The property here looks great, Wood Residential did build a very nice property. Other reviews mention noise problems, I haven't had those. I did have one horrible neighbor that I had to deal with for months. He was a total moron and I'm willing to bet that most of the other reviewers who complained of noise lived near that guy. If you get lucky with your neighbors, you won't hear nary a peep. I saw one person who said they could hear their neighbor stomping around upstairs. All I can say is that person must've been really effing loud, that's not something I've dealt with in two years living here.
And they managed it really really well too. My leasing agent was always responsive, and they were always willing to comp me whenever their actual perceived service didn't match up to the high standards a luxury apartment complex demanded.
For example, they had promised me that I could swap apartments with another resident when I wanted a one bedroom and they wanted a two bedroom. When it turned out that they couldn't make the request happen smoothly as they promised me, they comped me a month on the new lease. I had to essentially move twice, once into a vacant apartment and again into the unit I had wanted. At the time I thought it was worth it, though if I knew they were in the process of selling the property I would have opted to move.
This review would be five stars if the team at Wood were still managing the property. The only reason it's two stars is because the property is really nice. The management company really does make all the difference when you're paying this much to live somewhere. You want professionals that know how to handle discerning, demanding customers. These guys aren't them.
The new management company, Lincoln Property Group, brought in a new leasing staff that jettisoned that kind of service out of the window. They totally botched the transition, forcing me to go to the bank on my own time and get a cashier's check to keep my rent current. No online payment possible.
They eliminated the utilities provider and foisted a bunch of nickel-and-diming shysters on us that will do their best to charge you $10.25 for the privilege of taking your payment. You can pay through online bill pay through your bank to avoid $4 of that fee, bringing it in line with what Minol used to charge, $6.25. Or, you know, mail a check. The problem with using online bill pay is that you have to remember to send the payment, they don't remind you other than to mail you a bill, otherwise they slap you with a $25 late fee. This makes me absolutely, unreasonably, ridiculously furious.
I tried talking to Lisa Mohr to make my issues known but the only way they tried to "help" was to try to convince me that I didn't have a problem. First rule of customer service, if you can't solve a customer's issue, failure to escalate to someone who can makes you look either uncaring or incompetent. At this price point both are unacceptable.
I feel violated, trapped in a contractual relationship, that I'm finally getting out of, with morons I didn't sign a contract with, that just don't know what they're doing or what shoes they trying to fill. Like 90% of the interactions I had with them were negative. You have to work really hard to be that bad. Remember, my relationship with the previous managers was outstanding. These guys are absolutely awful.
I waited 6 months to post this review to see if I'd cool down and relax. Nope. I still hate them.
I read one of the other reviews where they wouldn't even allow early termination of the lease in the event of *death* of the lessee. Unbelievable, but I'm absolutely not surprised. No response from LPG so what does that tell you.
It's like they transplanted the leasing staff from a property out in the sticks whose used to dealing with drug dealers, methheads and deadbeats to the most premium living space in Atlanta. A true shame and I hate to see the potential of this place go to waste. Just pray you don't have a problem, as I'm doing until I can finally go do business with some professionals.
Ladies and gents, do your homework before you sign a lease on a swanky new pad. Make sure your management company's business model doesn't involve selling their developments shortly after they're built. Otherwise you'll end up like me, bitter, disgusted, and violated, forced to keep sending these idiots $2400 a month until my lease is finally up. I now have a list of management companies who I will never do business with, and Wood nor LPG are both on that list.
I've asked a handful of residents whether they were renewing their lease, I haven't had a single one say yes. Maybe they'll treat new residents better, who knows. But with so many other options out there right now for luxury apartment living in Midtown, there's no point in hanging around here.
