The staff: Having a 24/7 concierge is game changing. They provide an extra level of security, while always being available to hold deliveries, answer questions, and make sure you have what you need. They are always super nice and super quick to help you with anything. Maintenance is also incredibly fast and helpful. I've really only ever had a couple small things come up (like my smoke detector kept inconsistently beeping), and they were so quick to come help. You can also put in requests for around the apartment if you notice something is broken or dirty, and they are on it. Additionally, the cleaning staff is INCREDIBLE and keeps the place literally spotless. Even the pillows are fluffed in the lobby on the regular. The amenities: Unbelievable, some of the best around. The gym is top notch (and again always spotless!), and there are TWO pools-- one with one of the best views of the city on the rooftop, and another on the first floor that's shaded and has cabanas. The amount of spaces to hang out is actually unreal (reading terrace, library, bar lounge, clubhouse, etc). There are beautiful little touches everywhere with decor and it's all just over the top and lovely... I can't stress how much space this place has to entertain yourself and others. There are fun extras like the sauna, steam room, and shuffleboard tables, too. The apartment: Extremely quiet, everything is brand new. The walls are concrete-enforced so you can't hear neighbors at all unless they're walking through the halls outside your door (and even then they're quiet). It's also got fantastic finishes... everything is incredibly modern and well-thought out. The custom closets, the dimmer switches, the Nest thermostats... they are all nice-to-haves that I never thought of but have grown to love. The kitchen and bathroom are truly beautiful and have upgraded appliances. I always feel incredibly safe in the entire complex and my own unit, and have really loved living here. The cons: I cannot, for the life of me, understand with so much space why they only allow two guests per household. You can't rent out any of the huge, gorgeous spaces (like the kitchen upstairs, despite having tables that seat 10). They hardcore reinforce 2 guests, particularly at the pool (which definitely keeps any sort of partying non existent, which I appreciate). But if I have, say, my partner over and want to invite another couple to the pool, I'm unable to do so which is ridiculous. Guest parking is also a pain in the ass, having to register each guest with a piece of paper. Several times they have run out of guest parking and my guests have to pay to park overnight somewhere else. I also face the back parking entrance and sometimes cars come flying or bump their base. I can hear the garage open and closing all the time which gets a bit annoying. Overall: Truly one of the best living experiences I've had minus rules regarding guests. I'm super impressed with this complex... I'd recommend living here to literally anyone.

There's definitely bias in who you identify as the "overall community"…read more There's too many young professionals in the building for me to believe, that audience would subscribe to not having a speaker at the pool. This is never was an issue the first year I moved in, so this is based on recent feedback. Furthermore, it's noted that you can't have alcohol at the pool. The rules don't seem reflective of the community and seem unenforceable given everyone drinks can beers, or other spirits at the pool. Just acknowledge it was overreaching and pivot. You're doubling down on something that could easily be addressed because it's not an ongoing concern.

    I lived at Broadstone in a 1 bedroom apartment in Building 1 from April 2023 - February 2024, then…read moreI moved in with my husband who lived in a 2/2 at Broadstone in Building 2 from October 2023 - December 2024. Here is my thorough review of the complex. -- Building 2: If you decide to move here, stay VERY FAR away from Building 2. The people who reside in that building do not care about upkeep. They let their dogs pee in the elevator and poop right in front of the door to the building. They are constantly smoking weed and are insanely loud at all hours of the day. -- Trash: Overall, there is always trash in the stairwells (mainly cigarette buds even though it is a "no smoking" complex). Trash pickup is also 1-2 times a week which means that there will be multiple dumpsters in the middle of the road between Building 1-2. -- Parking: There is always someone parked in the walkway between Building 1-2. More than a few times, people have even parked (and left their car) in a way that you can't get around them to get to the parking garage. Another issue is, if you parallel park between buildings, people will block you in by parking beside you (you can see in the picture below) -- Pet waste: ~80% of the dog owners in the complex don't pick up after their pets even though there are pet waste stations all throughout the complex. Often, I would even see someone letting their dog poop directly next to a pet waste station then not pick it up... Which truly sums up the people that live here. -- Building 1: Between the two buildings I personally lived in, Building 1 is the better building. It is cleaner and quieter than Building 2. However, don't lease an apartment on the side of the pool. Especially during the summer, people would be in the pool until midnight and would be as loud as they pleased. -- Mail/Packages: Broadstone runs their package system through Fetch which is the MOST inconvenient thing I have ever experienced in an apartment. The way Fetch works is you have a completely different address for your packages than for your mail. Your package is sent to a Fetch warehouse and put in your "box." From there, it is picked up by a Fetch employee and delivered to your door. Sounds great in theory, but your packages get to you days later because of the extra steps. Plus, if you have people sending you packages, they have to have both your mailing address AND your package address and know the difference between the two (considering we had dozens of wedding presents trying to get delivered, you can see how this was an issue...). -- Moving out: We moved out Dec. 3, 2024 and didn't receive our deposit back until the last week of January even though our lease says we would get our deposit back within 30 days. When I returned our keys, I was not given any information on moving out and the leasing agent only took my keys and put them in a drawer (no email confirmation or anything). In fact, I had to ask them if they needed our new address to which the leasing agent responded, "um yeah probably." Then he searched his desk and pulled out a sticky note... Needless to say, I didn't have full confidence that our move out was recorded. Sure enough, through initiating a conversation with a different leasing agent at the beginning of January, I could tell that our move-out process hadn't started. All of that is just the overarching issues. We experienced lots of nuance problems throughout our 2 years of living there that just made our time there that much worse. If someone forced me to live at that complex again, I would choose Building 4. It has its own parking garage and seems quieter than the other buildings. However, if you don't care that you are paying a luxury price tag for a non-luxury apartment complex, this is complex for you! All of the issues we had with the complex wouldn't be a huge deal if we had paid significantly less in rent. Don't let the great amenities fool you... the tenants in the complex make this a terrible living experience.

The manager DeMille and assistant manager Xavius work seamlessly together to provide and maintain a superlative product. They are very passionate about making this an enjoyable, comfortable, and peaceful place to live. When I first visited the property, I was greeted by Xavius's cheery disposition, beautiful smile, and overall warm energy. He answered all of my questions, was very professional, and left a lasting impression that prompted me to cancel my other apartment viewings for the day. I knew from the moment I stepped foot in the doors of Broadstone Junction's leasing office, that I was making the right decision. When touring the grounds, I could definitely tell that an extensive amount of detail was put into the buildings, which is a nice touch to have as a renter. The pool is gorgeous, and there are loungers that actually sit inside of the water, giving a resort feel. The clubhouse is great, my friends and I reserved it and had a dinner party there one night and we had the most amazing time. There is a kitchen area with a lot of counter space so we were able to bring prepared food over and set up a self serve area for everyone. If you're a remote worker there are a few spaces for you to work or have a private meeting/presentation. My favorite amenity is the creative space, which is designed for creative social activities like a beginner art class! They also host a ton of resident events, from coffee and cookies, to holiday parties and everything in between. They even invited a food truck last month, and gave the first 30 residents a $10 credit for their order! I absolutely love it here! A beautiful property with a ton of amenities, professional staff, and a responsive maintenance team? What more could you ask for? I have lived at numerous apartments over the last 17 years in Atlanta, so trust me when I say, this is where you want to live!

    My wife and I lived here three years…read more The Good Grounds: It's a gorgeous property to drive into, especially during spring. Feels like you're driving into a resort. Overall, the grounds are well maintained. Lots of trees and flowers. Many units have rear and front windows, making them feel more homey than modern apartments. There are multiple well-maintained grills and patio areas, too, and two dog parks. The pool is stunning. Windows: The tall windows offer views of woods if you're lucky to have the right unit. The one in the kitchen was especially nice. Staff: Overall, the maintenance team is quick to handle routine problems. The office staff were friendly, as well. Parking et all: Parking is easy and abundent. Unlike other apartments we've lived in, they don't nitpick you with overreaching rules, like having stuff on your patio. The Bad 20 years out of date: Unless things have changed since 2024, the apartments have designs and fixtures that are way, way overdue to be updated. The kitchen and bathrooms are subpar - peeling veneer on the cabinets, cheap appliances, chintzy flooring, peeling tubs. I'm pretty sure the lighting and HVAC were from the 80s. Overall, the color schemes are dark and a bit dreary and there are areas of many apartments I visited that were dark in large areas. I hear some units can have hard flooring upgrades, but ours was carpet, which just look outdated. Some dumb design/layout choices: I had to duck under outdated, and too long ceiling fixtures. In addition, we had carpet extending to the bathroom sink! Why would anyone decide that's a good idea. One spilled lipstick and your carpet is forever stained. Unreasonable price increases: We moved there for the amazing price of our 2 bedroom and the grounds. However, our rent went up $600/mos in the three years we lived there. Others have faced that, too, and, as a result, many families had moved out and more transient, roommate situations popped up. For nearly $2k a month, there are more modern apartments in the area to choose from. Low ceilings: As a tall guy, the hallway ceiling in particular was so low that if I was wearing a hat, it would hit the ceiling light. Leaks: We had a leak in our ceiling (that was promptly fixed) but our neighbor below often had leaking from our bathroom. My mother in law, who was on the bottom floor of a nearby building, also had mildew and leaks in her ceiling. Stairs: If you live on a top floor like ours, you won't be able to get extra large furniture up the stairs as they curve too aggressively. We had to buy a modular couch, for example. No sidewalks: For such a beautiful property, it was annoying to have to walk on busy roads with no sidewalks, and there is ample room to put them in. If you leave the property, the long walk up has to be done dodging fast cars. Recommendations to the property manager: Update those dreary kitchens, fixtures and bathrooms. Install sidewalks. How about a bike locker? Many newer apartments have them and there is no room to store a bike reasonably in these units.
