I can't even believe I'm typing this. Today I drove in and when I parked noticed a man leaving the restroom with a toiletry bag. I told myself to be sure to email the staff because I've suspected people are living in the units. Well, then I went up to my unit. I haven't been here in awhile but came to do a drop off. THERE ARE MICE DROPPINGS IN MY UNIT. I took videos and photos. It appears they're in the corners of other unit's doors as well. I took pictures and everything. It's after hours and a holiday so I can't contact anyone. I've had my stuff here for years and never had an issue. I don't know what to do. read more

I had used them for a year prices were fair but no warning just decided to increase my non ac unit from $150 to $240 their elevators dont work half the time , no electricity sometimes and rats . There has been several breaking and homeless ppl there I don't feel safe there at 3 pm let alone after dark . I got a rate change notice after only 3 months of being here that doubled my rent from $109.25 to $204.25! Nope, I'm not paying that! So after messaging them thru their website with no response ever, I got to work on getting my stuff out of their storage place. I just started taking my smaller items to a nearby church and planned on bringing the rest home. But I had to wait for help with the heavy items. At that point I decided to give my "verbal" 10-day notice since they never responded to the written. I spoke to Lahai in the office who right away wanted to make it right. But I had already gave away most of my stuff. So we agreed on a much smaller unit for $65 a month. This is much more affordable BUT it doesn't make up for the inconvenient hassle that they caused by doubling my rate after only 3 months! And I can guarantee, it isn't the last time they raise my rent to some outrageous amount. Rather there is a 3 month discount but there's no lock on the rate that is discounted. WARNING: LOCK TAMPERING, MICE FECES, AND RECURRENT RATE INCREASES I've been a customer with Extra Space Storage at this West Sac location for over five years. In that time, I've had three different storages--all of them 1st floor, climate controlled units. Like clockwork, every 4-6 months, the company sends me a rent-rate increase notice for my storage units. These rate increases have invariably lead to paying more than double the starting rate which has resulted in astronomical annual fees! In addition to the rent rate increases, I've encountered a fair amount of rodent dropping on every visit. And, on at least one occasion, I arrived to my storage to find that my lock had been tampered with so much that the key no longer worked and it had to be removed and replaced. Weather the lock tampering was by staff or another customer was unclear despite the on-site cameras. To be fair, the facility is gated, clean, and the staff are (for the most part) professional but I would not recommend this facility if you hope to keep your starting rate for long. Oh, AND if you pre-pay the month you move out, don't expect to get any sort of prorated refund--I lost $250 this way. When I tried negotiating some sort of credit to my account, the woman I spoke with on the phone became incredibly hostile and combative in a way that truly disappointed me. I did not expect that when I have never been rude or disrespectful in any way. As far as the storage itself goes, it was great. I never had any issue that I could see. I stored with them for over 3 years and when I finally got my stuff back, it was bug free, which is a huge plus for me since I'm terrified of bugs. The staff was always friendly, even when calling me to tell me I forgot to pay my rent (I rarely went over the grace period, but my memory sucks.) The only thing that kept me from 5 stars was the fact that the rent went up so much. Every time I turned around the rent was going up. I don't remember what I started at, but it was nowhere near the $240 I ended at. I probably could have moved elsewhere, but it would have cost too much to hire movers and I don't know anyone out here to ask for help. read more

I understand their policies and taking out individual insurance on the units rented. But when it comes to negligence on their maintenance on a roof that ruined a lot of my possessions because of water damage due to recent rain storms is not very business like. After only having my unit five months they increased my monthly rate by 80%! In what industry does an 80% rate increase happen? Even in these inflationary times this is exorbitant! After reading other reviews I now realize this is their normal practice. So, what they do is advertise a low rates to attract new customers (they are still listing units of my same size for the same price as I originally paid), wait a few months, raise your rates by a huge amount, tell you market rates have increased so they couldn't maintain the rate you're paying. So, that is their scam as they know you're not likely to pack up your stuff and move it to another facility. I can only hope that I find a place to live soon to get my stuff out of there. I suggest you find a storage facility that guarantees the cost for a number of months. Extra Space Storage does not. Additionally, it took them about three weeks to replace the three lights that were out closest to my unit. All three of the hallway lights closest to my unit were out and since there are no lights in the unit it was very difficult to find things. I don't know how long the lights were out before I reported them as I had been away for several months. read more

This place looks to get you in and then raise your rates after 2 or 3 months. Went to extra space looking to hold a few extra items to avoid clutter. I had saw other people mention that they give you a price and then raise your rates. I asked the management about this many times and they assured me that there may be small increases around 6 months to a year. The manager named Andel personally told me not to worry and that under his management that would not happen. Well three months in I got a notice that our rate had increased by 50 percent making the unit out of my price range. I called Andel multiple times to discuss and he assured me that "market forces" were raising my prices. Not to mention that they were still listing units of my same size and qualifications for less or the same as I originally paid. The fact that Andel said they keep low rates to attract new customers while telling me that they couldn't maintain the rate I was paying. Honestly I wish I had listened to the reviews I saw before going. They are bottom in customer service and bottom in business practice. They just look to get you in the door, get moved in and then raise your rates astronomically hoping your too deep to do anything. Save yourself the hassle and dishonesty go somewhere else. read more

Not saying anything about the other folks lol but she's killing the game ! She was soooo proactive, considerate, helpful, energetic, professional all while being effective in her job. One phone call and she helped me do something I've been trying to figure out for weeks whether it's calling or emailing in or calling the support line etc I've not been able to get any sort of help on the direction I needed! One call to Malika(forgive me lol) and my issue was handled within minutes, would've been seconds but I wasn't on top of my game like her lol. My rates have gone up almost 70% in one year. I've had two price increases in the past year. This company is a "bait and switch". They lure you in with a good rate, than immediately beginning raising (mine an $80 increase every 6 months). My beginning rate was $150 and I'm now at $310 after 365 days. Their lease conditions are PREDITORY! They will respond with jargon about "month to month" and "market rates", but that information is buried in small print within a long contract. It is never mentioned by extra space storage representatives when renting a unit. They understand once your belongings are in storage, you are very unlikely to move because of time, cost, and logistics. You are then a prime target for their predatory price gouging. I understand what they're doing is legal because I signed a contract containing this information. It is however horrible business practice. I am writing this review as a caution to anyone looking for storage anywhere in the United States...DO NOT RENT FROM EXTRA SPACE STORAGE. UPDATE: The response I received from "Emily - Business Owner" on this review is 100% a PR stunt. They respond to negative reviews with a helpful "call us so we can discuss, your business is important to us", however when you call, you get a flat NO. Rude customer service informing you they will not lift a finger to address the issue. READ THE REVIEWS! They are price gouging all over the country. Do not do business with Extra Space. On 7/15/2022 the Extra Space facility in Terrell, Texas, (unit 0346) fraudulently levied a charge of $207.80 against my credit card. I have never been to Texas, and I have never done business with this company. My calls and emails to the corporate headquarters and to Unit 0346 were never answered. read more

Inconsistency. Prices changes and extra fee's when finalizing paperwork. I don't care for that and so I actually cancelled my signing up because it was shady. Tell me bottom line now, don't have me show up and then you tell me it's on the third floor when I said I needed first floor. I'm a small female of color and I don't feel comfortable wandering elevators and long hallways at high elevations by myself. Just to get me there and get my money, I was misled. So, they lost business and to anyone seeking them out, make sure you speak to someone on the property site and get their names because the manager tried to blame the answering service but really, he tried to play me. He actually called me back and I spoke to him directly and he confirmed they could accommodate my request. Then he wasn't to add and change it up. Saying he's giving me a competitive price and I won't find anything nearly as good... lies. Naw, I am not the one. I actually found honest women who told me what they could and couldn't do. I'm spending $10 less, have and alarm and am not forced to have extra property insurance, like this company. Honesty works best with a straight shooter like myself. You try and play me and disrespect my money and time, you get told on. Cut that out. 3 stars because I don't think they will continue on this path for long, especially after I put em on blast ~ I think they'll stop. So I'm projecting that they will improve and earn the additional 2 stars I'm giving. He really tried to play me... I have been with Extraspace Storage continuing this year 9 yrs. in West Sacramento and 2 yrs. prior in SJ and out of state prior to CA.  My goal from the beginning was to work with one company since I transferred often.  Unfortunately, on my part, I have paid Extraspace $120,000 ++ during my rental tenure. My primary concern is that ES issues rental increases every 9 months. There have been price inconsistencies between the web rates, supply, and demand based on %rented/vacancies changing daily rates from those advertised or given in person or over the phone.  I provided a comprehensive market comp to a previous manager, showing similar surrounding storage facilities reflecting their rent increases and frequency.  Quite a variance from ES, as many did not raise as often or as steep a % and worked with their loyal tenants. I even stuck it out over the last couple of years when the homeless and some of the hardship tenants were invading the property and breaking into units. It was scary and not handled in an expeditious manner. I didn't feel protected for a long time with a lack of security measures being put in place.  This has improved. The increase this time for my 4 units is 17% total or $200 total/month!  Ouch. I can't afford the extra increases, expenses nor time to move again.  2020/2021 is taking me through my savings fast with health issues preventing me to work.  All I have asked is some consideration in my situation being a long-time and on-time paying customer.  Since the current on-site manager said he has done all he can to assist me, I am requesting the DM or pertaining person to contact me directly. (I submitted comments and suggestions under Contact Us on the ES website in 2020 vs. Yelp with no response. A disappointment). I have been a customer for 9 years off and on. My experience has always been positive. Yes, they do check the units often. I got a call once because my lock was not affixed properly. They are attentative to ones needs and questions. I didn't give Extra Space 5 stars because it seems they raise the rent about 2 times a year. (I use auto pay.) Today I called to follow-up on a quote for a larger unit, I inquired about last week. Know one followed up with me, no call back, nothing. When I finally reached someone I asked her, what was the necessary PROCESS when giving a move out notice? That's it....however; she/staff(husband and wife), not Tammi. I was sent an email stating I gave them a move out notice today Saturday 2/13/2021. I DID NOT. I sent an email clarifying, I did not give official notice I was vacating my storage unit. Went through just fine. I sent a second email stating "I would hope nothing occurs with my property , for I have NOT moved out or REMOVED my lock from my unit. I am paid up and paid in full. Please DO NOT disturb my property within my unit and DO NOT CUT OFF my LOCK on my storage unit please. I immediately received a notice of error the email sent. PLEASE PLEASE , be careful when renting a space from here. They may try and steal your personal belongings under false pretenses. I may have to file a police report and seek legal representation against them. All I did was ask the question, of what the process was. Their customer service, currently is the worst. Be aware, you may possibly loose your property due current staff personnel, they may cut off your lock and steal your property. Even if you're paid up and current. This is retaliation against me and I've done nothing wrong, but again ask a question. They will probably change my code to enter the property to prevent me from checking on my belongings. It's taken me 3 days to get to this review. Reason 1: I gave the benefit of a doubt and thought maybe I would get an apology but no, that didn't happen. Reason 2: I was truly upset. After commuting over 70 miles and that after moving items between 2 different cities, I was caught in a downpour that went through at least 5-6 cities arriving at this storage a little after 9 pm. After unloading the storage and adding the new items and reloading the storage we noticed we had went past the storage closing time by 20 minutes. We drove to the gate and was locked in. I had never had that experience. After 10 minutes of trying our code and dialing numbers with no answer my son told me that mngmt was on-site a building over. I drove around the building and my son knocked on the door. It was 10:30 pm. My son told me that she would open the gate for us but told him, "I don't want anymore incidents with you guys or you will be leaving." Mind you this was a one-time incident. I thought that was harsh but acknowledged to my teen son that we might have woke her and it was raining. (Although one would think that at closing or shortly after on-site mngmt would do a walk through or drive through to make sure there were no cars there. My car was on the main path through the main gate, viewable. However, I don't pretend to know their closing policy nor am I suggesting how to do their job. I chalked the response up to her displeasure of coming out in the rain. When I drove back to the gate and exited the manager greeted me with a loud chiding to which I was taken back but responded with a yes ma'am. I apologized and started to tell her that we didn't intend to stay late but was cut off with a loud, "I Don't Care!" and her yelling that I knew what time to leave and if it happened again I would be asked to leave. We were taken back by her attitude and unprofessionalism. I said okay and drove off, thinking of what other company could I move my storage to. (Reminded me of my T.I. in the military except I wasn't in the military anymore, and I am over 50 so thought I deserved to be talked to as an adult). The very next day I returned and drove past her in the driveway. Thinking she might be adult enough to say she was irritated and that was not her normal response or something but there was no other contact. I won't say anything negative about the site (but drive in slow if you have a low sitting vehicle or you will catch your underbody). There is a lift for your items, facility is clean so far. JUST DON'T EXIT LATE, it's not worth the disrespect that I was shown. read more

Had a great experience here. Since I'm now working from home, I needed to store some stuff to make room for my desk. I reserved a unit online and within minute I received a call from, I believe her name was Tammy (?). She was so friendly and provided such excellent service. We did everything over the phone. She made sure once I got my contract that I understood everything. After everything was done, she gave me directions to my unit and made sure I had a gate code. She was phenomenal and an asset to this company. read more

The lady working in the office is very nice. The facilities are VERY clean. It seems as though your belongings will be quite secure here, and the storage rooms are indoors, not outside exposed to the elements.
