It was 11 years ago that I rented from this property manager, but I will never forget them for being the most unprofessional, horrible, and vindictive landlord I've ever had. We were excellent tenants (always paid on time, took great care of the property and left it in better condition than we found it). The owner Carol served us a 60-day no-cause notice to vacate (which was legal then) basically because my partner and I expressed being upset with their "management". We were forced to move during a very stressful time just because, per Carole "I don't like having unhappy tenants" (i.e. she just felt like it). I didn't know people this unethical and awful existed until I dealt with this woman, who refused to deal with the smoke smell that was present in our rental from the prior tenants AND charged us $80 for basic maintenance (unclogging a bathroom sink). When we moved out, even after the nightmare this woman put us through, we received 100% of our deposit back with a personal note from Carole thanking us for doing such a good job cleaning!!! Please avoid renting from this woman at all costs. She is a truly terrible person. read more

Very bad place they didn't even bother checking my application,when I DO qualified! But she was fast to receive the money (cash) i want it to add a roomate and she clearly said she didn't qualified without me even showing the info. I asked the receptionist to talk to her supervisor,owner, or someone above her she declined. Don't even bother to go and apply. I had a similar negative experience as the second reviewer when my family and I moved out of one of Carol Sundae's properties after 3 years of being good tenants. In the 3 years we lived there, we were never even one day late in paying rent and when minor things (like a toilet seat) needed repair, we replaced them ourselves instead of bother them. During the winds of last winter, we had asked them to come and remove a dangerous broken branch that was hovering more than 50 feet above our heads and after three calls, they still never came. We have a small child and was worried about it coming down in another gust of wind. They were extremely nice and accommodating when we first moved in, but as the other reviewer said, their behavior was very cold, odd, and dishonest when we left. When we first moved in, the carpet already had cat scratches and missing threads all throughout and should have been replaced; we noted that in our lease. When we moved out, Carol had "given us her word" that we would not be charged for their replacing the entire carpet. It had normal additional wear-and-tear after our 3 years of living there, but we wanted to make sure we wouldn't be accountable for the condition it was in before us. She refused to put it in writing and refused to come to the phone to speak with me about this issue. After we moved out, she sent us an itemized list which charged us for ridiculous things and in the end, we realized that we had, indeed, been charged for the complete replacement of the flooring--yet indirectly. In other words, she itemized a window-blind cleaning for $180, an overall cleaning for $275, and a yard clean-up for $160. (My husband had mowed the lawn a last time before our move, as well as pulled-out any additional weeds in the garden.) This was for a small house that was just about 1,000 sq. feet. We were tipped off by the window blind cleaning because we can't imagine that wiping the four blinds for the entire place could come to that ridiculously unreasonable amount. In effect, we ended up paying more than $600 for their new flooring. I also want to add that we cleaned the apartment head-to-toe and even went back another day to do another cleaning. read more

I had a siimilar experience as Lesli T. The ladies in the office couldn't have been nicer when I was checking into renting a duplex they had for rent. They gave me the code to the key lock box and told me to check the place out and if interested let them know. Well, I looked at the place, liked it and gave them the $500 they asked for to hold it til the first of the month. Rent was reasonable and nice neighborhood. The day I moved in, place was filthy! I took pictures and noted all issues on my check list they gave me. I then returned the check list with the disc of photos I had taken of the place. I lived there just over a year and kept the place clean and paid my rent on time. On move out, I cleaned the place from top to bottom including an issue in the paito door track that hadn't been done before I moved in. Carpets at move in had been dirty and I spot cleaned the worst after moving in. Well, when I got my refund check, Carol Sundae had kept money for cleaning of the blinds (2 windows and 2 sliding glass doors), along with the cost of shampooing the carpets. I had taken pictures of the place at move out and when I tried to speak to her, was unable to. She left me a message telling me that she didn't understand why I would be upset since the carpets had not been cleaned. I finally went to her office and spoke to her personally. She was rude and when I presented the photos of what the place looked like at move out, she told me, "those could have been taken anytime". When I told her that the place had been dirty when I moved in, she stated, "that's why you didn't have to pay a cleaning deposit". That made no sense to me at the time. I have to say she had me because when you are signing all of their paperwork, there is a sheet that states you will be responsible for cleaning the carpets and blinds. I presented her with a bill for the blinds and she never did give me that money. I didn't fight her because I just didn't want to deal with her any longer. I will not recommend her company to anyone without letting them know that they are fine when you move in, just be careful when you move out. Carol Sundae cannot be trusted! read more

I would give zero stars, but I'm unable. DO NOT RENT FROM THESE PEOPLE. They knowingly let me rent a home with one bathroom that constantly backed up feces from the toilet into my bathtub, and then kept my deposit, EVEN SENT ME A BILL. I, as previous commenters, also had good customer service until the contract was signed and money order was received. After that, this past year has been nothing but rude back and forths, and with her (Carol Sunday) also personally giving me her word she would not charge me for damages that were present prior to our move in (screen door rip) that I was billed for upon move out. Deplorable customer service. I went to bed many nights this last year without showering, and without bathing my children, as there were 6 inches of feces that would usually go down by morning, as long as we didn't use the toilet in the one and only bathroom. They are sweet and helpful when you move in, and suddenly when it's time to move out, they become completely unhelpful and the owner Carol Sundae will LIE to get as much of your money as she can. Beware of this property management company. They did not refund a lot of our deposit when we had cleaned the unit. It is Oregon Law that you leave the unit in the same condition to which you took hold of it and it was not cleaned when we moved in. They kept our money anyway and refused to return our phone calls. They have no problem with lying directly to your face. If you rent from this company I would be very careful. read more

I would definitely recommend renting from this company. They are super quick in getting repairs done and the owner it really, really nice and professional. Best rental company in town for sure!!! We have gone through some other companies in town and they were horrible. If we continue to rent, but have to move we will definitely find future properties through Sunday and no other management company in Eugene. Let me start by saying that we had an other than ordinary circumstance, we were attempting to buy a home at the end of our year lease with Sunday properties, but we could not finalize the new home purchase before the lease ended, we went to Sunday properties with our situation and tried to talk to them and have them work with us, instead of them helping us out and possibly extending our lease for a month possibly two, they said that we would have to renew our lease for the full year. They new our situation and had us over a barrel so to speak, we did not have another place to go and with 4 kids it is hard to find a friend or family member to accommodate us for a month or so. We did not have any other reasonable solution to our situation. So we renewed our lease and continued on with the home buying, thinking that we would be able to work with them. Now that Sunday properties new what we were planning to do, they immediately started trying to show the house while we were still in the home with a full year left on our contract. At first we were very hesitant because the kids were out of school for summer and I work out of town and my wife did not feel comfortable showing the house to potential renters on Sunday properties behalf while I was out of town. So we refused, they were not willing to work with us with the purchase of our new home, so we were not going to go out of our way to help them. We were aware that we were going to have to pay to break our lease because we had signed it for a year long we had accepted our fate as far as that was concerned. Than Carol Sundae told us that if we could show the House to these one particular renters and they ended up renting the home within a month of our last months rent was due that we would not have pay to break the lease. At this point we agreed in our opinion it was pretty common sense give a little to get a little so to speak. We showed the house and we were told that we would not have pay to break the lease because these people we showed the house to were going to rent it, yay! Were we messed up was not getting anything in writing and relying solely on Carol Sundae's word. We moved out of our rent house we kindly left behind the security/cleaning deposit ($1500 I believe)knowing that we would not have the time to properly clean the home, also we had heard through a few cleaning ladies in town that we tried to hire to clean this home that regardless of what we did Sunday properties would still try and keep it or would eventually find something to keep the whole thing or a portion of the deposit anyway. We chalked it up as a loss and accepted it by this time we were in the process of moving out of our rent house and moving in to our forever home. We left under what we thought were good terms under the agreement that we would not be paying to break the lease. Fast forward 1 year, something shows up on my credit report and I call the collection agency to find out what this is about, turns out Sunday properties charge me to break my lease. I called Sunday properties about this and tried to talk to Carol but she was not in the office I talked to the front desk lady and she said that she would pull my file and get back to me about this later in the day. She did not call back. I called the next day and got another lady she pulled my file and told me that she could not discuss with me what was on the file. and to call Carol the next business day She even went as far as to tell me that they tried to contact us and tried to lecture me on why I didn't leaving a forwarding address, I thought this was kind of funny later because I knew that they had my cell phone number and could have called me at any point in the year after I had left their rental property but chose not to and instead turned me into a collection agency. At this point it began to set in that Carol Sundae had pulled the old fashioned okie doke on me, I knew that I did not have a leg to stand on because none of the things that we verbally agreed on were in writing and that I could not win this battle. I have since accepted this defeat and since paid my debt. I will leave you with this if you can afford to, avoid this company, if you use this company get any promise made to you verbally in writing. Look out for yourself first because they do not have your best interest at heart, only what is in your checking account is on their mind. I understand it is a business and rich people don't get rich by having a heart, but you should at the very least be able to trust someone at there word and it should not be to much to ask for them to conduct there proper due diligence. Trying to rent our house in Eugene with this company was a nightmare. As months passed and no possible renters, We live out of state so were not able to supervise. I finally asked the receptionist on the phone what feedback they were receiving regarding why potential renters were not renting our house. The receptionist told me that when a potential renter called on an ad they placed for our house, they were given the code to the key box for the house and told to let themselves in and if they liked it to call back. She said she didn't get many call backs. I was shocked that people were given access to the key with no one supervising the showings. When I asked Carol Sundae why they were letting strangers go through the house like that, she told me the she was not risking her safety to show strangers the house. She was very flip about it and said that in 10 years of doing business this way she had never had a problem. So she is risking the integrity of my house by letting anyone go through it unattended? The communication was terrible. We put the house on the market and thanks to Galand Hass we sold it. I would never use or recommend this company. read more
