I now have to go through the process of contesting the valuations using more accurate comparables, which further delays the process if the appraisals were done correctly. Also, even though Charlie walked into my newly renovated condo in Waianae that was completed the day before, he still marked my condo as a C3 (remodeled less than a year ago) and when I contested that it should be rated a C2 (brand new), he stated that any condos more than 10 years are always rated as a C3. On my other property in Waikiki which is a short-term rental, he asked for the income statements for six months but in his appraisal, he did not use the income approach (which is more appropriate for short-term rentals) and instead used the sales comparison approach giving a extremely low valuation not even factoring the renovations that were done last year.

HiPacific sent a tech to diagnose with my permission, the repair was $600+. I decided to replace the stove rather than repair. I've always had trouble getting appliances on Oahu from Home Depot or similar (from remote) - so Yana helped find a vendor with real on-island inventory, and we got it installed within a week. Last year, we had damaged cabinets. I had to be more involved because it was a specialty HOA supplier, but I found new cabinet doors, shipped them from the mainland, and Yana oversaw installation with a local handyman. I consider this a partnership, and HiPacfic is the best property mgmt service I've had (multiple rentals, 6+ prop mgrs). Yana is outstanding and worth every penny.

When I complained, the realtor told me to "file a police report or call animal control," which blew my mind. Every landlord I've ever had before had strict rules--fines or even eviction after repeated complaints. Moral of the story: if you rent here, prepare to live next to the worst of the worst. There are no rules, no consequences, and reckless living is completely unchecked. I'm setting up security cameras to document what I've been dealing with from these inconsiderate neighbors. My plan is to share the footage publicly so people can see exactly what I've had to go through. Over time, with enough evidence, I hope to take legal action against them for disturbing the peace, disrupting my sleep, and preventing me from enjoying my own home.
