When I say I had no time to find a place, I mean it -- I flew down with only two days to apartment hunt. I saw several places, and IMT was literally the last stop on my list. I had less than 10 days to sign a lease and only 30 days before I had to move, all while navigating my first-ever apartment after being a homeowner -- so to say I was overwhelmed would be an understatement. Jazmine, my leasing agent, was a lifesaver. She was patient, kind, and completely understanding of how stressful the situation was. My friend Miranda, the only person I knew here, came with me to tour. The specific apartment I wanted wasn't ready to view yet, which made me anxious (for good reason!) -- but something in my gut told me to trust the process and go for it. I'm so glad I did. From the moment I moved in, everything just clicked. The location is amazing -- close to everything I need, and I keep discovering new favorite spots every week. Kyla, who also works for IMT and lives in the building, was the first friend I made here. She's always organizing things for residents and doing such a great job creating a sense of community -- something you don't always find in apartment living. When it comes to maintenance, I can't say enough good things. They're quick, friendly, and professional. Blake was the first person to ever come fix something in my unit, and we ended up chatting the whole time -- super personable and genuine. All in all, IMT made what could have been a chaotic, stressful relocation into an easy and welcoming transition. It's rare to find a place that feels like home so fast, but this one really does. Recent events prove how little IMT Residential values their residents. I will never lease from another IMT property and I would not recommend it to others. While their slogan is, "Putting you first," IMT as a corporation does not respect their residents or their health. IMT Germantown experienced a massive flood - rushing river impacting 3 floors as seen in this news story https://www.wsmv.com/2025/02/14/more-than-100-people-displaced-after-germantown-apartment-flood/ and in these tikitok posts from my neighbors at IMT: https://www.tiktok.com/@sashtontaylor/video/7470571026447977759 https://www.tiktok.com/@caroline.w12/video/7472453956585803038 https://www.tiktok.com/@viccrodd17/video/7471432321179159854 Visible mold was present on the walls within a day or two. Air "scrubbers" were placed in the hallways to filter mold from the air. The one nearest my unit, while plugged in, was never actually running as of 6 days after the flood. 2 ft of the walls on the first 3 floors were removed a week later to prevent further spread of the mold. EPA guidelines state that 4 ft of the walls should've been removed and replaced. None of the carpeting, ceilings, or insulation on the flooded floors were removed and replaced by that time... mold continues spreading. There are no plans to remove any of the carpet. The regional operations manager, the assistant community manager, and a leasing professional told residents they're "letting anyone out of their lease" regardless of what floor they live on and that "they understand" and "don't blame you" for deciding to leave. Residents on flooded floors were told their lease would be terminated w/less than a week's notice to pack salvaged belongings, find a new place to live, and move out. Residents on non-flooded floors were told they're not directly impacted if water did not enter their unit. FALSE. Mold is not being properly addressed and that impacts the entire building, construction is approved 'til 2 am. The gym, business center, and writers rooms are not accessible - problems if you WFH or are one of the numerous musicians who live, or lived, there. Revolving door for contractors. Did I mention the MOLD SPREADING. If you moved out immediately after being told you could, even if it was in writing, they changed their mind. You have to pay a fine and it's "not up for discussion." IMT Residential literally will not reply to emails. Even with all of the amenities closed and mold, IMT Residential is raising the rent for those up for renewal at IMT Germantown. Worst of all - Some residents were berated by IMT Residential employees for simply asking questions about their own living situation - Never appropriate. I get businesses have to make money. I get we signed leases. IMT doesn't get that their clients trust them to operate in good faith. The local staff did their best. It's IMT Residential as a corporation who's chosen to make cosmetic "repairs" and, after such a rare and unfortunate situation, gave residents the okay to move out only to come back a few days after many of us promptly left, absurdly saying we're not impacted if we lived on upper floors and acting as though mold is a make believe issue. read more

I put in a maintenance a few days ago and he came while I was out of town, left super detailed notes of what he completed, and also noticed something wrong that I forgot to list on my ticket and took care of it for me! WOW! I have nothing but great things to say about this property. I am sad that I had to leave this place I called home for almost 2 years. I have moved a few times due to work and this is by far the best apartment I have ever lived in. I always look forward coming home because of the peace I felt whenever I'm there. Security is a joke. Come take a look at the dog run and you'll see the only barricade between street traffic and a door with NO LOCK that goes straight into the building, is an easily-to-climb fence smack dab in the middle of the first floor of the garage. In my relatively short time living here, I must have heard of at least 5 different incidents in the span of a few weeks where cars have been broken into. A past resident told me they witnessed an untagged (no resident decal) vehicle wait for a resident to go through the gate and follow them. Luckily security was out and about that night. Often times security simply sits in their car and hangs out on they phones. It means a lot to the residents that they do in fact hire security here. No one else in the surrounding area appears to do that currently. But it's a total roll of the dice as to whether the security guard takes their job seriously or not. 9 times out of 10, the guard treats their shift as TikTok time or hides away in a common room or their car and will take literal naps. It would honestly be more cost efficient to put up an actual barricade over the dog run wall, install an actual LOCK on the outside facing door within the dog run, and have an extra security camera or two to monitor entry points to and within the garage. The staff here appears to mean well, and the maintenance crew are the best. But at a certain point common sense dictates a change needs to be made because their system is broken and criminals are well aware and taking full advantage. As far as targets go, IMT Germantown is currently an easy one. I would not recommend moving here without raising these concerns with the staff. You can go see for yourself how vulnerable the dog park entrance is on your tour visit. read more

While I don't live at IMT, I did go on a tour there and I was impressed with the attentiveness and flexibility of their staff. My tour guide was Alex and she went out of her way to tailor my tour to what I was interested in (gym, pool). I showed up early and really appreciated that I was accommodated earlier than my originally scheduled tour time because of a no show. Club deck was definitely a highlight and I loved the spacious size of the apartments. read more

I cannot express enough how upset I am that maintenance came into the apartment, I wasn't home and they decided to prop the outside door open and let my cat escape. I then get a call while at the titans game that my cat escaped because they left the door open and I need to come home and find her... I am livid. 0/10 recommend this place. This place has to be the worst place I've ever lived. If you have a pet, DO NOT move here. Tiny dog run that they refuse to clean. It smells terrible constantly and blame the tenants for not cleaning up after their dogs when half the time they are out of potty bags for the dogs. They tell you when you move in that they have a great rooftop where they host live music. Lies. It took a group of people who live there to have a music night and IMT pushed back on it. The roof has a great view of downtown but they oversell it tremendously. They offer big screen TVs on the roof and game room but give you no access to the remote so you watch whatever they decide to put on. We couldn't even watch the Super Bowl as a group. They "offer" pelotons that are out of service and I expect they don't intend to fix. The pool is open "year round" but they close it as they see fit. Not worth the price or the hassle. read more

My partner and I moved in May to IMT Germantown. We have really enjoyed living here the last few months. The pool is very large and rooftop has one of the best views of Downtown Nashville. There is security at all times so it's super safe place to live. We were very happy with the help from Oscar during the leasing process and while living here.
