I had a terrible experience with David Bonner at Benchmark Realty. David misread the closing disclosure, a basic and critical document in any real estate transaction. Because of this error, I lost $20,000. This was a major oversight that should never happen with a licensed professional who is supposed to protect their client's interests. I relied on David to carefully review and explain the numbers before closing, and he provided incorrect information. I do not recommend David Bonner or Benchmark Realty, as neither tried to resolve this horrible mistake. read more

I recently found property I was interested in near Pulaski Tn. Zillow put me in touch with David Martin of Benchmark Realty. I can't say enough good things about him and how hard he worked to help me with my dream of finding land for a cabin home. Dave met me with his off road vehicle and helped to explore the land. He went the extra mile to make sure the electrical and water easements were secured and helped with applying for the septic system permits. Any questions I had were answered right away. One of their realtors likes to harrass the neighbors of their properties. And selling houses as a full renovation when the house still has cracked and broken foundations and sinking in floors. That realtor is very unprofessional gathered the neighbors homeowners personal number without homeowners permission. I give zero stars. I tried two agents from here and both failed me. The first one overpriced my home so it wouldn't sell and I had to keep asking her to lower the price and the other I barely ever saw. If he did show he was checking his watch obviously in front of me the entire few minutes he showed, always having to go home or to the airport. He would offer to help but then not show up. Got to the point I laughed at him when he offered. He seemed very unknowlegeable to me and I found him completely unhelpful and wished terribly I had not listed with an agent at all. He didn't protect my interests and he failed to go over the sales contract with me in person and not even the settlement statement. I was shocked and devastated when I saw the settlement statement. That should never be allowed to happen and a good, reputable agent would not. The agent did not seem experienced or well-trained at all to me as I have done alot of real estate and he seemed clueless to me. The agent's broker refused to speak with me about my concerns. Then, on top of that, the President of Benchmark Realty in Franklin, TN, a Scott Rowland, sends me an email I find highly unprofessional and threatening and like a great big bully. The brokers seem to hide behind him and use legal threats against their own clients to keep from having to discuss issues, even though I was owed back money which I finally got at least a portion of it. I find Benchmark a poor brokerage and actually scary and highly concerning brokerage to work with, especially for women. read more

My realtor was the absolute worst! I found the house not her. She couldn't show me it cause she was "unavailable". She wouldn't give me any advice to how much I should offer on a home or how I should negotiate. All me. She couldn't even do the walk through with me the day before closing cause she was "unavailable". The sellers people had to show me the home and do the walk through with me. Crazy right! She would just text me, never answer her cell, and just send me a bunch a forms to sign to make sure she gets paid for "NOTHING". She did NOT deserve commission what do ever! She spoke to me like a smart ass over text all the time. She ruined my whole experience for buying a home and I told her this too! read more

++++++ UpDate Update- we have renewed optimism regarding Benchmark as a Realty company. We have been told the agent, June Lunn, was fired from Benchmark at the end of the case- escorted from the building- and now works at Keller Williams- Beware- http://www.kw.com/kw/agent/june-lunn *****UPDATE: we have received full payment from Benchmark Realty for all legal fees after 3 successive rulings from the courts- cases which pursuant to Tennessee Consumer Protection law were successfully defended 3 times. The courts forced a judgment for fees which is highly unusual. This is a corrupt business environment in which they feel perfectly justified modifying agreements without notification and then filing lawsuits with inhouse attorneys to try to collect judgments- forcing you to choose between paying them or legal fees. At one point they offered to pay the judgement in return for sealing the records- we declined- this type of real estate company is the reason for the Consumer Protection Statutes!! Buyer beware!!! My wife and I worked with Benchmark Agent June Lunn during a relocation from Atlanta to Nashville with a new born baby, 2 cats, 3 dogs and a job change- very chaotic! Mrs Lunn wanted us to sign an exclusive representation agreement and we declined upon the first meeting, stipulating, "we would not sing any exclusive contract with any agent". When we found a home to make an offer on- she sent us the buyers agreement and disclosures by email (we were in another city) for approval. The next day when she loaded the agreements for electronic signing- she added that same 6 mo exclusive rep deal as the last 6 pages of the previously reviewed & accepted documents without notifying us. We executed the documents and had no idea until months later. When we finally purchased a home several months later with another agent- Benchmark & Mrs Lunn showed up a week later and demanded a commission on a sale they were not involved with, Mrs Lunn even called the agent who represented us. We were sued in general sessions for commission and expenses, the Judge dismissed the case in 10 min. She then appealed the case to circuit court where the judge also ruled in our favor. We have now spent over $12K in legal fees; as a buyer you have many options- this should not be one of them Reviews are important because they hold people accountable for the way they do business and shine the light on the process. We found a wonderful agent to work with through Zillow and were very happy with the process and the new home! read more

Just had a not so favorable moment with a Joe Garrett out of your Murfreesboro, TN office. Extremely rude & needs to be reminded that people that buy & sell houses are the ones that makes him his money. I clicked the button twice on real estate website, by accident, and then get a phone call from him stating that I need to stop requesting information because I'm costing him money every time. I apologized & he continues to tell me I'm costing him money & go talk to my realtor. I get it, BUT he didn't need to talk to me as he did....attitudes can be conveyed over the phone. read more

My agent, Mr. Terry Atkinson, left for a 3 week European vacation during the sale of our home. During that time several issues arose that required his help, but he was VERY limited. Yet he still insisted and took his full commission even though I, my wife and the buyer's agent did his job. I would never, ever recommend him to anyone and hope no one else ever gets into the situation we had. I know there are trustworthy real estate agents out there, but don't let youself be fooled by Terry Atkinson. If like us, you'll get terrible advice, give thousands of dollars away, and leave the experience feeling violated. read more

Extremely scammy behavior. Contacted an agent to get more info for a listing that proved to be blatantly false advertising, giving the impression it was only posted to get contact information from people in the market for a home. He kept us on the phone for almost twenty minutes and badgered us for more personal information. Two days later, he has repeatedly contacted us in spite of our disinterest, and went on to forward our information to a third party company without our consent. Joe Garrett made the stressful and crazy home buying experience about as stress free as it could be. Most of all, he listened to what we were looking for and made sure to always be available when we called. He was persistent, but not pushy. He was honest and believed we would find our house. We were one of those clients that were looking at house after house after house... every night. Joe pulled though and found our "Unicorn". That one place we just knew we wanted to call home. AND, he found us a GREAT lender That saved us over $5k in closing fees. Joe wasn't pushy and didn't pressure us... but asked that we call someone he trusts. Well, I did and I just can't be more thankful that he connected us with Frank at First Community. All in all, your realtor makes it happen, he puts all the pieces together, and you have to find someone you trust. I trust Joe. He worked and worked until he found our house, he looked out for us, he saved us money, and we closed within an unbelievable timeframe. Way to go Joe. Our Realtor was Bethany Reiser at Benchmark. We do not recommend Ms. Reiser as a buyers agent. We gave a list of "must haves" when it came to buying a house. She was narrow minded in the areas of town that she showed us and we finally "settled" for a home in a builders trac near a good school. At least it had a pool in the neighborhood. Prior to putting an offer in, Ms Reiser was available by phone at any moment. Afterwards, we literally never "spoke" with her again. It was all texts and emails. She NEVER answered our called and returned vm's with a text. During the escrow: The Sellers agreed to several terms that Ms. Reiser felt were "things that you wouldn't normally ask a seller for". One such item was to have the home professionally cleaned prior to the close. When we ended up moving in there was urine all over the bathrooms, dirt and grime on all surfaces and it was filthy. Finally, after the close, we found that the Sellers children had been urinating in the floor vents and all of the duct work had to be replaced. Ms. Reiser advised that we had no recourse. read more

Benchmark is a large agency and I think the previous reviews should be more specific. My experience with my Benchmark agent was very positive, and I have never heard anything but positives from friends who have used other Benchmark agents. I bought a home and then sold it several years later with the same Benchmark agent, with very positive results. Calls were returned promptly and every aspect of the transactions was handled professionally. Yes, it is important to do your homework, but there are many excellent Benchmark agents out there and you receive great value. read more

This is a review of my experience with Andrew Buckwalter at Benchmark Realty. I was selling my house and he was representing the buyers. First of all, let me say the positive things- he is a friendly guy, and was usually pretty quick in responding to my realtors communications. That being said, it also seemed like he didn't know what he was doing, or that information was being kept or that we were being lied to. We were supposed to close on our house in May. It kept getting pushed back, and we finally closed in August. Because of this, we nearly lost our new house. I realize that some of what went wrong was out of Andrew's hands. However, towards the end of the ordeal, Andrew made some mistakes that seemed like a new agent would do...He did not have the proper paperwork turned in to the underwriter (after having it pushed back for 2 months already), so we had to push back the closing yet another week, Then on the day of closing, he did not have the address on his paperwork correct. Finally, he forgot to turn in our closing paperwork to his title company after my realtor had hand delivered it. All in all, not pleased with the situation. Which is a shame, because he is a really nice guy. read more

This is a review of Emily Williams who is a realtor for Benchmark. As the listing agent for our house it would be hard to imagine anyone who cared more, worked harder or did a better job. Between my spouse and I we've bought and sold a number of houses. NEVER had we had such great service. Emily staged the house, brought in an incredible number of items big and small to make the house look better (although she is not large she brings all sorts of furniture in!). She is better than having a partner in the process. She listens, worries about things so you don't have to, and is relentless about getting it right. And, in doing all of this she is a terrific human and great to interact with so you will enjoy knowing her. I would use Emily every time if I could and if we ever move back here she is who we will call - and not consider anyone else. If you want your house sold, cared for,a nd if you want to make what I find an awful experience much better I'd call Emily. I was dreading going through this so thank you Emily. Some of the other reviews say that the folks at Benckmark don't return calls and that they were treated unprofessionally. I don't know who they worked with there but it clearly was not Ms. Williams-she calls regularly and if I send an email I have a response within the hour. Although she has been over to the house to work on the staging many times she always calls in advance, checks on whether it is ok, and is never unprofessional. So, I have to go with the other reviews that are far more positive. As in anything its the person you work with in the organization and Emily is a gem. read more

As the son of a successful out of state home developer, I came to Nashville with the hopes of purchasing my first TN home. Benchmark Realty was the selling agent on one of the properties I made an "above asking price" offer on. After 25 years in and around the real estate industry, I have never experienced such a high level of unprofessionalism demonstrated by this BenchMark Realty. The lack of communication and zero professional courtesy I was show was staggering. Upon one of life's largest decisions one would expect an air of respect, and this BenchMark realtor was flippant, avoiding, and simply disrespectful. My recommendation to you is that if you find a BenchMark Realty sign on the lawn, turn the other way. I will preface saying I am a licensed agent in California and I work for a large property management company. I am relocating back to Tennessee so my boyfriend and I made an appointment to see a town home we saw on the MLS with Alicia. After meeting us after lots of questions on the phone, letting us "turn on the lights ourselves", we LOVED the place. So I asked for an application to take with us and asked what we would need to apply. She said unless we were ready to apply on the spot she did not want to give us a hard copy of the application because she did not want to waste it. She said $50 application fee per person (I can live with that if it was indeed the place we decided on), and the one month security deposit with the application. Reasoning that they take it off the market with the application. What?? Is that legal? Why would you not want multiple applications for your owner to choose from. No one in their right mind would give a security deposit up front before even being approved. She also said she would be managing the property, no thanks, I'll find somewhere else. She was so rude. I know Tennesseans aren't live by the Yelp, die by the Yelp quite like Californians, but in due time they will be and I hope this review helps. If this is the kind of agents Benchmark helps, I will take my rental business and sooner than later buying business elsewhere. read more

I would have to agree with previous reviews. I have purchased and sold several homes and dealt with many agents. I have never been treated so poorly! I couldn't get them to return my calls, they didn't show up or call for appointments, and it was a horribly unprofessional experience. I've never been treated with so much disrespect in my life. I agree, that a real estate experience and transaction depends on the agent, not the company; no different than a hair stylist. Our experience with Benchmark was absolutely delightful. Our home listing was our (new) agent's fourth listing. We couldn't have been more impressed with Jennifer Quagliano's professionalism. Anyone would have thought she was a seasoned professional. There were a few minor, yet critical details (dates/finances) to work out, and she was the one that brought that to our attention, and handled them like a pro. The home pictures/video, room measurements, inspection, and follow-up was all on our schedule, and she made herself available for any appointment at the house. Despite selling in January, near Super Bowl, it was priced right, and sold in two days, full price, cash offer. We couldn't be happier. Subsequent, Jennifer kept in touch with us until closing, which went perfectly.
