I previously lived in a single family home for the last 30 years and moved into Iron Horse while looking for a new home and getting to know the Franklin area. The COVID outbreak slowed down our search and thus we are still here. I find Iron Horse's apartments to be well appointed and well maintained. The common areas (such as pool, clubhouse, fire-pit and gas grills) are kept clean and are beautiful. So, in response to a recent very negative review I came across I would like to present a very different opinion. I believe this negative review was most likely written in response to a notification all residents received regarding several items but specifically mentioning fines for not following the procedures for trash disposal. I'm baffled how anyone could have a problem with this. Each unit's trash is PICKED UP DAILY RIGHT OUTSIDE YOUR DOOR. The procedure states that trash bags should be tied closed and placed in a trash can (which is provided with each apartment) and placed outside your door between 6:00 pm and 8:00 pm nightly. The trash is then picked up after 8:00 pm and disposed of for us alleviating anyone having to carry their trash down stairs or to a dumpster. Those not placing their bags in the can have caused stains on the floor from leaks and allowed animals to tear into the bags. Not to mention the smell!! How much easier could they make it??? Residents should not have to walk by a mess in the halls caused by other residents being inconsiderate. I quite frankly HOPE THEY FINE residents because it will help keep the property looking the way it should for all residents. If you are looking for a new place to live, ABSOLUTELY come see Retreat at Iron Horse. The property is beautifully maintained and the apartments are modern and lovely.

The office was so kind when I signed my lease, I was going through some drama with my last apartment complex and wasn't exactly sure when I'd be able to move in. The office at Greenhaven was flexible and good to work with me during my move-in, so I could do so on a date that worked best for me. The maintenance team is great too, they responded to some non-urgent issues I was having next-day. The units are so nice, and it's reasonably priced for the quality of what you get in my opinion. They smell new and clean and if I didn't know better, I would think my apartment had never been lived in. The washer and dryers are very high end, I still don't totally know how to use them. All stainless steel appliances. The cabinets are massive and the flooring & granite is beautiful. Very spacious and thoughtfully laid out to maximize space. The outdoor areas are well-lit and clean. I feel very safe here. The buildings are well-constructed, and even though it's not totally sound-proof, noises are muffled and few & far between. One of my neighbors has a dog that tends to get very loud and I struggle to hear him once I'm inside. Also! They have on-site storage units which is great because I'm temporarily downsizing to save money while I shop for a house. I was able to rent one very affordably and it fit all my extra things. The neighbors are friendly and decent looking/acting people. This is not a complex of families with 5 screaming kids, loud college students, or sketchy old men who sit on their lawn chairs and smoke in the parking lot. This is a nice area and the people living here reflect that. The pool is immaculate, and the gym is worthy of me cancelling my membership at Prairie Life Fitness. The clubhouse is open all the time and is a very nice area for indoor games or entertaining a group. They have lots of community things to do here and an active facebook page, where they announce happy hours, cooking classes, dive in movies at the pool, and neighborhood field trips to places like the distillery. It really is a "haven." My drive to work is 20 minutes longer now, and it's worth every single minute of it. I don't feel like it's my home yet, I still feel like it's a boujie beach condo and I just didn't get an oceanside view this year. My friends and family have all been so impressed when they come to visit. I highly encourage you to check this place out if you're looking for a new place to live. It's worth every penny!

    When I was sold on the place 3 yrs ago, they had a hot tub that was broken, that they promised to…read morefix, and coconut water in the fridge for guests. I facetiously told my sales person that i'll sign the lease if they fix the hot tub and keep the coconut water coming. A week after move-in, they had the hot tub filled in and stopped providing the coconut water :( I've been here for 3 years and still think that even though it's a higher price point overall, it's still the best bang for your buck online this bustling area, right on the highway to Nashville. The Maintenance has always been very good and they clean their campus well. Not a lot of negatives! Well there's one big one. It's a big corporation. There's nuances that become inconvenient where you as a resident are pushed into a situation that is terrible inconvenient, but it "can't be helped because it's policy and they would need the vice president's approval to make an exception." There's this McDonalds minimum wage vibe of, "I can't do anything because that's corporate policy" with little incentive to fight that fight for you...so everything can potentially be a fight just to get them to say *something* to corporate. And I have always won the fight...with a lot of effort on my part. They just don't have an incentive to ask on your behalf. It's a bit shameful. One example, I renewed my lease, so my autopay didn't continue and I went thru a divorce and had to change my payment information in the system anyways. I actually took proactive action in the system, but some nuance didn't allow the change to register appropriately (there was 2 places to put the payment information for autopay and only one was the 'right' place). I didn't get any notification of this beforehand and so my payment didn't happen. I incurred fees which they refused to fight the bank for, or absorb, even though it's because of their sh1tty system and policy (all they had to do is call the bank and ask them to reverse the charge as a courtesy. I do it all the time with my own personal bank!). I had to deal with this headache and actually had their financial rep make sure to walk me through what had to be done before the 2nd month payment on the new lease came around and we experienced a repeat. Guess what? Their system didn't register my data appropriately and it happened 2 months in a row. Because of this, their policy is to shut off my ability to autopay, forcing me to have to pay for multiple cashier's checks each month in addition to rent, and hand-deliver those checks to them. Extra cost and terribly inconvenient! They even told me that there wasn't anything they could do to restore my autopay access, even though it was their dumb system's fault, unless the VP of the company approves the exception, which I was told wouldn't happen. I fought back, threatening to move out at the same time and, guess what? They restored my access. See this crap happens because of the lack of flexibility due to rigid corporate oversight. Yuck. But I do recommend this place still if you're willing to put up with the corporate crap. I'm still living here and have experienced a fairly noiseless, drama-free stay for all of these years. The amenities are nice too!

The building itself is older, which comes with expected wear and tear, but what really affected my experience was how the shared amenities were used. It often felt like there was a lack of structure or enforcement around community rules. For example, the tennis courts were regularly used for soccer games, the gym area became a play zone for unsupervised children, and racquetball courts were frequently inaccessible because they were being used for purposes other than intended. In several units, residents appear to run informal daycares, which meant heavy hallway traffic, constant noise, and toys or bikes left in common areas. While I respect everyone's right to use their space, it often felt like the property management didn't maintain balance between private use and shared community living. This might not be a deal-breaker for everyone, but if you're looking for a peaceful, organized apartment community with reliable amenity access, this may not be the right fit.
