When I was sold on the place 3 yrs ago, they had a hot tub that was broken, that they promised to fix, and coconut water in the fridge for guests. I facetiously told my sales person that i'll sign the lease if they fix the hot tub and keep the coconut water coming. A week after move-in, they had the hot tub filled in and stopped providing the coconut water :( I've been here for 3 years and still think that even though it's a higher price point overall, it's still the best bang for your buck online this bustling area, right on the highway to Nashville. The Maintenance has always been very good and they clean their campus well. Not a lot of negatives! Well there's one big one. It's a big corporation. There's nuances that become inconvenient where you as a resident are pushed into a situation that is terrible inconvenient, but it "can't be helped because it's policy and they would need the vice president's approval to make an exception." There's this McDonalds minimum wage vibe of, "I can't do anything because that's corporate policy" with little incentive to fight that fight for you...so everything can potentially be a fight just to get them to say *something* to corporate. And I have always won the fight...with a lot of effort on my part. They just don't have an incentive to ask on your behalf. It's a bit shameful. One example, I renewed my lease, so my autopay didn't continue and I went thru a divorce and had to change my payment information in the system anyways. I actually took proactive action in the system, but some nuance didn't allow the change to register appropriately (there was 2 places to put the payment information for autopay and only one was the 'right' place). I didn't get any notification of this beforehand and so my payment didn't happen. I incurred fees which they refused to fight the bank for, or absorb, even though it's because of their sh1tty system and policy (all they had to do is call the bank and ask them to reverse the charge as a courtesy. I do it all the time with my own personal bank!). I had to deal with this headache and actually had their financial rep make sure to walk me through what had to be done before the 2nd month payment on the new lease came around and we experienced a repeat. Guess what? Their system didn't register my data appropriately and it happened 2 months in a row. Because of this, their policy is to shut off my ability to autopay, forcing me to have to pay for multiple cashier's checks each month in addition to rent, and hand-deliver those checks to them. Extra cost and terribly inconvenient! They even told me that there wasn't anything they could do to restore my autopay access, even though it was their dumb system's fault, unless the VP of the company approves the exception, which I was told wouldn't happen. I fought back, threatening to move out at the same time and, guess what? They restored my access. See this crap happens because of the lack of flexibility due to rigid corporate oversight. Yuck. But I do recommend this place still if you're willing to put up with the corporate crap. I'm still living here and have experienced a fairly noiseless, drama-free stay for all of these years. I've lived in this apartment for two years and while it's had a few positives--like the outdoors and self serve car wash- I ultimately decided to move due to ongoing quality-of-life issues. The building itself is older, which comes with expected wear and tear, but what really affected my experience was how the shared amenities were used. It often felt like there was a lack of structure or enforcement around community rules. For example, the tennis courts were regularly used for soccer games, the gym area became a play zone for unsupervised children, and racquetball courts were frequently inaccessible because they were being used for purposes other than intended. In several units, residents appear to run informal daycares, which meant heavy hallway traffic, constant noise, and toys or bikes left in common areas. While I respect everyone's right to use their space, it often felt like the property management didn't maintain balance between private use and shared community living. This might not be a deal-breaker for everyone, but if you're looking for a peaceful, organized apartment community with reliable amenity access, this may not be the right fit. read more

Just wanted to do a quick shoutout to IMT Cool Springs. I moved here Dec 2020 and stayed through this month which is June 2022! I also had moved here sight unseen as I drove from Scottsdale, AZ and the first time I saw the community AND my specific apartment was the day I arrived (I did no virtual tours or anything). The only reason I'm not extending my lease again like I've done 3 times is because I'm closing on my house finally (new build in Nashville), otherwise this community has been phenomenal. I've lived at one other IMT community (IMT Riverview in Mesa, AZ) and all I have to say is excellent things about both. I've also referred 3 friends to IMT Cool Springs and continue to tell others to as well if they're in need of a new apartment. Maintenance: 5 STARS! All of these guys are so freakin cool. They come to your beck and call at any time needed are always so thorough with their work. I stop and talk to a few of them regularly to just shoot the sh*t and mess around. Donald is one of those guys, he's a great asset to have here at IMT and extremely personable/friendly. Apartment: 5 stars! My unit is beautifully done, vaulted ceiling, fireplace, good view and aesthetically pleasing. Parking: 5 stars! Tons of spaces around for myself and visitors and it's "open parking" unless you pay for a garage monthly. I actually had my 23 foot Chaparral parked here for a couple months! Although I was certainly not supposed to and was told to move it a couple times lol (I was trying to find a location to store it, so I had no other choice in the interim, but to keep it here)... but I bring this up because there's AMPLE spots all around and even parking my boat here, there were about 10 spots surrounding it that were consistently open. All-in-all: 5 stars! In conclusion, if your on edge on where to go - take it from a super neat freak and community conscious individual. I have loved living here. Cheers! My son and daughter-in-law live here and their apartment is absolutely gorgeous. They have a two bedroom and it is laid out beautifully. The decorations they have are like walking into a model home or a magazine. Everything is absolutely gorgeous. They have a beautiful dining room set and enough room to put a dining room set It's just the bedrooms are big enough to have a big bed and queen size bed and she is absolutely and If we weren't already settled where we are, we might possibly think about moving there as well. I've been living here for just about 7 months now and have absolutely loved it! It's a great location and the renovated apartments are nice. It's also super quiet where I am in the complex which has been wonderful! The grounds are kept up well and the grounds keepers and maintenance staff (especially Maddox R.) gave been super helpful and friendly. Resident services has always been quite personable as well. Moving out after a year and a half. I've had extremely loud neighbors ever since my first day. They've kept me awake at all hours of the night. The grounds are landscaped well, but no one picks up after their pets, which is disgusting and risks the health of my own dog. Lastly, I can smell everything from my neighbor's apartments. DO NOT MOVE HERE!!! If I would give no stars I could. This place is not luxury living like it is advertised. You can find all the reason for leaving below...however I'm updating this review now because once I posted this I received an email asking when I would be available to meet with them to discuss these concerns. Even though IMT claims their motto is "putting you first" they fail while I was living there and again after as well by refusing to meet with me when I'm available. Don't send an email asking to meet if you're not going to make yourself available as well. If their motto truly was "putting you first" and took these concerns seriously they would have already meet with me. Again DO NOT MOVE HERE!! They don't hold true to their word plus everything listed below. *The gates never work, anyone can just drive into the complex. *They did remodeling and construction at 7pm on Sundays in the apartment right next door to me. *Left nails in the parking lot! I ran over FOUR nails over three months in that parking lot. They said they would reimburse me for damages. Never did, then when I bring it up later the leasing office staff acted clueless. *The gym was always unclean and small children running around playing on the equipment. *This list could go on and on. The leasing office is rude and is has given out misinformation. They don't own up to mistake they have made and have been very deceitful - saying things that I find out later contradict what is in the rental agreement. They have insulted my intelligence on a number of occasions. And on a couple occasions have been a little sexist towards me. Unbelievable and unacceptable. read more

Current resident here. Thinking about living here? Don't just keep driving, but keep far away or you may contract some of the administration staff's unparalleled condescension and disregard for their tenants. Notice how most of the negative reviews here aren't about the actual apartment homes and are about staff, ownership, and maintenance? That's because the apartment homes themselves are actually very nice. The maintenance staff also do their best and I have nothing negative to say about their work. However, it's clear they are given marching orders to keep any repair as cheap to no-cost at all. If you've left a negative review here and gotten the "please call us to discuss" response don't bother either. I've sat down with them and what was supposed to be them addressing our concerns quickly turned into a defensive tone complete with literal eye rolling. In summary: without the administration staff this place would likely be a 4 star. That just emphasizes the significance of the 1 star. read more

It has been almost a year since moving out of IMT, and I'm finally getting a chance to write this review. I'm so sorry for all who are currently living at one of their properties, and haven't gotten the chance to read this previous to moving in. When I moved into the Cool Springs property in 2016 it was called the "Alara". It was clean, friendly, the property manager knew us by name, and I felt safe there. Most of all I felt safe there. IMT Took over the property I think about a year later, and it was downhill from there. First gates would break and not get fixed, trash will be left all over the property and not be cleaned up, the maintenance of the property changed. The former property manager, Jennifer used to walk the property daily and inspect and make sure it all looked cleaned up and nice. The landscaping stopped being kept up as nicely, and most importantly they started letting whoever in. Sometime in 2019 very dangerous person was allowed to live there, who became my "friend" in the dog park. She proceeded to rob my identity as well as attempt to do the same to a friend of mine who is living there at the time. Thankfully I caught it in time to warn him before he got into any danger with her as well. Because of Covid, this thing was dragged on, and believe it or not it is still going on in my life. I went to police in feb of 2020 and I'm still being haunted by this and I'm still going through systems courts you name it. Not to mention my credit. Through all of this I had to leave the property at the tail end of last year oh and a little bit of back rent. IMT use the moratorium on evictions to their advantage and threatened me out before the moratorium was up. I received threatening letters for a month and a half during a moratorium that I had to leave that I was going to be evicted when they knew that they couldn't even evict me. then when they decided to extend the moratorium January 1 , IMT used that to charge me an ADDITIONAL extra month when I was even gone already. So now they are trying to collect rent for TWO extra months on top of what I owed, using a tragedy to their advantage. They see Taking advantage of a hard working American who was uncontrollably furloughed from 2 jobs that year, let alone housing a criminal who messed up her credit so bad She almost couldn't find a place to live. Would you want your daughter living here alone??? The new complex I live in has done everything the exact opposite way. The complex I live in now has also made me realize as bad as IMT was, it was even worse than I thought it was when I lived there. My new complex is clean, well cared for. Safe, and CHEAPER!!!!!! If you're choosing to live in Cool Springs (Franklin TN) or anywhere IMT is taking over, be sure to look again! Find a property where you are not micromanaged for stupid stuff, find a property where they value you, do proper background checks, don't let criminals in, and try not to take advantage of you during a pandemic/national crisis. read more

IMT has there good things and bad things about the area. A lot of the maintenance people at IMT are usually very disrespectful and very unreliable and are unpredictable when it comes to fixing things. And a lot of the neighbors you end up getting usually are not that great we had a neighbor who was always really drunk and would always try and break into are apartment she got in a few times. And they are way way over priced when it comes to renting and apartment some of there prices were crazy and stupid. And it's the type apartment area where there isn't a lot of respect. It is well put together and looks nice just way over bored on prices and other things and so on. read more

Moving in process went great - our leasing consultant was Kendre Parker. She was amazing about communication and saw to everything we needed in a timely manner. Even since we have moved in I have been by the office to ask her a few questions and she has been great about answering them all. The apartment is nice and is in an amazing location. Amenities are great - but aren't all open 24hrs which sucks for people who work during the day. Parking isn't great at night or on the weekends for anyone that doesn't have a garage attached to their apartment. Besides that, I have no major complaints. If I could give 0 stars, I would. Save your money and move somewhere else. I have never dealt with more unprofessional management and leasing agents. My roommate and I just transferred to a two bedroom last month. Walking in I noticed that everything looked old and gross but the apartment isn't remodeled, so I didn't mind too much although it was definitely a downgrade. After the lease was signed and we started moving in, I noticed that the cabinets and drawers were FILTHY. There was a TON of dirt inside the cabinets and drawers that I had to sweep up and then clean the inside with bleach. The outside is sticky and filthy as well. The fridge was dirty as all hell as well and the plastic things in the fridge for that are supposed to keep thing from falling out from the shelves are completely missing. We basically had to clean the whole kitchen, including the closet. The only thing that was okay in there was the new washer and dryer set. When my roommate first tried to cook on the stove top it burst into flames. When he opened the dishwasher, that is also filthy, a big flew out into his face. The bathtubs and sinks are less so dirty but more so just in need of complete replacement because the paint is chipping off, the sink looks like hell and in my bathroom the cold water is barely so much as a trinke. If I don't wash my hands and/or face fast enough it'll scold my skin. When I went into my closet, which is a good size and overall great, I saw dead bugs on the carpet. I didn't think much of it and just cleaned up. That following night I was up all night and at 4 am I was finally starting to fall asleep when I felt something on my arm. It turns out it's a COCKROACH. Crawling on me. This is the part that makes me so furious. We keep finding roaches everywhere, they keep CRAWLING ON ME AT NIGHT and when I confronted the people that work here about it, they just blatantly ignored it, repeatedly. I had to board up the gaps of my bathroom cabinets (top and bottom) at 4 am because that's where the roaches are coming from. I am losing sleep because I am actually scared to go to sleep because every night I see more roaches. Not just on the floor, but on my bed, in the cabinets, all over. All 3-4 emails I sent them (even to different people) about this very real HEALTH CONCERN we're ignored. We were certainly not made aware of this beforehand, which makes sense because they are after our money and we absolutely would not have moved in if we knew. Disgusting behavior. Not only do they lie to you, but they also ignore you when you confront them about it and the roaches. I have never ever dealt with a more unprofessional apartment complex. When we put in maintenance tickets online, they also get ignored completely so don't even bother. Pest control came eventually and sprayed in all the wrong places after I told them that the roaches are coming from the gaps of the cabinets. So that absolutely did not help at all. DO NOT MOVE HERE, save yourselves. They will scam you. I am very close to bring professional help into this to help us with our problems. Who knows where the roaches are going when I'm asleep. The moving in process was lovely and the location is perfect. BUT... screaming kids everywhere and the parents and staff do nothing about it. I saw several accidents almost happen where kids would run/bike in front of moving cars while their parents watched. Very difficult to work from home when you have a virtual meeting and have to apologize for the screaming kids in the background. The walls are thin. I could hear my neighbor going to the bathroom and blaring his bedroom tv at night. The ventilation system carries smells from other apartments, the master bathroom constantly smelled of curry, no matter how often I cleaned. The garbage concierge is a joke. They don't pick up half the stuff they are supposed to and will rip or untie your bag if they don't want to carry it. Several times they would just skip the third floor all together and it stunk for days until they eventually got around to it or you get tired of it and haul it to the dumpster yourself. The moving out process is horrible. No one confirmed they received my notice to vacate and I keep having to chase down their staff to verify "policy". They don't inform you that you have to cancel your last auto payment and manually pay them or their system will charge you the month to month rate. This caused MAJOR bank issues on my end and getting it fixed was like pulling teeth. You HAVE to communicate in email- if you don't, they will just say " I never said that". I'm still dealing with it because no one contacted me about scheduling a walk through. Which, by the way, violates TN tenant law. And that's the other thing. They insist that you leave your keys on the counter and your apartment UNLOCKED when you vacate. How do I know what damage may have been caused while the apartment was unlocked?? Anything could have happened! And because I wasn't there for the walk through, how do I know if I was wrongly charged?? Save yourself the headache, move somewhere else. read more

I've lived at IMT for over a year now and I'm disappointed. My apartment is nice and the location is good. The problem is management and the way they handle amenities. IMT advertises 2 pools for the large community with many apartments. Over the last year, there has only ever been one pool open at a time due to "renovations." One pool is NOT sufficient for so many residents. It's unacceptable to have one of the pools closed during SUMMER to complete renovations. The smaller pool that is open this summer has become overcrowded with unruly, unsupervised children. It also only has room for about 25 chairs which is ridiculous for such a huge complex. Last week the pool was closed for a one day "routine maintenance" and is now "closed until further notice." It was closed on Memorial Day when residents should be able to use the pool they are paying for! Not worth the rent prices when you can't even enjoy the pool in the summer. IMT shouldn't advertise amenities residents can't even use. read more

We have lived here since August and have been giving it a chance to show us what we really think it's worth rating. I'd rate it between a 2-3 if I could. The positive factors for us have been that it's extremely close to I 65 making it easy for us to commute to work and also anytime we have needed maintenance (broken sliding glass door blinds, toilets not secured to the ground tightly, light fixture hanging from the ceiling, broken ice machine) although these were inconviences and it seems like something is always breaking the guys from maintenance were very helpful and timely. We are a family of four and it is definitely kid friendly if you are comfortable with children running in the parking lots without their parents, vandalizing things in the fitness center to the point it has to be shut down because again they are not accompanied by adults, and taking over the tennis courts to run around even when you have reservations to utilize them. I have seen the cops there kicking the kids off but it is always an ongoing issue. So it's "kid friendly" if you want your kids to be able to run around at their leisure. The worst part has been the use of the amenities. Since we have gotten here in October there has been construction on the building with one of the pools ultimately closing the pool located behind it. When we signed our lease nothing was ever mentioned about 1 of the 2 pools being closed the entire length of lease as now they say it's not set to open until August 2021. I won't count on it and we will finally be gone. But it was fully advertised that they were 2 pools available on the property. Fast forward to now and the second pool is shut down due to maintenance issues. I understand this is just an unfortunate circumstance but the "luxury" apartment and it's amenities the longer we are here seem less and lessluxurious. read more

Just moved in last week. If I could give this a 3.5 I would as this is somewhere in between a 3 & 4 as of right now. I'll give them a 3 for now because there are a few things I'm frustrated with but I will update this review as time goes on to help prospective tenants know what they're in for and lower/raise if need be. So far.... The good: - Great location with stuff in walking distance, Franklin nearby, and Nashville not far. - Nice, spacious buildings for the price & area (at least when we got them, obvi rent will change) - The design of the complex gives a pretty good sense of community. The gate is redundant and wouldn't stop anyone from coming in as the code is easily shared and you can squeak in behind cars. But it does make it feel like you're in a nice development and being up against the mountain makes it feel a little more remote. The bad: - When moving in our agent wasn't too helpful. I couldn't figure out which number to call xfinity at to get service set up and when I asked I was told "I am not exactly sure how it works but they usually will send over the equipment to the apartment and have a tech come set it up for you!" So I was on my own to get that sorted. Xfinity also had no availability to set up our internet on move in day because of a company wide COVID meeting and the agent was unwilling to allow it to be set up the day before. Service is spotty in this area so it was a headache until we got internet that could've easily be avoided with some flexibility that is very warranted during a global pandemic. - Speaking of: xfinity is the provider here. They suck. At&t is much better in pretty much every way. Cost, services, and support. - Fridge door was put in so you had to open it in a really awkward way away from the wall. So if you had groceries on the counter you would have to go around the door each time. The doors are reversible and we switched it, but this is a detail IMT should catch. - Porches are wooden and stuff can get through the cracks. Our neighbors have a bird feeder and seed is covering our porch right now. I'm not mad at them, they're free to do that, it's just poor design on IMT's end. I will probably put in some plastic panels on my own to prevent this but that's just something I shouldn't have to do. - Our tub creaks HORRIBLY and when we asked maintenance they said they couldn't do anything. It's a result of the foam underneath the tub corroding away and instead of fixing that before new tenants came in they left it and now won't do anything. Very frustrating. - This may seem like a random issue but the toilets are very small. Neither my wife or I are on the larger side and we both are not too comfy on them. Sure, it's just a toilet but also you're going to use it all the time and frankly if I have anyone bigger over I will feel bad if they have to go. It's something you overlook in apartment tours but will make you roll your eyes every time you have to use it. - The AC does not ventilate that well in the B4E Upgrade to the master bedroom. I can set it at 67 at night and be shivering in the living room but be overheating in bed. This is made worse during the day when the sun is out. read more

We have been residents at this complex for over 3-years now, and during that time have NEVER complained or neglected to follow resident rules. However, we were recently blindsided by IMT when we received a letter from their attorneys. The issue seems to be my little boy's dog. After having this dog for over a year, and after informing the IMT office months ago, that we had the dog, we are suddenly in violation of their pet policies. Instead of coming to us to inform us, and discuss the issue, IMT decided to go straight to the attorney and threaten us with eviction! We now have 14 days to move out, get rid of the dog, or pay additional fees and keep the dog locked inside our apartment. The dog has been living in our garage since we don't want hair all over the apartment. She is quite and causes no problems. For more than a year, IMT NEVER OBJECTED to the dog, or housing her in the garage. Maintenance has been in and out of he garage and apartment for several months, and NOTHING HAS EVER BEEN SAID. Now, suddenly we get a letter threatening to evict us?!? Our circumstances won't allow us to keep the dog indoors 24/7. We don't have enough time to find adequate housing within the schools district we need, with only 14 days being allowed. Therefore, we have had to break my son's heart, and get rid of his dog. Thanks a lot for the kind heartedness from IMT management! You guys are really a class act! A word of advice to anyone considering IMT for your next move... DON'T! I am an active member of the Franklin community, and several community organizations. And, I will be sure to use that influence to keep people from moving into any IMT community in Franklin. read more

I complained many a times and finally caught three mice myself and handovered to them . I have raised service requests , sent emails and went in person many a times for 2 months .They say it is common to have mice in apartments here in Nashville . Not sure if others have the same issue. I personally love IMT and had to give a positive review earlier but because of this serious situation I am giving a negative one . I lived here for 14 months and am now thankfully gone. I can't recommend. I have lived in probably 2 dozen rentals or more in my life. Houses, condos, apartments, etc. This was my least desirable place that I have ever rented from and I would not go back, or to any of their affiliates if the opportunity arose. My family and I have been living in these apartments for a little over a year now. Last summer they only had one pool open due to renovation. We were not upset about it cause we knew this summer both of the pools should be open. Well now they only have one pool open yet again and they closed them both right before Memorial Day. You pay a lot of money for these apartments to be able to use the amenities and we have not been able to use them much so far this year. Another issue is people let their kids run wild by themselves (the apartment should not be letting this happen), only 1 grill out of 4 are working and now both of the pools and the gyms are closed. The gym is closed due to vandalism by kids who were not being supervised. This is becoming an ongoing issue and had we known it was going to be this bad we would not have signed another lease here. Summer is almost over and the grills never worked and the few times they did there was no gas! Tennant's were buying their own gas to grill! We sent several emails and left messages with concerns and you never hear back. We never had this problem when it was the Alara. Since IMT took over they are getting run down. Don't consider this place if you're moving into Franklin. The management is the worst! Maintenance problems are never reported to the maintenance crews. We have on more than one occasion had to do our own repairs because our calls for maintenance went unanswered. The maintenance people are incredible! They are skilled and friendly. However, we have been told more than once by maintenance workers that they don't always get the requests. Management needs to start concentrating on the comfort and convenience of the residence. read more

Hi everyone, This is Sireesha am staying in imt coolsprings in 101. What. I need to say something to all is don't take lease in imt at any cost. Because I faced so many problems while entering into this apartment and still am facing so many problems with the property management guys and leasing guys. They gave the apartment without cleaning anything and I complained and i got response after 3 weeks. If I will raise maintenance request that guys will give stupid suggestions example ladybugs are good, we will work with in 24 on your work order because we are having lot of units and you have to until it done. One more guy said that it is not my job to do this work and immediately he left the home by closing the door so harsh. Now am facing the problem with property manager Eric. Because these guys don't have proper communication between them. Leasing team will say one thing and property manager will say one thing. I want to proceed legally. Mostly they are not responding properly for Indians while moving out or transferring to the other apartment. Please friends be aware with imt group. read more

Ants in my apartment in the first month, ticks in it this month. Wasps swarm the stairwells. They do have someone come spray but this gets ridiculous. Additionally residents left w.o water for 3 days 9-7pm for "routine maintenance" the water looks like it has UTI, the dishwasher does not clean the dishes, the staff on the east side of the property are rude. The main side has nicer amenities overall. Hot tub on our side filled in, no grills unless you go over to main. Just overall very poor experience, run down apartments for wayyyyyyy too much money. Save your money and time and look elsewhere. Honestly if you want to live downtown, 1 bedrooms brand new downtown are comparable in price to these old ass apartments. read more

You will not be able to find parking lot at nights or weekends. Gate always broke. We want to turn the keys in early but they said we can't-have to wait til on that day. Real silly. We had to wait for two weeks to turn keys in. Don't expect the full security deposit back as they will charge you for final pest control, etc. read more

Worst customer service in the world. I get better customer service @ McDonald's. Dirty apartments inside and outside! Don't let them fool you ... your money is better spent across the street they probably have better management, the entire complex is covered in mold from roof to concrete.
