favorite! She is so nice knowledgeable and sweet. I loveeeee Jessica and Jared! Honestly I love everyone here, haha. The coffee machine is convenient, summers are fun by the pool, and maintenance comes literally right away. I am a young adult and I've lived in other apartments. I've never seen pests here, and I've never felt unsafe. I'm moving soon but I wanted to leave this here for anyone considering a great place to live. You will love it. read more

I love living at Windsor Chastain. I've actually never loved an apartment more than I love this one. Whoever designed the interior of the apartments deserves an award! They're stylish and more homey than a lot of apartments. The staff is all very helpful- every last one of them from the office staff to the maintenance staff. Maintenance requests get taken care of immediately, like same day even for non emergencies. NO issues with package theft with their secure mail room. Quiet community. Good price for location. I loved living at Windsor Chastain until 2 weeks after i moved out and I was hit with a bill for 2,500.00 to repaint my apartment for heavy smoke smell. I emailed the management company and informed them that my move inspection sheet stated that my apt. was only spot painted and that it looked like the previous tenet was a smoker and that emails have been sent out about the smell of smoking throughout the community so the smell could be from drifting, I also informed them that I never had any personal emails, letters sent to me about smoking or maintenance complain about smoking when they have been to my unit to fix things. I was informed that they did not have my inspection sheet on file and they asked about evidence for heavy smoking in the community. I submitted my inspection sheet and told them only had mass emails everyone receives about the smoking throughout the community (u can always catch a contact in the hallways and pool area from the heavy weed smell ) . After that the line of communication was left at we are waiting on the complex to respond that went on for 2 weeks. I ended up going to the complex to speak to the manager he informed me that they didn't have my inspection sheet on file, I presented it to him and he said basically it wasn't valid because the previous manager didn't sign it. I also informed him that the Maintenace manager only thought smoking occurred in the unit because he saw my hookah during move out inspection and he was informed it was not used in the unit. the manager had the nerve to tell me its hard to believe someone has a hookah and not use it in the apartment. He also told me that the unit was in fact painted previously for 350.00 ( it wasn't i saw the stains from smoke) when I asked why I had to pay 2,500.00 if it was 350.00 previously i was informed that he would investigate the matter and he would reach out to me after his findings( I emailed him 2x after meeting and he never replied ) . In addition he told me he could help me by cutting the cost to 1200.00 which still was unacceptable to me. When it was all said and done I received an updated email from headquarters telling me the bill would be 1200.00 for painting , they also lied and said in last email that my file says that I had smoke complaints. I asked for evidence because I know this was a lie and was told that they could not provide evidence because of confidentiality reasons (if its my file why cant I see the evidence ) and they are sorry that the outcome isn't favorable. So know I have until the 5/31/23 to pay this absurd amount of money. If you move to Windsor Chastain make sure your inspection sheet is scanned in and signed don't let them just make a copy and give it back to you and make sure you don't have anything in your apartment that they might perceive as a violation of your lease even if your not using it, God forbid they see cigarettes and assume your smoking inside and your not. read more

Windsor Chastain is a lovely community I went and view the property court with Teaira Jackson. She was very helpful and insightful about the property in the areas surrounding the property. After living in this community for two years I can say that the apartments are nice but the staff is terrible. If you are looking for an apartment and this place is still managed by Windsor then you need to look elsewhere unless you enjoy your cars being booted, management not caring for their residents and sending passive aggressive emails every other day. I've lived/visited many apartments in my lifetime and I can actually say that this is the WORST management I have ever witnessed or dealt with in my entire life. You might ask why I feel like they do not care about their residents? If you ever call them to voice your concern about issues you might be having, they immediately go on the defense and either tell you that you are wrong or hangs up on you and sends out passive aggressive email. They have taken away the complimentary breakfast to 'give' us 'more' resident events in which they make you stand out in the rain or 30 degree weather to order your food from a food truck only to cut in line and order for all their friends and family leaving everyone to wait another 30 mins just to order. If you say anything about them putting themselves before their residents they proceed to argue about how nice they are for throwing this event for you with your money that you pay for in amenities. For the price they charge, you should be getting 5 star service but with this management/staff all you'll be getting is 1 star, if that! ***PLEASE PLEASE PLEASE*** Do not take these 1 star reviews lightly, Windsor management is what will drive (what once was a 5 star community) straight into the ground read more

Great location, tall ceilings, and "luxury" branding can't make up for the fact that this is just another run-of-the-mill, expeditiously constructed apartment complex. It's your typical wood-frame structure with thin ceilings and walls. Tall ceilings and nice LVP flooring, but nothing exceptional beyond that. If you live along Roswell you'll never have a quiet moment due to busy road, and cheap windows which don't attenuate noise whatsoever. Speaking of windows, they're poorly insulated: condensation forms on the inside surface during the winter. The HVAC units are right out in the living room and are really noisy. Lots of people with pets, and frequent urine puddles in the stairwells. Amenities like gym, pool, clubhouse, coffee machine are all average at best, though the gym is below average as it has very few weights and just one bench. Pros: - Location (convenient access to grocery, shopping, highways) - Management seems competent and promptly resolve maintenance issues - Tall ceilings Cons: - Cheap construction - Dirty common areas - Tiny gym read more

Just moved in to a 2/1 at The Windsor Chastain. The apartment was very clean, all appliances worked perfectly. What really impressed me the most was the staff. I must admit I have lived in these apartments before the recent "takeover" from Chastain heights to now Windsor chastain. I loved the actual complex and apartment since day one, however since the change, there have only been amazing improvements! The office staff (I love very close to office so these are people I see everyday) are simply awesome now. Before I would actually avoid walking through the office and take the long way around to get home. The women here now are very professional , friendly, and WELCOMING! Never before have I lived in a complex where I was always greeted with a smile from someone. It's quite refreshing. Also, they have introduced a new app for our community as well as teaming up with local businesses for monthly mixers (massages, tacos, wine, etc) YUM! The maintenance staff is awesome as well- extremely quick response time, professional, courteous- and just plain nice! The grounds are well-kept, the pool is awesome , and they're continually upgrading things such as our light bulbs and high-speed entry gate. Beautiful apartments - just re-signed my lease and looking forward to my next year here! read more

This was the worst apartment experience I've ever had. People usually say you get what you pay for but this saying does not apply here. Considering the exorbitant rent that you must pay to live here, residents are treated like absolute garbage. From the numerous car break-ins to the weed-smoking, unprofessional management communications, limited parking spaces, broken elevators, thin walls and floors (hardwood), ridiculous fire alarm tests with barely any notice to the residents, stringent rules (worse than a HOA), dog piss everywhere, disorganized resident package system, and the list goes on. They'll try to get you in a lease with their cheap monthly community events ( consider yourself lucky if they happen every other month) but please walk away. Although the apartments are beautiful, they're cheaply made and any noise travels through very easily. Save yourself some trouble and lease elsewhere. Many communities around the city will offer you a better experience for much less. read more

"Takeover" with new management company has been sloppy at best. New office staff is no where near the quality of professionalism and courtesy of previous staff. Will not be renewing lease and will be leaving before the quality deteriorates further... ie their welcoming brunch food was left out for over 24 hours and left the coffee bar area in a mess! read more

New resident however, move in was seamless, all the girls in the front (literally all of them) helped with my move in and anything I've needed so far after. The apartments are beautiful, property is kept up with, the gym is relatively small but has enough to offer and staff mentioned adding new equipment soon. Parking is efficient, some residents drive a little too quick but everything can't be perfect. Looking forward to my experience here! read more

3 years ago I was looking for a place to move that was closer to my studio across the street and I came across Windsor Chastain. I was so excited when I found this property because it's in a PRIME location; it's Roswell Rd which connects all the cities together! I can't tell you how many times I stopped by to check out different apartment unit layouts and the management team worked with me each and every time! At the time I was interested to move in, I found a unit I really liked but the building wasn't quite finished until December and I needed to move in ASAP by October. I was a little indecisive with the other units that were shown to me because I was so set on this one particular unit that wasn't ready in time, so the team told me they would transfer me after 6 months. One of the leasing consultants worked with me several times. I remember she sat down with me, one of the last times before I moved in, she told me she chose and apartment for me and maybe I'd want to stay long term. Long story short, I moved into that unit, with the intention of transferring over to the other building after construction was done, however, I never moved! 3 years later, I'm still here and I LOVE IT!!! I'm convinced I have the most private unit. My neighbors, I don't see or hear them, I am so at peace when I'm home, I really whole heartedly am happy that I decided to stay. The only thing I schedule maintenance for is the change dead lightbulbs. Sometime last year, the management changed over to Windsor Communities. I would say since they have come in, I have definitely noticed a positive transition. I think it's so important to build a good relationship with the leasing team because life is better when you know the people in your community by name. I'm so happy to have Kristine in my residential community because she knows her stuff! To wrap this up, I just want to encourage anyone that is looking for a great place to live, build relationships with your residential community staff! They are there to help you and make it comfortable for you to live in peace because most of them live at the property too! read more

I am a past resident who lived in the community nearly a half a year ago now. I am inclined to leave a review now as I am hoping things have changed. I experienced the new management as well as the old. The old management did things like provided water bottles, towels for working out, continental breakfast etc. Things were not dirty. Fast forward a bit, the new management took away all of those things. The worst part though was the fact that only one person in the office seemed to care. I have nothing but nice things to say about the manager Jennifer. However, the other workers one in particular Christina was extremely rude and dismissive. For example, I was in the office with my significant other one day trying to get a package and was blown off. She didn't want to hear that even though I was there earlier I had another package. She even want out of her way to avoid me and send another employee out to tell me that there simply wasn't anything there.. even though when I got a delivery notice and went back again she had no choice to find the package for me. My significant other commented on her behavior and I said oh that's her. I sincerely hope she isn't still there as I am sick of bad employees keeping their jobs and good employees being let go. This is just one example. Another time, I specifically told her who was pot smoking in the apartment and even the apartment number which was also ignored. In addition, I have to agree with pets peeing everywhere. I watched people constantly taking their pets out unleashed or allowed them to pee wherever they felt like it. People even led them through the exercise area when they should not have. Overall I cannot complain about the upkeep of the apartments which were in good shape. Just do yourself a favor and do your homework to know if this is the right place for you. read more
