Of course, as Dori led us to expect, the team discovered additional rot as they worked. I cannot overstate the diligence Marvin in particular brought to the task of identifying and fixing the rot. Dori's company is not inexpensive but it is worth every penny. We could not be more pleased about the work his team did or more enthusiastic about Dori and the company and culture he has built and maintained over time.

I bought a rowhouse with a 1 car garage and gravel parking pad. The garage had quite a bit of deferred maintenance over the decade or so since it was built. The roof leaked. There was cracked plastic siding, some wood rot to the underlying plywood, and rotting exterior trim. The concrete garage floor was badly cracked and poorly repaired, allowing water in during the winter that would froze on the garage floor. Olive Branch did an excellent job removing and replacing the roof with upgraded architectural shingles. They replaced rotten plywood and trim, installed a vapor barrier, then re-sided the garage with upgraded Hardiplank siding. The concrete floor was demoed, removed and hauled off, then the garage floor and gravel parking pad were replaced with high-strength cement. A new french drain along the garage door keeps the rain out. The estimate was clear, accurate, and reasonable. The service was spot-on. Work crews showed up on time and didn't leave a mess. Tim oversaw all the work and ensured the job went as planned. He made sure all those minor hiccups that happen in every job were resolved to my satisfaction. I'm very pleased with the outcome and will definitely use Olive Branch again for my next exterior project.

Before I found Osmin, I had gotten 2-3 other companies to come, evaluate and give me estimates for the repair. But I just did not feel comfortable with their explanation of the problem and how they were going to fix it. And, Osmin was the only one who could guarantee he could fix my smoke problem. Evolution is a small business and Osmin is the one who evaluates your chimney, knows exactly what needs to be fixed, creates the quote and performs the work himself! I think that was the big difference between him and the big companies. Also, he was very honest and gave a good price. He did so much work: remove the old terracotta liners, install new metal liners for both my fireplace and furnace, built up the brick wall between the two shafts (there was a big hole which was the main reason the smoke was coming back into the house and which none of the other companies addressed), coated the interior with high temperature cement. Then he worked on the exterior: power washed the stained bricks, replaced some damaged bricks, replaced the chimney cap, and even matched the color for the exterior mortar. It took him 7-8 days to finish the work on my chimney. He only takes on one job at a time which I also appreciate. Lastly, the smoke problem was fixed! I was truly amazed. All the smoke went up the chimney and I barely smelled any smoke in the house. Even on days when there was a little breeze outside I could enjoy a beautiful wood fire in my fireplace. Plaster is so important to deaden sound transmission between row houses and the appearance of a plaster wall has a certain luminous quality that sheetrock can't give. Mr. Cook examined every wall to find any hollow spots where the plaster had separated from the lath, and looked at the plans to be sure openings for thermostat or receptacles would be left open, or whether access was needed behind a tub. I already knew it wouldn't be a tough job yet still needed help. I wanted to see whether they really are interested in providing service to those genuinely in need rather than only cherry-picking high yield jobs. The result? They failed in their interest to help as well. Zero follow-up...and I mean completely vacuous! From the scary observation of the drive up to my home & carelessly blocking my neighbor's driveway when parking...to the cold fish & flippant reply to a simple comment and inquiry while I explained the brief history of the issue, I remained completely unimpressed by this company. I am thankful that I was able to dodge a bullet when they failed to follow up because if they only demonstrate preferential selection for jobs (and wasting a customer's time when they have no intention of taking the job in the first place), then I say to you, the customer valiently doing your due diligence, be very cautious if selecting this company to do the work with which you need help. They may have been great at what they did during the company's prime years for some customers, however, now at the time of this writing, if you are a fan of both customer service and quality work, perhaps search elsewhere. If the company does not show well in their initial interaction, and in this case, following their second chance, they're likely not going to show well the rest of the time. It could have been done on Wednesday, but it rained all day. The pricing was so fair that I didn't even need to negotiate. I had not looked into chimney repair before, but a bird entering your house like it's Santa will make you consider installing a chimney cap. Joe explained chimney caps to me like I was five years old, in the most respectful way. He explained how the chimney would need two caps because usually the furnace vents through the chimney. He explained how to check for myself in the basement. He was right. He also explained the chimney crown and that it needed to be replaced. I wondered how he could know that since no one climbed to the chimney during the estimate. I asked for pictures before the work started. The crown had cracks but served the house well for 80 years. He was right again. His team showed up, explained the scope of work, gently moved our plants out of the way, and got to work. We also had several bricks that needed to be replaced. That required the team to remove the broken brick, spread mortar, and install new bricks. They match the house well. I napped in front of the fireplace while they worked. I could only hear light tapping from the brick removal process. They sent photos while the work was in progress. Great photos that I will share with you below. Joe and his team exceeded my expectations. The hardest part of getting the chimney repaired was submitting payment - because no one asked for money upfront. 10/10 I would recommend Victorian Chimney Services for your chimney upkeep needs.

UNREASONABLE, UNEXPLAINED DELAYS: The estimated completion was 3 weeks from the start of work. It…read moretook them over 4 months from the time we signed the contract until they CLAIMED they were done, and that doesn't include the time they needed to revisit and correct poor workmanship. Their workers would disappear for a week or more at a time and I would never know when they were coming back. In the meantime, several rooms in my house were unusable, which created considerable hardship for my family. The contract says there may be delays due to material availability or weather, but all of the excuses combined cannot account for their chronic absenteeism. LIGHT INSTALLATION: The exterior light fixture they installed flickers from time to time. I emailed them about it on more than one occasion several months ago. They said they would take care of it, twice, but they never actually showed up to make the repair when they said they would. According to the contract, this problem should have been resolved under the warranty. TRIM: They removed a piece of trim and when they reinstalled it, they did it incorrectly so now the closet door in one of my bedrooms won't shut. INSTALLED WRONG SIZE WINDOW: They installed a window in my basement that was too narrow for the opening, which left a large gap around the edges that they just packed with foam and caulk. After I pointed out that it looked terrible they covered the exposed foam with plastic trim. They said that the window size was not available at Home Depot and they would have needed to order a custom window, which would have cost a couple hundred dollars more. The smart thing to do would have been to talk to me about it before installing a window that is the wrong size. I would have been willing to pay a bit more to get it done right, rather than fast and wrong. (Actually, it wasn't done fast either. The installation was delayed by weeks and the window is ALSO the wrong size.) PAINTING: When they paint, they can usually get the middle of the wall right, but when they get to a light fixture or door or window or built-in bookcase they get paint on the trim. They never use tape to get crisp edges. All of the places they painted in my house have wavering, inconsistent lines. There are multiple paint smudges on the white window/door/bookcase trim. I raised this issue with them multiple times and they made repeated attempts to correct the problem, but they could never seem to get it right. This is not the sort of "workman like" quality that was promised in the contract. I have painted rooms in my home and done a much better job, more quickly, and with no training. GARBAGE: When they departed they left a trail of trash and debris. For months I was finding construction debris, energy drink cans, candy bar wrappers, random work gloves, cans of paint, and pieces of scrap wood around my house. DRYWALL: They left a large gap between the drywall and the skylight they installed. They were going to leave it that way, until I asked them to fix it. They also left numerous marks in the joint compound on walls in my bathroom that they just painted over. I pointed out that it needed to be fixed to their quality assurance rep during his first inspection, but it was not fixed. I had to point it out a second time to get them to take action. In summation, Hambleton Construction is guilty of poor management, poor service, and poor workmanship. I would NEVER, EVER invite them back.

The project was seamlessly managed and we relied on Hambleton construction to ensure successful completion of all aspects of the project. Small issues were immediately addressed as soon as Hambleton Construction was notified. Overall they were reliable, trust worthy, and did excellent quality work with very good customer service. And, once I picked floors it turned out that they were comparable or a bit less than other companies. K&K was able to take up old engineered hardwood and install new engineered hardwood in my entire condo in just three days. The staff worked hard, but with care, right down to placing furniture on cardboard so it wouldn't damage my new floors, and vacuuming up wood scraps at the end of the day so my cat wouldn't get a splinter. When it turned out my dishwasher was leaking, they even helped me remove it so we could put new floors under it. Overall, I would 100% recommend this company. They did great work, and offered great customer service too.
