Nice young couple (ya right) had nothing but problems because they were related to owners so they thought they could do and say whatever they pleased. One time their internet went out and they expected me just to hand over my password so they could use mine. Walter also would come and sit in driveway at odd times (mind you this is down a long driveway). Laundry area was out in a shed. But the pipes were exposed on outside of building (would freeze when got cold and couldn't do laundry) he tried to tell me if we put heater on inside of building that the pipes on outside wouldn't freeze?!? House riddled with mold (found out too late) and he wouldn't address it. Also for some reason the bathroom floor would be wet all the time during winter... condensation inside of wall would leak out. His only response was to end renting it during winter when we had awful weather and he waited til last possible moment to do it. Leaving me the bare minimum time to try to find a place to live and move during bad weather. Tried to convince me that he would give new landlord a good reference but i knew he was going to try to screw me over further... Took most of my deposit to reclean a perfectly cleaned house and fix mold damage. He also charged for changing locks on house and a new padlock on shed. He is completely ridiculous. Im so glad i escaped this nightmare and now have an absolutely dream landlord who goes above and beyond....

I told her that I would be moving out of state and not working for a period of time and we both had made it clear he would be paying for the rent. I told her I would be a student when I went to washington and would not be contributing financially and she even said that she'd add a line in the lease that said if he was got out of the lease then I would too which I told her was completely fine. She also refused to answer any questions just saying she needs it and was hurrying me for my income information like 30 minutes after she had asked me for it. And then after I sent her my employer information and income she asked for my savings... We applied somewhere else and got approved instantly and looking at the reviews it seems like a lot of other people have had issues with her would NOT recommend this place at all.

Coast took over my apartment building from Waydmeyer in late December of 2025. Since the change…read morethere have been major improvements such as the lighting is getting better on the inside of the building.and the lighting on the top front steps is 100x better as well as the lamp is now turned on for extra light and safety. They also respond to emails in a timely manner and very professional in their response. I don't always like their responses aka with the dumpster situation. I suggested that with owner approval that they build a wall for the dumpster with a gate that gets locked up at night and no roof on it so that the city of Spokane can still service the dumpster but that was meet with "call crime check if the dumpster divers return" I have been doing that. it doesn't deter them. They don't seem to care about crime check seeing as they don't always come when you call. I would like management and the owner to think of something because I would like to be able to sleep and pay rent on time. That's the only reason way I pay late- that's where things can improve- but overall I'm happy with the staff and I'm happy with Samantha who very much keeps things professional- which helps me stay professional when talking to them. I hope and I pray that the owner keeps them for a long time because things are moving in the right direction. They are here to manage the property and they are moving things in the right direction. The dumpster may well be a lost cause (I hope not) but I do want to stay longer than I wanted with the previous management. I am starting to feel safer living at this building now with Coast as the property management company. The only way you'll ever get ahold of anyone at Coast is to visit their office in Everett because they deliberately make it impossible to report even serious issues. They're more than bad, they are engaging in illegal housing practices.

The townhome was great, but unfortunately, another applicant applied for the unit the night before we met, so the timing didn't work out. After we toured the property, Katie was kind enough to show me another home nearby, and went above and beyond, by searching for other properties in the area managed by Maple Leaf. I decided to not move at this time, but am grateful for all of Katie's help and hope to work with her and Maple Leaf Property Management in the future.

When I moved in I told them there was a hole in the outside wall, near the kitchen window. For the next 1.5 years I told them and they had their own inspectors take pictures of it. Despite this, they only made a move to fix it once I reported them to the city. The whole time I lived there I was told that all of my things molding was my fault (including 2 beds!). I was told to leave my cupboard doors and drawers open to prevent mildew in the kitchen. The dehumidifier I requested would fill up at the end of each day. When they finally opened the wall to fix the hole, there was black/wet insulation and they had to replace half of the kitchen's 2x4's, and the workers found another hole with earth worms living in the kitchen under the dishwasher. Despite having 5 different workers out to deal with the hole and earth worms, this was never fixed by the time I moved out. And then, 2 weeks before I moved out there was water dripping out of the bathroom ceiling fan. They opened it up to find a leak that had to be going on for at least a year because the insulation was again black and the wood was moldy. They did not fix this before I moved out. I just had to live with a hole in the ceiling above the shower... Then they illegally withheld $750 from my deposit. They didn't follow the law by detailing the reasons for withholding this amount. They simply printed out a screenshot of text messages with their handyman giving an estimate on two projects. Thankfully I was able to recover the deposit since they do not know the law or how to do their jobs. There is so much more, but this should suffice as a warning. Lastly, their own employees bad mouth each other. Highly unprofessional and shows the do not even follow basic respect standards. Disgusting, gaslighting, lying, and incompetent company. Steer clear!

Count on the Yelp community for amazing recommendations! This waterfront was beautiful. Loads of parking and a beautiful walkway. The waterfront path goes around the harbor and heads towards the possession sound (not Puget), trust me, and it's just spectacular. Clean wide open walkways with proximity to the boats in the harbor. The planters along the walkway are stunning! Signage everywhere telling you about the history of the waterfront. I believe it's a newer area. It is surrounded by apartments, restaurants, and of course the boats. Also larger boat garages. Which is never seen in a harbor. I can only imagine the yachts inside these enclosed structures. A large tic tac toe was on the end closest to the front of the walkway. I saw a park a bit farther down but decided to turn around and hit up a local business. This is a gorgeous waterfront park. There are also public bathrooms. One had a shower too! Interesting. Summertime is awesome in WA! Enjoy your life! And as always, SYOY!

For any prospective tenants, here's a list of pros & cons from my experience. PROs: 1: The buildings are fantastic. IIRC the south building was built in 2020 and the north (The Sawyer, where I lived) in 2022. The exterior is gorgeous, and the interior just as nice. Appliances and amenities were all modern--the washer/dryer in particular was top shelf. The power was stable, and I don't recall a single outage. While The Sawyer had a hot water issue for a few weeks, staff sent near-daily emails updating residents on the repair status, including specifics on the issue, the fix, and the repair stage. Speaking of the staff... 2: The staff are exceptional. Usually when reviews mention staff, they're talking about the leasing office after one or two good interactions. But because my apartment was across from the office, I interacted with the team often--and they're genuinely awesome, friendly, and helpful. That didn't change once in a whole year. The maintenance, custodial, and management staff were also great--always kind and on point whether you needed something or just wanted to chat. 3: The location is gorgeous, but you don't need me to tell you that--you can see the photos! Both rooftops offer amazing views and BBQ areas. Even in winter, the marina had a kind of stark beauty. The area seems to be entering a sort of early Renaissance, with lots of groundwork being laid for a strong community vibe. If you're planning to stay long-term, this is worth considering. There's some scattered construction and a low-to-moderate number of people around, depending on the time of week/month/year. Both will likely grow in the coming years. Even now, there are some great restaurants within walking distance, with more coming soon--if you're a foodie, this could be a big plus. A lot of local events happen right out front all year long. It's charming, fun, and you won't get bored. 4: The community, the community, the community! This often gets overlooked in modern apartment living, and that's a shame--you won't realize what you're missing until you experience it. The staff and management put serious effort into hosting events all year long, and people actually show up! Book clubs, parties, monthly birthday events in the lobby (with cake!), Super Bowl watch parties, even little things like a gift-wrapping station with free paper and decorations during the holidays--there's a ton of community stuff. I met some wonderful neighbors--some younger, some older, all friendly and neighborly. To me, this was the most valuable part of living here. CONs: 1: It's expensive--but you probably guessed that. I won't list specific numbers because rent depends on location, time, economy, and unit size, and would be outdated quickly. But it's worth pointing out, since cost is usually the first thing people look at. Parking behind the buildings isn't included--managed instead by a 3rd party, LAZ. One uncovered space cost me $100/month; covered is likely more. That said, I never had issues with the space, car security, or LAZ. It was very hands-off, which was nice. 2: Noise can be a factor depending on your expectations. You'll see the train tracks across the street and might cringe, but the trains were surprisingly quiet! (No horns thanks to no crossings, and due to the bridge turnstile down the road, they must go under 5mph in this area.) However, there's a Navy base across the marina, and they play Reveille twice a day--at 8am and 9pm. Depending on who you are, that might be a plus, a minus, or irrelevant--but it's something to be aware of. 3: "You can pick your friends, but not your neighbors..." Just like with any apartment, your neighbors are an X-factor you can't control. I got lucky--mine were awesome, quiet, and we got along great. But I did hear a few stories from others about less pleasant experiences. Nothing scary or violent--just annoyances. While these buildings have excellent sound insulation in the walls, the floors/ceilings are another story, so be aware of that. Final thought: If you're looking for a home with beauty, community, and reliability, I can't recommend this place enough. Give it a shot--I doubt you'll be disappointed.
