Don't live here period. Some tenants here are a pos. Theres a super loud red mustang and a harley bike. People will move your clothes themselves if you leave them in the laundry room. Dogs shit all over the place. Theres a dog here that keeps crying all fucking day while a owner is probably at work. The parking lot is not secured and I have a friend that her cat converter got stolen. Theres losers here hanging out the walkway all the time like this is some 8mile shit. They play football at the parking lot like its safe. Theres bums rummaging the trash everyday. Just like everywhere else, this is overpriced for what it is thanks to inflation. The driveway to get in and out is too tight and people not living here dropping package daily thinks you fit so they won't back up while you get stuck in traffic while you get honked at from behind on a fast going street. Should I say more? Go rent a room, save a downpayment and buy a house elsewhere cheaper. Save yourselves. This won't get any better. read more

I have lived here for almost a year now and absolutely love this complex! I've read some of the reviews under here and feel like it's blown way out of proportion. I had done tons of research when I first started looking at apartments and I had 3 main must-haves: fair price, safe area, and cleanliness. Fountains Apartments has all of that. So my only guess for why there are some disgruntled opinions on here about this place may be due to unrealistic expectations/standards. If your checklist for choosing an apartment is similar to mine - this place, in my opinion, is the one to choose :) In addition to meeting my must-haves, the neighbors are incredibly friendly and willing to accommodate/communicate for everyone's best interest. It's a very family environment here with tenants that have lived here for 5+ years. I also absolutely love the property manager, Megan. She is constantly working on bettering the complex and building relationships with the tenants here. I have never had a property manager that puts so much heart into her work, and for myself, I feel a huge sense of security living in a place that has that. As far as cons to this place - I don't really have any. It's fairly priced, safe in a beautiful area, and clean :) I have never made the effort to review something before but because I'm just pretty shocked at all the harsh comments made about this complex, I feel like it's only fair to share how wonderful I think this place is. It's been over one year since my family and I moved to Fountain Apartments and we totally love it here. The property is ALWAYS clean, very peaceful, the grounds are always neat, a clean swimming pool and frequent maintenance is done on both the compound & the pool. It is also very safe, I've never heard of any incident. The few times I needed maintenance done in my apartment was done with minimal delay. Rent here is affordable too. Neighbors are very friendly which makes the environment warm. The manager, Megan, is respectful and very friendly. She's hardworking, always around & about making sure the tenants are fine & comfortable which is rare with most managers. I can bet that most of the complaints I've read here are from people who hate to follow rules OR have unrealistic expectations or both & the only place for such would be owning and not renting. read more

I lived at the Fountains for 3 years. The tenants are great. Friendly people, quiet complex. The manager Megan Zikria (no longer there) really made that place feel like home. I don't have anything to say about her replacement Marcos. I left shortly after he took over. I'm only giving this place three stars and here's why: 1. The complex is dated. The walls are thin and if you live on the first floor you hear your upstairs neighbor walking around. If you next door neighbor is laughing, you can hear. Obviously if their dog is barking, you can hear... Wasn't too much of a big deal for me (except when my upstairs neighbor would wake up in the middle of the night to use the bathroom - yes you can hear that too), but during the day it was okay. 2. Dog crap everywhere!!! Some tenants do not pick up after their pets. It wasn't much of a problem at first but progressively got worse over time. Management provides doggy poop bags which are posted around the complex and yet some people are just too damn lazy to pick up after their dogs. 3. The complex is zero-scaped. Makes sense since it's warm in La Mesa and they're trying to save water. That's nice and all but where there's no grass, there is dirt. The dirt comes into your home. It's insane how dusty your apartment gets! What makes it worse are the landscapers who arrive every Monday morning. They take their leaf blowers and go around the entire complex blowing dust and dirt everywhere! That shit gets into your home and it was really annoying. 4. The fitness center is a joke! A DAMN JOKE! The equipment is old, dusty, missing pieces. You have to get creative if you want to get a decent workout. It was recently remodeled but the equipment stayed the same. They also do not clean it regularly. Drop down for a set of push-ups and your hands are dirty. 5. The light outside of my front door never got fixed. There's something really wrong with it as it was worked on many times. It would work for a couple nights then go out again. If someone were to knock on your door at night, the peep hole on your door was worthless because it was pitch black. All in all, it is a decent place to live. It is close to the freeway, Lake Murray and shops. Rent is reasonable and competitive with the area. read more

PLEASE READ... I want everyone to know that I don't intend to be "that person" who is bashing someone on yelp just to do it! Everything said here is true, and I wish there was more time to tell all that I've seen and experienced. I really wish there was something good to inform the community about but there's not.. This place is a nightmare! My family and I have been here for 3 years and it has been nothing but trouble the whole time. First off, the management is terrible! There has not been a manager, since we moved here, that has lasted longer than 6 months. We have gone through 7 or 8 managers in 3 years. At one point we had a broken A/C unit, and it took 3 months to get a replacement. I had to personally take the 70's model A/C unit out, take pictures of the mold and filth and send them to the managers email just to get their attention! At the end of summer we got the replacement. There are cockroaches, termites, and black mold fills the walls. They barely make an attempt to fix any issues that you might have. Oh, and I hope you liked living In the seventies because that is when all your appliances are from. My neighbor has lived here for like 8 years, and he has given up on getting a New oven because he had asked so many times and they have neglected to address the issue. Needless to say, The oven does not work. Parking has always been an issue for some reason as well. Every 6 months, they want ALL your information to UPDATE their data base, which usually includes changing your Parking space. Also there is no security. I have a neighbor who has had his car stolen not once, not twice, but three times! Pretty ridiculous! Don't let the name "The Fountains" deceive you and make you feel like you will be moving to a nice, comfortable place to call home. There is a 2 foot, pottery fountain that they never clean, sitting in the middle of an un-landscaped, run-down apartment complex! The landscapers RARELY are seen, which leaves the foliage to run amuck. And if you plan on using the pool area, you better plan on putting in 30 minutes of labor to clean it first, and bathe directly after because it is ALWAYS dirty, and the pool cleaner either doesn't know what he is doing, or isn't getting paid enough because the water is always green and smells like urine. As well, There have been numerous instances where people have paid their rent here, and it was "LOST", or so the management said. They have had to hire their own attorneys just to get things straightened out. The Fountains has a rule of not using electronic filing for any of their tenants information. Everything is done by paper, hence changes can get made and important information can get lost. A very unprofessional and SUSPICIOUS way of doing business I would say. As of recently, Hoban Management has taken over. Just yesterday, I went Into the office to give my updated information....again. After I got my new sticker for my vehicle and my NEW parking space; I was walking out, and I overheard the maintenance guy, whose wife is the temp-manager, blatantly talking about me behind my back. I wanted to confront him, but it might not have turned out good for the both of us and I had my daughter with me. I was just thinking how unprofessional Naomi And her husband made Hoban Management look, and that it put me in a bad spot. And, to top it all off, everyone's rent has gone up 20% or more as of today! It was a bold move which has had many people having to finally make the decision to pull the plug on this complex. It is now definitely not worth the price they are asking. They are too run-down, not enough care is shown to the PEOPLE or the property to make it worth it. Again, readers, please know that I'm not bashing, just informing. This is a long overdue post that I hope the San Diego community will consider when looking for a nice place to call home for their family. read more

My husband and I moved in 2 years ago and we absolutely love and enjoy our apartment community. Everyone is kind and friendly, especially our property manager, Megan. In the beginning, the managerial turnover rate was crazy. I met 3 different property managers every 6 months!! Then Megan steps in. I see the many changes she's made to keep the property clean, neat, organized and structured. I am sure there were concerns and issues passed down to her from previous management and need to be rectified, however, she's doing a great job acknowledging and fixing those problems. I would say this place is... okay. The price is fair, compared to other apartments in the general area. The neighborhood is in a nicer part of La Mesa, however the complex is ON Lake Murray Blvd, which is pretty busy. The driveway in and out of the parking lot SUCKS... it's at a weird angle on a busy street, on a hill, and it seems like there is only space for one car in and out. So if you are leaving, and someone is turning in, you have to back up. If someone is leaving, and you are turning in, they should back up, but 9/10 times, they don't, and you have to stop on a busy street while they decide whether to drive out or not. The pool is small, unheated (which means it is pretty much unusable from Oct-May), and requires you to clean it before hand if you want to use it. Oh yeah, if there is more than one family there, it's not fun. Basically, you go if it's empty, and if someone else shows up, you leave, it's that small. They offer a key to the "fitness room" for $20 extra dollars. It is a room with a treadmill, a cycle, and what looks like an old nautilus combo weight machine from the 70's. I heard there used to be a few dumb-bells at one point, but a disgruntled past resident took them with him. If you have a maintenance problem, you should watch youtube videos on how to fix it. We have had a leaky refrigerator for about 6 months now, and it took weeks to get the manager to send a guy to fix the gasket. The guy came, the refrigerator still leaks. I live on the far side of the complex, and I have to say, I am giving this place the stars I did, because the people here are really cool. Everyone I have come across is super friendly, and that makes a huge difference living in an apartment. One thing that does make me a little upset is the apartment's "no pet" policy. I was told that no pets are allowed under any circumstance. Half the residents have dogs, and there is a dog potty place in the parking lot and dog poop trash cans. The manager told me no dogs or cats. They didn't say anything about fish. Luckily, my wife is into fish so we have like 5 huge fish tanks. I have read past complaints about the parking on here. I have never had an issue. I even asked the manager if I could park my work truck (in addition to my personal car), and he found me a spot, or another resident let me use theirs. The new manager (we've gone through like four since I moved in a year and a half ago) seems professional enough, except for the lagging on maintenance requests. All in all, a good place for singles going to SDSU, couples on a budget, or anyone looking for a relatively inexpensive place near Lake Murray, that is quiet, but not too far from anything. read more

I've been here 6 months and it has been a great experience. It's a great location and a quiet complex. There was one issue with the water not getting hot enough for my liking. Within one week they had replaced the equipment and now it's capable of some serious heat. The manager is awesome and highly responsive. The only complaint is the ac unit is in the living room and not in the bedroom. read more

I had a similar percipience to Marc S's awhile back except I forgot the woman's name (she was young maybe under 35?). I came in and she looked annoyed that I came in asking her questions about the apartments. No offer to view a tour or anything. I was told that I could just walk around myself. That's a great welcoming to have when you are a possible future resident! On top of it, the apartments from the outside are ugly. You can look at pictures online. Looks like a prison. Only reason I didn't give this place 1 star is because of the location. Price is also not very bad. While I wouldn't say no to living here due to location and price, I would try to find a place where the employees are a bit more pleasant. UPDATE: I went here again to actually view an apartment. The apartment inside actually wasn't bad for the price but the closet was awful and not a walk in closet. The girl showing it to be wasn't the easiest to talk to (Russian woman who never smiled). While this place is cheaper than what I ended up renting nearby, the residents I saw were the creepy. I think some of these units are used for section 8 or fixed incomes. I saw people who looked like they left a Jay Z music video, moms with tattoos and piercings all over, and ultimately people who looked like they weren't the types you want as neighbors. When I moved here, I could say it was a decent affordable place in a nice neighborhood. Well, that was then. It's still a nice neighborhood, but there is nothing nice about The Fountains Apartments and the current management. You have only to look around to see the signs (of which there are many). The crumbling exterior, rotting trim, massive termite damage, and the extreme flooding during rain storms are just a few issues this place suffers. The grounds were nicely landscaped, but from years of neglect most of it has since died, dried up, and become barren. Forget about using the spa and the pool. The spa has been covered over and the pool suffers from the worst case of black algae this pool technician has ever seen. Seriously, very dangerous to swim in that. I've yet to find anything that resembles a fountain. I can only assume that they consider the smelly bird bath that is completely void of water to be the fountain. Speaking of smelly, go ahead and run the water inside an apartment here and smell it. The mold is also an issue. It's everywhere. It's so bad my neighbors were forced to spend a few nights away while maintenance attempted to repair the damage. The repair was poorly done and not complete. only part of the affected area was poorly repaired and the mold still exists. It's clearly visible and smells, but they were told by management that the mold was completely abated. That was a lie. The mold that you can see is just a fraction of the mold that is present. If you can see mold on one side of the wall, trust me, it's much much worse on the inside of the wall. that is a fact! Which brings me to the management. I have been slandered, disrespected, accused, and treated with contempt by the current onsite manager. She has let herself and others into my apartment without my consent on multiple occasions. When I showed her the damage to an antique table caused by one of her contractors, I was treated with contempt and disrespect and her reply was simply " well, if you don't like it, you can just GET OUT!!!". That is the kind of professionalism, discourtesy, and disrespect you can expect from the manager here at The Fountains Apartments. In conclusion, Do not rent here!!!!! They continue to raise rents without improving the grounds or living conditions. Good luck getting any maintenance done. I've had to request the same maintenance multiple times to get anything done and still have not received the requested repairs to my apartment. My experience may be unique, I would suggest you read all the reviews and form your own opinion. As for myself, I'm outta here!!! Beware of predatory towing on property. Arrived 10:10, parked in assigned space. 10:15 noticed you're truck in lot but didn't think anything of it because I was legally parked. 10:26 went to lot and car had been towed. Rancho Del Oro towing had my car in their El Cajon lot within minutes. $268 fee. My car was towed because management failed to communicate to tenant that they have a visitor pass policy. Met another tenant in the lot while I calling to find my car I he's lived here three years and his girl friends car was towed last week from his assigned spot, he didn't know about the visitor pass either. Met another tenant who shared that Rancho Del Oro parks hidden in lot and waits for cars to tow! There are laws in California prohibiting predatory towing. Management at this complex is complicit with tow company practices... Do you live here? Have you or a friend been towed? Stand up for your rights, if enough people speak out, the policy will change... read more

I've lived here for coming up on a year now and have not had a SINGLE issue with the grounds, management, maintenance team, or anything. The manager is one of the nicest people I've ever met, and is really accommodating and understanding, and always has a friendly smile when interacting with tenants. I always see improvement projects ongoing (currently they are in the process of replacing all the mulch on the grounds and it's looking great!), and they handle any maintenance requests I submit in a timely manner (had the light in my range over my stove stop working, as well as low sink water pressure in the bathroom and it was fixed within a reasonable time). The pool looks fine (though I haven't swam in it yet, but summer is coming!), but I have NOT seen any black algae or anything else unsanitary, and people swim in it all the time. The hot tub is indeed covered though, which is disappointing, however the complex was NOT advertised as having a hot tub (in fact, I didn't even know one existed until about a month ago), so I don't see this as an issue. Parking is fine as well. I've parked my car in my assigned spot every single day since I've lived here and never been towed. In addition to that, I have't once seen a tow truck creeping around the lot, and actually haven't even seen a car get towed. I will agree that the parking lot entrance is tricky to navigate. The other reviewer who said only one car can pass through it at a time is correct. It would be awesome if this could somehow be widened, but I don't fault the management company for that. The laundry facility has six washers and six dryers that all accept debit cards (this is incredibly handy, I always forgot to get quarters until the day I needed to do laundry), and I've never seen a washer or dryer out-of-order for more than 24 hours. Regarding pets, this is a VERY pet friendly complex. I have a cat and a dog (~45lbs) and have no issues with anything. They do request you pay a pet deposit, but that's a very standard request. Also, the management will get pretty upset if you don't clean up after your dog, but I consider this a plus! In addition, all rent payments and maintenance requests can be handled via their online web portal, which is incredibly handy! Speaking of rent, it IS on the higher side, but the apartments are decently sized, and it is in a really nice part of La Mesa, so this would be expected. I haven't lived here past my first lease yet, so I can't really speak on rent increases. Overall, I really enjoy living here. Every time I come home from work there is some complex improvement project going on. Going to work, the onsite manager is usually walking around working with the maintenance teams and interacting with tenants. People here are friendly, and there are never any 'shenanigans' going on in the complex. read more

I've lived here almost 2yrs. I like it more and more since the Hoban took over. Before that, they had 3 managers in 6 months and you could hard see them on the complex, but when the new manager Megan started, you can see her walking on the complex checking things, putting new decorations on the complex. When I was away on vacation she and my neighbour watered my plants :). It's a small complex and not fancy but at the same time the rent is also moderate. With Megan here, I wouldn't complain since I've seen the good chances happening. read more

I experienced similar issue to Abel M. I lived 2 doors down from the criminal. On one occasion, multiple vehicles were vandalized in attempts to rob said vehicles. My truck was one of those, and was the only one that had stuff stolen from it. Upwards of $1000 in damage. When I brought up my concerns to management that it could have been this loser 2 doors down, she acknowledged issues but shrugged it off, saying that it was probably kids from a neighboring apartment complex. I would get dirty looks constantly from him and his friends. I even overheard an interesting conversation one day. Well everyone heard it considering they were shouting in the parking lot about killing someone over money. They raised the rent twice when we were there, and started charging for water and trash close to before we left. Towards then end we were paying $1100 for a 1bd that was falling apart. The place needs work, and was definitely not worth that price. When we left, we had been there for nearly 3 years, my wife scrubbed the place spotless, but we were still charged a cleaning fee of $100! And when I asked for the receipt/invoice, it was very vague and just said general cleaning: $100. I sort of regret ever living there. Our neighbour that used to live above us moved shortly after we did with even more horror stories. I've heard now you have to have a credit card to use the washers and dryers. I hope it gets better, it was a great neighborhood. But my experience never reflected that. read more

I have been living in the fountains for 3 years now, and I love it here, I red couple negative reviews online before coming in this compound but when i called and asked for an appointment to check availability I got nothing but welcoming and a very good treatment, mangers switch every now and then but quality of service is the same ! its even better now that Hoban management took over, the current manager "Megan" is the best thing that happened to this compound since I lived here, she is very hard working , she puts her time and soul on fixing issues and she takes care of every little detail, she turned the yard in front of the management office into a beautiful garden with all the flowers and all the decoration, she changed pool seating and made the compound even cleaner, she is very humble that sometimes i feel bad requesting things as she is ready to deliver things her self instead of waiting for the maintenance ! she is just great and very responsible and she takes complains very seriously and into consideration !
