I've resided at AMLI 3464 for just over a year. I'm disappointed to be writing this review, however feel inclined to warn other potential renters. Since January, I've been contacting the leasing office about excessive, incessant barking from a dog near my apartment. Typically lasting from 9am to 11pm. Every day, this dog is barking themselves hoarse. I have called numerous times, most of which were ignored or not followed up on. In the mean time, I've spent $30,000 in rent, for the privilege of listening to someone neglect their animal. It wasn't until I called this week threatening to involve animal control that this was mitigated. No more barking. My questions remain, WHY was this allowed to happen for almost a YEAR. AMLI approves all pets, and clearly could have fixed this issue before it got to this point. This is not luxury. This is poor management for a very hefty price for consumers. My requests to speak to the general manager have been ignored, and I am very disappointed to have spent so much money with a place with such low service levels. I loved AMLI 3464 when I moved in back in 2017, but since then it has gone down hill. The hallways smell like sewage often, and the way they "fixed" that problem was to add very strong air fresheners. So now it smells like sewage, smoke, and strong perfume. The community is supposed to be smoke-free, but neighbors smoke all the time and it fills up my apartment with the smell. That should be an easy issue to solve... But any time I ask office staff a question, they each tell me a different answer. One person told me they can only do something about the smoking smell during business hours. Another person told me they're already working on it and not to worry. Another told me a courtesy officer would come out at 1AM to check the smell. Either way, the issue of smoking hasn't been resolved. With the sewage, smoke, and perfume - my allergies have been getting worse. I've continued to let things go and ignoring issues time and time again, but I can't anymore. Before they sent out the lease renewal, they sent an email stating they significantly reduced our rent during the pandemic as an act of "good faith" - which isn't true. My rent was increased more than it decreased. I've had $103/mo in increases and $18/mo in decreases. Which was fine with me because the increases were about 1-2% each time, which is typical. Now, the rent for next year has been increased by 6%. And their argument is that rent increases by $100 - $400/mo each year... So they're planning on increasing rent by 3% - 12% each year? That's ridiculous. It sucks that Georgia doesn't have any rental control laws because this would be extremely illegal. Their other argument is that there would be discrepancies if units on lower floors paid more than me on a higher floor. The issue is, there's discrepancies all over the place. A 3 bedroom with 400+ sqft more is more expensive than a 2 bedroom that's way smaller. The price difference between floors jumps between $10 per floor to almost $100 per floor. The "market rates" they state are way above actual market rates. I toured nicer, bigger apartments right down the street for less than what AMLI is charging. On top of that, they showed me a screenshot of my rent payments, stating that I've only had $44/mo in increases, not $100+/mo... When I look at the screenshot, it seems that they OVERCHARGED me on rent for 13 months. I pointed that out and asked them to credit my account for what I overpaid, and they stated that it's because I didn't sign my lease renewal before it expired... I literally shows on the contract that I signed before it expired and renewed... The date is on the agreement, clear as day. So now there's discrepancies between the renewal offer, the lease agreement, and what is showing on their system. It's a mess and they continue to try to cover it up instead of making it right. And that's the sad part. Mistakes happen, that's fine. But it's up to the company to make it right and stand by what they say their values are. You can see it from the downward trajectory of recent reviews. As a resident that has been living in this apartment for 5 years... Literally the first and only person to live in the unit I'm in... I would expect they'd want to treat their residents very well. But it seems we're just cash to them at this point and nothing more. If I lived in the AMLI of 2017, I would be more than happy to pay for at most a 4-5% increase and overlook the discrepancies. But I don't live in that AMLI anymore and I have overlooked way too many issues at this point for what it was worth. If you're searching for apartments, do yourself a favor and look elsewhere. The tour may be nice, but living here is not. There's better apartment buildings with wayyy better events & amenities, better floor plans, better (more realistic) rental rates, and better staff / management. I could give you a long list of them even, there were too many to pick from. read more

It was Amli's negligence that created the mold issue not mine. I told management it was an issue the first week I moved in... including mold in the bathroom, even a bad smell, and it stayed 72 to 74 degrees inside my unit even when it was 95 degrees outside. I was only in the unit 3 weeks before mold appeared on my contents and contaminated my entire unit. I have since moved to another high rise with no issues within my first 2 weeks. read more

Very terrible leasing agents, a lot of discrimination going on there in Amli 3464. The black girl in the leasing office was very rude, telling me this is not the building for me because I didn't show any interest in the mid rise idea she's trying to sell me. A common leasing agent like herself who's black like me, poor girl who don't know how much I make is telling me AMLI 3464 is not the building for me, said the high rise is above my budget & they starts at $2,300 smh. Raising her voice too, she's very angry or probably having a bad day before I got there. LOL, very clever. I won't go there & nobody I know will go there. read more

I have enjoy my high-rise living. The view is amazing. The building is modern and very accessible. My experience with maintenance has been awesome. I have a quick response when anything breaks or needs repaired in my apartment. Jose and Kush have been great. City living comes with ups and downs however I enjoy my apartment and the service I receive from property management and maintenance. read more

I was a tenant for 4 years. Although my unit was aesthetically pleasing, there were persistent issues 1. Poor management- condescending and patronizing who intentionally contrive ways to create false charges. The management team was initially awesome, but they made staffing changes in 2020 and it quickly went downhill from there. The poor management is the reason for many of the additional issues. 2. Persistent safety issues- cars frequently broken into (even in the garage) 3. Loud parties 4. Marijuana smoke filled hallways 5. Fire alarms- Numerous false alarms each month 6. Poor construction- hot water was piped into the toilets in my unit. Management refused to address it. read more

I am updating my previous 1 star review. Amli 3464 has overall been a pleasure. Any of the issues that I have had, and written about were addressed immediately and resolved to my satisfaction. No place is perfect, and things happen everywhere, but I can definitely say that they are attentive to the needs of the residents. Keep looking. Tough crowd and little support from AMLI corporate. Stayed way too long at a crazy monthly rent. They keep selling the amenities but they were closed way too long for Covid and gave us no rent relief while other complex's were open. Alot of these type messages "Our office has learned that around 3AM this morning, multiple suspects broke into automobiles parked in the visitor parking area of the garage. Our security officer and property monitor attempted to thwart the break-ins, but the suspects sped off in their vehicle. Zone 2 police were contacted immediately, but no units were available due to looters burglarizing the Nike Store located at Lenox Mall. We have reached out to our security team to request additional evening patrols given current events." read more

Step into a building that greets you with the scent off Citrus and Thyme. AMLI3464 is luxury at its finest. You walk into the lobby and are met with a smile from the Concierge who is there to assist with your needs. The building itself is clean and modern while giving off the vibes of any Manhattan white glove building. Not only is it secure with having to use a fob to access floors but no one comes up without being announced. We just moved here into a 3bdr 2 bath and are loving the spaciousness and views from the unit. The bathrooms are immense with beautiful details from the countertops to the floors. The appliances are GE Monogram which leave the kitchen stylish yet useful. The floor to ceiling windows showcase a view like no other. The amenities are stellar from the rooftop area to the landscaping. Justin and Katie were very helpful in making our transition here smooth and effortless. Katie's thorough knowledge of the property sold is in the 2 floor gym and Theater! The maintenance team has been there to answer every question even offering to help with things outside their normal tasks. The shopping nearby compares to that of Rodeo Drive in Beverly Hills. Stores like Tiffany, Cartoer, Saks, Versace and many more.... I couldnt be more happier to call this place home. If you're looking for luxury in the heart of Buckhead. Then you're looking to move to AMLI3464! read more

This community is beautiful - very well maintained and fairly nice neighbors and staff. I'm very upset however to have moved in and now have to listen to upstairs neighbors stomp above my head day and night. The fire alarms are also going off more times than what would seem normal. If you choose to live in the mid rises you'll need a top floor. I wish developers would stop even constructing buildings with little to no sound insulation like this. read more

Just moved in about a month an a half ago, and me and my boyfriend LOVE this place. The move in process was a breeze, we worked with Shawn in the Leasing office, and he was amazing, super helpful, and every staff member you meet is so friendly and welcoming. We absolutely love our new community that we have right outside our door. We enjoy living here and we don't see how anyone could give this place less then 5 stars. read more

My family and I have lived here for a year and loved every minute of it! The staff is warm and welcoming; they know us all by name. The maintenance team is second to none. The building is immaculately kept, always spotless, and the full time concierge and security team is fantastic. Our dog loves playing in the attached dog park and walking around the park with us in front of the building. Our baby took her first steps in the park and our AMLI family - staff and neighbors - cheered her on. This summer we have particularly enjoyed the rooftop pool. It has a beautiful view, shade and a shallow shelf which is perfect for our baby to splash around on. I recommend AMLI without hesitation to anyone looking for not just an apartment but a place to call home. read more

Incessant regular fire alarm going off at all hours of the night and day. This property has had a recurring issue with their fire alarm system that the management has either been incapable or unwilling to fix for at least the past 3 years. What does it mean to a resident? 1- You and your pets (if you have any) will be woken up in the middle of night with fire alarms (piercing sounds and blinding lights). You can forget about having a restful night of sleep and the impact it will have on your life (unable to focus at work, health etc). As a bonus, your pets will be on the brink of a heart attack when it happens. 2- In the event of a real fire, you would have built up some much fire alarm apathy that you will not leave your unit any longer when you hear the fire alarm. No one in the low or high-rise buildings does anymore. Just hope it is the regular glitch and not a real fire. I can suspect the property management reply to this review will be that they are working on it or it is not their fault but the fire alarm system. To which I will reply that they have allegedly been working on it for 3 years now to no avail and they are responsible for not contracting faulty vendors or systems. Quite sad as the property is fine but this one issue is too important to ignore. read more

My son has rented a unit there and it is very nice. However, visiting there several times there are people who loiter there by the park and walk up and down the street. I've been there in the late evening and have seen persons walking about on the street in front. They did not appear to live there so I wonder why they are there. Last nite my daughter was parked outside on the street by the park and a man opened the door to the car, brandished a gun and told my daughter to drop her phone. She did and exited the car running to her brothers apartment. The car was stolen along with credit cars, ID, phone and computer. The police were called. There is no security guard usually patrolling the area, and loiterers are not asked to leave. There are also no outdoor cameras. Fortunately no one was injured but this is certainly a warning. An expensive upscale apartment building should have an active security team, cameras and services to protect the inhabitants. It does not appear to be a safe place at this point. read more

My wife and I have lived at AMLI for almost 2 months as of this post. The management team is very responsive to our request. Any maintenance problems in the apartment are addressed within 24 hours. We have several issues with the neighbors music (more base than loud). I met with the manager (Emily) to express my concern about the neighbor's music. She asked me to call security anytime the neighbors music was a disturbance so its documented in there security report. I did and "no more" issues with the neighbors music. I can firmly state say this AMLI team is definitely concerned about the quality of life for their tenants! read more

Quick Walk to the grocery store Publix, Target, Lenox Mall, Phipps Plaza, movie theater, and incredible dining! The building is impeccably clean, the concierge staff incredibly helpful! Moving from the Virginia Beach area to Atlanta was not easy yet AMLI 3464 has made it ALL worth it. The location is great, the concierge is always available, but the staff is second to none. While our house is under construction, I can think of no better place to call home. If you're looking for a high rise in a Atlanta than look no further. I have lived here since May 2018 and I love it! The leasing office, maintenance staff + concierge are all very nice and helpful and responsive. Things get fixed very quickly with maintenance. The apartment is gorgeous and the building has plenty of great amenities. I particularly love the public work stations on the second floor as I work from home. It's nice to have Marie Sims Park right in front of you with plenty of adorable dogs. Also, it's walking distance to Publix, Target and Lenox Square mall + Lenox Marta which is super convenient. Having lived at AMLI 3464 since July of 2017, I can confidently say I made the right decision when choosing an apartment. From Day 1, the leasing office and staff were professional, prompt with any request, and genuinely seemed to care that I was happy living here. When I first moved in, the building was relatively new and empty. It would have been easy for the level of service to decline as the number of residents grew, but this was definitely not the case. There are frequent events and perks planned for residents that make living here even better (a free gift wrapping room at Christmas, food trucks, movies in the park out front). Yesterday I had a unique situation and request for the office. Not only did the leasing office immediately address my request, they followed up with a phone call to make sure i was satisfied. Everyone I have encountered at AMLI 3464, from the leasing office to the concierge and the service department, has been exceptional and continue to make my experience living here great! read more

Met with leasing agent Crystal Eleby. Seems like a nice enough person but has little passion for her property of position. She was only willing to show us virtual tours by a computer. No way I rent anything without a full live view. She only briefly discussed the amenities....did not get to see any. Property has bling but costs too much for what she offered. Big price require a big value and no value statement was made. Her work station had plenty of Starbucks on it but she made no attempt to make us feel welcomed or wanted. Best advice is look for a better value in Buckhead and you will for sure find. Don't pay for avg service at top dollar price. It will cost you long term. read more

I don't leave reviews often, but I do feel compelled to leave one for 3464 because everything has been great so far. I moved into the complex in May 2017 and have really enjoyed living here. The staff was super friendly and accommodating when looking at the units (multiple times for me) and then signing the lease. The Security group is awesome! They always greet you with a smile when you or your guests arrive. The units themselves are super bright and modern, with the best closets you'll find, and seem to be very quiet as well. I've only met a few neighbors, but all of them that I've met have been really kind and people seem to be respectful. The hallways and common areas are always very clean. The gym could be one of the best parts about the amenities as it has state of the art equipment, multiple areas for using the weights and even kettle bells. I have no hesitation recommending others to 3464 if they are looking for one of the best new buildings in Atlanta. read more

Just moved in and this building is truly fabulous. Cody, the leasing agent has been so patient and sweet. Justin has worked with us over and over to get the apartment set up. Love them!
