We've lived at Broadstone Pullman for about a month now and it has been a great experience so far. The application/ move in process was seamless and Rashika went above and beyond to make sure we were aware of all of our options for our new apartment. The building is brand new, clean, and beautiful with great amenities. The rooftop patio is awesome and the ping pong table is a nice touch. I love the location and proximity to all ATL neighborhoods. I also love that all units have a washer/dryer included. We visited a lot of apartment buildings in ATL and none of them came close to Broadstone Pullman's exceptional customer service! I been staying here for two years..PPl stay away from here. Great apartments but the wrong ppl running the apartments. They send you renewal after the time frame where you can give 60days. Then they extend your days because they send you paper work late. I have PTSD from the maintenance team from my door been left unlocked after a work order on numerous occasions. The parking is crazy you have parking hours for your guess a week. If you don't put the tag in the parking app they will get booted. It's 75$ a day and we have to pay 25$ a month to park behind a fence and 29$ a year. They don't do nothing in a timely fashion on nothing! It's not worth the headache. read more

This place has potential--but it's falling apart due to poor management. I've lived in this apartment complex for half year and there are a few things I do like--some of the staff are truly kind and hardworking. But sadly, the overall experience has gone downhill, mostly due to lack of management and maintenance support. At the moment, there's no property manager on-site, and the maintenance team is clearly understaffed. One of the maintenance workers has been out for personal reasons ( he is the best), and while another employee is doing his best to keep up, it's just too much for one person. I've never even seen the supposed maintenance supervisor--and honestly, there's a lot of work to be done. The grounds are not well-kept. Dog waste is everywhere because people aren't cleaning up after their pets, and the property isn't doing enough to address it. Trash cans around the buildings smell awful and go unemptied for days, and the dog waste stations often don't have bags. The pool area is a serious concern. I haven't seen anyone checking the chemical levels, the water chairs are visibly dirty, and last week, the pool was closed for maintenance--but no signs were posted. Many residents still swam because they missed the email notice. That's unacceptable and unsafe. I've sent several emails about these issues, but responses are limited--likely because the staff is stretched too thin. It's clear that whoever is overseeing this property isn't providing the support that the team (and the residents) desperately need. My experience with Broadstone Pullum (Greystar) has been extremely disappointing and stressful. I submitted an apartment application early in 2025 and never received any written approval or denial. Despite repeated calls and emails, no one ever provided a clear update on my status. Weeks later, I discovered that incorrect and misleading information had been reported, which negatively impacted my credit score -- even though my application was never processed and I was told the property would not be moving forward. It is unacceptable for a company to mishandle applicant information, fail to communicate, and report inaccurate data that damages a person's credit. I would strongly caution anyone considering applying here to get everything in writing and monitor your credit closely. read more

Broadstone Smellman: Pros: The apartments floorplans are nice. Modern, tasteful aesthetic. Good gym and good pool. Maintenance staff has been responsive. People who live here are young and hot mostly. The staff hosts social events. They let you paint your walls. Good trails nearby. Cons: The adjacent lots to the north and west of B.P. are constant construction yards, full of machinery, outhouses, piping, fencing, mounds of gravel, etc. The nice trees I used to look upon to the north were bulldozed and it's been a dirt pit for 9 months. Eventually I assume it'll be parking for Pullman Yards. P.Y. isn't as fun as you'd think. The events there are a mixed bag and little old Rogers Street cannot sustain the traffic on days of big events, when it takes me 20 minutes to get into the complex. I've seen stickers that say, "Kirkwood Hates Pullman Yards." A school is also on Rogers St., which causes traffic. Add $125 to the list price to get your final rent. They tack on mandatory charges, reasonable things like parking and pest, but also scammy things like "valet trash service." There's a trash shoot at the end of my hallway, I don't need valet. What they're actually doing with that charge, I think, is crowdsourcing the hourly wage of the janitor who cleans the common areas. A lot of people in the complex own dogs, so the grass is mottled yellow from all the urine. The dog park is a small plot of wood chips and a bench. Not a single feature or toy for dogs to use and so nobody goes in. The gate key situation is sucky. The care remote range is short and they make you pay $50 for an extra key, even if two people are on the lease. All the door keys are electronic, so I'll be s.o.l when the power cuts out. read more

As a current Greystar renter, I know the staff in my current apartment complex is top notch and #1. So when I made the decision to relocate, I naturally looked at Greystar properties 1st. Of all the Greystar properties, in the Atlanta metro, Broadstone Pullman was the only checked all the boxes. I took the tour with Paul Anthony, and the Google reviews were right. He is a Greystar Gem!!! His follow up time was very fast. He greeted and knew the tenants by name. He was very helpful and knowledgeable on subject matter. So what started off as day of simply browsing for an apartment turned into me finding my new home! I had an amazing experience touring this property and Assistant Manager Rashika Thomas would not let me leave before making a decision! Rashika was very insightful from start to finish! During the tour, we were already placing furniture here, pictures there, and etc. This has by far been the most enjoyable experience I've ever received in touring an apartment! The community itself is beautiful, brand new and the surrounding development is going to boom in the coming months and I'm glad to be the first ever tenant in my NEW HOME!! The units are spacious, beautiful view and most importantly a secure and safe environment for a great value. Would highly recommend anyone in the leasing office, but ask for Rashika!! read more

Paul-Anthony is dazzling truly, I've dealt with him the majority of my time here. Other encounters have been with other available leasing personal. Let's just leave it as I prefer Paul, which is fair in human encounters. When I toured the space I was over seeing so many options and just ready to settle in somewhere and call it home. I WISH I HAD WAITED... the property is cool, there are a lot of residents with dogs. I love that, walking pass them saying hello. There's some spots where their owners neglect to pick up poo... but I guess that's normal. **The meat of the review** Just make sure you're sure about this place. I say that because I personally feel the property is money hungry. The fees, for trash, mail... etc. (I'm not home often so I don't know others.) I have a family member out of town who's in the hospital, between international travel and keeping up with him I missed a rent payment. I had the money but was preoccupied and inconveniently made the habit of paying with a money order, i called in to inform the leasing office I was going to pay and they explained there would be a $350 fee to initiate "the eviction". They didn't ask questions or express much empathy... as a result I've tried to get out of my lease... $8k is what I was quoted. This place never really fit my needs, to find someone to take my lease is also hard. Not many would pay $2k a month for a 1 bedroom. This experience overall makes my stay feel like entrapment and because of it I urge anyone to MAKE SURE you want to be here. For the most part it's peaceful and clean, they act promptly on maintenance issues as well. They also presumably patrol the area to make sure no subleasing/Airbnb happening.
