Weeks leading up to the closing were fine and uneventful. On closing day, I received a call in the car as we were driving to their office--fifteen minutes before our closing. Was told they just discovered they were missing some paperwork, and we could not close as scheduled. Fifteen minutes before-after having weeks to prepare and doublecheck that everything was in order-- a.k.a. what they were paid to do. Limestone then spent the rest of the day scrambling to fix their error and work with the lender to get things straightened out. We ended up closing later that day after they found the paperwork they needed. It was an unprofessional process, and we received no considerations or apology. Judging by some of the other reviews here, we were not alone in experiencing their unprofessionalism. There's no shortage of these type of companies in the middle Tennessee area. I'd recommend finding one that puts pride into their work, and if something does go wrong, is willing to own it.

The agent was set up in the kitchen with his face buried in his laptop. He never looked up, never greeted us, never acknowledged us and never said a word to us. Worse open house I have ever been too.

I had the WORST experience with Mark Spain. I purchased a house being sold by them (tbh the agent…read moredid such a bad job- first I offered full price and they said they mispriced it, raised the price, and by then there was another bidder- it cost me $35k over asking at the end of the day.) the agent told me if I listed my house with him he'd get my offer accepted (and he did- I could say more about that but maybe not here). My whole plan was to do the guaranteed offer so I could close on time on the new place. Since I was assured there was a guaranteed offer, I removed the home sale contingency on my offer. Well, he failed to disclose to me that listing with him wasn't the same as the the guaranteed offer, which it turned out isn't always guaranteed, and because my home was in a complex with a door code, no one would do a cash offer. Therefore, I a) had to list, at a terrible time to list, b) had to borrow well over 100k for my down payment as a bridge loan and do some things that weren't ideal financially or otherwise to make it work, c) took a huge loss on the home I sold because I was so desperate to get it sold and get out of the bridge loan. All while already under contract for my new place. The Mark Spain realtor was also severely unprofessional to the point where he left mark Spain (his narrative was he left, but it was the same day his higher ups had a conversation with him about the unprofessionalism). Every single thing I asked to be done took days for a response, down to listing verbiage which I provided being added to the MLS. It was not listed until 2 days after I asked for it to be, while the realtor posted tiktoks of him drinking entire bottles of alcohol. He did not provide any marketing materials even when I asked and did not add any value to the transaction. Therefore I asked to be let out of my contract after wasting valuable time and forgoing my entire plan to use the guaranteed offer to allow the purchase of my new home. I am SO lucky I am in the position I'm in and was able to get the transaction to go through, but it was fully DESPITE mark spain, and I'd say 99% of people would've had to back out of the deal due to all of their missteps and lies and the very real issues they caused. I spoke with the VP of Franklin area Mark Spain, Jan Cooper, at length. She originally seemed horrified and willing to help, but at the end of the day was only willing to help me (and marginally at that) if I kept my listing with them.. she offered a reduced commission (which I had already negotiated originally, and would not say how much better than the original negotiation it would be), but I looked and none of their realtors, even the high ranked ones, had much experience at all in downtown listings. They say they have huge numbers but they're mostly from off-market sales which is NOT the same as actually listing a home and they did not have experience in that. When I told her I'd be taking my listing elsewhere, even after telling me she completely understood why I would after what I experienced, she would not give me a dime - even though my purchase had mark Spain on both sides of it and the seller was an investment company who works directly with mark Spain. There was ample opportunity to make this right or at least offer a concession to make it even marginally acceptable, but she refused to do so. I was extremely fair and only asked for 1% of my purchase price even though I clearly lost WAY more money than that -which they were directly at fault for, and she would not give me a dime as a concession. You will notice many good reviews here- but you'll notice they're batched to hype up one realtor for a short while in bulk, then switch to another: you'll also notice many of the people leaving these reviews are employed by Mark Spain. I've confirmed this narrative with someone employed by them that they're incentivized to do so. If there's one company in the world I can't say enough bad things about, it's Mark Spain. I got my new home, yes, but they ROYALLY screwed me in the process, I lost SO much money, and they were entirely unaccountable.

By far the worst experience I have ever had with any real estate service. About a year ago, a few roommates and I were looking for a place to rent for a year. We thought about all the factors that go into renting a house (neighbors, repairs, cost, etc.) but one thing we did not think about was the Landlord. In our case, Gayle, was the worst landlord in the world. If you ever need to get in touch with the Landlord for maintenance​ or other issues, good luck. They use google voicemail which means you always get voicemail. She takes up to three weeks to get back to you and does not care about what the issue is. The house we had ended up having mold in it and it wasn't until we threatened to terminate the lease that she finally responded. On Labor Day​, which was a Monday, the mail USPS was not working. We have sent in our rent a few days before and it wasn't delivered​ until the day after memorial day. We were charged with a $115 late fee because the United State Postal Service wasn't working that day. They continued to allow this to accrue for months and finally we ended up with a $250 late fee. (Which the accruing of the fee was not stated in the lease agreement. They made it up to get more money from us.) The company has no online system to pay rent or put in maintenance​ requests. This old-school​ model makes leasing from them much harder. Now, months after we have moved out of the place, we still have yet to get our deposit back. We hired a company to clean the inside of the house and we were still charged ​a $138 cleaning fee. I could go on and on about issues we had but this is more than enough to help explain how terrible this real estate company is. I urge all potential buyers and renters to stay away from Providence Real Estate Group, and if you get Gayle as your Landlord, have fun with the worst experience​ of your life.

From the very beginning there were issues that should have been handled long before we arrived. First, the security system situation was honestly unacceptable. I was told in writing that there was no alarm system installed. I still have those messages. Then on move in day, when I walked in with my new keys, the alarm immediately went off. I was never given a security code, no instructions, nothing. They also never communicated to me that the security system code was the same code as the house code. The alarm was blaring and warning that police would be alerted, and I had to literally guess that the house code might disarm it. Thankfully it worked, but being told the system didn't exist and then not receiving a code made for a very stressful and unnecessary situation. Next, basic maintenance in the home was not taken care of. Every smoke detector was low battery on move in and I had to pay out of pocket to replace them. Both HVAC air filters were extremely dirty. They eventually mailed a filter, but that does not fix the fact that this should have been handled before we moved in. We also did not have any bathtub plugs, which they sent after I requested them. The fridge water was turned off, so my father in law had to pull the fridge out to get it working. The fridge light bulb was out, and while they offered to reimburse it, again this is something that should have been ready on move in. With our thermostat, it would have been helpful to be informed of the make and model ahead of time so I could at least look up how to use it. This particular smart thermostat was not nearly as simple to figure out as it might seem, especially with no instructions provided, and the battery in it was dead as well. Having to troubleshoot and research all of this on move in day added even more unnecessary stress. There was also confusion about key pickup. I was originally told to pick them up at their office. When I reached out closer to move in, they forgot they told me that and instead said to use a lockbox at the property. This would have been more convenient, but I only found out because I asked. If I hadn't reached out right before move in to remind them about the key pickup, I might have driven all the way to their office in Clarksville only to find out the keys were actually at the property. This is something that should have been communicated clearly without me having to chase the information down. On top of that, the alarm system was still under the previous resident's account. Again, nothing was communicated about this and I had to figure it out myself when the system would not set up correctly. The biggest and most stressful issue has been our HVAC. Since early November we have had constant problems with our heat. It has gone out five different times. We have had to rely on space heaters just to sleep and stay comfortable, and this has been incredibly concerning especially with my wife being pregnant. We have put in multiple maintenance requests and yet we still have not had consistent heat for the entire month and a half we have lived here. As I am writing this review, the heat has gone out again. This has made us extremely uncomfortable in a home we are paying full rent for. To be fair, they offered to reimburse the fridge light bulb, sent bathtub plugs, mailed an air filter after I asked, and they have been communicating with me throughout this process to try and resolve these issues. That effort is the reason this is not a zero star review. Still, none of that changes the fact that nearly every issue I listed should have been handled before move in, and it does not undo the stress we have been under because of the HVAC problem. If you plan on moving into a home in Nashville with Marshall Reddick, I strongly recommend doing a very thorough inspection before committing. Check all batteries, confirm every system, make sure you are given the correct codes, and definitely verify the HVAC is working properly. I hope no one else has to experience the level of inconvenience and discomfort we have gone through.
