I'm beyond words so far! Tracy S. should teach a class on customer service. She has supported me in this move from the application process all the way to move in. I have only lived here a week so I cant speak to the property in detail just yet, but I can speak to the service thus far. The maintenance requests were filled within 24 hours both times I needed them and they are very considerate of my space. I'm very pleased. My only critique at this time is the resounding noise of walkers above me. I can hear their every move. Aside from that, I highly recommend. read more

Cortland 3131 - Apartments Near Me - Decatur, Georgia

I am new to the area and community. I attended the wine down Wednesday. I must say I am very impressed with the new Manager Shannel. She was very polite and well spoken. She sounds like she comes with plenty of experience, which we need and I'm looking forward to seeing how this will go. read more

I lived here for a few months before transferring to another Cortland property. I absolutely LOVE Cortland properties, the best experience I've had with apartment management for sure. I absolutely adored everyone in the front office (shout out to Amber and Tracy)! The only reason for my four stars is because I'm not a fan of the finishes (black appliances and brown paint) and there wasn't a dog park on the property - but I promise everything else was absolutely perfect. Not to mention my transfer was very smooth to the other Cortland property (I scored a great deal on a 2 bedroom). read more

Can hear every step of your upstairs neighbor. Also poor ventilation in apartment. Cheap stovetop. Porches are nice. Parking lot fills up past 7 pm on weekdays. My girlfriend called and complained about the ceiling creaking and was told "the floors and ceilings are made of steel and concrete". Sure they are. There are a lot of Cortland properties in Atlanta and while I'm sure their more expensive properties are a better experience, they're all over priced from my research and from my experience here you're not getting anything but a bottom-tier experience for your price point. Thanks for reading read more

Overall I had a good experience here. Positives: location, maintenance staff, and front desk staff. Negatives: picky about getting to keep my deposit at move out, issue with dogs pooping in the grass and being left. There were some car break ins, but I felt pretty safe here. read more

I've lived here for 2.5 years now and have had a positive experience. Apartment staff are friendly, host events, and management always completes maintenance requests quickly (often in 24 hours). They hold packages for you at the main office and there is valet trash and recycling. It's a quiet neighborhood, rarely is there a disturbance. Residents are a mix of small families, college students, young professionals, and seniors - all walks of life! Many people have dogs that they walk in the morning. There have been a few apartment and car break-ins, but in the last 2.5 years I've lived here probably only 2 or 3 times have I received a crime notice. *I will say in the last 6 months parking has become an issue! If you get home after 10pm it's very difficult to find a spot close to your apt! read more

When we moved in, Kayla was the manager. She was professional and made a personal connection with the people in the community. Everything is going downhill since she quit. Here is why: - Pets: This is a pet friendly community. People with pets walk their pets even in the parking lot and don't move when we are waiting to park the car. There is a person who brings his dog every evening near our ground floor apartment and instructs his dog to poop loudly. He lives in a different building but chose this specific spot for whatever reason, he wouldn't apologize if his dog barks incessantly at anyone. There was a time when a lady was walking her dog and it jumped right at me when I opened my car door right after parking. Again no apology from her and the all pets act crazy especially in the evenings here. Its unsafe to be out when people walk their pets. Very inconsiderate and rude behaviour. Pet poop everywhere. No action is taken even after reporting. - Posts: All my posts are dropped at the leasing office after new people came to the leasing office. They have extended hours now to 8 pm on few days which is anyway not helpful. Jalisa and Amber in the leasing office are extremely unprofessional and rude whenever I walk into the leasing office. They have poor communication skills and act as if they are giving me my stuff for free. They delay getting all my items on a timely manner. What they need to understand is I pay for my stuff and they are holding it unnecessarily, while they act like they are doing a favor. (Amber was cleaning up and wrapping stuff up around 7:10 pm when I walked in one evening. And she was very rude, not giving me proper answers. The office hours end at 8 pm, why clean up at 7:10 pm and make everyone uncomfortable? Put up a 'cleaning in progress' board and lock your office if you don't want anyone walking in - after office hours. A lot of people return late here and this is truly a hindrance for anyone coming to the leasing office because of such behaviour.) Kayla was pleasant to talk to and she managed everything like a pro. Amber/Jalisa cannot have a proper conversation on the phone (Amber was chatting and laughing with someone when I called her about a service request while she asked me to wait). To me they come off like they don't have any training in dealing with people or working in a leasing office whatsoever. There were no emails regarding new people coming into the leasing office except that Maynard left and Donna came in as manager. Such things matter when we pay a lot of money for the creaky, poorly maintained apartments here. - Parking: If you want a parking spot close to your apartment, come home by 7 pm. Else it is impossible to park near home. You will be lucky to find a parking spot far away from your home or sometimes near the leasing office. Even if we get a good parking spot, people park badly here. Hardly there is space to open the door and get out of the car without touching the nearby car. People not only take others usual parking spots but also park very badly. Some folks park more than one car, when they move in they park their uhaul vehicles that take more than two spots. Management does not inform people about open parking spaces where such vehicles should go. There is no clear instruction on guest parking space too. There were multiple incidents of car breakins here, so be prepared in case you are moving here. They installed cameras in few places but they are not helpful anyway when your car is broken into and nothing can be done. - Quality of apartments: These are very old buildings modified with appliances as time progressed. May be 3-4 years ago or even before that. All appliances are noisy. I can hear my upstairs neighbor using her washer/dryer, dishwasher very late at night. Can even hear neighbors using the shower/loo. All apartments have hardwood floors so you can hear each and every movement of persons, pets and kids very clearly. Laying carpets doesn't help.My upstairs neighbors walk all day and night with shoes and they have the habit of going out late nights and coming back early mornings on weekends. They are loud and run around the parking lot late at night. I woke up several times because of this disturbance. These apartments may be OK for people from other countries but not for those from here. Again, this was reported to the management. No action taken still. No proper ventilation in the entire apartment. Not sure if all apartments are this way but the washer/dryer area has no vent and all the steam spreads inside the house. Same with kitchen. Poorly condition of vents/exhausts. - Maintenance staff: Maintenance staff are good. They are prompt and do their job quickly. They have changed a bit since the new guys joined. I usually do not leave bad reviews but they have pushed me to write one now. I am only here because of the location and nothing else. Overall this is a below average, expensive, poorly run by leasing office and unsafe place to stay. read more

Wonderful community, great location and staff. The pool is very nice, we enjoy grilling and having our dinner there. There is a dog park within walking distance that is also a plus. read more

I've lived here for about eight months. Pros: - location: super close to Emory, grocery store, restaurants, and not a too long drive from midtown/buckhead/little five - parking: I'm not sure when the other people who reviewed are getting home (or what part of the complex they live in), but I've never had to park so far that I couldn't see my building. I think there are plenty of spots and I like that it's not assigned so that it's easy for guests too - office staff: they're SUPER friendly and VERY willing to help! The maintenance staff fix jobs quickly and do more than asked - community: people here are very friendly, it's a very pet friendly place, and the office hosts a couple of events/month (i.e. Brunch at the pool, spaghetti game night, Taco tuesday etc) so you can meet other people of you want. There's a decent mix of families with young children, couples, graduate students, and older folks. It's a pretty quiet place and it doesn't get loud on the weekends either. - amenities: there's a decent gym (4 cardio machines & 4 weight machines) that's open 24/7 and a pool that was just renovated and a grill by the pool; the units themselves have wood floors, granite counter tops, and new appliances/finishing (I think it was just renovated a few years ago) - misc: it's well lit at night so I've never felt unsafe Cons: -Since all of the levels have hardwood floors, you can really hear when people/pets on the floor above you are walking/running around. -Water pressure: If my roommate and I shower at the same time or if the washing machine/dishwasher are on when I'm trying to shower the water pressure and temperature really go down. I've never lived in an apartment with more than one bathroom so I'm not sure if this is normal or something that's wrong with this complex. We like it so much here that we just try and coordinate shower schedules. It's a little inconvenient, but if the unit has only 1 bathroom I don't think this would be as big of an issue. - bugs: There have been some bugs that have crawled out of the shower drain after a big rainfall Overall, I really enjoy living here. I think they switched management a few years ago and since then have renovated the buildings and are really trying to turn this complex around. I highly recommend it! read more

I moved in this property in early 2014 and in less than 3 months, I was moving out. This property has horrible management and extremely poor attitudes. From the time that I did the walk through of the "newly renovated" apartment there were major problems. 1. Cracks in the ceiling 2. Buckles in the newly installed hardwood floors 3. The bathroom cabinet fell apart 4. The kitchen sink pours cold water instead of hot, and hot water instead of cold. 5. The floors have major creaking sounds each step you take even on the carpet make major sounds. Then, there was a major leak in the hall in the middle of the night. Maintenance came out at 2am and said they would be back at 8am to survey the damage because the water knocked the electricity out. The following day at 4pm I went into the office to inform them that water was still pouring down. (so much so I had to empty pots continuously). The office staff said that the maintenance team was done for the day. later that night the ceiling caved because of all of the water. I had to call the emergency maintenance line, the person who answered the phone told me to call 911 when I expressed the serious and urgent nature for someone to come immediately. It took another full day to get the maintenance team to come out. I had to stay in a hotel because I did not feel safe. When I returned I found a note that said if you want repairs call to make an appointment. It took over two weeks for the team to complete the repairs and even then it was not done properly and the watermarks were still visible. As a result of all of the water the hardwood floors buckled in multiple place and once again it took two weeks for the repair. Parking is also horrible, they tell you it is first come and they mean it. I arrived at the apartment around 7 pm on numerous nights and had to park 5 buildings away because there is just not enough parking spaces. There are often dead rats in the parking lot. The new management of the complex is equally bad. Stay away from this place. this place deserves 0 zeros as 1 star is far to generous. read more

The leasing staff is very polite. Kayla and Mr. Flowers showed us the apartment. Apartments are perfectly clean. Great apt's for a great price. read more

I lived in this complex for nearly 4 years. When I moved in the complex was managed by Equity Properties and went by the name of Longwood. It was a great complex with terrific management team and fantastic maintenance crew. They knew the residents by name and it was a true community. Sadly the property was bought by Cortland Properties in the spring of 2013. Unfortunately, the transition was not handled or communicated very well. The new property management company has been very poor with communication with the residents and seem to work in a reactive rather than proactive approach. The complex is being remodeled and each unit is slated to be renovated within the year. Again, none of this was communicated to the community. I happened to learn about the process when speaking with the "then" assistant property manager. The management team has changed often in the short time Cortland has been in the driver seat. The renovations obviously are requiring rent increases. One bedroom apt was increasing nearly$136 per month, to nearly $1000 per month. The upgrades and finishes do not seem to of the best quality and the reno work has been done quickly with lots of mistakes. I had 3 leakage incidents from the unit above mine due to faulty and sloppy reno work. Concerns that I addressed with the management team were brushed off and told would be addressed or answered. Unfortunately, it played out that it took me re-addressing and re-communicating issues, often many times, before items were taken care of or addressed. I hope these are just growing pains for the complex and it all works out. But for me, I chose not to renew my lease and moved on. read more

I lived here around one year and I absolutely love it. The community is conveniently located near a grocery store, shopping and public transportation. The office staff are ALWAYS on top of their game, the maintenance staff is responsive and the neighborhood is safe. Overall, it's a great place to live! read more

They still get one star. The new manager responds (still have no official introduction to her) but it means nothing. The mud problem is there because they did nothing to stop it and putting down pine needles (which are already covered in dog poop) is a temporary, half-way fix. They send out emails about things in the community that are a problem for their staff, such as not leaving boxes at the dumpster without breaking them down however- the complaints that residents make- the dog poop all over any grassy area and the pine needles, the cars that are parked in front of buildings and rarely/never moved (they should be in open spots in other parts of the complex), the trash in the parking lots, the unsafe areas- these things that don't impact those that just work there, you never see emails about those. You just keep getting threats about the things they don't want to have to deal with! The place is overpriced, unsafe and POORLY managed! read more

Where to begin.....we moved in about a month ago and what a nightmare. Within a few days I stepped in a large pile of dog excrement. I left my flip flops outside because I didn't want to carry the "crap" in and, no kidding, someone stole them! The people in this building are loud at all hours! Kids screaming and running all over the breezeway, pot smoking, cigarette smoke when I walk out in the morning. Parking- a disaster. Not enough spaces and cars sit in prime spaces for extended periods of time, a couple have never moved since we got here. Spots are so close together that my car has already been hit. Office staff- rude, unhelpful and act bothered when you call (that is if they answer the phone, normally they do not). The person that I assume is the office manager acts like it would kill her to speak to you when you go to the office. Maintenance people obviously don't like working here, that's the only thing that would explain their nasty behavior. The apartment they show you when you tour is nice and in perfect condition. The inside of the rest of them, not so much. They have poorly repaired walls so many times that they look awful! Appliances are old, ice maker doesn't work and the ceiling fans are loud. And finally, the mud! When it rains there is mud everywhere. If we could have a re-do we would keep driving past 3131. read more

Steer clear! We moved in a few months ago, largely because of good reviews. I think they pay for those reviews! I'll cut to it- 1) noisy- at 1am this morning a group was walking through the parking lot and yelling. 2) filthy! the model is clean and well decorated and the area leading to it and around it is clean and well manicured but that's the only building that is kept that way. Our walkway and platform is disgusting! There is gum on the walkway that has been there for several weeks and dried drippings from trash! There is dog waste everywhere (even in the road), be careful where you step and don't even think about sitting in the grass. 3) staff is rude and not available when you call or email. We got incorrect and incomplete info when moved in and when we asked about it we got a terrible attitude! Now we get treated awful when we need something. The manager is a joke! 4) appears to be some illegal drug activity that is being ignored. We won't renew the lease next time. read more
