Coast took over my apartment building from Waydmeyer in late December of 2025. Since the change there have been major improvements such as the lighting is getting better on the inside of the building.and the lighting on the top front steps is 100x better as well as the lamp is now turned on for extra light and safety. They also respond to emails in a timely manner and very professional in their response. I don't always like their responses aka with the dumpster situation. I suggested that with owner approval that they build a wall for the dumpster with a gate that gets locked up at night and no roof on it so that the city of Spokane can still service the dumpster but that was meet with "call crime check if the dumpster divers return" I have been doing that. it doesn't deter them. They don't seem to care about crime check seeing as they don't always come when you call. I would like management and the owner to think of something because I would like to be able to sleep and pay rent on time. That's the only reason way I pay late- that's where things can improve- but overall I'm happy with the staff and I'm happy with Samantha who very much keeps things professional- which helps me stay professional when talking to them. I hope and I pray that the owner keeps them for a long time because things are moving in the right direction. They are here to manage the property and they are moving things in the right direction. The dumpster may well be a lost cause (I hope not) but I do want to stay longer than I wanted with the previous management. I am starting to feel safer living at this building now with Coast as the property management company. To the owner of Westminster Apartments who sees this, I hope you keep them because they are protecting your money and making sure people are happy. read more

Ops Management is extremely dysfunctional. Very poor communication. There is an extremely high employee turnover rate. It makes sense why so many people quit. Ops team has a lot of lane jumping glory hogs and no boundaries when it comes to respecting each individuals work duties. Always fighting to see who gets the Ops managers attention. One star because zero is not an option. Since coast has taken ownership of my apartment complex, the property has essentially been unmanaged meaning no onsite manager and no access to emergency maintenance (this is illegal by the way). As we speak, I'm sitting in my freezing cold apartment with no heat and no access to anyone to fix it or even report it- no monitored phone number, no email, no property manager, and no way to leave a voicemail about issues. The only way you'll ever get ahold of anyone at Coast is to visit their office in Everett because they deliberately make it impossible to report even serious issues. They're more than bad, they are engaging in illegal housing practices. read more

I live in a low income senior apartment complex managed by Coast Property. Since they took over my apartment about four years ago, everything went downhill. Our apartments, most of them have mold, including mine(it was tested). Not just mold, but also asbestos. The appliances are old and rusty, leaking pipes are constant issues, what they ignore. When tenants try to complain, there is nowhere to complain. Their Everett main office never picks up the phone. CMS, which is hired by HUD to take complaints and try to resolve them, are constantly ignoring the issues, too. I have been living in that complex for more than ten years and last year the property manager tried to evict me. For my little 12 lb dog walking with me, on leash, in front of an other tenant's apartment, on the public walkway. That was the reason, as that tenant, who has mental issues, complained about my little dog, as she hates dogs. I am actually a model tenant, always pay my rent on time, I keep my place clean(they always bring HUD to my unit for inspection, as they know it's clean) and I am also respectful of other tenants. Horrible management company, with horrible property manager, who actually moved into our units three mental tenants, with serious past criminal history. But the latest what they did tops everything. We got a notice just a few days ago, Coastal Management is no longer managing our apartments, also the property manager no longer works there, as of December 1, 2025. The note stated, they don't have any info, who will take over the management or who we can contact for maintenance issues. So we, most of us with serious health issues and elderly, can't contact anyone regarding maintenance issues as of December 1st. read more

Do not live here the worst. No maintenance for months no property manager for months. Ignore your phone calls emails etc. People with some serious issues here .New mom whose dryer has been out for months no response. Neighbor with holes in her walls and cabinets sitting like that for months now has kitchen floor bulging from water leak no response. People have questions regarding lease renewals no response. Contacted attorney that stated that this is a severe breach of contract. Tenants pay their rent which means that they are paying for a service, that service is not being provided. uI am a disabled elderly woman who has been living in a apt owned by Coast - There is a very serious predatory nature that is allowed to take place here - For example Several elderly tenants have had their deliveries stollen especially cell phones you can even see the delivery trucks pull up and never receive the package I have had my personal non public info shared online for a profit - This complex flooded in Jan ? and its now May and the damages have yet to be corrected - they have instead used tactics to try and bully us with intrusions into our right to privacy and even record us without our prior consent - Its the brazen disrespect that is what stands out here and they really do not seem to care they are into hovering over our bedrooms and doing dark magic spells to negatively affect our health our stability and intentionally cause a hostile living space - I still do not have tile on my floors and the cement causes pain throughout my spine - Sorry but I would not want my elderly family member to move or live here - Coast property can do so much better yet here we are living under duress and under illegal unauthorized video recordings in our bedrooms bathrooms and in our bathtubs which is the most evasive intrusive mis-treatment to have to live under ! I live at Hartford Court apartments in Lake Stevens, Wash. I've been here for 7 years. in the middle of December, a family of 4 moved in. in apt. 216 above me. they constantly make noise pounding on the floor. I had to call the police on Christmas day because the man was beating down my door. I've had 3 major heart attacks with 4 stents. The on-site manager said there was nothing she could do but she has evicted different apts. in the last 2 months. if you value your sanity you will not move here. the sad thing is I voted for Dino Rossi then I found out he is a slum lord. they don't deserve one star. I have lived in this apartment for two years. Have never asked for a work order and don't own a pet . Even though half the outlets don't work in my apartment I just worked around it . I have always paid on time but for some reason we got a notice mid lease that our rent due dates had been changedI wasn't aware you could change things mid lease. You are required to carry a 100,000. Renters insurance and harassed even when your insurance is up to date . This latest thing just blew my mind . I gave notice to vacate on Monday 3/2 the next day Tuesday a note was on my door that they would be inspecting my home on Thursday. Wtf I was so upset and when I called the leasing agent pretty much said I had no choice . I do not believe this is true and am contacting as many services I can find to form a formal complaint . Pretty shitty treatment for a single grandma / no pets / who pays on time usually early . The other part is in two years we have had three manager / replaced three maintenance managers and three leasing agents. So my trust level pretty low here read more

I have been trying to get a hold of this management company for almost 6 weeks. I have emailed them several times. I called but no one has returned any of my calls or emails. I have a horrible smell in my apartment for almost 6 weeks and finally they found the smell it was a dead body., that has been there during for sometime in the heat. Many residents complained repeatedly with no response. The smell was so bad that I could not stay in my apartment. I asked the manager to come to my apartment repeatedly to smell what I was smelling., and she would tell me that she smelled the trash room and the laundry room, well that was great, yes there was a smell in there but not like the smell in my place.. now after cleaning has been done (they say has been done) there is still a putrid smell in my place. When another manager came into smell she said that I was over sensitive to the smell because it was a friend of mine.. REALLY!! they also say the floors do not need to be replaced.., They will not help me with the time i have had to sleep in my car or the money for my clothes or will they do anything now saying the smell is gone.. It is not gone and my furnisher still smells. I have had to hire an attorney seems very very unprofessional nor do they care about the tenants. They also did not feel it was necessary to let anyone know what was happening they should have taken some responsibility to let the tenants know what had been found, I know it is a lot to have to move out of your chair to put flyers on door but really, isn't that your job. It is a very sad thing to happen anyway and traumatizing to have happen but for the management company to not help the tenants is very disheartening. It must be nice that they can all go home to their nice clean smelling homes to sit down and enjoy a nice dinner..... I would not recommend this property management company to buy a doghouse for my dog. read more

I have lived at Courtyard apartments for almost 6 years. The apartments are full of mold, old appliances that don't work, dog poop everywhere in the common areas, drug dealers in the parking lot and living in the apartments. The police are onsite daily to investigate all types of drug, theft, domestic violence, illegal aliens, warrants and drunk/drug behavior. Many of the tenants are receiving housing benefits (HUD) and do not pay for their housing. There are many people living in the apartments that are not on the leases. No one from HUD or the management checks to see if these people are legitimate or not. After 6 years of dealing with the issues, I decided to move. Since then, the onsite manager and Coast Real Estate services refuses to return my security deposit or give me a reason for keeping it. They have not returned my calls or answered my certified letters. They are hoping I go away and they keep my money. I am sure this is normal work ethic from this company. I would consider this a warning if you decide to give your hard earned money to these people. read more

Terrible communication. No accountability. They penny pinch your money and provide the lowest quality management service you can imagine. For example, window cleanings. They have TWICE given NO notice, which has caused items on my balcony to be broken because they drop ropes at 100 MPH with no warning. Almost seriously injured our niece. And after i complained there was no warning, Coast said that's not their problem...even though it is! Worst Management company ever! I'm at the Nuanu Pali apartments. These guys want a flat rate of $150 a year to park your car in its own parking lot! And the parking here is horrible. Tow guy told me to move my vehicle (that had a specific parking pernit hanging on the rearview mirror) which was parked in front of cars (that were owned by people who didn't even live there, as well as parked in reserved spots) and park in on the street next time- which was across the street and up a hill. This lot might as well be public because 90% of the time I come home in the evening I am forced to either park improperly or park up the street and walk a block back. They also want to add an extra $30 for self storage in a rat-infested, decades old corridor, that I doubt will be remodeled anytime soon. Fed up with this place and can't wait to move out in a few months. read more

Update 1SEP2020: The trash situation hasn't gotten any better. There are designated times for trash to be set out for pickup and times that the provided trash cans should be pulled back inside. I've noticed quite a few residents either willfully ignore the times or simply can't figure it out. There are always trash bags and trash cans outside peoples' doors, making the property look, well, trashy, and attracting rodents and birds. Management has done very little, if anything, to correct this. Nothing like walking by trash bags every day to get to your door. When we first moved in, utilities were added onto rent and paid with rent payments. Then they moved away from that and payments needed to be paid to Conservice (what a name) directly. They recently went back to paying utilities with rent. More convenient, sure, but really irritating that it's changing so often. I wouldn't recommend living here, it's a lipstick on a pig property, and I'm quite sure it's on life support solely so it can be sold and redeveloped as the area around it is redeveloped. read more

I've been both a renter and a property manager throughout my life, and this is the worst Real Estate property management company that I have ever encountered! I don't need to give a long list of issues with this company as all negative reviews are spot on! They are currently trying to evict my disabled family member claiming he hasn't paid his rent since November which is totally untrue, I've taken him to get money orders to pay his rent since December and he has handed them the check in person! All the rest about these buildings is true, filthy, poorly managed, no communication or responses regarding issues with their buildings, not secure (main entry door lock has been broken since Dec and still hasn't been fixed!), rude staff and very greedy. Buyer beware, if you are looking for apartments in the Seattle area I highly recommend you stay far away from this property management company and their holdings! read more

I lived in the Prescott apartments in Portland which is managed by this company, my roommate and I gave notice to move out at the end of our lease, and completely moved out of the apartment on time. We even emailed them the days we would have a moving truck and all that. They contact us a month later saying we are late on rent and that we owe them a late charge. Long story short we had to pay them 2000 dollars on rent for when we didn't live there because of a typo and them not being on top of their shit. Because we couldn't pay all of it they are also charging us 12% interest. They are scammers, do NOT rent with their properties. read more

Our experience with Coast Property Management has been one that I would not wish on anyone. While the leasing agent in portland (Aileen) was very professional the Regional Property Manager (Kala) over the property was a disaster. All of this is a shame because the builders did an amazing job with the property FourtyOne11 on MILK in Porland. You will likely find that the Regional Property Manager will not follow through on promises that she makes, complete the process in a timely manner and out and out lie to you. Being "brown" with a Hispanic last name and a gay couple also seemed to be a strike against us in her eyes. While we can not prove it, the way in which she dealt with us and the requirements that she made of us did not seem to be inline with other "non-brown" "straight" clients. The property is on MLK which is a very diverse community so this was surprising to us as we dealt with her. As a result of her lies and inability to do her job we decided not to move forward with the property after working with our leasing agent and making a deposit. The Regional Property Manager decided to require us to pay a full months rent security which we did with 20 minutes of the email from our leasing agent. After being told on two occasions she would get us the lease by the end of the day and not receiving it we informed her and Coast Property Management we would not be moving forward and wanted a full refund. It has been 4 days and the refund has not been executed and we are receiving harassing calls and emails from their screening company saying we owe them more information to complete the process. Really, we were approved and paid security deposit and she (Kala) could not do her job to close things out with them after her approval and security deposit requirements. If you are of color and or gay and find yourself being mistreated by her I think it is because she is a racist and potentially discriminatory so beware. I would hate for you to end up in the situation we almost did with a property manager that lies, seems to have racist tendencies and does not follow through on her word. I can just imagine what it would be like if we moved in and had a problem. read more

I am a Condo owner at the Eliot Condominiums on SW 10th in Portland Oregon. There is not enough good reviews i can write about Laura Stanford (Building Manager) and also Anne (Concierge). They do an amazing job at keeping the building looking great, making sure my needs as an owner are met, they have bent over backwards at any requests i have ever had. Anne is always so welcoming and smiling whenever i see her. She is always going the extra mile to accomodate my requests however she can. Laura has always been so attentive with any requests i have had for her, she is always making sure the building is safe and the way she works with her employees is amazing. Anne, Jojo and Laura are amazing and work so hard to make my home base safe and comfortable. Coast is very lucky to have Laura and her great team here at the Eliot. Thank you Laura, Anne and Jojo for your amazing attitude and hard work, we do see it!
