We now have a torn up living room and will have one for months while we wait for another company to come in and finish the job - will be seeking all legal remedies. __________________________________ As new home owners, we were excited to complete a few projects. We found Arpan and Louie online. We were looking to have a closet system removed in the living room and to install built-ins. Arpan assured us multiple times that the business was looking to expand into the built-in industry and that they do much larger projects so this would be easy for them. They sold their services as a package deal - from design to execution they would have us covered. We spent a few weeks/months working with their designer (who I will not name because I think she is also an unwitting victim of the Arpan/Louie operation). Once the designs were complete, we went ahead and scheduled a final measurement appointment. Louie (the carpenter) did not attend but Arpan decided to keep the appointment. Within about 10 minutes of being inside Louie noticed that the designs prepared did not actually match the measurements of the closet in at least one place - the closet had an uneven depth that Arpan and the designer failed to measure at our final meeting that they decided to have without Louie (the carpenter). Louie did come up with a solution that we were comfortable with but would result in part of a window being covered - our thoughts were it happens and we would be lucky if this was the only hiccup. Louie then did demo work for 2-3 days. On the LAST day, he disappears for a while and when he comes back mentions that he is trying to figure out from Arpan where the doors for our built-ins are. Later that day he says that Arpan didn't order any doors and they do not have the capability to build doors. We call Arpan and he says they are looking into solutions. A day or two later - Arpan TEXTS to say "Our solutions would take weeks as we wont be able to create the doors...we would return half of your deposit". The deposit was $1500 - you read that right, Arpan wanted $750 for doing partial demo and then abandoning the project because of the negligence of his team. We asked Arpan to discuss on Aug 12 - no response. On Aug 16 - we followed up and he agreed to speak. Arpan told us that he needed to confirm returning the full deposit with Louie. The following week Louie came to collect his tools - which, as decent people, we allowed him to enter our home to take. Louie told us that Arpan was the decision maker on the deposit and its return. We sent messages to Arpan on the 23rd, 24th, 26th, and 29th of August to Arpan without any response. I really try to not write negative reviews because I understand mistakes happen and look to companies to make it right - but I couldn't let this sit. I am now out $1,500 and have to hire someone to come finish the demo work and then someone else to put in built ins - in this environment it will take months. I would be willing to work with Arpan and team if they had realized their errors before doing demo on our house (and tearing out thousands of dollars worth of closet systems etc. - which would have been OK if something was going in to replace it!) but this is inexcusable and the lack of professionalism from Arpan and team is really daunting. Please go with someone who knows what they are doing.

We got several bids for the project, and Brothers not only gave us the lowest bid, but we also felt the most comfortable with them on a personal level. - as they struck us as very straight-forward, honest and trustworthy. Jim, Eric and their team not only did an incredible job executing our vision, but also brought their own expertise and insight into how to best transform a space. They really have a knack for both the craftsmanship aspect of remodeling as well as a good eye on how to utilize your floor plan. Our basement was half-finished with a mix of concrete, ratty carpet and wood paneled walls. They knocked down a wall, re-did the floors, added drywall, framed a storage room, built a bathroom, added canned lights, put in new windows and additional electrical outlets. What once looked like a rundown area of our townhouse now looks like an upscale hotel suite complete with the beautiful bathroom that they added. They completed all the work on time and on budget, and we couldn't imagine anyone doing a better job. Not having a lot of experience in the world of renovation/remodeling, it was such a relief to deal with honest, hard-working guys who treat you like family and don't try to hose you over. In addition to doing excellent work, they were all nice, respectful and easy to get along with - and we felt 100% comfortable with them going in and out of our place for the better part of a month. One more point I would like to mention is that during the remodel, we had an issue with our furnace. Four Seasons came out and quoted us around $1,000 to fix it. We told the brothers about it, and they said that sounded excessive. Jim and Eric took care of the parts and labor for $300 that same day, and it's been running perfectly since then. If we ever need any more work done to our place, Brothers would be our only choice, and I would happily recommend them to friends, family and anyone who's looking for great work on their house or condo at a fair and honest price.

Despite the project being a disaster, I had always wanted to leave Tony a good review (or just…read moreremain silent about all the damage) because he's very likable and he's a small business owner. I didn't want this project to damage his ability to make money going forward. However, now that we've experienced about six months of him lying to our face about coming to finish the last punch item, I've finally had it and will leave the brutally honest review. Don't mistake Tony's charisma for good character. WATER DAMAGE Tony's crew did about $1100 worth of water damage to our house. This was because they installed new plumbing for a steam shower and then closed the wall up prior to testing the plumbing and valve system out. If that sounds like an insane thing to do--to close up the wall before you know if the plumbing leaks--that's because it IS an insane thing to do. As it turned out, when they turned the water on in the new shower, there was a signifiant leak in the shower valve, which caused water to stream into the wall behind it and onto the ceiling of the living room. They tried to downplay it, but then water came through the walls and ceiling. There was no denying it at that point. We hired Service Master for $1100. They tore out huge portions of the ceiling and walls, as well as some of the upstairs carpet. We were subjected to the drying fans for about 4 days and were unable to use the living room. I've included photos of the damage done by all of this. To Tony's credit, he took full responsibility and canceled the final installment payment for the steam shower, which was worth slightly more that the $1100 we spent tearing out the drywall and drying out the house. That was bad. However, the next chapter with Tony involved lies and ignoring us, and that's where my opinion of Tony quickly changed. PUNCH LIST ITEM AND LIES The shower was and is great, despite all we had to go through to get it. The only thing left was to correct an aesthetic mistake they made. They installed a chrome trim around the stone tiles of the shower shelf, which is just plain ugly. This is a very elegant shower, but the chrome trim really takes away from that look. Tony agreed and said it was an easy fix. That was in late January 2021. We just needed to find a date. Here is the timeline of trying to get Tony scheduled for this very minor last punch list item: Feb 8, 2021: email [no response] Feb 12, 2021: second email [no response] March 8, 2021: text [Tony's response: "I'll give you a date later this week"] [no response] March 18, 2021: Text: "Any updates?" [no response] March 19, 2021: Text to Tony [Tony's response: How about the week of the 29th." My response: "can't do the 29th, can you do the week of the 5th?] [no response] J une 4, 2021: Text [Tony's response: I will give you a date on Monday] [Monday comes, no response] June 10, 2021: Text [no response] June 14, 2021: Text to Tony [Tony calls my wife--he will come the following Tuesday. But then he needed to move to Thursday. Thursday comes, Tony says he has a fever.] Tony has no intention of coming. So I will hire different person to pull out chrome and finish the project. Then I will send the bill to Tony. I have also been advised to hire an inspector to check out all the work, both plumbing and electrical, to make sure everything is up to code and safe. If it's not, I will hire additional people to remedy the problem and add that to the bill Tony gets. If he doesn't pay (he won't), I'll file a small claims action and have the Sheriff serve Tony. If Tony thinks that by eliminating our final installment payment, he absolved himself from having to pay for any of this, he is sorely mistaken. The elimination of the final installment was compensation for the hard costs of the water damage and of the stress he caused, and nothing more. No judge will see it otherwise, and Tony will have to pay for the damages as well as the court fees. It's a stupid lawsuit to have to file, but the courthouse is only about a mile from where I live.

The first was due to their new faulty lock which made me late for work -standing outside in the cold and the second was just prior to the end of my lease when I was in the process of moving out. Cindy (office manager) lied to me about needing in the unit and had the lock changed before my lease was officially ended. Overall working with John was great until he merged and became part of NXT. Under new management it was one issue after another. Right after the merge, NXT demanded I provide proof of renters insurance despite it not being in my current contract. This was fine since I had it anyway except NXT wanted to be listed on the policy in a way that allowed them to make changes on my personal renters policy which I was uncomfortable with. Additionally, I had to put in multiple maintenance request for the same things (mostly the garage door and the washing machine) because it was never fixed all of the way or correctly. Cindy would call and want me to be there to let maintenance in which is her job, not mine. Cindy is the worst to work with, she lies and is very pushy. She tried to tell me I could not sublease my unit with parking despite parking being included in my current lease. Even my attorney was stunned by this after reviewing our lease documents and emails. After the illegal things Cindy had done, it was a nightmare working with her and I am happy I never have to deal with her again. I'm adding an edit to this review because I previously mentioned how great working with John was. Well when I wrote this review 2 days ago I truly believed that, but now that he does not have the audacity to call me back despite multiple complaints about how his property manager is doing illegal activity that is not in compliance with my current contract it makes me believe he truly does not care how his business is run. I do not recommend renting from NXT Realty because they are only focused on how to take advantage of people.

John Yousef was my landlord for a little over a year before we were so frustrated we terminated our lease early. Well worth the money it cost too. A few of the more memorable violations of tenant rights we endured under John, were: a broken furnace in the middle of winter that took 4 estimates and 3 weeks before it was finally "repaired." Now when I say repaired, I mean 3 of the 4 mechanics said there was no way to fix it, until a 4th mechanic managed to get it "working" and limping along for the rest of winter. Our ROOF started leaking when there was too much snow. The fix to this was of course...shoveling the snow off the roof and declaring it fixed.....until the next day. Our chimney started leaking during even small rain storms, which was never repaired. The advertised 'fully functional fire place' was nothing more than a leaky brick tube that held a plastic bowl to contain the leak throughout our entire lease.
