We are here on a short term lease while we renovate. It has been great to be here in an area where you can walk to absolutely anything you need: whole foods and lowes, cvs and walgreens, the new Publix, and Blackburn park, as well as good restaurants a block away. They even have a "central park" with a path around. When we leave the building, we can take a different walk every time, all of it pretty. Will really miss that when we move. As for the apartment and the facilities, it's all very spacious and well done and has lots of touches like arched windows and bookcases. We are in a 2/2 that is @ 1400 ft.² and the layout is perfect. While the elevators are testy, we have found the rest of the amenities and facilities to be above expectation. read more

We moved in temporarily due to a home remodel. We've been here a couple of months and have been extremely impressed with the building itself, the spaciousness of the apartment, the wide hallways, and the amenities. It's great having two well-appointed fitness centers, an awesome pool (too cold to use right now), and amazing areas for entertaining. Maintenance staff have been especially responsive to our requests and suggestions, and the office staff have been very appreciative of our feedback. It looks and feels like a luxury living situation, but the price is incredibly affordable. We really love the almost-nightly trash pickup and covered parking. There are really great places to walk our dog nearby, not to mention a number of good restaurants, pharmacies, and grocery stores (Publix, Whole Foods) within short walking distances. My only real complaint is the sketchiness of the elevators--the one nearest our apartment wasn't functioning when we moved it, and although it was allegedly repaired, it remains temperamental. We will be here another couple of months and will be very sad to leave! read more

I had a great experience during my lease here. It's in a great location with parks, grocery store, and many restaurants within walking distance. It has much better updates and amenities than other complex in the area and I always have quick reply to maintenance requests. I did live in phase two which I think is easier to navigate/closer to parking. There were only a few minimal drawback that kept me from giving it a 5 star review. They often were last minute in informing you of random required visits for smoke detector visits etc. the elevators broke frequently but they were quick in getting them fixed. Lastly the way rent prices change daily was frustrating and confusing when trying to sign a lease. Overall though I highly recommend it as I had a great experience in comparison to friends who lived in other complexes in Brookhaven. read more

She is kind, resourceful, competent, and understood all of our needs when applying for housing in this community. Just the welcoming nature of her alone was wonderful to work with! After paying over $50,000 in rent over two years - the management office has decided to charge me almost $300 in "cleaning fee's" after move out. An example of the insanity of some of these charges was a leftover curtain rod being taken down for $25 and a water filter being left on the sink for another $25. One would think that human decency and practicality would take over and a phone call would be made to come and remove these items OR just take them down in less than 60 seconds.... The apartments are nice. Good location. The Main Office (upper) management staff, is great. They fixed a lot of hiccups and are straightforward. No one is perfect. All in all, we are fine with the staff, with the exception of Laura. I created this Yelp account because of her, to write this review. I have no long term gripes with anyone that works here, with the CLEAR exception of Laura. She is an ill mannered Scrooge. Honestly. She will talk over you. Customer service means dealing with issues. An employee should never think that passive aggressive attacks will be accepted by any resident. Avoid that Scrooge, and you should be in good shape. Great upper management. Kind maintenance and security staff (they are genuinely super sweet). On-site management is alright, with the CLEAR exception of Laura. I would give Brookleigh Flats, Five stars, because of upper management. However. Because of that passive aggressive Scrooge, Laura, I am giving 3 stars. :) Take care. read more

The pros: The apartments are lovely and the pool is nice. The cons: The new management is absolutely careless, clueless and incompetent. Absurdly incompetent, in fact. The 'manager' insisted that my lease ended in June but it ends in July. Her careless oversight caused me irreversible inconvenience and frustration. They're using firm letters to get people to pay rent on time. I paid on time last month and that same 'manager' still charged me a $200 late fee. Management at the office, Atlanta headquarters and Nashville headquarters don't answer or return calls. The pipes are extremely loud and the plumbing is weak; constant sounds of running water and frequently clogged toilet. They swapped out the Starbucks coffee for cheap gas station dish water. The 'complimentary' laundry service is terrible. According to my neighbors, there have been numerous break-ins this year. Rent is very high and mine is increasing 4% so I'm not renewing. read more

I lived here from 2015 until 2018. There has been frequent turnover in management, and the quality of management has consistently decreased over the years. Pros) 1) Location, close supermarkets, restaurants, bars, hospitals, shopping 2) Apartments are new in great condition and spacious 3) Nice shared space, amenities, pool, valet trash pickup 4) Maintenance staff (not management) very responsive if repairs needed Cons) 1) Management is very disorganized and frequently unresponsive. Has gotten worse with every new management team. They applied someone else's rent payment to my account. They've lost hard copies of rent check that I dropped off twice and charged me a late fee, despite never having been late on a payment for over 2 years prior. If complain about consistent noise from neighbor, or trash on the floor - get a PC answer with no follow up. 2) Packages - inconsistent package system. If the office takes a package, I frequently did not get notified in a timely manner. There is a package service that mandates you give your credit card (and it's still not always used) 3)Several ground level apartment and car break ins. Police are frequently on the premises - but management rarely communicates what is going on to residents. Also had mail stolen from here. 4) Like living in a college dorm sometimes - high turnover rate with residents, large proportion of college students. Management sends mass emails all the time about events, reminders to pick up cigarette butts and dog poop etc. Pool is frequently like a frat party. It's great if thats your scene - but may be undesirable to young professional or downsizing older couple. 5) Elevators and FOB key always having technical issues. On one of several occasions, I came home late night from work at 10pm and neither FOB key nor elevator was working in my building. No one answered maintenance emergency line. I was locked out for over an hour, 7 months pregnant. Had to wait for a resident to come out of stairwell and run in to get up. When I told management the next day, no response or follow up. 6) Large annual increases in monthly rent. More that the average. 7)Limited hours on gym. Frequently not opened on time, which is a problem if you workout before going to work/school. read more

I've lived here for over 2 years now, which is probably longer than most of the tenants and through the changeover to Carter-Haston. I really enjoyed the previous management company as the leasing office employees & manager seemed to care about our concerns but things have changed drastically with the new management company in terms of effort and attention. They hosted a community town hall a few months after they retained ownership of the complex and I haven't seen any results from that, 6 months later. The new management seems to be more dedicated keeping up appearances in the amenity areas and gaining more tenants than retaining their current ones. When they changed over, they got rid of the security officer for a couple of months and kept delaying their promise to get a new one. The new leasing office employees really only seem to be there for fetching your packages and signing new lease agreements - they don't really care about the issues or complaints you might have. The manager is also impossible to get in touch with - when we were trying to resign our lease for 2016, it took 4 weeks to go from offer to lease signature and whenever I called the office, the employee would just say that she was out of the office with no expected time frame for when she would be back. If you bring up an issue, expect about 2 months turnaround for that issue to be solved. I legitimately dread going to the front office to either pick up a package or have any issues I need to talk to management about because the first line of defense (the leasing office employees) gives off an air of "Je ne give-a-shit" whereas before, the girls in the leasing office would greet you with a smile and ask you how your day was going. The quality of the tenants seems to have gone down as well. The tenants now don't care if they leave their trash out over the weekend or let their pets relieve themselves in the hallways. Carter-Haston has sent out a warning letter stating $25 per infraction but I have yet to see them enforce. We've also had neighbors that have had encounters with the police which doesn't quite make us feel safe. Additionally, after about 2-3 years of wear, these apartments were not built to be "luxury" apartments for long. The floor mouldings are coming off and I even had the glass pendant light spontaneously fall because of shoddy construction work. They also had to redo the balconies because they weren't weatherproofed the first time. The only pros for this apartment complex is its proximity to Publix, the stores across the street and the amenities (which they work so hard to upkeep). The maintenance workers are also lovely and will get your issue fixed within 24-48 hours. Honestly, I would move here if you don't expect the management company to do much of anything besides send out emails about events & rules that they don't enforce. Tenants are mostly quiet and keep to themselves and maintenance requests are completed in a timely manner. The shops & restaurants are also convenient for a young professional. read more

The worst living experience I could imagine in "Brookhaven " This place is anything but elegant! My lease is done in 2.5 months and I am counting down the days. I have had to deal with nasty halls and stairways. Fusing and nasty neighbors who sit open trash out in the halls, dog feces and piss in the stairwell and elevators, nasty doors smudged glass and leaking cement mixed with rain water on my car in the garage when it rains. The elevators are not working 70% of the time. I called the leasing office today because the elevators are not working again! One set has been out for at least a month . When I called, I was speaking with one of the agents about my disgust with having to carry a case of water to the 4th floor when this Baracuda of a property manager jumped on the phone yelling that an email blast had been sent out and did I get it. Well yes, I got it but when are you going to fix the one that has been out for a month already! I got the number for corporate and left a message, I could tell by the voicemail that the property is private ran and small and that is why the leasing manager was so comfortable with being rude. I have had the most help from Ashley and I Thank her for that. I will ask that you read your lease from top to bottom as I did not. You don't have a grace period to pay rent, when I moved in I had not read the lease and just assumed I had until the 3rd like a previous property I had leased and I had a letter on my door on the 2nd. They did have a one time forgiveness so the late fee was waived. The lease is 15 months!! I needed only 12 months so I am just waiting out my time if you don't like dogs and dog poop /smell all over the property you may want to look elsewhere . I remember when moving in, I was doing my walk through and the agent was saying how you can't believe the reviews because the tenants are usually angry about a personal incident that had taken place. Well, I haven't had any incidents! All I want is an elevator to take me from the garage to the 4th floor, clean halls, elevators, doors ,mirrors and garages that don't leak wet cement on my car when it rains. I have obeyed all the property rules down to not putting trash out before the requested time so I expect decent living arrangements. For the most part the property is quiet minus the neighbors across the hall who argued every week until I called the cops after having reported them to the leasing office twice. I never utilized the gym, pool, computer rooms, common areas and never participated in any of the offered classes, gatherings or events. I just want the elevators that WORK!!! read more

This place is awful. For the short time of a month I have been here it has been nothing but problems. The ceilings of the hallways fall apart when it rains! For the past week there has been 3 car break ins a night! The leasing office was so SMART they sent out a mass email telling all residents that security would not be working. If that's not a golden ticket to crime, then I don't know what it is! Mind you even the cars inside the gated area were broken in to. My friends apartment almost got broken in to, had the neighbors not caught the guy! The leasing office only shrugged it off! You do NOT want to live here! I lived here for 3 years and every year the experience was worse and worse. Management expressed little to no concern when my car (among others) was broken in to, the pet odor at the entrances/exits and mess in the outdoor spaces is unbearably disgusting (not to mention multiple pool closures this summer due to feces) and you are overcharged for everything - especially at move out - regardless of how well your unit is up kept. I lived here for a couple of years, and my experience has been mixed. There's some wonderful things about this place (the apartments are nice, new and well taken care of, the maintenance service is amazing, etc), but unfortunately there's LOTS of room for improvement too. Management seems to change constantly which makes it really hard to get any kind of real solution when problems come up. I struggled for almost a year with neighbors leaving their trash bags (lots of them) in the hallways, which attracted bugs and was completely disgusting. Although they're not allowed to do that (all trash has to be in the valet trash can), there were no real consequences, although I kept being told they would address it.... I wasted SO MUCH time bugging management to fix the issue (a health code issue) with no success. Thankfully things are better now in that regard. We also have regular break-ins both in apartment and cars. We were supposed to have a security company drive around but I haven't seen them in a long time... the approach of management is reactive unfortunately, which does not address the problem. We also finally got (only) one camera in the garage which they're hoping will alleviate the issue. Residents regularly park in the handicap spots without documentation.... it's so disrespectful. I have had family unable to park there because of rude entitled neighbors who think they're too cool and above any type of rule (some of this cars are really fancy cars drive but less than respectful people). I have also repeatedly tried to address this with management, with no success. Get different answers every time and was told to call the police last time. They're not willing or available to help, stating there's "nothing they can do." Yeah right.... Whether the pool is open or closed is a mystery. We never got e-mails saying when the pool opened but we just recently got an email saying the pool is going to be closed for 2 weeks.... occasionally, the pool gets really loud at night (people having parties they're not supposed to) and there isn't always a courtesy officer available to address the issue.... loud laughing and music at 11:30PM in a pool where tons of balconies face is NOT OK.... This place has issues and management changes so often that it's hard to get any kind of real assistance when problems come up. The location is great though, and the area is really booming. The hallways have dog crap, blunt smoke is prevalent all over the hallways , walls are super thin and I mean it (you can hear your neighbors doing it beside you, below you and from the halls), loud noises from the gym that just opened up in the shopping center in front of phase II. The manager of the apartments is friends with the gym manager which is so dumb on her behalf because neighbors constantly call the cops on the gym. Anytime I call up there I get attitude the one time I asked them for help besides management because management probably has bigger issues to worry about right now! They were both RUDE not friendly at all I get it's a stressful time but this is also the time to be nice it is called human decency! I just needed help with a package - After I email the office about my package missing Ashely informs me to call when I get to the Luxer and I did Lauren answered the phone with a dull low tone voice like she hates her job and tells me Ashley is on her way - I say Thank you and then waited 10 min for someone to get there keep in mind I have my kids with me! When finally someone gets there to help they where rude! She asked for my name I give it to her thinking oh maybe she is just having a bad day and is about to help me ---- NOPE!!!! After she gets my name she walks away not word it was weird it was rude and it was not ok I hope she doesn't treat everyone like this! We are all going through it right now! We moved into Phase 2 back when Brookleigh Flats was still the Heights at Brookleigh. We were the first to live in our apartment, and my goodness has this place gone downhill in a year. To be fair, Brookleigh Flats is a very pretty apartment complex, however the apartments are not well built. The appliances seem cheap and we have had several maintenance issues, including plumbing. Since the new staff took over our hall has been full of spiderwebs, dead bugs, leaves, and trash which is unacceptable for a "luxury" apartment. The office staff used to be really sweet, helpful, and knowledgeable, but are now simply incompetent. We are constantly having to get our bills corrected because we are incorrectly charged. Crime in the complex is rampant. There have been tons of break ins and I don't feel particularly safe here. The cops are here regularly and the security gate is frequently out of order. Neighbors mostly stick to themselves, which is good and bad. I like that the complex is pet friendly, but a lot of people allow their dogs to be off leash (which is not legal in the county). The pool is way overcrowded and it would have been nice if Phase 2 had their own pool. Overall, it isn't the worst place in the world to live, but I am not 100% sure I would recommend it either. Location near Blackburn Park is nice. I do feel it is overpriced for the quality, lack of safety, and poor management. read more

Just okay. The surroundings are very nice and so is the staff. But I've made complaints about tenants who were clearly doing drugs on premises and I've never even gotten a response. I don't feel management really has it together. Elevators are constantly broken, gates are also hit or miss, "breakfast" times change constantly without notification...a lot of unprofessionalism and cluelessness. For the price we pay, it's absurd. Will be getting out as soon as we can. This is an update: Elevators still broken, lots of drugs still being done, which smell through your apartment and the hallways, just terrible and, for the price, disgusting. More than one complaint to the management office about the drug usage and nary a response. They're also opening up yet another bar/restaurant steps away from the complex, so it'll bring even more robberies, druggies, and loud noise. Out of all the apartment complexes I've ever lived in, this one is my absolute favorite! I've never had an issue and I've lived here since 2015. It's so convenient to a variety of restaurants, bars, grocery stores, and the interstate. Perimeter mall is around the corner. Brookhaven is the best town (in my opinion) to live in. I think the common areas are absolutely beautiful. My favorite part is the breakfast downstairs and the valet trash. I highly recommend Brookleigh Flats!!! read more

UPDATE TO REVIEW: We moved out of Brookleigh Flats recently. The last straw was when our neighbor had his apartment broken into... With a key! That's right. Apparently the complex never changed the lock after the previous renters moved out. Stay away!!! We have lived in this complex for over a year now. When the Worthing Company was the management company in charge, everything was glorious. Seriously. Never had any issues, not a single one. It became very obvious when Carter-Haston (Hastings?) took over as the management company. I really like the Donna, Shannon, and the girls who worked in the front office under the previous management, and I feel HORRIBLE for them now. They were amazing to work with before, but you can tell their hands are tied with the new company. The new company has also brought in new workers, and they are absolutely the most unhelpful I've ever had to deal with at an apartment complex. We were looking forward to staying in this apartment for a while because we like it so much, but if the new management can't get their stuff together, we absolutely will not renew again. read more

Brookleigh Flats has great potential, but a change in management, and a turnover in maintenance personnel have left the resistance at a vulnerable state. I've had over 15 service requests, some that could have been resolved had management looked deeper into the problems. I lived there for over 4 years, and had to contend with smelling cigars, cigarettes, and marijuana in a non-smoking building. There were owners who left dog poop in places where animals should not be going. Lastly, neighbors don't know that you don't wash clothes after 12:00 am. This takes us back to management. read more

I've lived here for several months and I'm quite disappointed. Most of the things I liked about the complex and that convinced me to rent here have evaporated. Although it is in a good location, and the layouts and features of the apartment are nice, the cleanliness of the apartments has gone markedly downhill. The hallways do not have appeared to have been mopped in months- stains that I saw weeks ago remain. There was previously an onsite courtesy officer, and a laundry service 3 times a week. These are both gone. Although the lounges/business center look nice, most of the times the computers and/or printers don't work properly, and the TVs frequently don't work. Many of the leasing staff office are discourteous or unresponsive. Communications form the office are poor. Policies are changed without notifying the residents. If you lease here, do not count on any services that you are told about materializing. If you rent, do it solely for the location and the apartment, not the service. read more
