I pay nearly 2,000 for a 1bedrm so I considered the residents here wouldn't be engaging in hoodlum behaviors. I have been dealing with my neighbors weed smoke coming into my apartment daily for over SIX MONTHS now! I have reported this issue multiple times. I have called and emailed the leasing office multiple times and have spoken to the leasing staff as well as the new leasing manager. She finally contacted him after me dealing with this for months and she told me he ADMITTED to smoking weed in the apartment *mind blown! (Clearly all the weed has messed up his brain because how moronic can you be} Please note that the lease states that this is a NO smoking community. She told me to call back up there if I am still dealing with the smoke further & suggested I just use plugins to cover the smoke. She stated that she told him that he has to stop smoking and he agreed. He has not! She also said that after 3 warnings they could be evicted- it's been well over 3x of them smoking and they absolutely have not been evicted! I've contacted the courtesy officer numerous time - to no avail, weed smoke is STILL in my house as of today! I have sent emails begging that action be taken to which I don't even get the courtesy of a response. I've even had to contact the FPD. They live below me and their smoke rises and comes in through my vents, cabinets, etc. The smell literally makes me sick and gives me a headache! I fear my uniform, clothes and hair now smell like weed because of them! I work a very intense job and I can't even come home at the end of a stressful day and relax comfortably. The smoke wakes me up out of my sleep daily. It literally baffles me that this guy admitted to breaking the rules and not a thing is being done to handle it! I am so disappointed at the lack of action and I'm actively looking at what my options are. Word of advice - consider other apartments in the area.

Last year a new company (south wood realty) took over and the quality of service overall took a sharp turn for the worst. The grounds are ill kept. No leaves are raked and picked up, no trash is picked up in the grounds. The dumpsters are always overflowing with garbage, the previous company had pest control come out every month like clock work to treat for pests. South wood has you pay for pest control yet NOONE EVER comes out to maintain. I recently had a baby and brought her home to discover that ants had taken over my home. We found black mold in the walls that was giving my new baby (and all of us really) respiratory issues. We called and begged for them to send someone out to check it. They NEVER came out to our call. They came to inspect the walls for a leak into the downstairs apartment , cut a hole in the bathroom wall and released mold spores into the master bedroom which has been unusable for the past year. We tried to leave when our lease was up but they basically held us hostage saying they didn't have ANY information of our first two years with the complex (something about the info not switching with the realty change). My recommendation is for you to find an apartment complex that cares about its residents and the community it fosters. Two months later, I reported that my refrigerator door wasn't sealing properly. Nick replaced the seal and also provided extra support by cleaning under the kitchen sink and checking for any leaks. Thank God he didn't see it but he spent the rest of the night asking why my mood had changed. The complex is starting to develop a real trash and sanitation issue. We have an overflowing dumpster that was rented for a restoration project they had gong on but it has become a dumping area for residents and anyone else that decides to come in and get rid of some extra trash. The dumpster has not been dumped for two weeks. At one point it looked like a homeless encampment was being set up. We already have a roach problem. I am afraid we may soon have a rodent problem. Residents are mandated to pay $20-$25 a month for Valet trash service which is supposed to take place Sundays-Thursday. I have not received service for the past four days. When I try to contact the management company or the actual valet company I get nothing. I am actually being out in the position where I am being forced to pay for a service that I do not regularly receive and when I try to voice a complaint I get zero response. I feel like I'm a fully being punked. I put in maintenance orders to have me AC repaired and no one shows. There has to be a law against what's taking place here.... Or maybe it's just bad business. After moving in I've realized that they hide they cover the real issues with nice floors and cherry wood cabinets. The maintenance in the community is horrible. They take forever to get to the issue, after calling several times after a few weeks they will finally come and cover the issue instead of fixing it so when the problem arises again a few weeks later it's like pulling teeth to get them back out just to not fix the problem. There have been units that have had mold issues including mine, none working dishwashers that back up water and won't drain, pest problems that don't go away, trash on the outside of the buildings and tenants not dumping their trash inside the dumpsters but on the outside of the dumpsters. My unit along with the units next to mine have flooded twice and there have been floods in other buildings as well. There have been three instances when all the tenants were without water for hours with no notification that the water would be cut off, especially being that water is included in the rent. There is a electricity shortage upstairs in my bedroom that they still haven't repaired so I am without lighting up there and upon speaking with a neighbor she's have the same issue. I've dealt with a threatening neighbor that felt entitled to a certain parking spot although there is no assigned parking, and I received death threats from this neighbor about this situation that was witnessed the leasing manager and nothing was done about it but asking me to please move my car since she feels so passionate about that space. Water and mud rises up in front of my unit when it rains and they see it and promises to fix it but haven't. And this is just a small portion of the issues going on there. I would advise anyone considering this community to please do your research and find another place of residence because you will be miserable here, it's nothing at all what it appears to be.
