I would highly recommend this property as I have had no real issues thus far that couldn't be handled or addressed in and timely manner!

Each unit is a little unique on the sizing, but they do a great job of showing you whats available or similar. Such a quiet spot on the beltline. I did really enjoy how chill it was even thought it was right in the heart! I will say what comes with that is, the minute you step out the building (esp on the weekends, it is super busy!!) so be prepared! The space was great. Cons are there isn't much storage- only 1 closet (bedroom one & small), small kitchen (might not be an issue for some, but I love to cook and it was tight), and shared laundry (wasn't really an issue, just inconvenient)! Overall loved the space, but wanted some of those things back.

I'd been approved for an apartment about a month ago and was scheduled to move in this Friday when I was informed that the current tenant had been ghosting management and didn't moved out days past the end of their lease. As a result, they wouldn't be able to fulfil my move-in date, which due to my circumstances, meant I needed to pull out. While I fully accept this issue had more to due with the tenant and not the complex itself, I wasn't informed about any of this until I called 4 days prior to my scheduled move-in date to once again ask for photos of the unit that I never received since there were none on file....? Finding availability here is very hard since the location is "relatively" cheaper than its competing apartments on the beltline trail. The application process was fast and all done through the phone, but their website is completely false at conveying how the place actually looks. They claim their courtyard had recently undergone renovation but after seeing the space, I realized all of my friends were right when the compared it to looking like a prison (It very much does). The trash chutes and stairwells are pretty disgusting and the courtyard looks extremely dated. Nothing about how much concrete is in that facility makes it come across as the "hipster-industrial" vibe you're hoping it is. It's a pretty instant hit in the face as soon as you walk into the courtyard how uninviting the common area is (the elevators are also in desperate need of a face lift). Few more things- the website advertises the units having "fully equipped kitchens" which is fictitious. In reality, they're very small galley kitchens with micro-sized, outdated appliances (which I wouldn't complain about if the rent wasn't $1700 a month). Nothing about the apartments or the community space is "luxury" or looks like it's worth anything close to what you pay for it. Their units are extremely bare canvases for you to decorate as best you can to forget the fact that it's a cold, outdated warehouse. If that's your thing and you absolutely have to live right across the street from PCM, then maybe its for you. Fortunately, there's many better deals in metro ATL that look much more like what you're paying for (I found a nicer/more affordable place 1 hour after Ford Factory called me with their tails in between their legs to tell me I couldn't have the space i was promised) so all is well. TLDR; DO NOT apply for this place without visiting it first- and know what your getting yourself into with your unit and the community area.

Living a couple minutes away from Buckhead Village (without being in the middle of everything and enjoy the quietness of the booming neighborhood) is wonderful. Same goes for the maintenance team that is available and quick to answer when you encounter a problem in your unit. We would definitely recommend Hanover East Paces to anyone looking for a new place in Atlanta.

I first lived at AMLI Piedmont Heights in 2021 and had such a good experience that I chose to move back in 2023. At that time, the office staff was friendly and understanding, and I had no complaints. Unfortunately, my experience from 2024 to now has been very different. One of my biggest concerns has been safety. During 2023-2024, there was a serious situation where a stranger was given access to my apartment with a key by someone employed at the complex. After this incident, my locks were changed, but I was only given one key even though my lease stated that two keys would be provided. This was already concerning. On June 9, 2024, I lost my key around 8-9 PM and immediately contacted the office. I was told I would be charged $200 for a replacement because a locksmith was needed. I had an early morning flight and a family emergency at the time, so I agreed under pressure. After reviewing my lease later, I found no clear statement showing a $200 replacement fee. Management referenced Page 2, Section 9, but it only mentions keys generally and does not list a price. I also later learned from a former employee that I could have received a replacement key free of charge if I had waited about an hour and a half, which made the charge feel excessive and inconsistent. After I posted a review about this situation, the fee was removed and I was asked to take/change the review down, which I did. More recently, on March 11, 2026, I was notified that I owed five months of retroactive pet-related fees along with a one-time fee and an additional $20 monthly charge. I understand pet policies and I am willing to follow them, but prior to this notice I did not receive emails, written warnings, or any documentation stating I owed these fees. The situation arose after an individual in the complex began taking photos of residents' dogs on balconies. I was informed by a leasing office employee that this individual was upset due to a personal matter involving his girlfriend and a dog trainer in the complex. After noticing that a photo of one of the dogs I occasionally sit was taken between my balcony bars on February 9, 2026, at approximately 1:21 PM, I receive an voice mails pertaining about the puppy and I immediately contacted the leasing office to explain that I occasionally dog-sit and would comply with any required policies. I was told someone would follow up if there were concerns, but no one did. But this not surprising due to the lack of responsiveness to phone calls and the frequent absence of staff in the office. There are also ongoing property concerns, such as excessive dog waste around the property that is not consistently addressed, which affects the overall cleanliness of the community. I chose to live here again because of my positive experience in the past, but the lack of communication, inconsistent charges, and safety concerns have been extremely frustrating. I am simply asking for fairness, clear policies, and better responsiveness from management.

I have never truly regretted making a decision especially one that pertains to my shelter. You'd think with paying close to $2000 a month, the level of service and just the overall interaction with the management staff would be better. I should've known when I initially moved in that I'd have problems here. A friend of mine moved here a few months prior and felt that things could be better only after I had made the decision to move into the apartment community was that expressed to me. I have added the pictures to better explain and give a visual of my current situation. This is one of many incidents that have taken place since I moved into the apartment community. Just to briefly give a summary of my experience upon moving in I was never walked through my apartment I was literally handed the keys and a folder with paperwork. I had to ask for them to send me the link to pay my rent for the first time because it was never explained. Well it was never sent and they also added a late fee although I had asked an hour before the late fee was added. That's the first situation and I've experienced multiple. A water incident back in July, multiple maintenance situations, my guest was harassed and held up at the gate by a resident and the management condoned it right in front of me and made an excuse even, a break in occurred in November and my glass was broken out of the back patio door and it took them over a week to fix it. I am here now, yet again another water incident which resulted in the ceiling falling down along with gallons of water onto myself and my dog in the wee hours of the morning. The pictures posted are real time pictures of the state of my apartment for 11 days after the water incident occurred on 12/10/18. Not one time did the management ask was I ok nor had they even attempted to come over to check the state of my apartment which was uninhabitable. They told me I'd have to go through my insurance company again for the 3rd time and I have still not been handled appropriately, the company's attorney even attempted to treat me inappropriately and talk to me very aggressively. Empathy is clearly not the company's strong point and they seem to struggle handling things in a timely manner. I have been told they don't know who the properties insurance company is, which is what the property manager told me. The attorneys have yet to comply with me the property manager told me they are dealing with a very big case. I asked to speak with the owners and the property manager told me (even after I expressed this situation has yet to be resolved or really talked through after almost a month) that I should keep in mind it is a holiday week and not everyone is in the office. This has been the most mentally, physically and spiritually draining occurrence that has transpired in my life to date and between me having to be mishandled almost on a daily through my correspondence with the management. I have experienced a decline in everything in my life from this situation, my professional/financial , academic, and just my mental/physical health. Even when I've expressed this in my several attempts to settle this matter, I feel the property manager thinks it's a joke because she constantly chuckles, giggles and I suppose she attempting to make me smile throughout the process of dealing with such a chaotic situation but I have yet to find any humor or reason to smile at any point since this all transpired, as I have truly been trying to maintain composure and keep my mind off of it all to keep from breaking. I am exhausted at this point and wouldn't wish this on my worst enemy. All I ask is for those seeking an apartment community to consider checking into the reviews and truly making sure you are informed. To management or a word of advice to the owners get new management staff or promote the assistant property manager because she's much more proactive and handles things accordingly. It's truly disheartening and I feel like I'm in a bad dream but typing this makes me realize it's my reality. The pictures show how the maintenance moved around and broke my very expensive antique/ retro hand painted Italian furniture, how the third party restoration company used my dishes and left urine on my toilet seat and just left my home in disarray. P.S. They haven't prorated my rent, never asked me to move into another unit until the work was done and I almost had to beg them to clean it after they were done destroying my personal belongings.
