The good first: they are professional, well-run and respond to maintenance requests quickly. (They couldn't help that our property's owner wanted to "think about it" on whether to repair or replace the fridge the second time it stopped working, ruining over $200 in food while she was "thinking about it" for a day.) The bad: well, all I can say is that I wish Shelly Hopkins had been MY property manager after reading one of the (filtered) reviews below. My property manager was totally on the owner's side on a lease extension. Don't rent from them expecting to hold over month-to-month after your first year. At the end of the lease I was told that we would not be allowed to stay in the property if we did not renew for another year, although both state law and the contract states that it can be continued month-to-month after it expires, and that is generally a "reward" of sorts for leasing from someone for a year - that you're not stuck from year to year after that. You know, Nashville is full of transplants; you'd think they would be understanding that people move here, get a feel for the area and then begin shopping for a house. We lost almost 3K with the (ambiguous in the contract) penalties and loss of security deposit for breaking our second lease when we finally found a house to buy. I suppose some people would say I shouldn't complain, but when it's in your contract, and you're told at the outset "no problem, we have people extend month-to-month all the time!" and then later threatened to be thrown out on your butt if you don't sign another year's contract, well, it left a bad taste in my mouth for that particular property manager. (Oh and we were perfect pays too - they got their money early every month and got their stupid penalty without any issue, so don't go there.) read more

In full transparency, I have never rented from B & G BUT what I can tell you is, I totally would. I have known renters and owners that used B & G for their residential needs and comparing my story of renting in Nashville to their stories, I wish I went this route the first time! The thing you need to know about them is they are a high quality firm. They make sure you are who you say you are (credit checks & background), they do everything by the book (aka - the law) and provide great customer service. They have rentals that fit many budgets, in different areas around Nashville. They are very thorough, making sure everything is taken care of. Of course things happen, but they respond quickly and solve issues fast. (I know some of the staff here and it is not unusual for them to answer, call or email clients at night or on the weekend to solve issues) They are connectors, making sure not only are the owners getting what they want out of a renter, but the renter is also heard. Shelly is an awesome property manager. Maintenence requests are taken care of the day of and quickly each time. Any problems I have are taken care of efficiently. The only issue I really had was not being able to bring my dog to live with us. But that was not Browning Gordons fault. It was an issue with the homeowner. I've been renting through browning Gordon for almost two years now. I found the apartment I liked and got the lease signed soon after. There have been a handful of maintenance requests which were all addressed quickly and properly, one of my biggest factors in judging management companies. When I renewed my lease, Shelly was willing to go back to the owner to negotiate the rent increase (so much construction has been going on in the area a good weeknight sleep is impossible). I haven't moved out yet so I cannot speak to the concerns of others regarding lease extensions or security deposits, but I have had no issue with them in my 20 months renting. read more

Although I don't have anything to which to compare because this is the first time I've rented after being a homeowner for about 25 years, I'd have to give Browning-Gordon high marks. They are always on top of any needed maintenance or repairs and are friendly and helpful whenever I've had need to call. The ONLY reason that I didn't give five stars is their hours to show properties are Monday through Friday only and not after 4:30. This can be difficult for some people to work around. read more

Hi! I've been living at a property rented through Browning Gordon for the past 8 months, and have really enjoyed my experience with them UP UNTO THIS VERY POINT. I live in a multi-tenanted space, and woke up this morning to the sound of some construction and repairs happening in the empty unit down below. No muss, no fuss, not a bother whatsoever. But when I came back home after work this afternoon, the halls of the entire property, and my separate unit were FILLED with paint and acetone fumes that are toxic to breathe; construction crew still present and working. SO, I called Browning Gordon to alert them of the fumes, and to see if they could delay repairs for when I will not be home, as to protect myself from toxic chemicals in the space I pay to rent each month... Here's where it gets REALLY interesting: When I called to talk to the management company, they said that they HAD NOT SCHEDULED REPAIRS, AND THAT THERE WERE NOT CREWS AT THE PROPERTY -- WHILE I COULD LITERALLY HEAR SAWS AND NAILS GOING INTO WALLS BELOW ME. The management company has not one clue of what is going on at their property, and even furthermore, failed to alert other tenants to what would be happening to the house. This is neglegent, dangerous, and flagerant. And it absolutely scares the living crap out of me to know how little oversight or organization this company puts forth for their properties. read more

I recently leased a condo through this agency and is highly disappointed. Unfortunately, I did not notice the blotchy paint jobs in the bedrooms, bathrooms, and the laundry room due to no/poor lighting in those areas in the rooms being painted a beige/taupe color. As soon as I noticed the areas, I called the leasing agent and President of Browning-Gordon for resolution; neither did anything to make it right, only giving excuses. So I expressed that I felt the leasing agent lacks integrity for not giving full disclosure of a known defect and that it is a bad misrepresentation of the company to not make that right by having it painted properly or giving me the option to break the lease. A company that intentionally withholds information that would have bearing on the decision to enter into a contract is definitely not the type of company one should do business with. I am so happy with Browning-Gordon! They have taken great care of my rental property for over 10 years. I live out of town and I rest easy because they are super quick at responding to tenants, and fixing plumbing or other problems. They are always careful to get my okay for large expenses. Shelly has been so helpful to me in prioritizing maintenance and repairs, and upgrades. Melissa recently had my water heater fixed, and she seemed to care as if it were her own property.
