Even tho the project included capping off and reworking vents as well as reworking they did not get a building permit. We insisted on the building permit because if you sell a house in the future with remodeling without a building permit and something goes wrong, then we the owners selling the home are responsible for problems.. it was a difficult experience. We had to hire an electrician and someone to regroup countertops. Also had to work around these contractors, working directly with painters after completion for paint touch up.

They were onsite on time, worked constantly through the day, took modest and well-deserved breaks, locked up the house, and were friendly and communicative when interacting with my family. They cleaned up and tidied daily. Their subcontractor relationships are great, and the result was an amazing piece of work that we will be able to enjoy for years. Being as the kitchen is the most complex room in a home in terms of electrical, plumbing, carpentry, and finishes, Brackmann's talented personnel and great internal communication made it a really fun experience. He won't take or return our phone calls and refuses to refund the down-payment we gave him for $4850. Tim couldn't find a match for a tile (that our new contractor found, no problem), he inflated the cabinet price $20000, charging us $55000 for cabinets that his cost was $35000. He wanted us to go with low-end cabinets that had 2 custom-made cabinets that would only be an 80% match with the stock cabinets they had. We were $10000-$25000 over his estimate before he even got started and had to pay $4850 to find out he was a lying, unethical crook. He won't return our phone calls and refuses to give us a refund.
