The Pointe at Collier Hills is by far the worst community I've ever lived in. I was a resident for just five months before ending my lease and moving elsewhere. There were serious problems from the very beginning. We moved into a two-bedroom apartment last summer with no working A/C. The Nest thermostat in our unit was completely inoperative. As luck would have it, half of our windows would not open and the other half would immediately slam shut. There was absolutely no way to cool the apartment. The maintenance team waited to re-seal our bathtub the morning we moved in. We were told it had to set for 48 hours before we could use it. Additionally, there was a hornet nest directly above the door to our balcony. Between the unbearable heat and the chemical fumes in our bathroom and bedroom, we were unable to sleep in our apartment the first night. The next morning, we requested a new Nest be installed asap. A second previously-used Nest was not installed until three days later, and it was also faulty. It could not hold a charge for longer than an hour. Without continuous air conditioning throughout the night, we were again unable to sleep in our apartment. We immediately requested a new Nest thermostat be installed asap. The leasing staff finally ordered a new Nest, but it was not installed until day #8. For a total of three nights, we could not sleep in our apartment. For a total of eight days, our apartment lacked a fully functional A/C system. One day during our second week, I was walking out of our bedroom toward the living room. I stepped on a nail which drew blood from my toe. None of the carpet tacks were nailed flat by maintenance. There were literally a couple dozen upward facing nails along the entrances to our bedroom and bathroom. We had a number of letters go missing as the outdoor mail area was routinely vandalized. The master doors that open all residents' mailboxes were unlocked for anyone to open. The leasing staff said the mailboxes were USPS property and they couldn't install new locks. When I went to USPS, I was told the locks were recently replaced and it was The Pointe's responsibility to install security measures to prevent further break ins. When I conveyed this information to the leasing staff, they continued to shift the blame onto USPS. It was very clear they were getting annoyed with residents constantly inquiring about the issue. Eventually they installed a camera, but the break ins continued. When I asked if they could review the footage to catch the criminal, they said there were too many hours of footage to watch. The problem was never fixed and pieces of mail are still stolen to this day. I've posted a photo I took the day we moved out (Feb. 1, 2019) for your reference. The package room with the LuxerOne system was also not secured. Sometimes the door to the package room wasn't even locked. I had three packages go missing (two of which disappeared within the same week). This was a major problem at The Pointe. Countless residents had packages stolen regularly. If your package was placed in a large shared locker, it was much more likely to be stolen. Many residents left packages in lockers for extended periods of time. When all the lockers were full, the delivery people would leave dozens of packages on the ground. When packages were not placed in a locker, you did not receive a delivery notification and your package was usually taken. When I approached the leasing staff about this, I was essentially told I was out of luck and there was nothing they could do. There are piles of dog poop and litter throughout the property. I can't count the number of times I stepped in dog poop, especially during my last few months there. There's no designated groundskeeper to maintain the community's sanitation or appearance. If you plan to use the fitness room, you will see children every day after school running and playing on equipment unsupervised. I hope this insight helps you make a more informed decision on where to live next.

My 12 month experience here was quiet interesting. The staff seemed to open me and my roommates with open arms , but this was far from the case. Once we got settled in our apartment we started experiencing problems instantly. One of the major problems was the fact that we went several weeks multiple times without air after reporting this issue with the leasing office and maintenance staff multiple times. One think that I still can't believe is that we were basically living underwater our entire stay. Our apartment seemed to have mold in it for months including the celling walls and even linen closet. We also reported this matter to the leasing office telling them it was unacceptable and detrimental to our health and they wouldn't even reply to our matter.

There are no cameras anywhere but the lobby, and the parking garage and hallways wreak of weed. When I and several other residents complained to BRETT about these issues, he replied that the "same can be said for several apartments in Atlanta." Who hired this guy?! He routinely displays a total lack of empathy for literally any and ALL issues concerning residents. This past Sunday (7/15), A MAN FORCED HIMSELF INTO MY SISTER'S APARTMENT, demanded to use her phone, forced himself into her bedroom, and finally left only after her dog scared him off. After notifying the police, we contacted the leasing office. Brett displayed zero concern for our situation, refused to notify other residents of the CRIME that took place, or even acknowledge that the incident in question was considered a crime. Soon after, I found out through the few people I know in the building that THE SAME THING HAPPENED TO 2 OTHER FEMALE RESIDENTS IN THE BUILDING ON THE SAME DAY. All 3 victims gave identical descriptions of the suspect. Still, BRETT AND ELLE'S MANAGEMENT REFUSE TO NOTIFY RESIDENTS OR IMPROVE SECURITY, because "only 2" residents filed police reports. Long story short, any benefits one might enjoy from living at Elle come with a steep price, and that price is your safety. Management, especially Brett, are incompetent and come across patronizing to residents. DO NOT MOVE HERE!!! Side note: Elle has lost hundreds of dollars worth of my packages. This has happened to me enough times to where I no longer have packages delivered here. Instead of helping, Brett immediately told me "we're not liable." The issues here are endless. EDIT: Elle notified residents of "a man knocking on residents doors" only after several residents complained about management's inaction online. In the email they fail to mention that this MAN FORCED HIMSELF INTO MY SISTER'S APARTMENT AND BEDROOM. (And other resident's apartments on multiple floors) This is NOT an accurate report of what transpired and further demonstrates the management's incompetence.

I don't need much as the building is not that old and well maintained, but when I do they go above and beyond, have even helped with things outside what's required (like CJ putting in a water-filtering shower-head, dismantling my hammock)... Right from the start I got what I wanted - a huge patio, quiet side of the building, tons of storage, and a floor plan I knew I would enjoy. The leasing staff is accommodating, friendly, and professional. I utilize the biz center, pool, gym, and have had some great parties and screenings in the rec room. They also show their appreciation of us/tenants by hosting events often. And the location cannot be beat!

We had an issue with someone else in the apartment building taking a bench of ours as we were moving out and Flavio from the leasing office was absolutely amazing! He found out who took it, got it back for us and even drove us to our new place since we no longer had the truck and couldn't fit it in our car. Flavio went above and beyond! We would definitely recommend this apartment building.

This led me to Telephone Factory Lofts, an historic AT&T factory repurposed to residences. With the memories of renting earlier in life still with me, I was prepared to be disappointed with any and all experiences that I might encounter. I was wrong, because Telephone Factory Lofts is an exception to the rule. Their people and processes are at the edge of the bell curve. Everything from the initial phone call to the tour, application, and move-in have been flawless. They are responsive, but most important - they are competent. Good people (Candice and Dominic), good processes, good infrastructure, good location. TFL has it all. If you are lucky enough to find availability here, do not hesitate.

I've been here three months and have paid for three boots to be removed for personal visitors. There is no way to reach a person at the parking company, and it costs $75 to get the boots removed (even if they were booted by mistake). Perennial Properties needs to replace this parking vendor with a more ethical company. If a property owner contracts with a booting vendor, there should be some recourse for correcting errors and making refunds.

Relocating from Paris, France and looking for a new place in Buckhead wasn't easy! Alan and his team made sure that we had all the information even thousand of miles away. Making Hanover East Paces home has been one of the easiest decision we had to make. The unit itself is wonderful and the location is very enjoyable. Living a couple minutes away from Buckhead Village (without being in the middle of everything and enjoy the quietness of the booming neighborhood) is wonderful. You get access to all the stores and necessities steps away from your door. The community is extremely pet friendly and you live right across the park which is wonderful when you have a husky that never gets tired.. The team is always available to help you, answer any question you may have or just say hi when you stop by the leasing office. Same goes for the maintenance team that is available and quick to answer when you encounter a problem in your unit. We would definitely recommend Hanover East Paces to anyone looking for a new place in Atlanta.

Management company sends residents ladt notice by email telling them to move cars within an hour from unreserved parking that resident's have a right to park in or face being towed just because they want to fix a pipe or paint. Carpet throughout building is horribly stained but has not be cleaned in last 4 years. Cars on 5th floor look an mechanic work space with car patts everywhere but they don'ttow that. Do not move here!
