My rate started at $78/month, increased to $147/month, and then jumped to $247/month -- more than triple my original rate. While they provide a month's notice before increases, the hikes are significant. When I negotiated, they offered $220 -- still far above market rate for the same unit size at competing facilities. Other long-term reviewers here describe similar experiences. The problems go back to 2025 when I reached out multiple times via phone and email, simply asking about rate options. My calls went unreturned and emails ignored until I followed up repeatedly. When I finally spoke with facility manager Melissa, she stated I had previously spoken with a staff member named Janelle on a specific date, which was not accurate. When I requested written confirmation of rates, she told me all discussions must be by phone only and did not provide anything in writing. When I took notes during our call, she accused me of trying to catch her and ended the call. What makes this particularly frustrating is the inconsistency. Melissa had previously encouraged me to use their online promotions to secure a better rate, stating, "We want you to stay at Extra Space Storage." I had done exactly this before without issue. However, when I secured a new unit at their advertised promotional rate of $138/month and requested a floor reassignment via chat -- something a representative confirmed was possible -- the interaction became confrontational, and I was told this was "unfair." Within minutes, my fully paid lease of $602.75 was canceled before I ever took possession of the unit. I initially received only a partial refund of $414.00 and had to escalate to corporate with a formal written demand to recover the remaining $188.75. For additional context, the New York City Department of Consumer and Worker Protection filed a lawsuit in February 2026 alleging bait-and-switch pricing practices and significant rate increases involving Extra Space Storage. The storage space is fine but TWICE they have increased my rate with absolutely no notice. They texted me twice asking for me to leave reviews but no heads up that my rate was increasing. First increase was nearly double what I paid after only three months of use. The new increase was around $80. I will not be a customer much longer with these rates. Do better! read more

This place increases the rent regularly, beware! My unit went from 94 a month to a 184 a month for a 5x10. I called to complain and they "did me a favor" and dropped the rent to 146. I'm still renting here because I don't want to deal with moving out, but I don't enjoy the rent increases twice a year read more

I rented for three months. After that my monthly rent went up $30. They said it was for market rate increases. I asked if it went down when demand went down. Apparently it does not. It constantly increases. Find a better company that won't rip you off. read more

I don't have a lot of experience with storage facilities, this was really my only personal experience with them. It seemed very safe and secure, I wasn't afraid of outsiders getting in. The facility is clean and well-ventilated. I do wish there were trash cans but I understand not putting them out. The employees were always easy to reach, save for Sundays, and they were reliable and helpful. Downsides? The fees grew every few months and got to be expensive, in my opinion. read more

i bought a storage unit at auction from self storage. ive bought several, and this by far was the easiest and most organized office transaction i've had . Danielle was quick, ready, and explained everything about access, location and parking perfectly. she was awesome. the facility itself is spotless and organized. once i got the unit emptied and clean, devin in the office closed the final transaction with no confusion (rare in the auction buying business i've found). before i was done, i saw him doing lock and facility checks, thorough and quick, not stalling or on his phone (i see this alot at other places). devin was great. i would for sure rent a space here if i ever am in need of one. read more
