Was going to make it a 4 star review but when I saw what I got back on my security deposit, I had to take off 1 star.
Pet friendly complex, large patios, walking distance to Lake Murray. While the units are nice with spacious balconies or yards, the apartments are overpriced considering you are in East County. Tiny bugs would regularly show up dead in my fridge and freezer. Once in awhile I would have a couple tiny roaches come from the kitchen sink and window, but this was on hot days normally. I figured that was normal though considering how humid it was and humidity means bugs.
Parking is assigned and is a bit tight. My trunk essentially was always against the bushes. I also was right under trees so always had bird shit on my car.
Amenities are not as great as the pictures make it out to be. "Fitness Center" has a few pieces of equipment which face people coming in and out of the leasing office. Never used it as I exercise elsewhere. The pool is not heated so aside from boiling hot days, I didn't use it as often as I would have liked. There is a small hot tub however there were frequently couples in it so I rarely went in. The dog park is just a small yard with dirt and smells. They do have bags there which is convenient. Water and sewage not included. I am environmentally conscious and have never had a combined bill be more than $50 for a 2b2b but here it was usually between $60-$75. Felt like someone was pocketing some extra $$$ Office Space style....
The location is great. I was able to walk my dog everyday to Lake Murray, Starbucks walking distance, diner walking distance, and a small liquor store practically adjacent to the apartments. The 8 is less than 5 minutes away as well as the 14 bus.
HUGE CON... Air Conditioning! The AC is not central. It's great for the living room but horrible in other areas of the apartment. On hot days, I slept in the living room. Again considering how much $ you are spending, they should have had better AC units.
Gated complex however, it is easy to sneak in. I would say 2x a week, a resident leaves the pedestrian gate open by having a rock keep it open. So much for paying to live in a gated community. Also with the mail there should be a trash can next to the mailboxes.I would often see junk mail thrown on the floor below the mailboxes.
It's a fairly nice complex, but it was just too expensive for what it was. I can say that the people I met in the community were all very nice, professional types. I should mention that your lease does not state that you need to have your unit professionally cleaned as well as your carpets professionally steamed. Had I known this I would have changed my move in date earlier because I just threw out money for a vacant apartment that I thought I could have just cleaned myself.... So don't bother cleaning your apartment when you move out because they will take $ out of your deposit just to cover that. They also charge you for a paint job based off each month that you live there or something like that (you are essentially paying rent money for paint....I'M NOT JOKING!!). I have NEVER heard of any place doing this. I didn't live there too long and I was charged over $200 in painting fees. When I signed my lease there was zero mention of required cleaners and a required paint fee. When I got back part of my deposit, only did they THEN include the list of these fees which should have been mentioned before signing a lease.

Providing documentation of the condition of the unit may be useful in the case that the tenant and landlord disagree whether the damages were normal wear and tear or caused by the tenant.
So if you didn't do anything beyond "normal wear and tear" the shouldn't pocket part of
your deposit. What I did was wear and tear....
I have never received so little back on a security deposit. I feel like I was nickled and dimed on a lot of things. I know if I want to small claims I would win, but to get back less than $1000, isn't worth my time or energy which I guess is why these places get away with nonsense charges. read more
