It seems like the inspector is more for the seller rather then the buyer who is hiring them for contingencies. I have done construction management and commissioning before so I dont know how in my case where a window latch on an exterior window thats UPSTAIRS is considered a low priority where there is a fall risk, wind/gust that goes through since it cannot fully latch and would need a potential replacement - which in hand did not help our case with settling on the deal to get this resolved. Literally handed us a paper and not even a follow up call to discuss the contingencies on the home. All I got told was that they only look visually and even when I looked you could see it is a bigger issue than what it was marked as. Waste of $475 that I could've done myself, oh and when I email the owner Hulbert, same half response of excusing the poor inspection that was done. I do not recommend this inspector company whatsoever. I forgot to mention - his wife when I told her the situation told me "This happens when you get a home" like what kind of response is that, don't know but this family business is beyond disappointing and a let down to put it nicely. This establishment lacks the actual foundation of what and who they're doing this for. Also the inspection was 30 minutes for a 3 bedroom and 3 bathroom house.... My husband called him to get a feel while we waited to see if our offer was accepted. I was a little nervous because we were buying 120 year old rowhouse in DC and wanted to make sure we got the best inspection possible but my husband seemed so convinced that Tim was our guy I trusted his judgement and man was he right. Tim has experience with these old houses and he knew exactly where to look. Tim did a 5.5 hour inspection on our fixer upper and wrote a whooping 50 page inspection report which he turned in very timely. (YES, that was 5 - 0, I know you're still shocked by the number). I swear he went through every detail of the house, not just the big ticket items. He was amazing and knows his stuff. This was on a Monday and they were going to install on that Friday, so they sent Hans, an employee, to my house to pick up check. Well, the weekend passed & no install. After many unreturned phone calls & emails, I checked w the county and found out they hadn't even applied for ANY of the permits. They took my money & were never planning on doing the install. This company apparently was decent once...years ago, but something really stinks there now. All I get are more delays, more empty promises, e.g., "your supplies are on the next shipment", "your job is top priority and the next to be done", and countless times I was told they would contact me tomorrow, and weeks went by w/o any communication until I initiated it only to get more B.S. They never answer their phones. Recently I told them I am canceling contract & want my deposits back or I would be taking legal actions. A full week later, Michael Geaneas got back to me. Stated he was in the middle "restructuring the company" and had no access to refund my deposits, but would in four weeks. I have no idea what they have done with the money I gave them for my project but apparently they don't have it anymore. I've heard of other folks w similar stories recently. If I could give them less than one star I would. I have two homes and have worked with a lot of contractors for almost anything you can imagine and this company is absolutely the WORST!!! They also did electrical and install without obtaining construction permits. So we now have an unpermitted system on our roof that we can't turn on. ISS refused to accept a certified letter we sent earlier this year, and has not replied to multiple emails.
