My boyfriend and I chose this as our first apartment together post-grad after visiting six complexes and touring The Dylan three times. Unfortunately, our experience has been overshadowed by an ongoing AC issue. We moved in June 2026 and submitted our first maintenance request days later. Since then, we have reported the same issue repeatedly, sometimes 2-3 times per week. Maintenance responds, but the fixes have consistently been temporary. We were eventually given a brand-new indoor AC unit and thought the problem was finally resolved, but on August 12, it stopped working properly again. Their temporary solution is a portable AC unit that can realistically cool only one room. I have a ferret who is my emotional support animal and needs to remain below 77°F, so I have to choose between keeping the portable AC near her or using it to cool the room I am in. I should not be paying this much in rent to come home after work or spend my weekends sweating inside my apartment. The portable unit also significantly increases our electricity usage. When the central AC works properly, we use around 13 kWh per day. When relying on the portable unit, usage jumps into the high 20s and can approach 30 kWh. After more than two months of repeated requests, a portable AC is not a permanent solution. Had we known this would be our experience, we would never have signed our lease, and we will not be renewing. Please proceed with caution when considering this community.

I renewed only out of need to be close to my job and the frequent increase in cost in the area. I think complexes, management companies like Woodlake Properties takes advantage of communities in predominantly black communities when they take over ownership of these small complexes. Leaving elderly individuals without maintenance repairs that are needed on a day to day to survive is inhumane. Animals are treated better in shelters.

Two months later, I reported that my refrigerator door wasn't sealing properly. Nick replaced the seal and also provided extra support by cleaning under the kitchen sink and checking for any leaks. I tried to discreetly kill it before he saw it but it disappeared before I could get to it. I was on edge the whole evening hoping it wouldn't reappear. Thank God he didn't see it but he spent the rest of the night asking why my mood had changed. The complex is starting to develop a real trash and sanitation issue. We have an overflowing dumpster that was rented for a restoration project they had gong on but it has become a dumping area for residents and anyone else that decides to come in and get rid of some extra trash. The dumpster has not been dumped for two weeks. At one point it looked like a homeless encampment was being set up. We already have a roach problem. I am afraid we may soon have a rodent problem. Residents are mandated to pay $20-$25 a month for Valet trash service which is supposed to take place Sundays-Thursday. I have not received service for the past four days. When I try to contact the management company or the actual valet company I get nothing. I am actually being out in the position where I am being forced to pay for a service that I do not regularly receive and when I try to voice a complaint I get zero response. I feel like I'm a fully being punked. I put in maintenance orders to have me AC repaired and no one shows. There has to be a law against what's taking place here.... Or maybe it's just bad business. After moving in I've realized that they hide they cover the real issues with nice floors and cherry wood cabinets. The maintenance in the community is horrible. They take forever to get to the issue, after calling several times after a few weeks they will finally come and cover the issue instead of fixing it so when the problem arises again a few weeks later it's like pulling teeth to get them back out just to not fix the problem. There have been units that have had mold issues including mine, none working dishwashers that back up water and won't drain, pest problems that don't go away, trash on the outside of the buildings and tenants not dumping their trash inside the dumpsters but on the outside of the dumpsters. My unit along with the units next to mine have flooded twice and there have been floods in other buildings as well. There have been three instances when all the tenants were without water for hours with no notification that the water would be cut off, especially being that water is included in the rent. There is a electricity shortage upstairs in my bedroom that they still haven't repaired so I am without lighting up there and upon speaking with a neighbor she's have the same issue. I've dealt with a threatening neighbor that felt entitled to a certain parking spot although there is no assigned parking, and I received death threats from this neighbor about this situation that was witnessed the leasing manager and nothing was done about it but asking me to please move my car since she feels so passionate about that space. Water and mud rises up in front of my unit when it rains and they see it and promises to fix it but haven't. And this is just a small portion of the issues going on there. I would advise anyone considering this community to please do your research and find another place of residence because you will be miserable here, it's nothing at all what it appears to be.
