She was really prompt and forthright when i contacted via craigslist about the room and would check in every few days (in a sweet and not annoying manner mind you) about my interest, how my moving process was going etc. She was transparent and genuine and i never felt like i was being misled or asking too many questions. She very much focused on my feeling safe and a right fit for the place and current roommates than trying to hustle me into a contract. As i would be moving site unseen from out of state, i really appreciated this. I've never had such a caring and hands-on landlord-tenant experience before this let alone before signing a contract and moving in! Moving in: this was a breeze AND since i was coming from out of state, Jenny offered to pick me up from the airport, take me to run errands all before signing my contract! When signing paperwork, she pro-rated my rent as i moved mid-month though i had said i would pay for the full month as a guarantee for my spot. She even fixed and lent me her new bike without my asking as she knew i wouldnt have any transportation moving here. Also there was a delay in my stuff being shipped and they lent me a sleeping bag and offered an air mattress. Also her daughter was sweet enough to offer showing me around Eugene and going to the store if i needed anything. All of this really shows you how much they care about their tenants and treat us all like family. If you have a problem, the expectation is to go to them and collectively find a solution. I can't wait to develop this relationship further! The place: it's even better than the pictures! Everything is brand new and in mint condition, house is well-maintained and they are closeby and on hand to come fix or lend you anything as needed. All of their properties are in a GREAT neighbourhood - this location is hard to beat. I really feel like I've moved into a community and warm environment - not just a place to store my things. I am incredibly happy with my decision and would give more stars if possible!

A family friend referred me to Trio, based on familiarity with Trio's owner, Jason, via the Lane County Rental Owners Association. The LCROA has some useful advice for owner-members considering property managers, and some cautionary tales. I figured, "Its just a one-year contract. I can always change in the future," though I really wanted a management partner for the long term. I'm pleased to say that Trio has proven itself a long-term partner. After 18 months, I can safely say that they are a great group. Their monthly accounting is clear and comprehensive. Their communication about tenants and repairs is prompt and detailed without being overwhelming. If I had to name a complaint, because nothing is perfect, I'd say that they seem to be experiencing normal growing pains of a successful small business. To add staff they have to take on new properties first, which can be a tricky balance. I'm fine with that, given the amount of headache they're absorbing on my behalf. Go with Trio. PS - Trio deserves an extra star for handling one of my parents, the properties' prior manager, with grace. The parent has become quite confused lately, sometimes forgetting past conversations and understandings. Trio has always looped me in when this happens, and never lost patience, even though they are very busy people. I chalk that up to Jason's prior careers, and share it as proof of genuinely caring. What more could you ask for in a property manager?

    I will never rent from Emerald PM again after living in an apartment they managed for 4+ years…read more Though there are certainly some kind and helpful folks there, the company overall is bad to rent through. We had many issues with them. TLDR: Emerald allowed the building to be unsafe, dirty, and largely unmaintained, and communicated poorly with tenants. BREAK-INS: During the last year I lived there, homeless people were breaking in every day to loiter and sleep in the common areas as well as store belongings. They also did so outside the building, where they would burn campfires very close to the structure itself. This went on for months and was never addressed by management until shortly before we moved, where they promised to hire on-site security -- a promise that clearly has still not been fulfilled as I pass the building regularly, and still see encampments every time. RECURRENT FLOODING NOT FIXED: Our upstairs neighbor's pipes flooded dirty water into our apartment at least 4 (!!) times while we lived there. We were told the first time it happened that it had been happening off and on for years. This issue was never looked into or resolved beyond plumbers fixing the immediate leak. The amount of structural damage and mold that has to have been caused by this is unpleasant to think about. SKETCHY TENANTS: They did nothing about tenants engaged in dangerous illegal activity. The first year we lived there, we had drug-using neighbors who purposely left security doors open, brought in dangerous people seeking money from them, and went on to steal multiple packages and even a decoration off my front door. Later we had a man who was clearly dealing drugs, letting in sketchy people, and there were multiple times we had to call CAHOOTS due to unwell drug users in or in front of the building. BROKEN DOORS: The keyed front door and passcode-locked doors, which presumably were often allowed to sit broken for long periods. MAINTENANCE REQUESTS IGNORED: Our move-in list of requested maintenance was ignored. Almost all maintenance requests were ignored for the last half of our tenancy -- they would often be set to "technician assigned" and we would never hear back from anyone. Particularly egregious when it came to the building's roach problem. MISC COMPLAINTS: - After I informed the property manager a neighbor had been stealing from us, he told me I should just feel lucky I don't live in Portland. Absolutely insane customer service. - Common areas and parking lot were not cleaned or maintained once after our first year. Always dirty. I was embrassed to have anyone over. - No on-site manager or any kind of check-ins with management on-site, ever, except to show off when selling the building. - Rent was priced outrageously for where it was and how unsecured and poorly maintained it was.

I would also not recommend a property management company that does not know the most basic information about the properties that it is renting. I emailed Emerald Property Management three times with no response. I emailed a fourth time and informed them that I was a disabled Afghanistan veteran. At which point I received a reply with the excuse that the point person for email inquiries had been on vacation. So again, if you are a property owner, you can be rest assured that your property will sit on the market while Emerald Property Management takes vacations and ignores questions from potential renters. If you are a renter or potential renter, you can be rest assured that Emerald Property Management cannot do the most basic functions of its job, which is to answer questions of potential renters so as to rent out the property they are managing. Sounds like there isn't much property management going on at Emerald Property Management: they don't know the most basic info about the properties they are renting, they do not update the properties when they raise prices, and they cannot respond to basic questions from potential renters because they are too busy taking vacations.

We were excellent tenants (always paid on time, took great care of the property and left it in better condition than we found it). The owner Carol served us a 60-day no-cause notice to vacate (which was legal then) basically because my partner and I expressed being upset with their "management". We were forced to move during a very stressful time just because, per Carole "I don't like having unhappy tenants" (i.e. she just felt like it). I didn't know people this unethical and awful existed until I dealt with this woman, who refused to deal with the smoke smell that was present in our rental from the prior tenants AND charged us $80 for basic maintenance (unclogging a bathroom sink). When we moved out, even after the nightmare this woman put us through, we received 100% of our deposit back with a personal note from Carole thanking us for doing such a good job cleaning!!! Please avoid renting from this woman at all costs. She is a truly terrible person.

    They are very slow to respond to any request for repair. Doorbell was never fixed even though a…read morerequest was submitted multiple times. Screen was broken upon move in and fell apart when taken out to put an air conditioner in the window. My Mom was charged for that. She paid to have 2 cleaners come in to clean for her when she moved out. They were there for 2.5 hours and cleaned everything but she was still charged for 9 hours of cleaning?? Keep in mind, this is a 450 square foot apartment! I am not sure what they did for 9 hours but it was not clean after we already had 2 cleaners in there for 2.5 hours. She is 87 years old and could not safely get up to change a light bulb that had burned out but she did leave a new light bulb for them so they could change it. She was charged for that. One of the plastic screws on the cheap toilet seat they had on the toilet broke. She was charged for a new toilet seat. She requested a screen door for her front and only door. She was denied. This was requested multiple times. All of the other tenants had them but they would never put one on for her. Before she was given the air conditioner, her little apartment was stifling! That in itself is a safety hazard. Do not rent from these people if you expect to have your property actually managed or if you expect to see your deposit when you move out. You can kiss that goodbye the day you sign. In response to your unsolicited advice... Not that it's any of your business, I am physically unable to do for Mom what you said in your response. Not only are you offensive but downright rude. What i can do for mom is look out for being taken advantage of by people such as yourself. You should have already been sent the invoice from the cleaners that were hired. Since it was clear that you don't believe they were hired... I am getting details of what they did. Whatever was on one place on the wall, she had no idea what it was or where it came from. It was a place overall about 4 feet square that had drips. This does not take 9 hours and 315 dollars to clean. You said the doorbell could not be repaired. Ok. Replace it. Why would it be up to a tenant to replace a doorbell? She moved in, found the doorbell not operational, reported it and nothing. If you rent a place with a doorbell, you would expect it to work. You would not expect to have to replace it yourself if you wanted the use of it. That is ridiculous. There was a new lightbulb that was left there specifically to replace the one that was burned out. She was charged to replace it. How many people and how much time does it take to screw in a lightbulb? Lol. You might actually take a good look at many of the reviews about this company and learn from them instead of getting defensive and rude. Clearly, there are major issues and repetitive complaints about the same types of problems. Many are about your attitude and customer service skills. You do say something that is very true. There are laws that mut be followed by both the lessor and the lessee.

Do not be lured in by price, promises, or amenities. Especially if you are poor you will be worse off. How? Well, what about when you move out and they take your full deposit and make an itemized list and charge you thousands for fixing things that aren't legitimate. Will you have the ability (time and money) to fight that in court? Oh and good luck finding an attorney if you do. What about when something in your unit breaks and they blame you and make you pay? Do you have the ability to pay? Do you have the time and money to fight it. Seriously not worth it. Other alternatives - such as offering other places double deposit. There is ALWAYS a work around for things this place will put you in a worse off position. They will also raise your rent to the max allowed by law and even more disregarding the law if they think your stupid enough or won't say anything. There are a lot of reviews online - read them - all the negatives ones I have read align with my experience as a tenant. I report things that need to be reported, I pay my rent on time, I stay to myself, overall the tenant any decent PM would want. There is even a review I found from a former employee who confirms they do fraudulently charge people and pocket the money. They do not fix necessary repairs. They do not make permanent fixes. They try to charge for things that they have no right to charge for. They do not communicate. They do not take appropriate action with issues of different kinds. Tons of reviews say how they steal your deposit and charge you even more upon move out and I have witnessed this with others. The reviews that are 5 star I seriously think are from employees and not real. If they are real I wonder if they just happened to skirt by as they can't have the ability to quite literally pick on everyone and if they did and they were investigated it would be obvious.
