Marshall Reddick Real Estate - Nashville-Clarksville Annual Team Photo 2025

Marshall Reddick Real Estate

Marshall Reddick Property Management out of TN is excellent. I highly recommend them…read more I've used many PMs over the years. What typically happens, is they are great at the start but as time goes by they go to sleep at the wheel. I tell my PMs if you take good care of the property and tenants you are taking good care of me. Marshall Reddick does that. I highly recommend them.

Extremely frustrating experience…read more Before signing my lease, I made it very clear that having a reliable A/C system was a necessity for me. I explained that I understood repairs could take a few days if something needed to be fixed, but I never expected to deal with ongoing A/C problems for more than 2 months. Since moving in, the A/C has repeatedly stopped working. I have now been informed that drywall will need to be removed so that ductwork can be installed to vents that were apparently never connected to the A/C system. Finding out that the home has missing or improperly connected ductwork after moving in is extremely concerning. I also never received a move-in inspection before taking possession of the property. Because I rented the home sight unseen, I expected there to be an opportunity to document the condition of the property when I moved in. That never happened. Now I'm almost positive I'll lose my security deposit even with all the videos and pictures I took prior to moving my stuff in. If you are considering renting through Marshall Reddick, I would strongly recommend documenting everything yourself, keeping all communication in writing, and thoroughly inspecting the property before signing or taking possession. And if A/C is a BIG make-it or break-it, like it is for me, then good luck trying to get them to put it into your lease contract. They'll just reassure you it will be just fine. Then months later during the summer you barely have A/C.

This was our first time renting and communicating with a property manager in lieu of the landlord directly, and it ran much more smoothly than I expected. Ms. Stone was such a professional. The portal was updated with our lease documentation and move in photos and allowed us to enter any work requests and pay our rent. Documentation was provided for the set up of utilities, move out instructions, etc. She provided recommendation for lawn care...something we never had to manage before so we needed help . Each of the very few issues we had were handled swiftly. Amy went above and beyond when we had concerns, even offering to bring us large coolers and ice to preserve frozen foods when we were waiting for repairs to be done on our freezer. We moved because the homeowner decided to sell, but Amy made sure the process ran as smoothly as possible. She answered all the questions we had about access to the home and site visits, and communicated with the realtors to make sure our items were respected during walk throughs. I encourage those looking to rent a home in Nashville to visit her website. She manages a few other properties. I don't know what it's like to own an investment property, but I believe any owner looking to rent a property should consider her because she seems to be professional, organized, and respectful of her clients and tenants.

There is good and bad with Ghertner. A lot depends of the Property Manager of course, but most…read moreimportantly it depends on you board. The board is responsible for everything. Don't let them use the volunteer excuse. I could find plenty of example to complain about Ghertner. Most of which would be because of a PM's individual actions. For the most part, they help keep us inline. I give them a 3.

I rarely leave negative reviews, but after months of trying to resolve multiple issues privately, I…read morefeel it's important to share my experience. My concerns began well before the billing dispute. Throughout my time working with this property management company, communication was consistently poor, maintenance issues were not handled in a timely manner, and common areas were not maintained to an acceptable standard. Landscaping was frequently neglected for weeks at a time, leaving the property looking unkempt, and the entrance gate seemed to be broken more often than it was functioning. As a homeowner paying HOA dues, I expected much better. The final issue involved an after-hours plumbing charge during the winter storm. Water was entering my home, and I was concerned I might have a frozen or burst pipe. Following the property's emergency procedures, I contacted the after-hours plumber. The plumber entered my home, turned on a faucet, checked the water meter in my closet, determined the issue was not plumbing-related, and left. The entire visit lasted less than ten minutes. I was later billed nearly $600 for that visit. I disputed the charge because I believed it was excessive given the nature and duration of the service provided. I attempted to resolve the matter directly with management and later through the Better Business Bureau. During that process, I was disappointed by statements the company made about me that I believe were inaccurate and unrelated to the billing dispute. Although the company indicated at one point that it was willing to reduce the balance, that adjustment was never reflected on the invoice I received. In an effort to resolve the matter, I even offered to pay $300 as a compromise despite believing the original charge was unreasonable. As of today, the dispute remains unresolved. My disappointment isn't limited to a single invoice--it's the overall pattern of poor communication, inconsistent property maintenance, delayed responses to homeowner concerns, and the way this billing dispute has been handled. I have made every effort to resolve these issues professionally and in good faith, but unfortunately that has not been reciprocated. If you're considering purchasing a property managed by this company or hiring them to manage your community, I encourage you to ask detailed questions about their communication practices, maintenance standards, emergency service billing, and dispute resolution process. Based on my experience, I cannot recommend them.
