However , having lived here for 5 months at this point ,I am so disappointed with how several things have gone ..Upon move in I had a list of maintenance requests which took days to complete, with secondary work order requests to fix the same issues. My first impression ,was that my unit had not had a final walk through by the maintenance staff before I moved in. My tub overflow cap was off laying inside the tub which had to be fixed twice. ( which means sloppily glued back ) I scrubbed excess caulk / glue off the tub that was smeared everywhere. a light was out (which after having fixed twice is still burned out for a third time.) My front door was all scratched up so I requested it be touched up. now I have a speckled -poorly painted door. Many doors in the complex seem to have the same paint job ... My front door handle has completely fallen OFF , twice. My fridge exterior is all scratched as well, but I figured the hassle to get a new one wasn't worth it at the time, considering I was asking for several things to be fixed. My shower curtain rod was bent and fell off on move in , so I bought a nicer one ,myself. NOW, I am dealing with excessively loud neighbors above me . The nights and most days been dogs running back and forth until late in the evening (it is now 11:30pm) barking incessantly, doors slamming , stomping and conversations loud enough for me to hear from below them. Some of the noise is so loud it is startling. The walls have got to be paper thin .i have been woken up multiple times in the middle of the night from the noises. i have lived in many apartments and never had any issues at all. Not one complaint. You do not get what you pay the high price for here, unfortunately it looks fantastic upon touring . The staff is friendly, the decor is great, nice pool , nice workout room and the grounds look well Kept until you start seeing beyond the showiness. The dog poop left by the oversized dogs living in these apartments is awful. I now walk my small dog on the opposite side of the street to avoid either of us stepping in it. On nice weather days , the trend is letting dogs out on patios to bark non stop at each other. There is a "trash" smell Majority of the time in the halls. I am really disappointed that I had my expectations set so high for these "Luxury" apartments. With that being said I would not recommend this complex.

I have called and left several voicemails regarding the issues I've had with my neighbor. I offered up multiple videos I've recorded of the noise problem (I still have all the videos...they'll be on my Facebook review) and no one ever called me back or wanted to see them. I spoke with Danya and/or Denise in the office in person every time I had a noise problem and the office was staffed. When I signed my 60 day move out notice, I put N/A as my reasoning for moving out. When I went to the office for my final bill statement (because they just took money out of my deposit without sending a bill), I noticed they went ahead and put "noise problems" as my move out reason for me. So please, own up to your inability to run an honest business. Walls and floors are paper thin. My neighbor had his speaker system set up on a shared wall. He'd blare the music at all hours of the day to the point where it could be heard throughout my entire apartment, in the hallway, and it vibrated the wall. I called/emailed the office multiple times (no response to my emails). This was an ongoing problem for months; he'd blare music, I'd contact the office, he'd stop for a few hours/days. Repeat. You can hear your neighbors snoring through the walls. That's how bad it is. As for the floors, you can hear the people below you stomp around. If your apartment faces one of the courtyards, expect to hear the echos of loud people/music/parties. This is NOT your average amount of apartment noise. Pets pee and poop in the hallways/elevators; there are stains from it everywhere. Owners do not clean up after their pets. Cigarette butts litter the stairwells and top of the parking garage. Residents leave garbage EVERYWHERE; hallways, trash chute room (not IN the trash chute), over-piling the dumpsters, etc. The garage gates are always broken making it easier for people to tailgate in so lots of nonresidents use the parking garage. Parking garage is a nightmare. People speed around turns, text and drive, double park, and block people in. Just horrible. I saw a woman pop a squat between two cars and urinate one morning. Office has absolutely zero control over it's residents.. they just use scare tactics and it never once worked (fine threats, camera threats, all just threats... hasn't stopped anyone). Staff is unorganized, chaotic, poor communication, lots of assumptions, understaffed, office closes early without notice, phone calls not returned, and they WILL give you the run around if anything is wrong. Overall, the apartment building is okay, but not $1800 (1 bed 1 office 1 bath) a month okay. The residents really make it horrible with their 24/7 party mentality and lack of respect for others in the community. The staff only cares about getting your money. Once you're a resident, priority is given to potential new residents. Very high resident turnover rate. A majority of people who moved in when the place first opened left after a year like me. The quality is not there for the insane price you pay.

The top floors are condo's, then about 140 apartments are considered a boutique hotel with the rest of the apartments rented out. They have a dog walking area for those with dogs, a pool a social area and exercise area. What I can do is report on the boutique hotel. You will not get a daily room cleaning like you would at your standard hotels, what you do get is privacy, a kitchen to cook your own meals or make coffee, the standard toiletries, and linens. Which is great for those people that travel 100% of the time for work reasons. With drug stores around the corner from the apartment building and a bodega type of grocery store a couple of blocks away, that's a win-win situation right there!

One might expect somewhat it different considering the amount of residents. When we say prompt maintenance, wow. How about the winter storm and the barrage of trees that came down. We are in a "forest" setting with many, many trees towering to the sky on all our surrounding hills. Yes, we were blocked in, but not long. Of all the complexes I am aware of here locally, this Lakes of Bellevue started immediatly with crews that made this place near normal in a matter of days. It was actually amazing. Our streets became negotiable within a couple of days, The entire setting was near perfect in a very short time. Not only did that happen quickly, the crews were hired to continue on trimming trees and removing piles to keep us safe for weeks to come. I was amazed. It looked like there had not been a ice storm here at all when just out side the complex trees were still down and roads blocked. And as I mentioned, this is no small residential area. I am not sure the total building, but now roofs are being replace on all our buildings and it is so very effecient. Communication is very prompt and any maintenance issue is addressed the day we contact the office. They dont just repair, they replace. Pools, three here, are maitained perfectly as is the gym. Right from the moment you engage them with a phone call to learn about the property, touring the apartments to finally completing the lease and moving it, they have been absolutely fast in responding, answering questions, ensuring I knew the next steps. I do not remember all names but each and every one were cordial and professional. Among them the name I remember is Joseph who has been emailing me along the way. The property itself is very private, secure and feels like you are living in a far off remote location while so close to Nashville. The ponds are well maintained, a simple yet effective car wash, car vacuuming, dog wash, laundry center are highlights while the Gym and the Swimming pool are just well equipped and inspire to go the extra mile or lap. Add to all this the EV Car charging station by Charge Point is very convenient. All this with shopping for groceries, home needs, restaurants around a mile.

The price is comparable to other options around the Franklin area, especially considering the square footage and amenities. From what I've seen, other places are smaller for the same price. It stays relatively quiet throughout the property, too. No drama or loud craziness. It's definitely a lovely place to make your own! The sky lounge is the most amazing, unique feature of the building itself. I had so much fun meeting new friends over wine and a gorgeous view of downtown Nashville up in the sky lounge. There is also a huge TV you can log into your Netflix and watch whatever with friends. So many points for the sky lounge. Crossroads has a ton of social events up there, too. I've heard other buildings in Nashville are not nearly as social as this. Coming from NYC, it was almost unbelievable that the elevator at Crossroads never once broke down! Everywhere else I've lived has had a broken elevator all of the time lol, but never happened at crossroads. Our unit was on the top floor, very high up, so very beautiful view. A huge 2-bedroom corner unit with 3 bathrooms and an island kitchen. Beautiful! I will say my only complaint is that our oven never worked. We ended up using the oven in the Sky Lounge down the hall to cook our thanksgiving turkey and other things like pizza, cupcakes, etc. The top of our stove did work, but apparently a part is missing for certain ovens in the building so ask about that first for sure if it's important to you. Love the gym, love the pool, love the location! Don't love the parking garage, but we bought a reserved space so it was fine. They need more guest parking, though! Maybe they will fix this in the future. One thing to consider... I am used to high rises so I don't care if the windows don't open. But for some, this may be an issue. It's a trade off - you get floor to ceiling windows, but your windows don't open. Clearly I love the floor-to-ceiling natural light situation :) So anyway, really I'm the type of person who is happy in any type of building, but what really sets the crossroads apart is 1. The last month, however, has completely changed my opinion of this place. The biggest issue has been the way residents are treated. I received a lease renewal quoting me approximately **$6,000/month**, despite my current rent being around **$3,000/month**. When I questioned the pricing and ultimately declined to renew, I was met with extremely unprofessional communication from management, including an email from the leasing manager that I felt was insulting and condescending toward me. What makes the situation even more absurd is that after I said I would not be renewing, **the exact same apartment was listed for approximately $2,900/month**. So I am genuinely confused how management can claim that $6,000 was the new "base rent" for my apartment, only to immediately advertise that same apartment for less than I was already paying once I declined the renewal. And unfortunately, the rent situation isn't even the only problem. **Parking is absolutely horrendous.** Finding a parking space can be nearly impossible, which is ridiculous for the amount residents are paying to live here. **The dog park is disgusting.** There is frequently dog poop everywhere and the smell can be unbearable. **The pool has repeatedly had issues** and has been out of service multiple times. Most recently, it was covered in what appeared to be mold or moss, which is especially concerning for a shared amenity. **The trash chutes have broken repeatedly**, and when valet trash wasn't operating, residents were instructed to carry their trash downstairs themselves. The one time I did this, I noticed what appeared to be homeless people staying in the trash areas, which made me feel extremely unsafe. What I find most frustrating is the disconnect between what management says about "valuing" and "appreciating" residents and how residents are actually treated. I have never experienced a situation where I was given a renewal price that was roughly **double my current rent**, questioned it, declined to renew, and then watched the advertised price for the exact same apartment drop below my original rent. After a year of living here, I can honestly say that the change in management has completely changed my opinion of this property. **I would not recommend living here to anyone, and honestly, I wouldn't recommend it to my worst enemy.**

Our first issue with the building started when we first moved, when we discovered a significant roach infestation in our original apartment, which ultimately required us to relocate to another unit within the property. This experience was traumatic and unacceptable for a "luxury" apartment. However, even with the roaches, the worst problem capital view has is the management. Over Labor Day weekend I saw a man hiding in a stall in the women's locker room, which led me to telling management about the incident. Given the nature of the incident, we expected management to conduct a thorough investigation, address any security vulnerabilities, and clearly communicate what steps were being taken to protect residents. Instead, the first response I received from management, who is still employed there, was that "they would not have been liable if anything were to happen to me." Regardless of the fact that this statement is blatantly incorrect, that type of response is extremely inappropriate in a situation like this. Management chose to take zero steps to mitigate a potentially dangerous situation, such as installing cameras in the hallway outside of the locker room or installing a lock on the door. They also misrepresented the steps they claimed they were taking to address the issue. We discovered this by asking security whether those measures were actually being implemented, and security told us that they had never even been informed of the incident. If that were not enough, management then told residents that I was lying about the situation when those residents brought their own concerns to management regarding the same issues. They also claimed that they did not see a man on the cameras, while, in the same breath, telling me that there were no cameras in that hallway capable of showing who was entering or exiting the women's locker room. These statements are directly contradictory and further demonstrate the lack of transparency and seriousness with which management handled the situation. Between our experience with the pest infestation, having to relocate apartments, and the subsequent handling of a serious security concern, we ultimately lost confidence in the property and its management. If you're considering renting here, I strongly recommend looking elsewhere. Residents should be able to feel safe and confident that serious concerns will be taken seriously. Unfortunately, that has not been our experience at Capitol View.

Poorly designed and non-functional during high traffic times. With one entrance/exit, there's oncoming traffic you are sharing the lane with. The spots are also very very small! If you have a larger car you have to park up on the top floors to avoid your car getting hit/scratched/dented. There was a second safety issue that occurred 3 months after I moved in where a resident (female) was attacked by another resident (male) in the dog park. Once again, concierge sitting less than 10 yards away with security footage and didn't do anything. Residents in the building from the 15th floor heard this girl screaming for her life and came down to help Her! Several residents got involved and the office took over a month to do anything about the situation. The concierge are absolutely useless; they're rude, act annoyed at all times and are basically there to just sign for packages. Christina is the only competent/kind person that works there! She is thoughtful and helpful and SkyHouse doesn't deserve her! The leasing office is also useless, Kelly is an entitled bitch! She walks around the property like she is above all and doesn't look at you, smile, or acknowledge residents. The office staff enforced a rule during most of 2020 that they wouldn't be helping residents in office, everything had to be virtual. Yet Kelly was seen leaving residents apartments/riding the elevator after a night out and congregating in the lobby on weekend nights without a mask while hanging out. SkyHouse also handled covid extremely poor! They refused to enforce residents to follow mandates set for the city of Nashville. They have signage posted to wear a mask and only 4 people to the elevator but this place is overrun by college kids who don't give a shit! The elevators are often turned off/not working, leaving 1 in use for 24 floors of people! I have spent up to 40 minutes waiting in the lobby for an elevator due to this. When there is only 1 elevator working/running the residents get annoyed and pack in the elevators when the rule is 4! The college student population also contributes to the overcrowding of the property. Due to covid Vanderbilt turned most of their dorms into quarantine rooms which left hundreds of students to find housing at the last minute. SkyHouse allows for 2 people per bedroom, plus 1 per common area, per apartment. That means there were 5 people living in 2 bedroom apartments and treating them like dorms. A local Vanderbilt student/blogger created an entire YouTube video about it and did a tour of her apartment where there were 5 girls living. These additional bodies create so much more congestion in the parking garage, amenity areas and common areas. I attempted to raise covid/safety concerns with the regional manager and he didn't email me back. At the 3 day mark I had to call the corporate office to get his direct managers contact for a resolution. He miraculously emailed me back immediately and let me out of my lease. Bottom line is that SkyHouse has advertised themselves as a luxury apartment complex in the midtown area. They do have nice amenities and apartment fixtures but for me it was not worth the price for the apartments and the amount of college kids running the building and security/safety issues. The lack of compassion and service from Simpson housing was also an issue and there are much better options in the area. When you are renting me a property, you essentially work for me. If I could give 0 stars I would.
