The owners are just typical slumlords. The place is rundown even for old Hampton. Be very careful about booking with them they have a crazy change/cancellation fee that will cost you half of the TOTAL booking. Needless to say, I read it wrong and thought half of my deposit. Thats on me but i lost $400 because they would not budge an inch of moving my date around. I asked please keep the total $400 and i will just take the room for the first night of my reservation and cancel the rest. No way they said, any and all changes are subject to 50% of the TOTAL price of the reservation. They could have made $400 for a one-night stay and then rented the place back out no problem for a weekend in July. Bad business and dirty hotel. read more

The paint was pealing from the door, there was an old Damon yogurt behind the side table, there was a boxed frozen pizza sitting on top of the fridge..who knows how long that was there for! The coffee maker had a bit of stinky water in it, the box spring had duct tape to fix a rip in it. The worst was that the AC was loud ...I mean can't even sleep loud...had to ware my ear buds loud! And I went to go ask for a extra blanket because it was freezing that night and was told that if I has asked before 2pm she would have gave me one but now I can't have one. Room was clean, but very outdated. Set up for more of a long-term rental vs an overnight stay. Coffee pot was put away without being cleaned. We wanted to make coffee, but .... Coffee grounds were left in the coffee filter and had been there a long time, as mold had grown all over the filter. We had nothing with us to clean it, since we were only an overnight guest. Sucked not having coffee in the morning. Check out was at 10am,we left at 6:30 in search of coffee. Use your own judgement. read more

I stayed this past weekend with my cousin. I was a little nervous because of the reviews, but we had a great experience here! Check-in was friendly and quick. Our room smelled nice and clean and was cute and beachy. We loved using the kitchenette for breakfast! That really helped us save some money and made for a relaxing start to the morning. The air conditioner worked great and didn't keep us awake. You really can't beat this location for the money. It's far enough from the boardwalk that it's not crazy, but a very easy walk to everything. The only negative thing was that it was quite loud at times, but I know that's not always under the management's control. Overall we had a great stay! read more

This place is awful!!! Please do not go there! The manager is probably the rudest person I have ever met. The wifi barely works. It rained most of the time I was there and we were stuck inside unable to use the wifi. They claim to have cable, they offer about 5 stations and they are all fuzzy, definitely not cable or satellite. They claim quiet hours are after 10pm or 11pm. One 2 separate nights someone played loud bass heavy music from 3pm to 3am. Also on 2 of the nights a group came back at 2am, screaming and giggling on the deck for over an hour. The 3 occasions I had to deal with the manager I greeted him warmly with a smile like a human, he did not greet me, never smiled and on the last day as I was checking out stuck his hand out for the key and did not speak to me. Simply awful! It's much further from the beach then they claim as the part of the beach that is a shot walk is private and inaccessible. It was semi-clean, but very outdated and just felt grungey and gross. On the third day the handle broke on the toilet and we had to remove the back and reattached it, not a huge deal but unpleasant none the less. Please do not be fooled by the picture of the pool, there is about 7 feet of space on each side, very small, certainly can't stay there all day, it probably gets sun for about an hour a day as it is surrounded by buildings. The courtyard is behind one of the buildings and right outside several rooms so it would have been very awkward to use it if you were not in one of the rooms in that area. The windows do not have screens so you can't open them and it was not warm enough to keep the AC on all night, every night I either woke up because of the loud guests after midnight or because the room had become so stuffy. Please do not waste your money. We checked in and discovered our unplugged fridge smelled sour like bad milk. The only light that worked was above the fridge and the tv had a nice black and white scrambled effect. I called the office and the woman literally gave me cleaning supplies. Exactly what i wanted to do on my birthday and after spending $300 for 2 nights..clean my motel room....The woman in the office said the manager would call me when HE was in the next day. A day passes and nothing. I stopped by and spoke with a man (she said the manager was male) and he asked questions but then said he wasn't the manager and I needed to call and speak to the same woman. I'm so annoyed at this point. I saw them both on check out. Turns out, the guy was the manager but he just didn't want to help me. I asked if we could leave the car in the lot for ten extra minutes, that's the least they could do. He said no, they would have it towed.. Moral of the story. Beware, save your money. Last minute trip with limited options so unfortunately decided to stay here for 3 nights - we would have been better off staying home. Absolute worst place - rooms were old, unkempt, filthy, and clearly without any proper maintenance for many, many years. Towels and linens were old and so dingy and dirty. We actually ran to store to buy cleaning products to clean the room ourselves. Day 2 of stay, we came back to room while housekeeping was turning over rooms of departed guests and saw that she put a bucket of ALL house keys on the stairs while she was no where to be found - great opportunity for someone to have stolen them and gained access to any room. There seem to be approximately 20-25 rooms and she was the only "housekeeping" staff we ever saw. She cleaned the adjacent room to ours and didn't spend any time doing so - she seems to have vacuumed the floors and that's about it. She never came to take dirty towels or replenish them during our 3 night stay - not to mention only left 4 towels and 1 facecloth for 4 guests/3 days The toilet was like a see-saw - not secure whatsoever. My 65 pound daughter took the first shower and said she didn't feel safe and that "it felt like she was going to fall through the shower stall". Sure enough, got in the shower after her and it ABSOLUTELY felt like you were going to fall through - can only imagine how structurally unsound it truly was considering the utter neglect of the property. Will never be back and wouldn't recommend it to anyone. An inspection should be conducted to ensure safety - first and foremost. read more

I want to give this a fair review. It was one of the cheapest at Hampton Beach, so my expectations were low. My wife and I arrived about 11 minutes early and we were told our room wasn't ready. We went outside and saw where our room was and clearly it was ready. With that said, we went back in and got the key and headed to the room. The room was outdated (but again, that was expected) Our TV was not working correctly. I let someone know at the front desk, but nothing was done about it. I am renting a room as we speak on sun oct 14. It is currently 3am in room 109. I can not even sleep in the room because the heat does not work. The room is ice cold, just as it is outside. I was looking forward to a nice fresh clean shower for my stay.. But I couldn't bring myself to even get into the shower, after seeing what appears to be a blood stained towel. I could not do it! Gross! The floors were covered in cigarette ashes, and the bed's blankets had cigarette burn holes in them. I don't smoke, so this disgusts me. I felt so hesitant to even lay in the bed. On a good note, I searched for bed bugs, but lucky for this place, I did not find any in this room. Over all... I am upset, cold, and disgusted. This is the worst place ever...we got placed in a room and discovered period blood and vomit on side of tub when we complained she sent cleaning lady back and she only cleaned the blood and left the vomit...toilet was broken so we complained again. Got moved to another room where our 10yr old discovered a used maxi pad by the fridge so we complained again...got moved to the 3rd room and discovered blood on the bed. So this place is a old fashion beach style hotel. It's kinda old w modern updates here and there. When I come up here to party and drink with my friends this is definitely the place I prefer to stay. I actually stayed here for five days with my mom and it was ok. And I've stayed here a few other times to.. (so I guess it not that bad). I like that we can smoke cigarettes out on the balcony and everyone's kind of partying around us. Although it is close to the beach and everything Hampton has to offer I wish it was a little more modern in the rooms.. but it does have a nice pool. The pictures on here show exactly what it's like. As long as you know what you're getting yourself into it's not that bad. But I will say the front desk people are so nice and if you're going to book you'll probably will save money by booking with them directly opposed to on a travel website. Happy Hampton! read more

If you are reading the reviews because you're smart unlike me, don't stay here! Staff was rude and accused of of being loud until 3 am, we went to bed at 1 am and weren't loud at all. She told us the next day that she was gonna have to kick us out because we were too loud and made 3 people leave. Okay so if people are being loud you should go and tell them that they are being loud at that moment. After we told her we went to bed at 1 she then said "okay you can stay here for the night but if you're loud tonight I will kick you out and I will call the cops I don't care if you're drunk or not that is my final warning." Final warning?? You just told us? There were people being loud on the other side of the building until 3 am but we think they were assuming it was us because we are young. They also charged me an extra $91 dollars and I'm not sure why. I paid a total of $407 dollars for 2 nights in a shitty hotel. The bathroom door doesn't lock. The sheets were stained Found a pretzel on the floor that wasn't ours meaning they don't clean well. Microwave is old as hell takes a while to hear anything up. Lamp shade was all torn up. Plastic bench as a chair. Just way overpriced, needs a lot of renovating to make it even worth what they charge. Also claimed their card machine doesn't work so make you use the atm which is conveniently right next to the check in desk. They also give you a coffee maker but no coffee to make?? And on our last day the shower was not getting warm at all! read more

After reading all the reviews I was scared to stay here. We got here, very small parking lot I understand why they only allow one car. Check in was easy and everyone was polite to us. We did have trouble getting our door open to the room. It was swelled really bad. The room was ok, needed to be updated but that should be expected for Hampton. This whole town has run down motels that smell and have problems. I didn't think it was to bad and I'm a huge picky brat. I did think the room smelled " overly clean". Someone sprayed way to much room spray. I did see hair on the bathroom wall and a random sticker on the wall that said 11, maybe from a hat or shirt. Odd, they need someone to pay attention to details. The outside was really nice, never went to the pool but saw lots of people at it. Couldn't hear through the walls and the bed wasn't bad. This hotel is one of the cheapest we could find and you do get what you pay for. It's far from everything, the employees are rude. They make you pay cash claiming their card machine doesn't work but there is an ATM right there in their office conveniently ... sketchy. They charge 25 more if you want to check in before 3 but luckily they do let you leave your car there parked and come back later The rooms were ugly and people were really noisy. We arrived at 11 am and figured we could park in lit and head to the beach until check in. We walked into the office and right in front of the customer service desk on the floor were two 2 gallon jugs of bug spray!! We asked the gentleman at the desk if we could park while we went to the beach. He wanted to charge us $5 (website says FREE parking) he said the tow truck is waiting them told us we could leave, we don't have to stay. We couldn't get our refund back and he knew this. For starters I wouldn't even give it a rating of 1 if I could. The room was way over priced for 2 nights. Issues: -NO HOT WATER -LOCKS WERE BROKEN -TV WAS NOT WORKING -FLOOR NEVER GOT SWEPT -THERE WERE NO QUITE HOURS -DIRTY AND UNATTENDED People had the radio blasted till 2 am and everyone was smoking in the patio and rooms with management not doing anything about it. There was no spots for parking even though i paid for it. People save your money and stay away and if the owner is reading this I hope you care enough to fix these issues and the other 100 complaints. Otherwise you might not have a business anymore. I was very disappointed. The motel is in desperate need of some updating. The room and furniture look like they haven't been changed since the 1970s and just seemed grimy. It made me want to avoid spending any unnecessary time in the room. (Bottom line - it's a dump.) We stayed for 3 nights (2 full days) and we had maid service exactly once - they showed up on the first full day and emptied the trash and left a few clean towels, but did nothing else -- they did not remove the used towels, make the beds, or do any tidying. There is no phone in the room to contact the front desk and there isn't someone in the office regularly, so we were unable to ask for anything, including clean towels, on any other day. Additionally, when I checked in, the front desk clerk informed me that the credit card machine was broken and asked if I could pay in cash. When I told her I couldn't, she said that she would try my card, and lo and behold! It worked on the first try! A little later in the day I stopped by the office to ask a question and overheard her asking another guest if they could pay cash, but then the credit card machine magically worked again when that guest couldn't. This seems very shady. I understand that this is one of the cheaper motels in the area - and you certainly get what you pay for - but it's not significantly cheaper than some other options in the immediate neighborhood. Next time I'm going to splurge a little. read more

When we walked inside to check in the gentleman at the counter was anything but friendly, giving us a bad vibe from the start. When we got to our room, we'll let's just say it was clear as to why it was so cheep to stay there. Understanding this, we noticed two of our pillow cases has stains and we were short a towel. We walked into the office to ask if we could get two new pillow cases and a few extra towels. Not only did the man say no more the. Once he was beyond rude, clearly customer service is not a priority on their list. After my friend walked out very upset by this she had forgotten to ask about the wi-if. Horrible. No lock on the door (deadbolt) and just a regular door knob. No phone in the room, TV had 12 channels, 2 of which had no sound and TV was tiny. didn't even have a toilet paper holder in the BR. The outlet for the fridge didn't work, so we had to move it to another part of the room to use it. Floor of the walkways was springy, like we might fall through. Bed was ok, and it didn't smell, but we bought a can of Lysol and sprayed the entire room down, we were very skieved out in general. If you want the cheapest $ room in town, this is it, but you get what you pay for. read more

We booked a room for 2 nights in June and were very impressed with what we got for our money. Our room was very clean and tidy when we first walked in. The bathroom was also very clean which is one thing I check to make sure of when I stay at hotels. The room stayed cool all day while we were out thanks to the AC unit. There was a good sized swimming pool and outdoor grills and seating in the courtyard. The Boardwalk and the beach were only a 10 minute walk which is very convenient. We were able to just walk everywhere from this place with no problems. We also had no issues with our checking in or out. This is definitely a good place if you are looking for a place close to everything but do not want to pay $200+ a night for a hotel right on the beach. read more

TERRIBLE "management". Today is October 5th in Hampton Beach, NH. It is 43 degrees out. I turned the heater on high before I went to a concert, and then a bar. When I returned, my room was freezing. I go down to the office and the woman in the office instantly was complaining it was 1:30 am and I woke her up, even though the sign out front was OPEN. I told her my heat wasn't working, and she instructed me to go to room 308 , which was on a different floor, and different side of building. I get there, and go figure, no heater. Months ago I put a $54.00 deposit on a room. When I walked into the lobby and saw how filthy it was I asked to see the room before giving the rude owner another $110.00. He refused to let my husband and I see the room. He was hollering at us saying if we did not like it we could leave. We asked for our $ back and he refused. We called the police. Run...run away as quick as you can! on arriving we were rudely "welcomed" by the ?manager?. he never did identify himself. A change was requested for our reservation 2 weeks before we were scheduled to arrive. The manager called someone who said it never happened. we were therefore charged for the entire stay when we checked out 3 days before the end of the reservation. I've never seen a reservation that couldn't be cancelled or changed 2-3 days before the start of the stay. What to say about the room! It was disgusting. Old and smelly. Now I realize we were in a beach town but there was no excuse for not changing sheets and stiff nasty towels. The pool which was described as heated was extremely cold. The 12 yo we were with didn't mind but not very pleasant for adults. We asked for toilet paper on the last morning there and at 7:45 the intercom to the office was not answered. I saw the curtains move upstairs and I know the manger was looking out at me. I used my sister's phone so they didn't see my area code and the same female I talked to to make a change in the reservation picked up. When I asked for toilet paper she said the office didn't open until 8:00a and what would I have done if there was no one there to answer the phone. WHAT? This is the response to a guest. She finally relented and left a roll on the stoop to the office. We noticed the first floor had this extreme waterfall coming down on cars. We asked the family staying there if there was a problem. They mentioned the shower was squishy. After reading other reviews (so sorry I didn't do that before making the reservations) we noticed another mention of this. I'll tell you the water was pouring down. Wish I could post a picture that my sister took. This is a lawsuit waiting to happen when the guest falls through the floor. When walking into the office I was not greeted from the manager behind the desk but stood for quite awhile while she talked on the phone and then answered another 2 calls before acknowledging me. We decided to use the pool when my son jumped in the pool fell in behind him. In which case the other guests start screaming dope I want th party with him tonight. NOT! I told the care taker and he said dont step on it.Seriously. ... The skies were gonna open up as thunderstorms were predicted. I decided to ask if I could get the room early. Bad mistake. Manager lady beyond rude you would think I totally insulted her or asked for her first born. Absolutely no entry till 3pm. Even with early arrival prepay as another guest was livid she wouldnt honor her. Lady yelled at me and told me my opinion and needs didn't matter. Her rules were her rules. Unfortunately I booked for Saturday, April 29th and had read all the terrible reviews AFTER doing so.I did see a few okay reviews here and there, so hoping to have a better experience than what I had read about online, we headed to Motel Hell anyway. We were seeing a show nearby and thought it might be nice not to have to drive home to Boston so late at night. This place was run down, absolutely filthy and the man at the desk had no personality at all. We found brown stains all over the sheets and long hairs all over all of the pillows. We could not believe what we were seeing, so we left the room to walk around Hampton and to attend the show. When we got back to the room we couldn't ever bring ourselves to get under the covers of the "cleaner" bed in the room, which was supposed to contain two king sized beds that were barely queen. We covered the pillows with our clothing and laid on top of the comforter, trying to just fall asleep until morning. We started to feel itchy and like our skin was crawling so we left in the middle of the night and drove home to Boston. This was the nastiest motel I have ever been to. The walls are paper thin, everything is mismatched and cheap and so beyond filthy that it was like something out of a movie. What a waster of $90!!!! DO NOT STAY HERE! read more
