He replies to messages within minutes, making communication effortless. When it came time to list our property, we simply sent an email, and within a few days the lease was signed with a qualified tenant. It was truly a hands-free experience. David is very knowledgeable about the local rental market, pricing properties competitively. He conducts thorough background checks to ensure reliable, responsible tenants are placed. When maintenance issues arise, he addresses them promptly and professionally, never leaving anything unresolved. He's also built a trusted team of maintenance specialists and contractors who are experts in their respective fields. We recommend him highly.

To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

I wanted to update my review: Again...GREAT company if you…read moreown a rental. I'll let you fill in your own adjective for what they are if you are a renter in one of their properties. I'm reviewing twice (trying to update mine and not do two...oh well). After waiting 28 days after moving out, we finally received EXACTLY 50% of our deposit back. They hired a cleaner to reclean the house after finding any and every dust ball or smudge. They had to hire maintenance to weed (unrealistic level of weeding that no human can sustain). And charged us $375 for 6 holes in the wall that we puddied but couldn't paint due to their maintenance person not being available to get us matching paints. They didn't give us our utility bill so we incurred a late fee that they will not take ownership of or adjust. They also told us we wouldn't be charged for a light bulb that was out, charged us for it anyways, then half admitted to the issue and finally issued a refund of $110 for one burnt light!!! We work really hard and save our pennies. We can also barely afford to live in Kirkland. We've rented for over 13 years from multiple people and have NEVER had a penny withheld. Here's what a recommend to any future renters of Gregory Property Management: 1. Pay your rent but don't you dare live in the home. If you do, wear booties, and don't scuff the baseboards. 2. Don't use the lights...but still check them ALL before moving out or you'll be charged. 3. Just go ahead and let your small children be crushed by bookshelves as securing them to the wall will leave a hole, which you can't fix yourself and they have to charge you to paint the ENTIRE WALL again. 4. Just spray toxic pesticides everywhere you can...but keep the grass and bushes in perfect condition. 5. And they offer you so many options to hire "their people" to do yard care and cleaning for you. Get it in writing and amounts...but just take them up on their offer...They're going to charge you for them in the end anyways. These are facts and not an opinion (except for the last part...that's just my therapy so I don't cry). Companies should be held accountable, but I will definitely be checking if they manage a property I am looking to live in moving forward. I hope you do to.

Meaning, we didn't need to go and make a bunch of calls and interview a bunch of people in person at the house (we already have jobs). The company kept us in the loop and took pictures, answered our questions and basically took care of everything the house needed for it to be rented. The annual (or was it semi-annual) house visit inspections are an added layer of reassurance. No regrets here. Wish I found them sooner!!!

She was a great renter who paid rent on time and left her unit in immaculate condition upon move-out. She had no issues. Fast forward to June of 2025, she applied to live at HARMONY at Mill Creek Townhomes which is another property managed by T Square Properties and rented a townhome site unseen. Because of her good experience with T Square Properties in the past, she felt confidant to lease site unseen. July 6, 2025 was move in day and she had all her belongings in a Uhaul, upon entering her unit she quickly realized it was not move-in ready. The unit was filthy and had not been maintenanced, painted, cleaned and the carpets were dirty with caked dog/cat hair at the edges where the carpet meets the wall. The carpets were urinated on by pets and the unit had a very strong, overpowering odor of pet urine and feces. We have 137 photos of the filthy unit. When she attempted to contact the management company there was zero response until one of the leasing agents texted her at midnight!! which in what world is it okay to respond to someone at midnight via text? So unprofessional! My sister sent emails and called multiple times and was passed off to multiple people that work in the office with no one getting back to her. My sister had to drive to their office in Bothell this morning to get someone to address the situation and all she got was office staff not knowing anything about why her unit was not move in ready. In the days prior to move in, management sent my sister a couple emails saying that everything was good to go as far as move in and gave her the code to the front door and they expressed how nice it was for her to be returning as a past resident. What an awful experience this has been. A uhaul full of her belongings and now after demanding that they refund her the $5,000 she paid to move in, a single, hard working mother with two small children is scrambling to find somewhere to live that is in the same area and within her children's school boundaries. What an absolute failure this was on behalf of T Square Property Management. I have been working in the property management industry for 20 years and this is unacceptable and they dropped the ball big time. Renters beware of this management company and always inspect your unit prior to move-in accompanied by one their leasing professionals. Take pictures and videos and make sure the unit is move in ready. The rental should be maintenanced/turned and painted or touch up painted, carpets cleaned or replaced and cleaners have thoroughly cleaned the rental properly for the next resident to move in. Bang up job T-square Properties!!!

I received written permission by text to mount my TV and pictures using screws, and I patched the holes before moving out. What concerns me most is that photos were taken to document the property's condition before my lease ended, while I was still cleaning and moving out. I finished cleaning and returned the home, including the garage door remotes, on the final day of my lease, yet I was later told the remotes were missing. I was also charged around 400 dollars for carpet cleaning, despite the lease stating the carpets are cleaned between tenants. Combined with the loss of a significant portion of my security deposit 2,695 for walls that were cleaned and patched, these charges did not feel fair, based on the condition in which I returned the home. I'd encourage future renters to document everything, in detail. And, maybe think twice about renting through this company." The townhome was great, but unfortunately, another applicant applied for the unit the night before we met, so the timing didn't work out. After we toured the property, Katie was kind enough to show me another home nearby, and went above and beyond, by searching for other properties in the area managed by Maple Leaf. When I moved in I told them there was a hole in the outside wall, near the kitchen window. For the next 1.5 years I told them and they had their own inspectors take pictures of it. Despite this, they only made a move to fix it once I reported them to the city. The whole time I lived there I was told that all of my things molding was my fault (including 2 beds!). I was told to leave my cupboard doors and drawers open to prevent mildew in the kitchen. The dehumidifier I requested would fill up at the end of each day. When they finally opened the wall to fix the hole, there was black/wet insulation and they had to replace half of the kitchen's 2x4's, and the workers found another hole with earth worms living in the kitchen under the dishwasher. Despite having 5 different workers out to deal with the hole and earth worms, this was never fixed by the time I moved out. And then, 2 weeks before I moved out there was water dripping out of the bathroom ceiling fan. They opened it up to find a leak that had to be going on for at least a year because the insulation was again black and the wood was moldy. They did not fix this before I moved out. I just had to live with a hole in the ceiling above the shower... Then they illegally withheld $750 from my deposit. They didn't follow the law by detailing the reasons for withholding this amount. They simply printed out a screenshot of text messages with their handyman giving an estimate on two projects. Thankfully I was able to recover the deposit since they do not know the law or how to do their jobs. There is so much more, but this should suffice as a warning. Lastly, their own employees bad mouth each other. Highly unprofessional and shows the do not even follow basic respect standards. Disgusting, gaslighting, lying, and incompetent company. Steer clear!
