I first lived at AMLI Piedmont Heights in 2021 and had such a good experience that I chose to move back in 2023. At that time, the office staff was friendly and understanding, and I had no complaints. Unfortunately, my experience from 2024 to now has been very different. One of my biggest concerns has been safety. During 2023-2024, there was a serious situation where a stranger was given access to my apartment with a key by someone employed at the complex. After this incident, my locks were changed, but I was only given one key even though my lease stated that two keys would be provided. This was already concerning. On June 9, 2024, I lost my key around 8-9 PM and immediately contacted the office. I was told I would be charged $200 for a replacement because a locksmith was needed. I had an early morning flight and a family emergency at the time, so I agreed under pressure. After reviewing my lease later, I found no clear statement showing a $200 replacement fee. Management referenced Page 2, Section 9, but it only mentions keys generally and does not list a price. I also later learned from a former employee that I could have received a replacement key free of charge if I had waited about an hour and a half, which made the charge feel excessive and inconsistent. After I posted a review about this situation, the fee was removed and I was asked to take/change the review down, which I did. More recently, on March 11, 2026, I was notified that I owed five months of retroactive pet-related fees along with a one-time fee and an additional $20 monthly charge. I understand pet policies and I am willing to follow them, but prior to this notice I did not receive emails, written warnings, or any documentation stating I owed these fees. The situation arose after an individual in the complex began taking photos of residents' dogs on balconies. I was informed by a leasing office employee that this individual was upset due to a personal matter involving his girlfriend and a dog trainer in the complex. After noticing that a photo of one of the dogs I occasionally sit was taken between my balcony bars on February 9, 2026, at approximately 1:21 PM, I receive an voice mails pertaining about the puppy and I immediately contacted the leasing office to explain that I occasionally dog-sit and would comply with any required policies. I was told someone would follow up if there were concerns, but no one did. But this not surprising due to the lack of responsiveness to phone calls and the frequent absence of staff in the office. There are also ongoing property concerns, such as excessive dog waste around the property that is not consistently addressed, which affects the overall cleanliness of the community. I chose to live here again because of my positive experience in the past, but the lack of communication, inconsistent charges, and safety concerns have been extremely frustrating. I am simply asking for fairness, clear policies, and better responsiveness from management.

There is also pollen and leaves all over the place. They have a landscaping crew that come by weekly to clear the lot. The gym is open 24/7 but there are only 2 treadmills, 3 bicycles, and some weights. Gym is never crowded so you can also exercise. The pool looks nice and is surrounded by chairs and grills. This is a gated community. I have not had a problem finding a parking spot or issue with the gate. I have not had any problems with neighbors. Sometimes they will have to shut the water off for hours. They usually send an email to let you know they will do that. I will probably live here as long as I live in Atlanta.

The Managment are some of the kindest people I've met - every issue you have, they solve quickly and with such warmth. Every holiday is decorated for, and the space is always extremely clean. They give gifts to the tenants consistently (holiday cards to every door signed by the team, Valentine's Day bags with relaxing goodies and treats, scavenger hunts for prizes, easy holiday competitions for gifts) there is always something they are trying to do to draw community in. It's a quiet, calm place to live, and maintenance is done in a timely manner. If you send them an email, they respond within the hour. Mail is easy and organized, the amenities are killer - pool/gym/skylounge/multiple game rooms. It's wonderful place to live. The rent is reasonable, I plan to be here for years. 10/10

I could list every detail of the mistreatment and mishandling of residents by the hands of Waypoint, but I don't have enough time. The highlights: From the dog poop littering the faux grass in the courtyard, the overflowed mail boxes and regular theft of packages, the broken equipment in the gym, the missing door handle on the building side entrance and garage access door, to the frequent elevator outages, the garage doors regularly left open, and the hours each week of loud trucks blocking the parking garage while draining (I believe) sewage? I spent nearly 6 months without consistent access to power (lights, appliances, wifi, fridge, etc.) despite monthly paying my bill in full, it was evident there was an electrical issue in the building. I verbally reported the issue in august 2021, formally reported in September 2021, and instead of immediate resolution, spent months begging the leasing company to bring in help. During these months, i didn't have access to the wifi I'm required to pay for by the building (I work from home), I had to throw away multiple loads of groceries when my fridge would go out, I spent 2 weeks in quarantine in which several days were spent without access to lights or electricity, my safety was compromised and my expenses were effected at no fault of my own. I've been patient and understanding for 6 months, and a loyal resident for 3 years. When I asked for a reimbursement or compensation for the expenses this ordeal caused, I was met with silence, followed by eye rolls, nasty attitudes, and obvious annoyance. the electrical issues weren't fixed until January 2022 and I haven't seen so much as $5 comped from my rent for a reimbursement let alone the inconvenience. Ive attempted to contact the management company directly for 2+ months, no luck. I even called the "investor relations" line just to get a Human on the phone. Yesterday, I had to find temporary accommodation after discovering a water leak that flooded my bathroom, seeped into my bedroom, and eventually dripped through the ceiling over my bed. At no point we're any accommodations offered by the company, nor did they at the very LEAST send someone to properly clean the absolute mess this leak caused. This morning, after 2+ months, I received a call back from an obviously annoyed Waypoint rep. Before I could express the entirety of my experience, I was told I should've just "broke my lease" if I had such a problem. A solution that was never offered to me, because for me to break my lease, someone would've had to answer the phone. A solution I never expected to have to exercise because I had no reason to believe the building would not prioritize the safety of its residents for nearly 6 months, but I was proven wrong and have continued to face that reality. Here's my solution to you, future resident: DO NOT LEASE FROM WAYPOINT MANAGEMENT / SPOKE the rent goes up every year, and the quality of living goes down. Making Hanover East Paces home has been one of the easiest decision we had to make. The unit itself is wonderful and the location is very enjoyable. Living a couple minutes away from Buckhead Village (without being in the middle of everything and enjoy the quietness of the booming neighborhood) is wonderful. You get access to all the stores and necessities steps away from your door. The community is extremely pet friendly and you live right across the park which is wonderful when you have a husky that never gets tired.. The team is always available to help you, answer any question you may have or just say hi when you stop by the leasing office. Same goes for the maintenance team that is available and quick to answer when you encounter a problem in your unit. Lastly, the only issue that I have personally experienced so far is cars tailgating inside the complex at the gate. That is, until she completely ghosted us and dropped the ball on the application process. We were told multiple times, at the tour and leading up to applying, that we could recover our administrative fees (not the application fees) if we decided not to move forward or if our application was denied. Well, once we saw how poorly things were going and how the leasing consultant dropped off the map, we got a bad feeling and decided to back out and request our money back. After no response initially when asking when we would get the fees back, the leasing consultant tried to be clever and left a message for my (grown but much younger) roommate /family member whom she had never dealt with the entire time except for meeting them at the tour. As she was being avoidant with me, I guess she thought this was the weakest link.(This is absolutely untrue! Interestingly, as soon as we pulled up for the tour - before even going inside - my roommate said "THIS IS A NO". This is a very intuitive and wise person whose vibes about something are always very strong and accurate.) She stated in the voice message that the application never went through and that because of this, we couldn't get our administrative fees back. We did our part and had evidence we did. So, why? I'll tell you why. SHE didn't do her part to get it to the next stage of processing, whether purposely for some reason or inadvertently, and as a result, we had to pay the price for this - literally and figuratively. She took no ownership for this, but if it was purposeful, then why would she? I wonder what happens to the money because it doesn't just end up in a black hole. Someone has it. Seems unfair and unethical. I called their home office about it, but no one ever responded. Can't say that's surprising because the pattern of poor service often trickles down from the top. I'm actually glad we didn't end up living here. Even though the overall score on other review platforms is acceptable and some are high, many of the specific, less positive reviews share common themes. Additionally, everyone has a different standard of excellence depending on their personality and prior experiences elsewhere. Sometimes that thing that seems great, really isn't. It's only an improvement from the prior. (For example, if we were previously unhoused, then ANY home - no matter how bad - might seem amazing.) In summary, this place seems professional and nice at first, but the true colors eventually come out and the facade is evident. Definitely beware of wolves in sheep clothing here. I do not recommend it, no matter how pretty, new, and shiny it is.
