On top of that, her attention to detail and deep resource pool assisted in avoiding unnecessary horrific expenses. When it came time for negotiations, she was there for us and represented our best interests. I always felt comfortable with our conversation and her representation. Often it is hard to justify the amounts paid in a real estate transaction. However, I feel that with the requirements presented and the amount of documentation, the hard negotiations and time spent looking at property, Rachael was underpaid for the value of her services provided. More agents need to work with their clients, like Rachael does. Honestly, Integrity, Respectfully, Accurately and Timely!

Bridget, Kelly, and Christina were *beyond* helpful from the start to finish, answering any all and questions...though there weren't many because they cover EVERYTHING you can think of prior to move in. The complex is so CLEAN and nice, the amenities are top notch, and the rooftop views are gorgeous! Honestly, every view from the apartment is great! There are plenty of options to choose from when selecting a place to live that's close to campus, but Skyhouse is the BEST!

The concierge was sitting less than 10 yards away with camera footage and didn't hear/do anything. I wrote an email to the office and let them know of the situation to see what was going to happen or if they needed anything from me past of what I provided to the Police. I was told that the parking garage is 3rd party and anything that happens in there isn't Skyhouse's problem. KEEP THAT IN MIND. Which brings me to the Parking garage; it's horrible! Poorly designed and non-functional during high traffic times. With one entrance/exit, there's oncoming traffic you are sharing the lane with. The spots are also very very small! If you have a larger car you have to park up on the top floors to avoid your car getting hit/scratched/dented. There was a second safety issue that occurred 3 months after I moved in where a resident (female) was attacked by another resident (male) in the dog park. Once again, concierge sitting less than 10 yards away with security footage and didn't do anything. Residents in the building from the 15th floor heard this girl screaming for her life and came down to help Her! Several residents got involved and the office took over a month to do anything about the situation. The concierge are absolutely useless; they're rude, act annoyed at all times and are basically there to just sign for packages. Christina is the only competent/kind person that works there! She is thoughtful and helpful and SkyHouse doesn't deserve her! The leasing office is also useless, Kelly is an entitled bitch! She walks around the property like she is above all and doesn't look at you, smile, or acknowledge residents. The office staff enforced a rule during most of 2020 that they wouldn't be helping residents in office, everything had to be virtual. Yet Kelly was seen leaving residents apartments/riding the elevator after a night out and congregating in the lobby on weekend nights without a mask while hanging out. SkyHouse also handled covid extremely poor! They refused to enforce residents to follow mandates set for the city of Nashville. They have signage posted to wear a mask and only 4 people to the elevator but this place is overrun by college kids who don't give a shit! The elevators are often turned off/not working, leaving 1 in use for 24 floors of people! I have spent up to 40 minutes waiting in the lobby for an elevator due to this. When there is only 1 elevator working/running the residents get annoyed and pack in the elevators when the rule is 4! The college student population also contributes to the overcrowding of the property. Due to covid Vanderbilt turned most of their dorms into quarantine rooms which left hundreds of students to find housing at the last minute. SkyHouse allows for 2 people per bedroom, plus 1 per common area, per apartment. That means there were 5 people living in 2 bedroom apartments and treating them like dorms. A local Vanderbilt student/blogger created an entire YouTube video about it and did a tour of her apartment where there were 5 girls living. These additional bodies create so much more congestion in the parking garage, amenity areas and common areas. I attempted to raise covid/safety concerns with the regional manager and he didn't email me back. At the 3 day mark I had to call the corporate office to get his direct managers contact for a resolution. He miraculously emailed me back immediately and let me out of my lease. Bottom line is that SkyHouse has advertised themselves as a luxury apartment complex in the midtown area. They do have nice amenities and apartment fixtures but for me it was not worth the price for the apartments and the amount of college kids running the building and security/safety issues. The lack of compassion and service from Simpson housing was also an issue and there are much better options in the area. When you are renting me a property, you essentially work for me. If I could give 0 stars I would.

Kate is an absolute professional and her experience shows in her work! Her assistant Stephen was also wonderful to work with and kept the day-to-day going. They make a great team and I didn't feel like I had to play middle-man between them - they were in sync with each other! She communicated wonderfully with clear and intent thought and was very responsive. She made me feel like I was her only client although I knew she had many others! It just goes to show you the personal approach Kate has. She is very sensitive to COVID needs and always wore a mask and had hand sanitizer on hand. LGBT friendly and has a great heart. Selling: She provided expert tips on how to stage my house and the best time to put it on sale. This led to multiple offers over asking price! She helped me navigate through the pros/cons of the offers, staying up late hours many times to make sure the process kept moving and legal documents were submitted on time. Buying: Kate was helpful in setting up search criteria that narrowed house selections to my interests. She took time to show me multiple houses in a day and with short notice was able to help get me into a property to view. The market is crazy in Nashville and it takes someone like her to make sure you get in for viewings before it's gone! Ultimately I ended up purchasing a new construction. I was unsure if I still needed a realtor but I'm glad Kate was there as her expertise helped me walk through the buying process, watch out for common builder "gotchas", and helped me negotiate repairs prior to closing. In conclusion... you don't need to look anywhere else. Kate is your gal!

Back in early 2024, residents received an email offering a drawing to win a prize in exchange for posting reviews on "what [they] love most about West End Village." At that time, I did not receive any comparable advertisements that any prize was available for neutral or negative reviews. In that email, there was also no requirement stated to disclose that any reviews written were incentivized by participation in the drawing. I think that influencing reviews like this can really hinder prospective customers' ability to get a real picture of how residents feel about this complex, and management. I also think its a red flag that West End Village felt that it was necessary to engage in this kind of activity. With that, I ask that you are careful with reading this company's positive reviews, carefully considering the motivation with which they were written. I will note, that I could also talk for paragraphs about this building's noise problems, low build quality, or the slow and rarely helpful nature of their management, but other reviews have already aptly covered these issues and many others. I saw someone else write it but it is true - 5 stars isn't enough. Sara was absolutely amazing to work with. We were relocating to the Nashville area with very limited time and little local knowledge and she exceeded every expectation. She started with thoughtful, thorough prep to help us understand the different areas of the Nashville metro, then efficiently took us all over so we could quickly get a real feel for each neighborhood. She helped us narrow our search even further and ultimately guided us into contract on our dream home -- all while we weren't even in town. Sara was exceptional in helping us think through negotiation strategy. She supported our asks, clearly explained the risks and tradeoffs of different offer approaches, and made sure we felt confident and informed every step of the way. She truly understood our needs and advocated for us. After we went under contract, she didn't disappear -- she connected us with fantastic contractors and vendors to help us make improvements to the house. Hanna was always available to answer our many questions and made sure we felt informed and confident throughout the process. She was incredibly generous with her time, always making herself available to tour homes with us and carefully pointing out anything that might be a concern.
